We stayed over the weekend in the beginning of December at Highlawn Inn. The room we stayed in was the Parlor Room in Aunt Pearl's. The room was great we had plenty of space and the tub in the bedroom was excellent. We loved having a fireplace at the foot of the bed to run through the night and keep us cozy. The breakfast was exactly what we needed to get moving for the activites of the town. Overall, a great stay at our first B&B. Future stays will have a tough time comparing to the Highlawn Inn!

Every year or so we head up to Berkeley Springs for a restful weekend at the Highlawn Inn. We always enjoy the stay, love the breakfasts at the Inn and use the baths at the Park. This year was up to the same standards we've enjoyed in the past, always a pleasure to stay here.

Spent our 2nd thanksgiving at this lovely B & B. Rooms are small but adequate, clean, and cozy. The staff is pleasant and helpful. And what could be better than 3 cats who are friendly, love being petted, and will join you in your room for a visit if you invite them in. Finally, a review would not be complete without exclaiming the marvel of Sandy's cooking. We are vegetarians and Thanksgiving meal is traditional, with ham and turkey; but there were so many truly remarkable "side" dishes of expertly prepared vegetables that one could totally forget that there was anything else meant to be eaten at Thanksgiving. Seriously, this woman can cook. Thanks again to the Highlawn for a memorable thanksgiving.

Lovely B&B. Spent two nights. Wonderful breakfast and Sandy was warm and welcoming. Inside and outside cats were affectionate guests and very funny. Would definitely return. Berkeley Springs is awesome.

I highly recommend staying at the Highlawn Inn. You will not be disappointed! If you are looking for a quiet and relaxing place to stay then this is the place. My husband and I wanted to get away for the weekend to celebrate our 30th wedding anniversary and we were looking for someplace to stay so we could really enjoy each other's company without any intrusions from work and other distractions. We could not have been happier with our choice of a bed and breakfast.

This is a nice B&B tucked away in Berkeley Springs. We enjoyed our visit. The rooms are nice in size, but do not have central air conditioning. We have cat allergies, so we knew there were cats around, but did not expect to find them in our room. Overall, we enjoyed our stay.

Our weekend was perfect weather-wise!! Lovely, quaint house, older fixtures and furniture that needed updated, but nothing we couldn't live with for a weekend. Everything was very clean and well kept. Very steep hill to drive up, but other ways to walk into town. The staff were very helpful with making dinner reservations in town and recommending things to see, as well as making sure we had everything we needed to make our stay more comfortable. 3 cats were very sweet and friendly and not a bother at all. Yard and seating outside needs tending but being it was October 28 - 30 I assume it was not necessary. All in all it was a lovely weekend and very comfortable. If you want upscale - it's not the place to be, but I figure a bedroom is only for sleeping so it didn't bother us at all.

Have enjoyed many stays at Highlawn Inn over the years. Sandy is a wonderful host and always provides a yummy breakfast. She is helpful with information about the area, and if you are really lucky you might catch one of her dinner offerings. (Note that there are cats in the home if you have allergies.)

Was the best time ever. Wife and I celebrated an early anniversary and just needed to let go of the rat race. The Inn is situated near the top of a hill with lovely views of the town below. As you enter, you first discover a front porch with cozy seating areas. The main floor includes a dining room wth Victorian details where a delicious breakfast is served. Our room contained beautiful antique furniture and period decorations. We are already planning a return visit!

Sandy and Tim are excellent hosts. Previously I had stayed three years ago, for this stay in August 2016, Sandy looked up my old room and and asked me if I wanted to stay there. For the summer, I enjoyed the wrap-around porch of the main bldg. The breakfast staff were so gracious to allow me to eat outside and even brought me a piping hot cup of coffee before meal hours started. My room was clean and comfy. It is a short walk to the downtown area. I hate to recommend it so highly, but it is already discovered.

This was our "honeymoon" and we had a great time! The Highlawn Inn was wonderful and the price was fantastic. The service was great. We had something break in the room and they had someone there to fix it within 30 minutes on a Saturday. The room seems a little bit outdated, but otherwise really nice!!!! The breakfast was fantastic as well!

What a fun and delightful place to stay. Our sister/cousin group made a second visit last week and everything was as great as our stay last year. Front porch is a delight, rooms are large and comfortable with private baths for each. The full breakfast is all home made by Sandy starting with fruit cup and special breads, followed by complete yummy breakfast that will last all day. You will love your visit.

My wife and I stayed for two nights for a romantic getaway, and were quite impressed. Sandy was such a gracious hostess, the room was just what we expected of a Victorian B&B, spacious and comfortable yet remarkably in-tune with the 21st century with a TV to watch the olympics and wifi to keep in touch with our kids while we were away. The breakfasts were made especially for us and were just scrumptious. Great value for the price. Could not ask for more!

We stayed here for our 10th Anniversary. The suite was great. Quiet and comfortable. Great breakfast. Catered to our special dietary needs. A few blocks from downtown, a very short walk. We loved it and will book another stay again soon.

The Highlawn is showing its age but then, that's what many of us like in a B&B. It's easy to see how their awards were achieved in the 1990s and early 2000. But at this time, it's ready for some updated decor in the guest rooms. Aside from that I have never stayed at an Inn with that was more professional and accommodating. Sandy, Tim and Laura (breakfast server), and the house keeper were amazing. I requested a gluten free breakfast and no eggs. I'm used to modest breakfasts due to these requests. However, Sandy prepared a creative and exceptional meal booth mornings. My request often feels like an inconvenience to innkeepers, but Sandy treated it like a welcome challenge. Great coffee too. Awesome! We enjoyed our favorite wine and the antics of the cat on the large porch each evening. The location of the Inn is perfect for walking to town for dinner, the park, a spa or enjoying the local art in the shops and yet, you feel secluded in the mature trees and gardens of the Inn. We thoroughly enjoyed our stay.

This was a wonderful place to stay for a nice weekend celebrating a friend's marriage. The owner is so sweet, and makes sure to walk around in the morning and check in on everyone and say hi. The cat who walks around at breakfast and lives on the first floor (Little Girl) is adorable (but DON'T try to pet her on her belly, seriously). The room was comfortable, and the bathroom was HUGE. It was cozy, and felt very homey, and everyone working there was absolutely attentive to all your needs. There are so many reasons why this is a better place than settling for Best Western or something. Take a chance on something more personal, and you'll have an excellent time!

Met family for a weekend and reserved two rooms: Lovers Loft & The Garden in "Aunt Pearls" adjacent lot from the main house. Lovers Loft may not work for those over 6ft as it has slanted roofing in areas. The Garden was roomy and a little larger than the Loft. Breakfasts included for two and included a combination of eggs, traditional breakfast meat options, and cut fruits. There was also coffe cake-type options, and one or two other items that changed, such as grits/corn dish and baked tomatoes and asparagus, seasonal type of options. No lunch of dinner available at this location. Rooms and breakfast settings all very Victorian.

We stayed in the back room with the side porch. A little noisy in the evening because it backs onto the kitchen. But that is a small complaint for what was a lovely stay. Walking distance to the springs themselves and downtown. Easy access for getting elsewhere. Very friendly host and fabulous breakfast. We booked the Friday night of Memorial Day weekend because it was the only night she had available. So glad we could get in (and she was willing to take a one-night stay with such a busy weekend coming up!). We'll be back - for longer next time.

My mother and I stayed recently for the weekend. The home was exceptionally clean, everyone was very pleasant. The towels and sheets were nice and they had nice toiletries in the bathroom. We had the large front bedroom with a king bed and a day bed in the main house and the room was very spacious. The water temperature and pressure were good. Breakfast was good with a wide variety. I have pretty basic tastes so I had eggs, meat and a croissant both days but they also had fruits, breakfast veggies, cakes and other assorted goodies that my mother enjoyed. Neither my mother nor I cared for the coffee which was...not exactly flavored, but flavory sweet roasted or something. We like more plain coffee. The only thing we would have liked to have had that wasn't available was an ice bucket for the room and access to ice, however there was a water cooler in the parlor so that was nice. All in all a pleasant stay and we would stay again.

My boyfriend and I booked the spring fling and received 2 nights lodging, 2 breakfasts, wine and cheese upon arrival, $100 gift certificate for A local restaurant and $100 goofy certificate for a local spa, all for $500 The room had its own whirl pool tub and a claw foot tub. It was so beautiful and perfect. The food voucher was good for alcohol and enough for a bottle of champagne and a surf and turf. Our first weekend away was one to remember because of Highlawn :)

My husband and I celebrated our 23rd anniversary and we planned a last minute getaway using the Spring Fling Special. The Inn was very warm, clean and the Innkeeper Sandy was friendly and accommodating of our last minute request. We were unable to stay the two nights but we thoroughly enjoyed the time spent. The breakfast was plentiful and delicious. I wish we could have experienced the second morning breakfast but we had to leave too early. I would definitely stay again given the right package. The Spring Fling Special allowed for a wonderful spa experience and dinner at Tari's. Oh and the cats welcomed us as soon as we arrived and purred to our touch. It was great!

