After struggling to find a nice hotel room for a fair price in the heart of the city Labor Day Weekend, we decided to try something different and booked this B & B after reading the amazing reviews here on TripAdvisor. It did not disappoint! Just a few minutes drive outside of Downtown, this B & B is right on Greenlake (which offers a wonderful pedestrian path around the lake, that always has people out and about). We loved the peaceful neighborhood and its end charming homes everywhere you look. We stayed in the Greenlake room which was smaller but extremely well decorated with no expense spared: Remote controlled fireplace, heated bathroom floors, jetted tub, luxury sheets.. the list goes on. It was our 5th anniversary, and we walked in to a perfectly wrapped gift and note on the bed congratulating us. The breakfast was delicious and different each day: Omelets, banana pancakes, and lots of other options to substitute or add on depending on what you want! Highly recommended.

In July this year I had family visiting from England and after picking them up from the airport we wanted to stay for a few days in Seattle to show them the sights. I booked us into Greenlake Guest House sight unseen. What a fortuitous choice! My family had one room and my husband and I had another and on our return to Spokane we all agreed that we couldn't have found a better place. The rooms and house were spotlessly clean, comfortable, and friendly. The breakfasts were wonderful, and our hosts kept a refrigerator supplied with water and cold drinks, and a coffee/tea area, both of which were accessible day and night. The surrounding area is lovely! The lake and park is right across the street, and shops, restaurants, etc., an easy walk from the guest house. Our hosts were very friendly and helpful, and although my family are back in England now, my husband and I will always call Greenlake Guest House first when we come to Seattle to visit our son. Thank you Blayne and Julie.

We spent our 30th wedding anniversary and the following night at Greenlake Guest House. We couldn't have had a better time...or amenities...fireplace, jacuzzi, sound machine (didn't need it), beautiful view of Green Lake Park across the street...close to the E bus for downtown trips. Wonderful homecooked breakfast by innkeeper Julie each morning. We will be back!

My partner and I recently went camping in the San Juan Islands. As we'd neither been to Seattle, we thought it would be perfect to do an overnight before we went it rough. Green lake Guest House is a perfectly located gorgeous house. The owners were kind, lovely, knowledgeable about what to do and very friendly. The Bed and Breakfast boasted a beautiful luxurious room with a TV and DVD player that, if we had stayed longer, we would have taken advantage of the many dvds on offer for those quiet nights in. We noticed board games for guests and even a hallway bar fridge that offered snacks and beverages just because. But of course the most important reason we wanted to stay was the allure of a home cooked breakfast when we woke. We were offered coffee, tea, juice and a fruit platter before the hot cooked meal (egg/omelette and bacon breakfast with zuchini bread!) was served. A very scrumptious meal - exactly what we had hoped for. I highly recommend this BnB; friendly, luxurious and delicious! Please consider them for your future trips. We found taking an uber to downtown was around $10 which was definitly reasonable. You can bus easily, but for the convenience (we had less than 24 hours in Seattle in total and had a lot to fit in) this BnB's location and using Uber was perfect for us - and surprisingly cheap!

Location was great, room was great, atmosphere, service and food was everything you could ever want in a B & B. The experience was the best of all the places we have stayed all put together in one. We felt like we were part of the family. We got excellent advice on places to eat, that were in walking distance, and places to visit. We would stay again in a heartbeat.

My husband and I keep dreaming about our short stay at Greenlake, wishing we could have stayed longer. We booked a last minute room when the baby of a friend whose house we were staying at got sick. The owner replied to the inquiry almost immediately and offered a discounted rate. The room was ready early and check in was seamless. The accommodations were perfect-- a comfortable bed, cozy gas fireplace, relaxing jacuzzi. The guest house also had freshly baked cookies, a stocked fridge with beverages, fruit and tea and coffee around the clock. We chose from a huge library of DVDs for a little entertainment before bed and slept soundly. Thanks for a great stay.

