Stu and Linda are warm, friendly, accomodating and the breakfast both days of our stay was yummy. Loved the organic coffee. Check out Your MOM'S across the street for the best chicken fried steak, burgers and pot roast.

This is my all-time favorite place to stay! This was our 6th time to visit Smithville, and it was also our 6th time to stay at the Katy House. This place is such a gem! We just love Linda and Stu, and the food is amazing! We’ll be back next year.

We felt so at home staying at Katy House but without having to clean, cook, or make the bed! Stu and Linda are such gracious hosts and have provided everything you need for a peaceful, restful stay. The room was immaculate and spacious. The breakfast was amazing! The porch was the place to be in the afternoon and morning. The conversation was engaging and you could really tell that the hosts are geniune and down-to-earth people like we are. They are truly interested in their community and enjoy getting to know their guests on a personal level. Our stay could not have been more perfect! The location is prime, so park the car and walk the town! And hopefully on your stay, Stu will make the jalapeno cheese grits for breakfast ¿¿

Katy House is a slice of heaven! We felt incredibly welcomed - like we’d been lucky enough to come home to this beautiful place. I’m hoping this is just the first of many visits to this special town.

My husband and I celebrated our anniversary with a stay at this B&B. It was a wonderful place to celebrate. Stu and Linda were great. They were friendly and down to earth and made us feel us very welcome from the time we entered their home until we left. They offered great tips on where to eat and places to visit. The food was good and we loved sitting on the porch just taking in the small town scenery.

A perfect spot to relax in a charming little town that will take you back to turn-of-the-century (19th to 20th,of course) elegance. Linda and Stu are wonderful, thoughtful hosts—every bit as charming as the environs. One of my all-time favorite places to visit.
The spacious Texas Special is upstairs in the main house. The comfortable king size bed and furnishings help capture the feel of this master bedroom and private balcony. An electric Franklin fireplace adds to the romance. The room also features an in-room refrigerator, flat-screen television, cable, DVD player and free WiFi. The large private bath with marble walls includes a claw-foot tub and overhead shower. The optional adjoining room contains two twin beds. Please call if you need to add this room to your reservation. Fun fact: Willie Nelson filmed a portion of his music video, Just Breathe, in the Texas Special.
The Katy Limited, upstairs in the main house, is named in honor of Smithville's thriving railroad. The large bedroom is complete with a luxurious queen bed, two large sitting chairs, flat-screen television, cable, Blu Ray DVD, cable, in-room refrigerator and free WiFi. The private bath includes a claw-foot tub and overhead shower. Adding to the warmth of the atmosphere is an electric fireplace.
The cozy Bluebonnet Room is located upstairs in the main house. Appointed in Eastlake furniture and period graphics, it offers a warmth and charm that welcomes you home. A bright private bath with claw-foot tub and shower complete the picture. The room is complete with a luxurious queen bed, flat-screen television, cable, DVD player, in-room refrigerator and free WiFi. An electric Franklin fireplace adds to the warm feel of the room.
The Katy Tower is in a separate building in the backyard. The upstairs, small bedroom is decorated in a coastal motif. The antique bed has been converted to queen. An electric fireplace adds romance to the room. A whirlpool tub for two and overhead shower is inside the room. The Katy Tower has its own deck, just outside the bedroom, complete with table and chairs. The room is also complete with an in-room refrigerator, flat-screen television, cable, Blu Ray DVD and free WiFi. Pets are welcome in this room and in the fenced back yard, but not in the Main House.