We had a wonderful nights stay Blackie the cat slept with us we are cat people and loved being there. The hilltop view of Berkeley Springs was awesome. Sandy's breakfast was one of the best that I ever had at a B&B. Loved the shops and restuarants in the village. Take the drive up hill to castle and look out to see 3 states. Would love to go back in the fall. Spring was beautiful also.

We spent two lovely nights at Highlawn Inn recently. Our room was comfortable and the dining room was lovely. The two extremely friendly cats that were available for petting made the experience even more enjoyable. We chose the Highlawn Inn as a midway point to meet my brother for Thanksgiving this year. We were coming from Philly, he from NE Ohio. The price was reasonable, there were two rooms available, and the owner sent their thanksgiving menu which looked amazing (plenty of wonderful-sounding dishes for vegetarians such as we are, and meat for the carnivores, i.e., my brother). I will say this: our room (the Ridge View) in Aunt Pearl's house--not the main house but the house behind--was exceedingly small. The shower/bathtub could use an upgrade. If you have any difficulty with steps, stay in the main house, there are a lot of steps up to the 2nd floor of aunt pearl's. That having been said, let me say that all in all, we had a great time. The food was very good--and the breakfasts the best I've ever had at a B & B. The woman serving the meals gave us updates each day on what to do in town; as a result, we went to a very fun local concert Friday night -- the day after Thanksgiving-- and an amazingly good book fair on Saturday before we left to come back home. But what I have to rave about here is something I've never ever written word one about in any review: the berry pie that was served at Thanksgiving, then available in the main house each evening to enjoy. I am not a dessert person, and this was THE BEST berry pie I've ever eaten (in fact, I've written a poem about it, THAT's how good it was). So both Thursday and Friday nights we convened in the main house to enjoy pie and tea: there we had a chance to meet and enjoy the company of several other guests as well. Would we return? Absolutely! In fact, we may do it again next Thanksgiving; only this time, we'd book early enough to get a room in the Main house--or at least on the 1st floor of Aunt Pearl's!

My boyfriend and I stayed at the Highlawn Inn for a weekend in December. The Inn is cute and has a great common area if you want to sit and read, play games, chat, and sip on some tea/coffee/hot chocolate. The rooms were extremely clean, warm, and had the right amount of space. The breakfast was AMAZING and served promptly at our scheduled time. The server was great too. The owner, Sandy, was able to provide us with things to do and places to eat in the cozy little town. Would definitely return in the future!

We stayed in the carriage house on the weekend of the 6th of November. The room has a very traditional bed and breakfast feel. The bed was somewhat firm but comfortable. The bathtub was awesome!!!!!!! The room also had a gas stove which initially didn't work but then we called maintenance the guy was there quick and replaced the batteries in the remote and it was nice and snuggly warm in the room. The main building serves breakfast every morning and it was great. The scrambled eggs are fantastic. I know it sounds silly but you have no idea how many B and B's can mess up eggs. It was definitely a awesome home cooked meal. If there is any drawback to the room is that since it an older bulding that as added onto to the floor has a slight and very noticeable tilt. The bed sits right on the tilt and you can get the feeling of almost sliding off the edge of the bed if you lie on the right side of it. This could be easily fixed by placing something under neath the right side legs of the bed. The TV stand is cute but the room calls for a slightly larger TV so its more visible from the bathtub area.I will definitely be staying here again for our next trip to Berkeley Springs. :)

This delightful Bed and Breakfast met all our expectations. It is very quaint and homely. Sandy gave us a very warm welcome and some excellent advice about the charming town and where to eat. The breakfast here was excellent and the owner/staff very attentive and helpful planning activities and dinner out. The Lover's Loft could receive 4 stars if the mattress, pillows and spread were replaced. The floors creak, so one must be mindful of the guests below them. It is very close to downtown Berkley Springs, thus convenience was a plus.

Her breakfasts are so thoughtfully prepared and the best I've ever had! The Victorian home is very charming and the front porch was my favorite place to respit! The sweetest cats, Blackie and Little Girl, made the respit even better! The location is perfect! Walk to town park and eats. Perfect spot to bike to the Western Maryland Railroad Trail! We plan on making our stay here an annual event!

My daughter and I stayed at Highlawn Inn and enjoyed the whole experience. Berkeley Springs offered us spas, great restaurants and beautiful hiking trails at Cacapon State Park. And after every day we looked forward to returning to the Highlawn Inn for a good sleep. We stayed in the Victorian Suite; with access in and out of the main house through the back door onto our own porch, and of course into the main house for our delicious breakfast in the morning and a hot cup of tea in the evening. The gas fireplace in the room was a nice accoutrement that helped to warm the room quite nicely when we returned or awoke in the morning. Some of the mini-blinds were not operating properly. The lighting around the jacuzzi was very subdued and romantic.

We spent Thanksgiving at Highlawn Inn. It snowed in Berkeley Springs the day we arrived and the Inn looked like a Victorian postcard. We have stayed at Highlawn several times, and the food is always outstanding. Thanksgiving dinner was a delicious feast. Warm, cozy setting, friendly guests and a gracious staff. It's a relaxing treat every time we visit.

A charming place to stay. Our room,4,was small but comfy. Bed very comfy! Wallpaper torn in one spot and rust stains around sink drain but after all the house is old. Those things did not affect our stay. Breakfast was wonderful. Imaginative, hot, plentiful and delicious! Can definitely recommend this as a place to stay. One note, breakfast does not start until 8:30. If you are planning a spa visit don't book anything too early.

My husband and I came to Highlawn Inn for our honeymoon 13 years ago and returned for our anniversary this weekend. This is a wonderful B&B. It is clean, warm and inviting. Mrs. Sandy and her staff aim to please their guests. They were very friendly, hospitable and always greeted you with a smile. They were very willing to cater to our ever need if asked. The food was outstanding with some items on the menu that we had never had before and they were wonderful. The town is very quaint and friendly filled with history and beautiful victorian homes. The inn is within walking distance of town and local restaurants and shops. It is also within driving distance to Harpers Ferry (our favorite). This is a wonderful place to stay....you will not be disappointed. We definitely will be back!!!!

Great location and clean room. The bed in the attic room we stayed in was not that comfortable.There is a lot of floral wallpaper and cats and that kind of thing so be prepared. Breakfast was disappointing. Its a buffet, and includes frozen fruit, packaged croissants, eggs not cooked to order but just scrambled and on a warming plate, a few homemade baked items that were decent. We contemplated going out to breakfast our second day there but figured the town might not have had anything better to offer so we didn't bother.

The Inn is located in the old part of town. My wife loves the Victorian Ambiance and this Bed and Breakfast was just perfect. The Service was good for the value. The room was clean and tidy. The furniture and decorations were right on. The Breakfast was a little skimpy though with very few selections. We had to go out for breakfast after eating at the inn. While we applaud Mr. Miller for signing his name to this review we would have preferred the chance to please him while here. We could have fixed this couple several different items had they spoken to us. Failing any other choices to please they would have been given a generous discount.While we have a wide variety of different foods, this is what was on the breakfast buffet during their visit. Sat: OJ,sliced slab bacon,Scrambled Eggs,Sherried Sweet Potatoes, Spaghetti Squash with tomatoes and fresh Basil, Cranberry-Orange Scones, Cinnamon Swirl Coffee Cake, assorted fruit bowl and Croissants with assorted jams and jellies. FIrst be warned, the B&B is on a VERY steep hill. Also the gravel in the driveway is very loose. Over all a very nice place. My one complaint is that when we tried to use the Jacuzzi tube (which i beieve we paid a premium for) there was no hot water. We heard water running elsewhere when we came in and can only assume that the waterheater is shared between all the rooms. So I would not recommend paying for any room in the main house at least, that was advertised as having a Jacuzzi tub. I just dont think it's worth the extra expense.
Responding to nice place ..... Our location on a steep hill affords us fabulous views of Warm Springs Ridge in the distance and minimal traffic noise from downtown.We were not told by this couple of a hot water problem, we have 3 50 gallon hot water heaters and have had only one occurrence over 30 years and that was solved quickly by our handyman who replaced a burnt element in one of the water heaters, we keep spare parts on hand for such problems. We just wish this couple would have told us of a problem and given us a chance to remedy the situation.

This was exactly the image I had for a bed and breakfast from the staff and its wonderful hostess to the decor. Breakfast was a culinary delight with all the trimmings. The inn feels private even though it is downtown Berkeley Springs with it's lovely garden and spacious front porch. To say stately and gracious is an understatement. B. Greer

This was a second revisit to our honeymoon overnight of 25 years ago. We found the inn as quaint as before. This, no brand new hotel with shining fixtures, but it was a delightful departure from the normal hotel stay.