We recently traveled to Seattle to celebrate both of our birthdays...and the Green Lake Guest House is by far one of the nicest B&Bs we have ever stayed at...truly "Flawless in Seattle". Even the sign as you enter says "Enter as Strangers...Leave as Friends" and the motto couldn't be more true. Both Julie and Blayne are wonderful hosts and now they are our friends...they both made time each day to speak with us, give us tips, and just chat. Also, the people they hire to help are just as nice and friendly. They offer a wonderful homemade breakfast each morning..truly delicious...we especially liked the Pumpkin Pancakes for our October birthdays...and when my wife told Julie how wonderful they were.. within minutes Julie had emailed us the recipe. They also host a "happy hour" at night where the guests can congregate and sample some local libations. I truly enjoyed sitting in the window and looking over the park and lake, as we chatted with Julie, Blayne and the other guests. We had such a beautiful and comfortable Parkview Room..with a view of Green Lake Park's activity's and scenic Autumn Trees. The room had a gas fireplace with a remote control to shut off from your bed. How convenient. The bed was super comfortable and the bathroom even had a super sized Jacuzzi tub as well as a separate shower. We will definitely return and look forward to seeing our new friends Julie and Blayne again. Dave & Sandy

We loved this B&B. It felt like a second home. The hosts, Blayne and Julie, immediately make you feel welcome and were friendly and warm without being intrusive. The decor is beautiful without being over-the-top or too "kitschy" as some B&Bs are. The whole place is very quiet, as is the neighborhood in general. The sheets are luxurious and you will be one of the many who ask about purchasing some for yourselves (and they are available!). The location is wonderful, right across from Green Lake, perfect for a stroll, jog, bike ride or just sitting and enjoying the view. Overall, very convenient also to UW. The breakfasts were delicious with daily homemade (and completely different each day) specials, but they were so amazingly accommodating for most any dietary needs. Would absolutely stay here again and highly recommend to others.

What a lovely place to stay. Located right across the street from the lake. Julie thought of everything to make our stay enjoyable. The breakfast included was 5 star. Great for a romantic getaway or business trip. You will not be disappointed. We plan to return again.

This was our second visit to the Greenlake Guest House. We were in Tacoma for a wedding and stayed longer JUST so we could stay at Greenlake again. The location is the best overlooking the lake. It is a wonderful place to sit out and relax or take a nice walk (2.8 miles around). The rooms are wonderful. I can't list everything they have because it is so much, but they think of everything. DVD's and drinks in the hall, a breakfast to die for each morning, and two hosts that are absolutely delightful. While there are 5 rooms, we did not hear any noise from any of the other rooms (our 1st visit was offseason and we were the only ones). If we didn't live so far away (SoCal) we would go back more often. I would give more than 5 stars if that were allowed. So here is my real rating: (10 stars)!!!

This is a truly beautiful B & B. If you are fond of the Craftsman period, you will not want to miss a visit here. Comfortable, quiet, a great location and delightful breakfasts with hummingbird visits included at this lovely inn.

Green Lake Guesthouse is an absolute dream. The location is gorgeous, the staff are super friendly, breakfast is delicious and the rooms are super cozy. They use Comphy Co. sheets on the bed. I am so obsessed with those sheets that I bought them for every bed in my house after staying at the Guesthouse. I can't recommend this place highly enough!

The pictures are not photoshopped -- this place is the real deal! Comfy bed and pillows, clean and tidy home with warm and inviting common areas, delicious and plentiful breakfast served between 8:00-9:30 each day (at your convenience), and the nicest owners/operators you will ever meet! They do it ALL right!

My wife and I were looking for a nice and relaxing place to stay in the Seattle area, and found exactly that in the Greenlake Guest House. From the moment we arrived, until it was time for us to head home, we felt completely 'at home,' and as if we were actually visiting family! The house is absolutely beautiful, parking is plentiful and without cost, the rooms are very well arraigned and VERY comfortable, the breakfasts are just amazing, and Julie and Blayne are the perfect hosts. The location is amazing...only 5 miles from downtown Seattle and Pike Place, yet a true, almost 'country' feel, directly across the street from the beautiful Greenlake, and the park surrounding the lake. I could go on and on, but at the risk of sounding too corney...our stay simply could not have been any better! We absolutely will return, and without hesitation, offer our highest recommendation to anybody looking for the perfect Seattle destination.

We came for a weekend getaway and a little down time from our three small boys. We've stayed here before and loved it then and now. The owners are so friendly and offer such a relaxing environment. We loved our room and how clean everything was. The food was very good. Our only wish is if we could have stayed one more nite. We will definitely come back again and recommend this guest house to everyone.