It's dark in the dining room. They served fruit cocktail from a can/container. There's no landscaping. It's dreadful in front of Aunt Pearl's cottage. The paint I chipping inside and outside. The sheets are kind of old. Barb was super friendly and helpful.

Highlawn Inn is perched at the top of a hill, away from the busy main street of Berkeley Srpings. It is a beautiful Victorian house, complete with a wrap around porch and wicker chairs that invite guests to sit, enjoy the summer breeze and relax.

We recently stayed here during a bike trip. We stayed in the first floor suite in the main house which was wonderful. Our breakfast requests were granted and we had a wonderful feast. It is a very short walk to the town of Berkeley Springs which has many nice restaurants and stores to peruse. We would definitely stay here again.

Highlawn Inn as the name implies, sits on a hill overlooking beautiful Berkely Springs. Be prepared to climb the hill when returning to the Inn from a walk out and about. The room where we stayed was spacious and accommodating. It was clean and well kept. Our breakfast was delightful. We plan to return again in the future and can recommend it highly.

This was our first time staying in a bed and breakfast. We chose Highlawn Inn because of the location, being within walking distance of Historic Berkeley Springs. The staff was very friendly and gave us a lot of information on events and history of the town. The room was comfortable and it was a very relaxing environment. If you go, be there for breakfast as soon as it is ready, otherwise the eggs are cold. A nice selection of breakfast items.

We were very excited for a spa weekend. I'm not much for driving hills, and Highlawn is away up the hill. The house was well kept. There was no one to greet us- an envelope with key and instructions was left on the table top of the foyer. There was a person sitting on the porch. Found out later she was the daughter of the owner.. She was not the "meet and greet" type. We did ask her some questions about the town. The room was lovely; however, we were surprised when we stood by the bathroom sink that the floor there was weak. Must have been a leak and not repaired. The bed was extremely comfortable, and once learning the less hilly way to get to the spas, we were ok. The first morning, my friend went down early to get coffee. She was not greeted in a very friendly manner. Once we came in for breakfast, attitudes were better. Both days we were served a fresh fruit mixture with yogurt, scrambled eggs, and bacon. Muffins or bread accompanied the meal, plus coffee or tea. The dining room was lovely. Unfortunately, the internet was out the entire time. This was one reason we chose this B &B over another. I think it would have been better if we had been greeted by someone-eventually- given some information about the B & B, then asked if there were any dietary restrictions for the breakfast.

The entire staff made me and my boyfriend feel completely at home during the entire stay. They were very helpful with suggestions for places to eat and attractions in the area. The morning breakfast is completely over the top and caters to a variety of tastes and diets-lots of meatless dishes which was a plus for me. The room was very comfortable and the bathroom worked well for us but if you have any physical limitations you want to ask for a shower that is not inside a claw foot tub. There was a room ac unit which was needed the weekend we were there and kept the room comfortable. I'd go back to stay there without looking at any other accommodations in Berkeley Springs.

We have stayed at the Highlawn Inn for the past four years and plan on doing so every year for the foreseeable future. My wife and I can't say enough good things about the Highlawn Inn. The rooms are always well kept and very clean, the breakfasts are always scruptious, and the service is always impeccable. Highlawn Inn is a lovely Victorian home with an adjacent cottage. We stayed in the Ridgeview room which was spacious and included a large bathroom. Grounds are beautiful and Sandy the owner and Barbara who pitched in when Sandy hurt her back were both very accommodating to our needs. Breakfast was delightful with homemade crumb cake, perfectly scrambled eggs and bacon and a croissant with Sandy's wonderful apple butter recipe.. Great stay overall, only complaint was the window air unit which was not adequate for the size of the room.

We enjoyed our stay at Highlawn Inn. The room was very comfortable, although the bathroom is oddly laid out - towels really far from the sink, for example.Breakfast had many delicious options. A few quibbles: there isn't enough on-site parking (on street is fine, though), and there are lots of notices posted here and there with little rules which reduce the feeling of relaxation.

We are returning guest of this charming B&B. This is a place that has provided lots of sweet memories for us. Nestled at the top of a downtown street, off the beating path, surrounded by trees, Sandy's herb gardens and sweet fragrances, the Highlawn Inn is by far the most comfortable place to stay in all of Berkelley Springs. The rooms are all sweet and comfortable. We especially like the Carriage House, literally a carriage house converted into a wonderful, private space yet only steps away from the main house. We recently stayed at the Highlawn Inn for the weekend. It was wonderful. The breakfasts were amazing. So many different dishes and all were delicious. Fresh juice, house blended coffee. Everyone that works there is super friendly and accommodating. Especially Barbara. The Inn itself is adorable. We enjoyed the huge porch very much. It is not as close to town as some of the other B&Bs but still very convenient, and there is plenty of parking. Our bed wasn't the most comfortable, but other than that, everything was perfect. The high at Highlawn was the very flexible way the host dealt with our delayed arrival due to a car problem, She was very understanding and went above and beyond what would be expected to accommodate us. Other aspects of Highlawn were satisfactory but not above average. Our room was pleasantly decorated with English country garden themes. It had a lovely private screened porch which was a nice feature. The room and bath are one of a few units carved out of an existing house, so the floorplan and bath features are a bit constrained. Breakfast staff were friendly and attentive. Our plate of scrambled eggs, a slice of toast and bacon was attractively presented, preceded by sliced fruit, juice and a very tasty slice of homemade coffee cake. While fresh and attractive, the breakfast was a bit ordinary. The location is perfect for walking the village; parking was conveniently on site. Value was Ok but below average for other BnBs we have stayed at, but thismight be the going rate for Berkeley Springs.

HIghlawn Inn is high up a steep hill from downtown. I call it "shabby chic" because on the one hand the house is old and the neighborhood needs work (as, frankly, does much of Berkeley Springs). But the house is solid and well-decorated, includes a large sitting/dining area, and has wonderfully agreeable cats. It's walking distance to the spas. The rooms have TV and Wi-Fi. Our room was small, particularly with a king sized bed, and needed some minor work (e.g., has old windows and could use another electrical outlet) but comfortable. Breakfast was an excellent, sit-down affair. Yes, I'd stay there again.

I took my husband to Berkeley Springs for his 40th birthday. I found the Highlawn Inn as I was looking for places to stay, and loved the looks of the rooms and the descriptions of Sandy's breakfasts. We found our hostess Sandy to be present, informative, and non-intrusive. It was the perfect balance. We stayed in the room with the jacuzzi tub. The bed was comfy, and the room was cozy. I had left my hairdryer at home, and was excited to see she had a blow dryer in the bathroom. It seems like a small detail, but seriously for a woman that can make or break a day! She has tea and cocoa available all of the time in the parlor, Breakfast was simple, elegant, and delicious! She make her own crescents, scones, jams, and apple butters. I am an avid baker, and have never found crescents so flakey and light! The apple butter was spicy and delicious. My hubby was given a jar to take home for his birthday as a gift from Sandy! He was ecstatic. The bacon was unlike any we had ever had, and delicious. So if you are considering a place to stay in Berkeley, give a serious look at this B and B! Thank you Sandy, you are a lovely hostess, and we will return soon!

We make an annual trip to this B&B; we have been there at least four times. The house is lovely, very welcoming and comfortable. The food is beyond incredible. There is always a wide variety of dishes from which to choose. Breakfast always starts with some fruit; we have been lucky enough to have Sandy's special oatmeal. That is usually followed by eggs, bacon/sausage, and a potato dish. There are always original dishes cooked by Sandy to complement the breakfast fare. We are vegetarians and this is by far, the most accommodating B&B for vegetarians. We have stayed at B&Bs in Pennsylvania, DC and even Ireland. The Highlawn is our yardstick for comparison and other B&Bs just don't measure up to the quality, variety, and originality of the vegetarian fare. The staff is always very helpful and engaging. Everyone at Highlawn is truly interested in providing a comfortable stay for the guests. The staff is very knowledgeable about Berkeley Springs and the surrounding area. We highly recommend this bed and breakfast.

We recently stayed at the Highlawn Inn, and while the room was wonderful, the breakfast wasn't. First, the room. We stayed in the main house and the room was large, well lit, and clean. It also included a large separate room with a jacuzzi tub that used water from the famous springs, a true luxury. The bed was comfortable and overall the room was above average. We would stay there again. The breakfast, however, needs work. Both days, the breakfast was cold (ugh! cold eggs and bacon!!) Not only that, but the selection was poor and not tasty. Maybe its just me, but I am not a fan of bread pudding, and yet one day we had bread pudding and the next a corn pudding. Cold eggs and bacon, bread pudding, and out of the box croissants. That being said, I'd stay there again, but make plans for breakfast elsewhere. The house cats are cute and the owners and manager were very nice and helpful.
We are glad that these guests enjoyed our most requested guest room but are disappointed that after talking to them and asking if everything was alright that they did not let us know of their concerns and did not give us a chance to correct.We checked all of our buffet equipment and did not find any problems with the heating elements, if they had told there server we could have remedied the situation. The Corn Pudding dish, to each their own but this is one of our most requested recipes. We have a variety of items on our breakfast buffet usually 8-10 different items and have been receiving rave reviews for the past 29 years, so in the end we are disappointed that we did not meet these guests expectations but had they let us know their concerns we would at least had a chance to fix the problem.

I spent one night at Highlawn Inn looking for a change of pace from D.C.'s hustle and bustle. And I found it. Highlawn with its antiques and personal services is a welcome step back in time. The room had a wonderful modern bathroom. And they have one of the fastest and reliable internet connections I have find in the U.S. and Europe. Sandy makes a great breakfast and offered me two slices of GF toast. All in all it was a pleasure and can't wait to get back there again.

We really enjoyed walking around Berkeley Springs and this was an ideal location. The room was spacious and clean. The gas fireplace was a nice touch, as was the jaccuzzi. The staff were friendly and helpful. They made to ask us morning at breakfast if we needed dinner reservations, and they made them for us. The breakfasts were really good with some outstanding casseroles - I especially enjoyed the spicy corn pudding. I would definitely return.

The girlfriend and I needed a peaceful weekend getaway. We got exactly that! Highlawn is exactly what a bed and breakfast should be. The location is perfect and you can walk to most sights in town. We stayed in The Herb Garden Nook and the room was cozy, the soft mattress bed was probably the most comfortable bed I've slept in. The pillows were perfect. The room was heated perfectly. The claw-foot tub was a huge hit with my lady. The breakfasts were just amazing and offered vegetarian dishes, another hit with us! The cats are so cute! Easy parking. Sandra was the friendliest inn keeper we've ever met. We certainly will return.

Very nice as always. The hosts are always very kind and helpful. It's very charming and I love going there. Very peaceful and quiet, especially at night. Close to antique and artisan shops. Also close to a Sheetz to grab some snacks. A few things to know-Flooring could use some fixin' and the gravel driveway is a liitle tough to drive/walk on in bad weather. The area itself is has many steep hills. There are outdoor stairs to the main house and Aunt Pear'sl house. It's not wheelchair accessible. I do recommend Highlawn Inn. It is the best place to stay in the area.

While my overall experience was pleasant and favorable, the presence of two(!) dead mice on the exterior steps was disturbing. I assumed that the cat presence controlled the mice inside the house, but still. . .
So sorry our guests were distressed by seeing 2 dead mice on the outside steps. Had they told us we would have whisked them away. However, bravo to our cats and our excellent exterminators who maintain our properties. The joys of living in a woody small town ... just now we are watching a visiting opossum.

We stayed one night to break up a longish drive. Highlawn Inn was a wonderful choice. We arrived on the late side to find our room key and instructions neatly in an envelope. The room was pretty and atmospheric, the bed extremely comfortable. The staff were friendly and helpful with directions. Breakfast next morning was delicious and they dealt with allergies and preferences with aplomb. We'll return!

My husband and I found the Highland B&B to be very friendly and accommodating. However as friendly as the owner was, we were very uncomfortable at breakfast. The food was exceptional, but you were made to feel you could not touch anything without asking permission, or go for seconds. You had to wait be to served juice or coffee! And could not pour your own! I don't know about anyone else, but coffee is a must in the morning and I don't want to wait for it!
We have only one sign in our dining room which reads "Please let your server pour all beverages our floors are fragile. Thank you". Our floors are 113 years old and spills stain them. We have a server who invites you to the buffet and describes the dishes, she then circulates to refill beverages.Since we serve a buffet, which the Innkeeper keeps refilled, we assume that all would feel free to return as desired.We urge guests to ask any questions. Our standard greeting is "Please let us know if you need anything."

This B&B was more than I could have ever expected. Our room was beautiful and romantic. Sandy and her staff were outstanding and the breakfast was to die for. We enjoyed the hot tub Friday night, walked around town on Saturday and had a massage before and outstanding dinner on Saturday night. The room was nice and clean, but the shower head came off in my hand when I tried to adjust the angle. The food was delicious, but the only coffee they offered was flavored, and my husband and I don't care for flavored coffee. The cushions on the porch furniture were worn and faded. If B&B's were few and far between, I would say we would stay here again; however, it was not impressive enough to keep us from trying a different place the next time we visit the area.
Here is our response to some of things these guests had to say that hindered their stay at Highlawn. Flavored Coffee. If asked we gladly brew regular coffee. The broken shower head. We discovered the problem after the guests checked out. We immediately replaced the Shower Head and would have liked the opportunity to do so for these guests.Porch furniture cushions. At the beginning of this season we had custom made covers made for porch furniture as we regularly do as needed. We urge guests to tell us of needs as we like to ensure an enjoyable stay.

Everything about our stay was wonderful. Sandy cooked a fabulous meal Saturday night. I guess this occurs 3-5 times a year, we were just lucky that it was our weekend! Well, we visited during the week and seemed to have the entire town to ourselves.,., we were the only people at the Atasia Spa, the only people for dinner in the second dining room at Tari's, and the only two people staying at the highlawn inn!! My wife and I always stay in Berkley Springs, WV to and from our destination yearly. I think we found our best stay we've ever had. We loved it and will stay there many more times. it's also in an excellent location in the town, easy access to everything.

This B & B provides very good service and tries to help you in many ways. The room we had was a little small and difficult to maneuver in especially the bathroom. However, if you choose one of the larger rooms, they seem to really be worth the extra cost. The breakfast was nicely served and very delicious. Overall, we had had a very pleasant experience here.

Sandy and Barbara make dinner reservations for you. They know what is going on in town. They provide directions. They tell you history of the area if you are interested. Sandy makes the yummiest breakfasts. Totally indulgent. They make you feel pampered. if you need to adjust your chek in or out hours, Sandy is most accomadating. The whole place is spotless. I keep coming back for a delicious weekend getaway.

Wife and I stayed one night in Sept. The room was large and comfortable with a nice sleeping bed. Next morning we had the opportunity to eat the best blueberry stones I have ever eaten. This owner can bake! Baked goods, stones, muffins, eggs ( oh so creamy), bacon and lots of coffee. The only potential con is the house is home to cats and if you have allergies, that could be an issue. Other than that, great place to stay, easy walk to town and the porch is great for sitting.

Lovely old house, decor a bit unsophisticated but probably authentic for the late 19th/early 20th century in the area. Breakfast was over-and-above -- the hostess was very responsive in adapting to our dietary preferences (vegitarian) and still produced a first class effort, tastefully presented.
Indeed our decor is Victorian in style and was researched to be authentic to the era. We do bow to the current era with private baths, whirlpools, WI-FI and other modern amenities. We appreciate the kind words of these guests and hope they will better understand our decision to be a "Victorian Bed & Breakfast."

The stay last weekend was great! The Highlawn Inn, is in a lovely setting, and Berkeley Springs is a lovely little town! The food was fabulous, and the Inn has lovely accomodations! The one disappointment was the mattress on the bed of our room. It was not comfortable enough for me to sleep well. This is a priority for a Bed and Breakfast establishment.
We do wish these guests had spoken to us about the bed after their first night. We have firm mattresses to which we have added soft toppers.We can add a different topper or remove same. Alas, we didn't know they had a concern and would have liked to be able to make their stay better. We appreciate their review and that they did have an overall good experience.

Recently, I had the opportunity to visit the Highlawn Inn and experience my first B&B. I decided to take my Mom on a midweek Mother-Daughter getaway. I chose the Highlawn Inn because of their website and pictures of the rooms and grounds they provided. It was exactly as advertised. We were greeted by Sandy when we arrived. She was a wonderful hostess during our entire stay. She ensured we were well taken care off. She offered us treats, made sure we knew where everything was and ensured we were well fed every morning. Sandy makes a wonderful breakfast. I was not sure what to expect at a B&B but if they are all like what Sandy offers at the Highlawn I am sold! One other thing I want to bring up about Sandy and our experience, at one point in our trip, we mentioned that my mother could not drink any of the juices that were provided in the morning. The next morning Sandy had apple juice for my mother. She did not have to do this but she wanted to make sure that she had something that she could drink too. What a wonderful experience. If my travels every bring me back to Berkeley Springs, WV, I am definitely going to be staying at the Highlawn Inn again!

The 1910 home is in beautiful condition and it's a time travel weekend to stay there. The owner and staff went out of their way to insure the 6 of us had whatever we needed from calling for reservations for us, providing directions, and providing a couple domestic cats that shared their home with us. The wrap-around porch saw hours of visiting to our little family reunion crew. Everything in town is within walking distance. We all recommend the inn.