We stayed here for 4 nights Mother's Day Weekend 2010. We chose this B&B on the advice of our daughter, who lives in Ballard, for its location and price. We will revisit Greenlake Guest House because of its comfort and hospitality. The rooms are well done in every way: cleanliness, decor and amenities. The location across the street from Green Lake is beautiful and very walkable...around the lake and to nearby shops and restaurants. The innkeepers/owners Blayne and Julie are lovely, interesting and hospitable people. They served delicious breakfasts and pleasant conversation. Our expectations from browsing their website (www.greenlakeguesthouse.com) were met and exceeded. Totally pleasant experience from reservation to check-out

We wanted accommodation close to our family without imposing on their hectic schedule. We were there to visit our new 2 month old granddaughter and 3 year old grandson. Julie & Blayne exceeded our expectations with genuine hospitality, specific information about shopping and dining and a warm inviting home away from home. The breakfasts were scrumptious and our every need was met with a smile. The added unexpected bonus was the location right on Green Lake. Walking, running, boating, swimming or just watching were at our doorstep. It was a continual parade of all age outdoor enthusiasts. We've never seen such a vibrant and well utilized natural recreation area as Green Lake. When we return to Seattle this is our first destination. Thank you Julie & Blayne for welcoming these grandparents from Muskoka, Ontario, Canada into your home and making our visit memorable. Mike & Daphne

My husband and I recently spent 3 nights at the Greenlake Guest House. What a wonderful choice for the ambience, convenience, and comfort! Blayne and Julie have covered every aspect of staying at a B&B - from the heated tile floors in the bathrooms to the guest refrigerator, dvd library, breakfast menu, complimentary water & sodas, fresh baked afternoon treats, and the convenience (and joy!) of having a Keurig coffee maker for guest use, as well as a computer and printer to use in the living room. The bath products were top shelf - loved the lavender spray - and the breakfasts were wonderful (fresh blueberries right off the bushes)! We also appreciated that breakfast was served anytime between 8:00 and 9:30. They even emailed us ahead of time to let us know of the "inn sitters" (Gary & Liz) who would be there when we arrived (they were great!) The convenience of walking to several local restaurants and shops was so nice. We took the public bus into downtown - another convenience. The park and Green Lake across the street was an added benefit since we didn't feel like we were in the bustle of the city. A sight-seeing tour company even picked us up right at the B&B (Let's Tour Seattle) which was a good thing since the only problem was parking, especially if you arrive on a summer weekend. There is only on-street parking and with the park & lake across the street, it can be quite challenging. We found a spot right next to the house and left the car there the whole weekend! It was a nice cozy place to come back to after touring in the rain - just like being home.

From start to finish, our stay at the Greenlake Guest House was delightful! The breakfasts were something to definitely look forward to, especially the puff pancakes with fresh fruit and the yogurt/fresh fruit cups. Our room was in the front of the house-there is a bit of street noise so if you're sensitive to that, a room facing the back of the house might be better. We loved the bathroom-heated floor and jetted tub! Convenience to Greenlake Park was the best-a nice walk, even on a rainy day! Upon returning from my walk, I discovered that my daughter had enjoyed the tub with bath salts and was all wrapped up in one of the Greenlake Guest House bath robes! We will definitely return!

I was recently in Seattle to visit my son, who lives in the Green Lake area. I found the Greenlake B&B on Trip Advisor and I am so glad I stayed there. My room was cozy - everything was spotless and the bed was very comfortable. The Jacuzzi bathtub came in handy after a long day of walking around Seattle. I was pampered with marvelous home-cooked gourmet breakfasts every morning. Yummmm! Julie saw to my every need and was always glad to share her knowledge of the area. The Green Lake area is a very nice part of Seattle and is close to several convenient bus lines to downtown and the university area. Hopefully, I will be visiting my son again soon and I will definitely stay at the Greenlake B&B again!

My husband and I spent our honeymoon here four years ago and it was the most amazing experience. This is the first B&B we'd ever been to and at first I was a little hesitant about it. But we spent two wonderful nights here and were completely in love with the place! The room was incredibly comfortable, clean, and so beautiful. The entire home was beautiful and inviting! The family was very friendly and the breakfast was perfect and delicious. The whole place had the quality of a five star hotel and restaurant, and yet the feel of a cozy, warm family home that you just can't help but fall in love with. There are also really great places nearby to explore, like the lake and the zoo. I recommend renting a bicycle and touring around the area! It is really fun!

We thoroughly enjoyed our 3 days at the Greenlake Guest House. Our room was very clean, nicely decorated and the attention to detail was great. They should rename it the Greenlake Family Home.... because you feel like family from the very beginning. Julie and Blayne make sure that everything you'd need while staying there is provided. Books and a great DVD collection in the bookcase in the hallway. Fabulous breakfast. Refrigerator upstairs stocked with drinks for the day. Umbrellas hanging on hooks by the front door. Warm and inviting fire. Emma the dog waiting the be part of the family. It's all way above and beyond what they'd have to do. Oh yes..... even heated tiles on the floors in the bathroom. Wow!!!!!! Why would you stay anyplace else???

Close enough to home for a quick getaway, but far enough away to feel like a vacation! My husband and I came for a weekend stay for our anniversary and loved it. We haven't been back in a while, but can't wait to go again. It makes me want to have a bed and breakfast of our own :)
5 on April 05, 2011
We got great tips on what to do locally from Julie, Blayne and other guests. Blayne printed maps and showed us how to get where we wanted to go. The room and B&B looked beautiful on the website, but, believe-it-or-not, they actually looked even nicer in person. A lot of sites take photos that make the rooms seem bigger than they are. Our room and bathroom were bigger and better in person than the photos on the computer. Highly recommend!

I love to visit family in Seattle but don't want to impose. The Greenlake Guest House is the answer. Lots of family time and then lots of private time in this comfortable, cozy setting. With Green Lake right across the street and shops and coffee houses - and a gym!- just down the block, who could ask for more! And Julie and Blayne are the best at making you feel right at home. GGH is a keeper in my book.

This was our first stay at Greenlake Guest House and it certainly won't be the last. The hospitality was great and Blayne and Julie did everything they could to make it go well. I have already recommended this Bed and Breakfast to other family members and will continue to do so. I couldn't have been a better vacation.

All the good things other reviewers have said about the house, the rooms, the food, the innkeepers, and the neighborhood are true. I recently had an exceptional 4-night stay at Greenlake Guest House. I was very impressed with the accommodations. The breakfast was superb, suitable for an upscale restaurant. The innkeepers seem to have a very good handle on their business and provide excellent hospitality and helpfulness. I would highly recommend this B&B to anyone traveling to the Seattle area.

My husband and I have stayed in a lot of B&B's in the states and in Europe. And Greenlake Guest House is now one of our favorites. Julie and her husband, Blayne, have created a very attractive, comfortable, clean, and quiet guest house in a charming neighborhood. The amenities are extensive: free internet, freshly baked cookies, chilled water bottles, luscious soaps, bathrobes, heated bathroom floors (especially nice in February!), lots of magazines, and an extensive DVD collection. Our room, which had a terrific view of the lake, was spacious and cozy, the bed was perfect, and there was plenty of lighting for reading. Breakfast was so tasty, and Julie was kind enough to treat our college-student son to breakfast with us the morning we were there. And Julie herself is lovely. We look forward to returning to Greenlake Guest House.

Greenlake Guest House was amazing. I tried to copy and paste my TripAdvisor Review here, but it said it was too lengthy. Feel free to check out my review on that site, dated early February 2011. Blayne and Julie run a top-notch bed and breakfast that combines amazing food with a great location and warm hospitality. My wife and I will be back here for sure. Thank you again Blayne and Julie.

We found Greenlake Guesthouse online. We wanted a little get away after our recent marriage. I was at first skeptical because the last place we found online was nothing like its description or pictures and was extremely over priced. Greenlake Guesthouse was the exact opposite and more. The Inn Keepers were incrediboy personable and helpful. The location is perfect, walking distance to restaurants and coffee shops. We also enjoyed taking the time to walk across the street and enjoying a 3-mile walk around Green Lake. Our room, the Parkview Suite, was perfect. It was perfect to enjoy a lazy morning using the wi-fi to do homework while my husband watched the Seahawksm The breakfast was gourmet and wholesome. The accomodations were outstanding and the overall guesthouse was beautiful and so wonderfully cozy. There is no doubt in my mind that we will be back the next time we need a little get away.