My sister and I stayed at Highlawn Inn in early August. The property is lovely, comfortable and very well kept. The Inn is a short walk to the park and main town area of Berkeley Springs. I was very impressed that Susan and her staff have achieved the perfect balance between that at-home feeling and privacy. Love the house cats and the breakfasts were wonderful-fresh, delicious and fulfilling. Definitely would stay there on my next visit to Berkeley Springs.

My best friend and I spent a weekend in Berkeley Springs at the Highlawn Inn. It was a lovely place to call home and we were quite comfortable. The breakfasts were scrumptious and very substantial. Nothing negative to say about our stay at the Highlawn Inn. I will warn you, if you're allergic to cats, this isn't the place for you. They have a few friendly cats that rome around the house. The nice folks at Highlawn went out of their way for me. I had to cancel at the last minute to take care of a sick child and they went out of their way to find a new person to take my spot so I wouldn't be charged for cancelling my reservation. I was perfectly prepared to pay for the nights I reserved but they didn't charge me. I will be staying with them in the future!

Highlawn Inn is the perfect place to make your home base while you are in Berkeley Springs! Owner Sandy is welcoming and is a wonderful guide for your time in town. She hooked us up with brochures about all the activities and made dinner reservations for us, and the B&B is walking distance from shops and the state park. Our room, Ridgeview in Aunt Pearl's Rooms, was comfortable and incredibly clean. And the porches! Both the main house and Aunt Pearl's have wonderful porches to relax upon. I almost forgot to mention the gourmet breakfasts - if you love food, you will love breakfast! We can't wait to go back to both Berkeley Springs and Highlawn.

This was our first stay at the Highlawn and we will absolutely be back! We stayed in the Parlor, which was fabulous! We were lucky enough to be there on a weekend with the Wine dinner, which was amazing! We had planned on doing a lot of walking that weekend, but added a few more miles to walk off Sandy's breakfasts which were made even better by Tim's special coffee blend.....it's addictive but he won't share the recipe! Everything about Highlawn Inn is terrific. The proprietors and staff are extremely friendly and helpful. The rooms are clean, comfortable, and aesthetically pleasing. We stayed in the Algernon, which has a spring-water jacuzzi that was the perfect way to relax at the end of a long day. Breakfast was creative and well prepared - we loved the buffet all three mornings we stayed. Particularly enjoyed the asparagus and aoili and zuchini and herbs. Although we (and other couples we talked to) had expected a paired wine dinner one of the evenings, the dinner was delicious nonetheless and we had all the wine we could drink. My wife planned a weekend getaway for us to Berkely Springs. We wanted to enjoy the Bed and Breakfast experience in this quaint little town, and Highlawn was perfect for just that. The website describes the rooms well, and we did not feel as though we got less than what we expected. The people were wonderful and the cats were cute (if you enjoy cats). The breakfasts were excellent. The owner always politely asked us how we were enjoying the town, what we were planning to do, and offering to help in any way. She even called a few of the local establishments to ask questions for us. Upon speaking with the individuals she always refered to them by first name, she seemed toknow everyone in town and could easily gut us the answers or assistance we needed. Another perk of the Highlawn was it was easy walking distance to everything in town if you dont mind a few hills. We stayed in the Victorian and enjoyed its private entrance. We would stay again, but perhaps try the room with the whirlpool bath.

I would stay here again and again and refer the Inn to anyone who asked. The women working the inn were friendly and helpful, the breakfast spread was delicious, and I was surprised to have the bed remade when I got back to my room after eating. They must have slipped out while I was sipping my coffee. The room itself was warm and comfortable, although I was taller than the shower head. To be expected though given the time period it was built. Staying here only added to a wonderful weekend and made the get away that much better.

A great place in a great location. The town of Berkeley Springs is pretty small but it's still nice being in this spot that's just a couple blocks from everything and around the corner from the wonderful Lot 12 restaurant. Our hosts were friendly and helpful while not being intrusive. The room was big, nicely decorated, impeccably clean. I'd be happy to be back again.

Highlawn Inn is a beautifully run B & B. The rooms are charming and as clean as any I've seen. It's located within walking distance to the main street in town, but still far enough away to be a quiet, restful spot. The proprietor, Sandy, is as gracious as can be, as is her entire staff. Sandy serves daily breakfasts that were one of the highlights of our trip. She is an excellent chef and baker, and uses herbs she grows in her own garden. I recommend this treasure highly.

My Mom, Grandma, and I spent 3 nights at the Bathkeepers Quarters, a 1900 cottage run by Highlawn Inn. It was lovely and I would stay there again. The house was adorable and comfortable. We stayed in the Victorian Room which is one of the nicest rooms. The downside is that it is right off the dining room and it is possible to hear others conversations easily from inside the room (so you know the reverse is true). But it is a good sized room and I loved the private entrance and pathway down to the driveway, plus views of and easy access to the large herb garden behind the house. The owner, Sandy, was very friendly and helpful and breakfast was impressive. A blueberry scone with lemon curd sauce, fruit and yogurt and coffee to start, then eggs, bacon, toast, and a very delicious sweet potato (I think) casserole. I would definitely return. (One note, the folks there seem to be smokers and while I didn't smell any smoke in the house, its impossible to hide that odor completely on one's person.)

My stay at Highlawn Inn was adelightful step back in time, yet with all the modern conveniences available. I stayed in Aunt Pearl"s Garden Room. It was a peaceful haven after a busy day in and around Berkeley Springs. There was a lovely little room where I could get mineral water or a hot cup of tea at any hour. After a restful night, I received the real treat at breakfast in the main house. The whole breakfast experience was wonderful; from the quaint setting to the delicious food. I was made to feel right at home. It was just the kind of experience I hoped for in my first stay at a bed and breakfast.

We decided upon Highlawn as a quiet getaway to celebrate our tenth anniversary. We made a great choice! The room (victorian suite) was comfortable especially with its own entrance, clean and quiet. Sandy and her staff were helpful, gracious and so sweet. Breakfast each morning was right outside our door and the nice relaxing environment made for a good start to the day. The down was just down the hill and all the stores and restaurants were within walking distance of Highlawn. We will be back!

I made my reservation at the Highlawn without knowing the first thing about it. I could not have chosen a better place to stay. Sandy and her staff are wonderful. The main house is beautiful with a wonderful garden and a cast of wonderful cats to keep one entertained if one is so inclined. There is a beautiful garden to walk through. The cooking is the best I have ever had at a bed and breakfast and is better than many restaurants I have been to. It is located just off the main street which gives one just the right amount of separation from the energy of the main street if it is bustling. Our tastefully-decorated room, the Lovers Loft, offered us soft fresh linens, sparkling clean windows, crisp starched curtains and a very comfortable bed (neither of us awoke with back pain!) with a mound of pillows (from soft to firm, always nice to be able to choose!). The bathroom was spacious, well supplied, and ultra clean. Breakfast on both days was a treat - nothing run of the mill about it. The selection was superb, expertly prepared, and creative. We dined at the Inn at one of the periodic dinners, and were delighted with the menu, service, and ambiance. The Highlawn's staff goes out of their way to be welcoming and helpful without being overbearing. We plan to become regulars.

When winter gets to be a drag, we always spend a weekend at Highlawn. The place gives us peace and relaxation that is hard to find in our busy lives. We try to schedule on weekends when Sandy does one of her fabulous Silver Service/wine tasting dinners. As expected, the food was wonderful, both at the dinner on Saturday and the breakfasts. We enjoy a good soak in the mineral water, go to our favorite shops in town, attend any festivals, go to the Ice House to check out the art, and read in front of the fire. A fine weekend getaway, with the best hosts ever!!

As a repeat visitor, I was not disappointed. This country inn is exactly what I want when I need to get away for some "me" time. While the accommodations are very nice, the food is exceptional. Being a fellow cat lover, the kitties truly make it a home away from home. The Winter Ultimate Package was a great benefit, as was the complimentary wine & cheese. Thanks so very much, Sandy! I'll be back!

We chose Highlawn based on reviews, and we were not disappointed. The host and staff were welcoming, informative, helpful and thorough. The location was perfect for everything we wanted to do in town. The room was better than we expected, and the breakfast buffet is unbeatable. We also loved all the cats around the house, including the newest young girl kitty. We had a great weekend and will definitely return.