We have stayed at B&B's around the world, and in all categories Greenlake Guest House ranks #1 for us! The rooms were beautifully and tastefully decorated in the architectural period of the home, simple and elegant. The rooms felt spacious, and the beds were incredibly comfortable, with fine linens and fluffy pillows. The bathrooms were nicely appointed and extremely clean, with top quality fixtures and finishes. The breakfasts were by far the best we've ever had at a B&B -- rivaling a Zagat rated restaurant. Top all that off with the view and walk around Green Lake, a great DVD movie library with Oscar award winners, flat screen TV's, fresh baked chocolate chip cookies, a nice selection of local teas and coffees, and gracious hosts. Every time we travel to Seattle we hope Greenlake Guest House has availability, because we wouldn't want to stay anywhere else!

Found this true gem of an inn in Greenlake while visiting our daughter in college. Greenlake is a great neighborhood, and the inn is comfortable, warm and spotlessly clean. Many restaurants within a few blocks, and easy to get downtown or farther afield. The owners are very caring and generous, and the food is terrific. Our new favorite spot to stay when we visit Seattle.

This was my first trip to Seattle and Greenlake Guesthouse was a big part of making the trip so special and enjoyable. Proprietors Julie and Blayne McAferty were wonderful hosts, knowledgeable about the city and very helpful with sightseeing and routing suggestions. Guest privacy and the communal feeling of a B&B felt in perfect balance. We stayed in two different rooms during our stay, and both were quite lovely and had a distinct charm of their own. Cleanliness A+, beds: Very Comfortable! The breakfasts Julie made every morning were gourmet, each unique, and incredibly delicious. Great location, great neighborhood, lake and park right across the street, easy access to lots of fun. Beyond the usual amentities for B&B's, beauty is in the details and this place has it: beautifully restored home, Wi-fi, computer and printing availability, Oscar winning DVD collection, guest fridge stocked with water and soda, wonderful soaps in the bath, homemade cookies that are dangerously good! Reasonable cost and worth every bit. Thank you for such a wonderful stay, would come back again and recommend to anyone visiting Seattle.

We had a wonderful stay at the Greenlake Guesthouse! Julie and Blayne are genuinely nice people and excellent hosts. They are helpful and assist with directions and recommendations without being overbearing. They are very knowledgeable about Seattle and also about nearby areas in Washington and Canada. The rooms are clean and comfortable. The food is excellent; they are also willing to accommodate dietary requests/restrictions. I was looking for a bed and breakfast place for one night as I was between places. Little did I know that I found one of the most peaceful and beautiful Bed and Breakfast homes that exists. The owners were very hospitable and friendly - one could not ask for anything better. If I am in the area again, I will plan to stay more than one night - it is too wonderful to only be there that short of a time.

The Greenlake Guest House was a wonderful place to stay to explore Seattle. The room was very clean and comfortable. The breakfasts were delicious and the hosts were very knowledgeable and very accommodating of any special needs.

Reservations process was thorough and confirmations, maps and advice very much appreciated. Blayne and Julie went above and beyond to offer a complementary breakfast to my daughter while she visited me. The well stocked fridge was really nice, and healthy snacks appreciated.

Everything about our experience with Greenlake Guest House was wonderful. Blayne is the most congenial of hosts and serves up a mighty fine breakfast. The environment was clean and the neighborhood quiet.

Seattle was dreary but Blayne and Julie brightened up our stay...and their dog was great! If we ever go back there (Seattle), Greenlake will be our home away from home.

Upon arrival, you are greeted by your hosts, Blayne and/or Julie. You are shown all Greenlake's treasures (e.g. DVDs of all of the Oscar winning films and many of those receiving nominations over more than 6 decades), your wonderful room (most with jetted tubs and heated bathroom floors), where you can find tea, coffee, cold drinks, and cookies, and the internet computer with Greenlake's link to every tourist attraction in Seattle and a large part of Washington State. Whether in the downstairs sitting room or in your luxurious room, you understand you are staying in a very special place. The sumptuous gourmet breakfast cooked by Julie is the pièce de résistance! Unfortunately, we have not been able to stay at Greeenlake B&B every time we visit Seattle; this Shangri-La is too well known. Adrienne & Greg

As soon as we entered the Green Lake Guest House, we were greeted warmly in a lovely setting. The 1920s house was spotless and well loved. Our room was highlighted with fine linens and was very comfortable. The bathroom floor was heated for early morning risers. Our breakfast was delicious, and the planning and preparation showed each morning. We'd return here as often as we visit in Seattle. I'd recommend this guest house.

We have stayed in B&Bs all over the US and the UK and this one is the very best we encountered. The accomodations were clean, attractive and elegant. The rooms have a glorious view of Green Lake. Public transportation is two blocks from the front door. Excellent restaurants are within walking distance. The hosts were always available and provided brownies, cookies, fruit and other goodies all day. The breakfasts were outstanding. Moreover, the host and hostess are intelligent, with whom we had great conversation. Don't miss this one.

My husband and I spent a week at the Greenlake Guest House in Seattle for our anniversary. The home was amazing in a wonderful location with many good restaurants within walking distance. The home is across from the lake and the walk around the lake is just right. We loved our room with a view of the lake. Everything was spotless and very comfortable. Breakfast was different each day and always tasted fabulous. Blayne and Julie were amazing hosts and we thoroughly enjoyed our trip. We will definitely return.

We were made to feel at home and looked after splendidly by our hosts who were helpful and offered excellent advice on what to visit and where to eat. Nothing was too much trouble. Location was excellent for sightseeing and shopping and access to freeways. It was good to be able share stories at breakfast with other guests and the hosts.

We stayed at the Greenlake a few years ago and it is one of the few places that I would go BACK to! Great hosts, fantastic rooms, and delicious home cooked food. Close to Seattle but just far enough away.

Our stay at Greenlake was unforgettable. The room was outstanding, with a view of the lake and park across the street. The bed was easily one of the most comfortable we have ever slept on, the bathroom was spacious and clean, and the separate shower and tub were excellent. Breakfast was delicious and there are too many food options in the local area to name for going out for a meal. The host and hostess were kind and very helpful. We will definitely return. Loved it, loved it, loved it!!

Hospitality, exceeded our expectation. A 1900 house restored to a B&B HOME away from home. Every detail was wonderful! Especially the heated bathroom floor tiles...and the dreamy jetted tub for two with candle light! Delightful..Bed was so comfortable. Breakfast was perfect, didn't need lunch on the drive home. Will visit often as our daughter and family live close by. Very relaxing and romantic place. Lovely!

We came from Berlin to spend 6 nights at the Greenlake House and it was one the best stays we had in a b&b. Julie and Wayne (the owners) really know how to run their bussiness and keeping the guests satisfied during their stay in Seattle. The feeling of being at home started straight when we arrived at the Greenlake. With a warm welcome, all the information you need to visit the area and ofcourse the beatiful house, neigbourhood, the lakeview and of course the rooms. They are just fantastic at it`s really like you`re at your own place. Now lets talk about the breakfast: It´s enormus what Julie and wayne prepared in the kitchen for breakfast. Not the way it is as in many b&b`s where you get after the third day the same breakfast as on the first one but they seem to have an enormus repertior of breakfast meals and they are flexible as well. If you want something different than what the menu says, no problem. As our daugther studies in Seattle we asked them if she could come over to have breakfast with us and we had a beautiful start of another great day in Seattle. Due to our voyage to Vancouver we had the previlage to stay in 2 different rooms at the b&b and they were both much more than we expected. Even on our late arrival we got aother warm welcome. On the photos in the www, you only see a small part of the rooms and once you get in there are all kinds of details and all made with perfection, you don`t want to leave anymore. Wayne also know his way around in the restaurant scene and the adiveses he gave us where just the once we where looking for. So for us it was the best stay in Seattle and I would recommend the Greenlake Guest House to anybody who wants to visit Seattle or the needs to have a break.

Well I went there for my birthday and Julie made everthing so special and the time that her and her husband spent to get to know the guest in their was very enjoyable,, not being from the area they had several ideas for things to do and places to eat. we would seriously think of going back on another weekend vacation.

Greenlake Guest House was perfect. Blayne greeted us warmly w/ fireplace going & afternoon brownies & tea. Our front bedroom faced beautiful Green Lake. We had 2 different rooms; they were both wonderful. Rooms are decorated tastefully, not frilly & cutesy. Beds were great. Had access to water, drinks, tea & baked goods at all hours. Breakfasts were amazing. My husband & I like to eat light, & I can't have eggs or cheese. Julie was extremely accomodating & still provided me w/ fabulous breakfasts. We were even able to have our Seattle daughter join us for one of our breakfasts. Julie & Blayne are lovely, interesting hosts. I guarantee that you will be treated royally if you stay at the Greenlake Guesthouse.