We took a winter escape from Canada to spend a wonderful time at the Highlawn Inn - Aunt Pearls Parlour to recharge our batteries. From the gorgeous suite with a fireplace and jacuzzi tub to an incredible breakfast served every morning in the diningroom with the resident cats coming for a visit. We received a warm welcome from the gracious and very talented hostess of the Inn despite the spontaneity of our plans resulting in reserving at the very last minute on the evening we arrived in Berkely Springs. We experienced quiet, peaceful and pleasant accommodation in one of the Garden Rooms and enjoyed the wine glasses, tea and coffee provided for our use. The breakfasts were delicious, tasteful and imaginative with friendly service. We were unfailingly greeted by a fluffy cat on duty whenever we approached the porch. I was impressed with the outstanding cleanliness and beauty of the parlor and dining area sparkling with lights, candles and tree and mantle decorations for the holidays. Our room was a haven and the entire Inn a comfortable, welcoming showcase of the many and varied talents of its proprietress . This was not our first stay at Highlawn Inn and it will definitely not be our last! Enjoy your retreat!

We had a gourmet Thanksgiving meal, reasonable priced. Lovely people, fun, great place to stay if you love exceptionally good food and friendly folks. All else was just fine and a good place to visit the baths. If you have trouble with steps, this is not the place for you.

Every year we visit Berkley Springs and staying at the Highlawn Inn is a must. It is a Victorian "home away from home," and you immediately leave your troubles behind when you cross the threshold. The Highlawn Inn is an all around fantastic B&B. The accommodations are elegant, comfortable, and affordable. The decor takes you back to a time past, but at the same time, every room is equipped with modern amenities. The service was impeccable. The staff was polite and knowledgeable as well as attentive. It was very quiet and peaceful at night with nary a sound to disturb you. Now to the best part; the food. My oh, my, words can not describe it. The breakfasts were plentiful and delicious. There were almost too many items to choose from at the buffet. The Silver Service dinner on Saturday night was a culinary delight from the soup and salad to the entree and desert. Fantastic. We have visited twice and I have already made our reservations for next year. This will be a yearly trip for me and my wife.

We did enjoy our stay here. It is a very quaint in, quiet and unassuming. Though it did feel more like a stay in grandmas spare bedroom. The bed was comfortable with nicelinens and coverings, but there was very very little room to put any of our things. Especially little room for a suitcase. The bathroom was adequate at best. No room at all for toiletries, and the shower and sink are both quite outdated. Warm water for showers was also an issue. It did run out on us two of our three days there. This is not to say we were unhappy, we were just a little disappointed with the room. The food we enjoyed, and the kindness of the staff was wonderful. Everyone was very accomodating indeed.

Very clean rooms and baths. Good amenities. Rooms thoughtfully arranged ( ex-extra chairs or little couches in room, not just a bed. Much Victorian bric a brac-you may need to move a few items to make room for your own. Comfy clean beds. In town. Can walk everywhere. Owner is reputedly an excellent cook and she bakes daily or frequently. Breakfast included is lovely but has little consideration for those w dietary restrictions. Please note it is served promptly at 8:30 and buffet is not replenished. Hot and cold water ( for tea/coffee) avail all day. Park in front and behind building. Around the corner from Lot 12, a GREAT restaurant. Need reservations for Lot 12.

This B&B is lovely and a short walk from town. The innkeepers were welcoming, and when we had a problem with our room (the mattress had a broken spring coil) they moved us to much larger and fancier accommodations for the same charge. Breakfast was delicious and thoughtfullly served. The hosts gave good dinner recommendations, and got reservations for us.

The Inn was nice, not WOW! but nice. Older fixtures/wallpaper/decor--reminded me of Grandma's house. Creaky wood floors (old house, I know!) bugged my boyfriend esp. in the middle of night bathroom run. Wonderful wraparound porch was great for breakfast and late evening sitting. Breakfast was great, too. Nice variety of foods with delicious homemade jams and local foods. Close to everything, easy walk to the main drag/shopping/restaurants..I would recommend it for folks who are looking for comfort and value without pretentiousness or pampering.

This was our second visit to the Highlawn Inn. What brought us back was the delicious breakfasts and the proximity to downtown Berkeley Springs. The breakfasts are unbelievable--fresh baked scones, buttermilk biscuits, rhubarb pie, as well as fruit salads and eggs and sausage. We weren't hungry again until dinner (saving us the cost of both breakfast and lunch). The inn itself is cozy and quiet. All in all, a great value, especially if you consider the cost of a two-person brunch.

Lovely place...we stayed in the algernon room with the hot tub. The owners are very welcoming, breakfast was fantastic. The town itself is very quiet and folds up early...after dinner seems like entertainment is a challenge. The whole town uses the hot springs for the water supply so all the water out of the taps comes from there. The whirlpool was immaculately clean but they have the jets on a timer so you only get 20 mins. The instruction card says you aren't supposed to stay in a spa longer than that but of course that depends on temperature...I felt that was a cost savings measure. Otherwise the place is great for a very quiet getaway and the highlawn did a lovely job.

We had a lovely room in the main inn. We chose this room because it was one of the few that offered a king size bed. The only drawback to the experience was that this bed was two twins fashioned together and was too short for us. The brass footboard did not allow for taller guests!

It's hard for me to find a B&B that works well for me, for two reasons. First, when I stay in a B&B, it's usually because I'm on some sort of writing retreat, so I need a lot of peace and quiet. Secondly, I'm a vegan, which means traditional B&B fare doesn't work for me. I found in Highlawn Inn the first B&B where I was taken care of in both respects. It's very quiet. I stayed one night upstairs and heard nary a peep. I stayed four nights downstairs right next to the breakfast area and kitchen, and still found complete silence. Sandy, the innkeeper, is delightful and charming. She made me a separate breakfast each morning so that I could eat vegan during my stay. Also, the house is a few blocks from the traffic that consistently rolls through the town square. It was the perfect retreat.

I was planning a visit through Berkeley Springs but had no idea where to stay. A recommendation on the website of Atasia spa led me to book a room with Highlawn and I was not disappointed. The innkeepers were friendly and very accommodating, the room very comfortable and clean, and the food served at breakfast was delicious and presented with real care and style. The room I had also had a jacuzzi bath, which was a welcome treat after a long journey. The Inn also has a wonderful shaded, front porch perfect for sitting and reading and enjoying the weather. Highlawn Inn is located a couple of blocks from the main street in Berkeley Springs, close to the park, springs, spas, and restaurants. I didn't know what to expect before staying at Highlawn but I know that I will be back.

We enjoyed our stay at the Highlawn Inn. We were in one of the smaller rooms in Aunt Pearl's House. We did not have enough towels in our room, but Sandy came over right away when we made her aware of the problem. The air conditioner is a bit noisy, very clean room, the breakfast excellent. We especially enjoyed swinging on the porch swing while listening to the thunder.

We stayed in the very large Greenview Room, which has a firm King bed, a cozy daybed by a window (the perfect spot for an afternoon snooze), and a small table with two chairs. The two dressers offered more than ample storage space for the two of us. The bathroom is small, but certainly sufficient for anyone who prefers a shower to a bath. The room is kept very clean and is, overall, a pleasure to return to after a day of hiking through the mountains or wandering through the local shops in town. There is a large porch with sofas, chairs, and dining tables for two. I spent several hours sitting there with a book and a some wine, enjoying the breeze and the wind chime. It was the perfect spot to forget about the office. And then there are the breakfasts. Well prepared, plentiful, and with advance notice, tailored to the dietary requirements of the guests. We regularly stay at B&Bs when on vacation, and the Highlawn Inn is one that we will visit again.

We have just returned from a dependably pampered and restorative weekend in Berkeley Springs, WVA, staying at Highlawn Inn, a hilltop B&B. This is likely our twentieth visit over a number of years, and a huge draw has been that we will have a visit with the gracious innkeepers Sandy and Tim. Sandy is a keen cook who feeds guests abundantly with fresh, local food beautifully presented and deliciously prepared to appeal to every palate, with herbs and edible flowers from her garden. Rooms are impeccably clean and comfortable, summer and winter. Innkeepers and staff are happy to make dinner reservations or recommend a day's excursion for hiking, gallery openings or spa treatments in town. Dine with strangers, make new friends!