My husband and I have stayed in many B & Bs over the years and this one rates at the top of the list. Fantastic location, delicious breakfast, kind and helpful hosts, and the benefit of the lake just across the street. Don't hesitate to make your reservation and stay in this lovely home away from home!

We stayed in the Parkview room for three nights during a late summer heatwave in Seattle. The room was exactly as it appeared on the website and had plenty of storage space. It was a bit too hot to take advantage of the hot tub, but the bed was large and extremely comfortable and there is a “day bed” which was good to lounge around on. The house is beautifully decorated throughout. Green Lake is directly across the street and is beautiful and you can enjoy a lovely afternoon ramble there. We ate at some of the local restaurants, all of which were very good, and Julie has a very informative folder of all the local restaurants arranged by distance from the guest house – what a great idea! Breakfast was fantastic – and abundant! We found that we didn’t need much lunch, and any mid afternoon hunger pangs were swiftly dealt with by the delicious cookies and other sweet treats that Julie made every day. The 24/7 sodas and water were much appreciated too – a nice touch! Julie and Blayne are great hosts, it was a shame that we were out doing things every day and didn’t have much of a chance to spend a lot of time talking with them (or indeed the other guests who were also lovely). I am so glad that we didn’t stay in town, it was an easy 10 minute walk plus 15 minute ride into downtown Seattle, the buses were easy to use even for us Brits (and the bus drivers are very helpful), and the neighbourhood is very welcoming – there were no places where we felt vulnerable as tourists. As well as fridge containing the 24/7 sodas, the landing has a bookcase with plentiful books and magazines to read, and a fantastic library of Oscar winning/nominated DVD's which we made full use of. We will definitely stay here when we are next in Seattle. Thanks to Blayne and Julie (and Emma the beagle!)

You could not ask for a better place to stay! The rooms are immaculately clean and the owners, Blayne & Julie McAferty, make you feel right at home. Julie fixes breakfasts fit for a king or queen, very delicious and filling. Sitting at the breakfast table visiting with the other guests, with some prompting from Blayne, was a wonderful way to start the day. In the sunroom, Julie always had freshly baked cookies, brownies or fresh fruit along with a hot pot of water ready for making your favorite warm late night snack at the end of a busy day. There was a laptop computer available for use in the living room that came in handy for printing our boarding passes for our flight home. If you have your own laptop, they provide you access to their wireless service. There was also had a binder full of information on local places to see, shop and eat that Julie updates regularly. The location was perfect, across the street from Greenlake which has a 2.8 mile path around it for early morning strolls, evening walks, jogging or rollerblading, if you're so inclined. It's a beautiful, serene and safe area with places a short walking distance away to eat or have a snack. The trip into the city of Seattle to see the sites is just a 15 minute drive away. We highly recommend the Greenlake Guest House for a quite, relaxing, home-like place to stay. Our daughter, who lives in Seattle, found this place for us to celebrate our 40th Anniversary. She certainly picked a great place! My husband even enjoyed it which is saying a lot as I have a hard time getting him away from our home in Texas! Please know that you won't find a more enjoyable place to stay. We rate it as an A++++, 5 star experience.

My husband and I celebrated our 11-year anniversary at this beautiful home across the street from Greenlake. The decor is restful and pleasing to the eye. We both appreciated the proximity to the park, lake, shops and restaurants. We stayed one night but concluded that Greenlake Guest House is ideal for longer stays as well. It is a restful home base for rejuvenation between outings.

Stayed 3 nights (check-in on Monday, check-out on Thursday) at the end of July to rest and wind down after a business trip to Seattle. I wanted to check in earlier, which I could (1pm). The first good surprise was that the room was even ready before standard availability time when I arrived. The check-in process was accurate and straightforward. A couple e-mails were exchanged before my visit, so basically nearly everything had been dealt with in advance. Both the bedroom and bathroom are exactly as described on the website, extremely comfortable and with more than enough storage space for the luggage. The Greenlake Guest House is well decorated and maintained. The surroundings and the Green Lake constitute beautiful scenery along which one can walk, run or rest. The secure WiFi Internet connection offered to the guests worked immediately and reliably. I could use it consistently from my room as well as from the common living room. The Innkeeper, Julie, is very helpful and goes out of her way to ensure a memorable stay. The breakfast is served between 8am-9:15am and - as Julie is an excellent cook - is a great way to start the day. There is a standard breakfast menu, but alternative options can be flexibly selected, and additional servings are available. Bottled water, sodas, fruits and delicious home-made cookies are available 24/24 in the common areas. Would I come back to Greenlake Guest House? Yes, definitely.