What a joy to escape to Sandy's lovely Highlawn Inn. We read the reviews and had to write, after staying with her for over 20 years, and the past several months, well, we do know what to expect. So, if you are in the mood for delicious food, and I beg to differ with the opposing reviews..tell Sandy what you like and it will be sure to appear at breakfast. I am very picky, vegetarian, low fat, no peppers.....she always waves a magic wand and makes meal that please. The multi course breakfasts include, juice, fruits, a sweet bread and then your entree...so much better than the Hampton buffets so many seem to crave! Real food, china and flowers at a private table without cell phones and noise. Go ahead, visit Highlawn, be brave and endure a bit of Victorian charm and true hospitality. Sandy & Tim have created a excellent environment for couples to relax and enjoy an escape from the daily grind. We were extremely relaxed in the company of the other guest and really enjoyed the conversations. The breakfast were outstanding. As my friend and I live in PA and MD finding time to get together is not often easy. We chose Berkeley Springs as other friends have a place there and we visited them but never got to spend time in the town. The Highlawn Inn was very nice - Sandy was a real person and talked to everyone in the dining room in between making breakfast for the guests. Though our room was small by Holiday Inn standards it was very accommodating for my friend and I and we had no problems with the bed or other aspects of the room. It is billed as a Victorian Inn so the furnishings are going to be that era. All the room furnishings were fine and serviceable, we brought Champagne and they let us use glasses from the kitchen while there. The cats did not bother me as one other reviewer noted and I saw no cat hair in the Inn much less in our room. I have stayed at other B & B's over the country and always had a good time and been treated royally for the most part. They knew many of the local restaruants and recommended them w/o hesitation if they were good. The Highlawn Inn falls into the latter category and I would go back, preferably when she is doing one of her dinners. I am sorry Sandy was not making one of her dinners while I was there but that is for a return trip.

The Highlawn Inn is a lovely place to stay. We actually stayed in Aunt Pearls a very short walk from the main house. I would definitely go back without question but would book a room in the main house if I went back again. The food was extremely good, we had their silver service dinner and it was an amazing experience, the different courses were all very tasty and well presented. I would definitely reccommend their dinner if you get chance to do it. Overall the decor is Victorian but a few places could do with touching up here and there and some rooms seem a little dated but perhaps this is what makes it what it is. If I were to rate it out of 10 o would give it a 7. Don't think of staying elswhere stay here, a great porch to relax on and just minutes from the centre of town.

We enjoyed our stay at Highlawn Inn and will consider staying there again. Only minor issues: the bed and floor were creaky and the mirrors were either placed strangely or were too small to be of use. Power was lost for an hour one morning so the full breakfast was late being served that day.

We stayed in the Carriage House room; clean and adequate for two people. The room is large, with a whirlpool tub, shower, queen size bed, TV/VCR/DVD with basic cable, a dorm fridge and coffee maker. The only drawback is that the room can be very dark - the windows are small, the window treatments are a bit too much, and their are not enough floor lamps and table lamps. Otherwise, it was a good experience. The breakfast was excellent and filling, and the staff were friendly and willing to help out in any way (to include making reservations at local restaurants). Berkeley Springs is worth the trip.

Pros: -Room and bed were very comfortable. -Big claw-foot tub. -Breakfast was very good. -Nice porch and grounds. Cons: -Breakfast coffee tasted like some sort of amaretto, no option offered. -No choices or options offered for breakfast - you get what's served. A nice basket of muffins and sweet rolls would have been nice. I had read that a buffet was served here but we didn't see that, maybe because we were the only guests. -The 24/7 coffee offering was "tea bag" coffee - not very good. -No Smoking? - "Should you forget" the no smoking policy there is a $50 cleaning fee, but we smelled cigarette smoke coming from the kitchen during breakfast and also smelled it coming into our room. -Must love cats - They're always prowling around. We tried to use a throw blanket that was in the room, but a "cloud" of cat hair flew out when we unfolded it. If you like cats, aren't bothered by cigarette smoke, aren't picky about your coffee, and like to be surprised rather than choosing your food, this place was really nice. And I don't mean that sarcastically. If these are not issues for you, it was a very pleasant, quiet atmosphere for a short getaway. The only other problem was that there is next to nothing in Berkeley Springs. They roll up the sidewalks at 5PM and many shops are also closed on Wednesdays (at least in the off season). There is, of course, the Spa and Bath House (which we didn't visit) but I'm not sure I trust that it's still what it probably once was.

The carriage house was delightful. Plenty of space to move about, a wonderful two person jacuzzi and separate shower, beautifully refinished floors of the original construction, and tastefully decorated. The breakfasts were beautifully plated, pleasing to the eye as well as pleasing to the palate. Sandy was a gracious hostess, and the kittys keep an eye on the guests as well. I would highly recommend this bed & breakfast; great value for the carriage house and spa and dinner package. Tari's restaurant was very good with a creative menu; the spa was excellent as well. Overall a great bed and breakfast for the two of us - bed and breakfast virgins that we are.

I was very pleased with the Highlawn Inn. I was a little hesistant about staying in a bed and breakfast but I immediately felt very much at home. Sandy the Inn Keeper was friendly, informative, and a great hostess. My only (minor) complaint was that I didn't realize they had in door cats. My allergies went a little haywire but otherwise the Highlawn Inn is a wonderful value and I would definately recommend this place to friends and family.

Everything exceeded my expectations. Great buffet style breakfast with home-cooked treats. Best bacon I have ever had (and I know my bacon :). We were in the Victoria Suite which was very nice, my only comment to future renters is that it is right off of the dining room so if you intend to sleep in, you may hear some noise from the dining room. Room is huge though and nice little porch overlooking what in the spring/summer/fall is probably a very pretty garden (too soon yet-we stayed in March).

A lovely "Girls" Spa weekend with 2 friends in Berkeley Springs, WV. The room I stayed in at the Highlawn Inn was called "The Lover's Loft". It reminded me so much of my childhood bedroom with slanted dormer walls. The wallpaper was very flowery and pink. The queen size, white iron bed was quite comfortable and room temperature cozy. The bathroom was clean and updated with Victorian charm. We only had breakfast at the main building of the Inn for dining. It was one of the most amazing breakfast buffets I have ever experienced! Unbelievable variety of homemade jams, sauces & butters. Variety of unusual breakfast dishes, that were ALL tasty. The presentation of the breakfast buffet was equally different and appealing. Would love to try dinner my next visit. Most important of all positives about the stay at the Highlawn Inn is the wonderful Innkeeper Sandy and her staff. My friends and I were all treated like queens during our stay.

This was our first bed and breakfast experience, and it far exceeded our expectations. Tim responded quickly to our reservation and questions. Sandy is delightful, sharing information about town, the inn and serving the most marvelous breakfast anywhere! We walked to all the activities in town. Beautiful old world Victorian Inn, charmingly decorated. We never saw the housekeeper, but not a speck of dust and our rooms were made up while we had breakfast.

After reading the brochure describing Highlawn Inn, we expected a more elegantly appointed room than the one we had. Perhaps other rooms at the Inn are elegant, but the room we stayed in had peeling wallpaper and seemed a little shabby. We enjoyed our stay and the innkeeper, Sandy, was a sweetheart. Loved the ambiance of the place. Breakfasts were wonderful. She even accommodated my dietary restrictions by making special gluten-free offerings for breakfast, which I really appreciated. My only disappointment came from the decor of the inn, which looks like it hasn't been updated since it was renovated in the 1980s. And the bed linens were faded and worn. We stayed in the Algernon room, which is spacious and sunny, with a jacuzzi tub in an adjoining room. The bed is positioned on a wall where there is no room for nightstands or lighting next to the bed. It was very awkward not having a reading light or a place to put my glasses at night. We had a good time, and I don't want to discourage anyone from staying there, but for $165, I had expected to have nicer, more updated decor in our room. The whole inn, although very clean, looks like it needs a makeover.

All my husband wanted for christmas was eight uninterupped hours of sleep - so I search for a B & B in Berkley Springs that would allow a 1 night stay during the week between Christmas & New Years. We already had plans with friends to go for baths/massages, so it worked out perfectly. The Highlawn was in a great location for walking downtown but far enough away to be quiet. The innkeeper was very sweet and friendly, the room was clean and the breakfast was fine. We got the Victorian Suite - which was private and had its own entrance, which we liked very much.

We only stayed one night instead of two because of falling on ice outside the cottage steps. The room was very attractive to the eye, but the two chairs in the room were wood, straight back, and I expect you'd need to weight less than 150 pounds to fit comfortably in them. That meant the only place to sit was the bed. Comfortable chairs need to be in the room. My husband found the bed uncomfortable, and I too had a very uncomfortable night. The main house was decorated beautifully and the buffet breakfast was delicious. The hostess and her helpers were friendly and nice.

Amazing breakfasts. Cozy atmosphere. Victorian flavor. inviting, comfortable & relaxing rooms. Outstanding friendly customer service and fair and accurate business dealings. We are coming back for the Valentine Day's special and are excited about the room we have reserved. To be expected because of the authenticity of buildings but privacy is at a minimum because lack of being soundproof. Some of the building is not being kept up like the porch. Economic times are tough! Would love to see this in the spring and summer!

We really, really enjoyed the Highlawn Inn. The staff is extremely considerate, the food is excellent, and our room was clean, comfortable and very easy on the eyes. I wish we could have stayed longer--the location of the inn in Berkeley Springs is really wonderful--just off the main street--easy for driving or walking around.

We have stayed at the Highlawn 4 times and just keep coming back for more! The serenity, ambience, hosts, and breakfasts can't be beat. All the seasons are beautiful there and next time we'll try the Sat. evening dinner that's offered once a month.