My husband and I stayed three nights at Greenlake Guest House. We wish we had stayed longer and that they had more availability at the time of our trip. We stayed in the Parkview Suite. The room was perfect! It was clean, the bathroom had a jacuzzi tub, and heated floors! The meals were delicious, and the hosts went out of their way for us. They had fabulous suggestions for dinner, activities, and even printed maps for us. We will definitely be back! The location was perfect as well - just close enough to enjoy the city but far enough away to rest and relax in a very quiet setting.

We had the pleasure of staying at the Greenlake Guest House. Blayne and Julie are very welcoming innkeepers and make the guests feel very at home and comfortable. The rooms are spotless and well-appointed and the bathroom tile is even heated in the morning! They have an unbelievable collection of movie dvds and there is a guest refrigerator filled with soda and bottled water. Julie makes an unbelievable breakfast as well as cookies and brownies and makes coffee and tea available. The location is wonderful, directly across the street from beautiful Green Lake! and the neighborhood is filled with restaurants. We will definitely be back!

I thoroughly enjoyed my stay at the Greenlake Guest House. The hosts, Julie and Blayne, were warm and inviting. The home was clean and tastefully decorated and there were fresh brownies and tea or coffee available for snacking anytime in the sunny sitting room facing the lake. The path around the lake was perfect for walking, in-line skating, jogging and unwinding after a busy day of museums and shopping. Breakfasts were delicious...my first morning's breakfast consisted of poached pear, eggs done any way I prefered, homefries, freshly baked scones, juices and of course bottomless cups of coffee or tea. The bedroom was quiet and the adjoining bath with big white fluffy towels felt like a spa. I would like to make the Greenlake Guest House a part of my next stay in Seattle.

This is a great Bed and Breakfast. We stayed 5 nights in the Parkview room (heated tile floor!). The breakfasts were wonderful on a daily basis and the chocolate covered strawberries were perfect (and ginormous!). The owners were great with providing requested maps, ideas for eating and sightseeing, and the house is perfectly located on the lake. Easy access for great running/walking around the lake and within walking distance from several great eateries and coffee shops! My wife and I visited on our honeymoon and I wholeheartedly recommend staying here for any occasion! You will love the Parkview room, the family (including Emma) and the location!

House has been carefully updated with an eye to gues comfort: for instance, guest rooms all have insulating windows while downstairs windows are still original with wavy and leaded glass. Fantastic hostess. comfortable bed. Terrific location. We will definately be back!

Our kids and grandkids live in the area, so we always stay at Greenlake while visiting. Gives us lots of quality time with the kids, and also our own space to relax in peace and quiet. Lovely guest rooms, great location, charming innkeepers, and delicious breakfast make it the perfect combo!

This is a great choice for people visiting Seattle. It's only 10 mins from downtown, yet you've got all that the Green Lake park offers right at your fingertips. I loved that there were 20 great restaurants within walking distance too. Our room, the Suite, was perfectly lovely. Very comfortable bed, and the bathroom was decadent. Breakfast was great too and Julie and Blayne are so incredibly nice. I would highly recommend this inn for anyone visiting Seattle.

Charmingly updated 1920s home with welcoming innkeepers and atmosphere. Guest rooms are romantic yet uncluttered, with free wifi, TV, and all modern amenities. Great location in a lovely residential area. Green Lake is across the street, perfect for early morning walks around the lake. Owners are gracious and helpful, breakfasts are delicious and creative, filling without leaving you stuffed. Would totally return and recommend.

The "Inn" is a 1920's home that has been almost completely remodeled and upgraded. The owners attention to detail is impressive: a catalog of local restaurants and walking distance from inn (we liked the lobster chowder at Duke's), inquiry about food allergies or food requirements (nice), extensive video DVD library, complementary beverages and snacks, organic soaps etc. Breakfast is very good and different each morning. Owner provided helpful maps printed out for us, provided directions and suggestions for touring and dining. View of Green Lake is nice and the inn is in a quiet residential area. The common area is comfortable and roomy. Plenty of parking on street or side street. Would definately go back.