We spent a lovely long weekend at Highlawn Inn. The breakfasts and Silver Plate dinner were wonderful. The staff was friendly but not intrusive. We enjoyed the front porch each evening. Our room was delightful. I would love to have an opportunity to return in the future.

The Highlawn Inn is conveniently located within walking distance of town of Berkeley Springs, its restaurants, antique shops, and Roman baths. My room, the "Love Loft" was cozy, and it had its own bathroom. There is a sitting area with a small couch, but this is basically a hallway. In this same hallway, there was a door that said, "closet...do not open," but curiously, I could hear the other guests very clearly coughing and turning around in their beds through that door. I guess it must have been a really big closet to be able to fit other B&B guests. The good think was that my wife and I were able to close the door between our bedroom and the hallway so that we did not have to hear the neighbors at night. I liked that spring water comes out of all the faucets through out the town. Therefore I was able to have a spring water bath in the bathtub that came with this room. The innkeeper was friendly, and she is a great cook! She also had brochures of various restaurants throughout town, but not all of them. Room cleaning service was surprisingly fast and usually finished by the time I was finished with breakfast. Overall, my wife and I enjoyed our stay at the Highlawn Inn, and we would consider coming back some day.

The Algernon (Master's) room at the Highlawn Inn is a wonderful place to stay. The room is spacious and nicely decorated (and well-lit), the whirlpool tub is nicely tucked in a separate room, the furniture is quaint, and the A/C was quite potent so we could stay comfortable. Oh, and their wi-fi let us use our computers too. The entire inn is very clean - some wear and tear, but extremely clean. Service is fantastic - every request was answered courteously, promptly, and thoroughly, and they remembered our preferences. Sandy is a great cook, and the complementary breakfast filled us up every morning with delicious food - we didn't need lunch several days. [As a point of comparison, the Parlor room (in another building) had less lighting, was less comfortable, and wi-fi from the main house didn't reach there.] We will definitely go back again, and stay in the Algernon.

quiet and healing. breakfast was delicious. the apple butter locally made was perfect color, sweetness and texture. the bacon was crisp and smoky flavored. the scrambled eggs with chives were fluffy and cooked to perfection and not overdone or dry. the toast was not pre-sliced grocery brand bread. and best of all was the lemon poppy seed bread. all was served with a smile.

The cozy Victorian decor and the intimate yet private atmosphere make this my favorite bed and breakfast. The breakfast is fantastic. My menu favorites are the fresh apple coffee cake, the cheesy grits, and the marinated young asparagus with tomatoes. On my last visit, I dropped my glasses on the floor behind the headboard of my bed. As I was searching for them, I noticed that there was not a speck of dust on the hardwood floor under the bed. Something you won’t find at my home. Follow their spa recommendations as well.

My daughter and I each drove 7 hours, from CT and NC, respectively, to enjoy four nights at this perfect setting. Great breakfasts, hosts and rooms. We'll certainly do it again. Berkeley Springs is a great little town and you sense there's health there!

We have stayed at Highlawn Inn many times since it first opened in 1985, and our continued return is due to the care and grace Sandy and Tim provide to their guests. Just a short drive from DC. The Highlawn Inn made a fantastic getaway. Perched above the main drag of Berkeley Springs, you can walk to all the towns attractions in under 2 mins. Sandy keeps a lovely home. Perfect, quaint, clean, peaceful, comfy. Its like a second home. So many details in every piece, in the yard, in every room. Phenominal breakfast. Sandy is a devout locavore and keeps a lovely inn. She does not skimp on anything; firewood, nice linens, cushy towels, music, great food, wireless (!!!). This is a wonderful value and a lovely escape for 4 seasons. Highly recommended for a romantic escape, a girls' getaway, mom and daughter trip! We are coming back soon! We stayed at the Highlawn in the spring of 2007 for the first time, our experience was so outstanding, not to mention the fantastic breakfast which awaits you in the morning, that we went back in the fall of 2009. The inkeeper Sandy is wonderful, the rooms are very very clean and the atmosphere is extremely relaxing. We can not wait to go back again, I would not stay anywhere else in Berkley Springs except for the Highlawn Inn

Charming Inn, Victorian home, we stayed 2 nights, wonderful Inn, like a trip to Grannys house, excellent breakfast, delicious!! This was our second stay, we will be seeing inn keeper Sandra again soon! Attention to small details made our stay very memorable, thick towels and soft sheets added a staying with family feel, we loved it.

Recently stayed at the Highlawn Inn while visiting in Berkeley Springs W. Va last week. This is a phenomenal place--beautiful accommodations, cleean as a whistle, one of the best breakfasts I've ever had and a greeat hostess, Sandy Kauffman. We felt so comfortable there because the Highlawn made us feel that way. There are beautiful gardens, three other buildings to house guests, a great porch and plenty of parking. It is a quick walk down the hill into town to enjoy the mineral springs and the spas that await.

If graciousness, attention to detail, superior service and food to remember are your criteria for a bed and breakfast, the Highlawn Inn in Berkeley Springs, West Virginia will meet all your expectations. Our hostess, Sandy Kaufman, was helpful and attentive to details even as we were making the reservation. Our room, the Victorian Suite, was large and beautiful with furniture to match the period of the house. The next morning we were treated to the crowning glory - breakfast. Sandy's breakfasts rise above superlatives. Sandy is a terrific chef! Treats like homemade apple crumb cake greeted us every morning of our four day stay. And her rightly-famous fluffy scrambled eggs. Delicious! For Agatha Christie fans there was even lemon poppy seed pound cake one morning fit for Bartram's Hotel! Each day after breakfast we returned to our room to find it already cleaned, beds made, towels and toiletries in place. Great service that didn't call attention to itself. The same kind of professional service was evident in the dining room. Sandy and her staff are obviously well-practiced in the art and take pride in their work. Berkeley Springs (Bath) is a resort that is still worth a trip, or two, to relax, be pampered and get away for a few days. That's what we did at the Highlawn Inn and given the outstanding experience - we'll be back again!

My wife and I spent three days in Berkeley Springs staying at the Highlawn Inn. Sandy and Tim made us feel like family. We stayed in one of the least expensive rooms but the service we received was exceptional. We loved the breakfast which included many homemade treats and fresh fruit everyday. The staff was alway there to refill our coffee and attend to our every need. Berkeley Spings in a wonderful getaway. There is lots to do in town and the surrounding area. If you need to get away, we would highly recommend the Highlawn Inn in Berkeley Springs, WV.

We have stayed at Highlawn for about 8 years now, for Labor Day weekend to celebrate my birthday. We especially like the Garden room, with its own little porch. Breakfasts are varied and delicious. Sandy is a gracious host, and we enjoy the cats. Sandy will give good recomendations for dinners. Try Atasia spa while you are there.

We have stayed at the Highlawn Inn about 15 times in the last 3 years. We go about 5 weekends a year, including the Applebutter Festival on Columbus Day weekend in October (book at least one year ahead). The breakfast buffet is excellent, including scrambled eggs or some kind of egg casserole, bacon or sausage, assorted fruits, a variety of breads, coffee cakes, juice and coffee. The rooms are very comfortable, some larger than others and priced accordingly. Highlawn Inn consists of (I think) 4 different buildings within a block of one-another, with the main building the location for breakfast. There are several cats at the Inn, so allergy sufferers, beware. We find the atmosphere very relaxing and when combined with a massage at one of the local spas, it can become habit-forming. Sandy & Tim, the proprietors, are gracious and welcoming. They will help guests with dinner reservations and will suggest activities while in town.

My stay at Highlawn Inn was a wonderful experience. The Victorian décor was charming. My room was immaculate. The ambiance was warm and welcoming. Breakfast was superb, and sumptuous smells filled the Inn daily. I loved sitting on the beautiful porch with a glass of wine, or soaking in the claw foot tub after a day of enjoying the shops and hiking about town. The prices were very reasonable. There is always someone available to help out if you have a question or need something. Sandy and Tim go the extra mile to create a quiet, peaceful, and very fulfilling experience for their guests. We have been going to Highlawn Inn for three years now. We love it. The Inn is relaxing. The location is wonderful. Sandy and Tim are really great too. This was the first B&B we ever stayed at and keep going back because it really is a fabulous getaway. It's also a really romantic getaway from the hectic day to day. Over the last 20 years we have had the pleasure of staying at least 15 times at the Highlawn. From the first visit we knew we had found a gem. The rooms are each done with special touches and are immaculate.The breakfasts are unmatched amongst all of the other B&B's we have stayed at. Sandy has made us feel like we are members of the family. Sandy gladly makes dinner reservations and spa appointments as well as making recommendations of the myriad things to do in and about town. This visit we had the good fortune to enjoy one of Sandy's gourmet dinners that she prepares 6 times a year.
