The reviews said that this was a dorm turned into a B&B while school wasn't in session. I'd heard about universities offering reasonably-priced rooms for tourists and we were looking forward to staying in one. The location, next to campus allowed us to visit the area, even touring the university on foot. It's a nice walk, despite the heat & humidity. The staff provided us with enough interesting activities for a week in Austin which resulted in a fun-packed morning before heading to the airport. The rooms were decorated dorm rooms; clean and comfortable. Our kids begged for mattress toppers when they were in dorms. So we weren't surprised to find the mattress a tad firm. It must be similar at every university. We still slept well. The common room with stocked kitchen was an unexpected plus. Yes, I'd read about the ice cream. There are also drinks in the fridge, tea and coffee and breakfast in the morning was - well, Texas-sized generous.Overall, it brought back memories of our own university experiences.

It was a very convenient location. Breakfast was nice, rooms clean. I found the beds comfy but I did bring extra pillows as suggested in another review. Staff were friendly and engaging. I would recommend!

I had the opportunity to stay at the Quarters while I was in Austin and it was an awesome experience! The staff could not be nicer and the atmosphere was warm and homey. It's only available in the summer, so don't miss your chance to stay here.

Quiet comfortable room with excellent A/C, WiFi, satellite TV, breakfast, parking, ample public space, 24-hour coffee & tea, walking distance to the UT campus, located in highly desired west campus area. Restaurants and convenience stores within a short walking distance.

As a weekend visitor, the location was blocks from campus and a drive of only a couple of minutes to get to everything else. The staff could not have been more lovely and welcoming. Our room was clean but the pictures do not lie when it comes to the room's simplicity. Then breakfast took place in their lovely breakfast area but left me wishing for a hotel continental breakfast. The food was not good. The open kitchen policy for all other times was very pleasant (icecream, tea, and other snacks whenever you want). The weight room is for girls. It features running machines and a few lights weights. Overall, come here if you are looking to be out and about and just need a safe, clean place to sleep with very nice ladies to welcome you.

Clean, quiet, private for a bed and breakfast. Great hot breakfast in the am. Eggs, bacon, fresh fruit, toast. Close to UT campus and places to eat within walking distance. Highly recommend.

I really enjoyed my short Saturday night stay at Hardin House, which felt like a second home. Highlights: clean facilities, ice cream 24 hours, snacks, big TV lounge, private dining area, quiet patio, and great location - across the street from a Pluckers within walking distance to UT campus and a short bus ride to other attractions. Beds are a bit uncomfortable, but I would stay here again.

Very comfortable beds. Only downside for me was rooms not as cool as I would like when we went to sleep but cooled better throughout the night. Wonderful breakfast and enjoyed watching tv at night in spacious living room, very comfortable. Too bad not available year round. Only place you would want to stay if visiting ut campus

First of all, this isn't formally a hotel, it is and was built to be an all-girls dorm serving mostly UT students. However, they open it up to the public during the summer, and I must say, it makes for a great hotel! Upon entering, I immediately felt like at home. It has a really nice living room area, dining table, kitchen, and the rooms are nicely and evenly distributed along the first and second floors. They keep the place very clean, and the ladies are really nice. The only issue I had was upon arrival. They have a really old credit card reader that neither of two ladies could make work. They had to note down my CC details and said they'd do it later. Other than that, I really enjoyed my stay!!

It was a pretty cool bed and breakfast. The ladies in the front were very nice and the room we stayed in was clean and it felt like home. The breakfast was delicious because they had bacon! Overall a very safe and comfortable stay!

I made reservations for two nights and was pleased with the room. It had a land line phone, a tv, and a desk in addition to a large bed and a private bathroom. It probably stated that on the website, but I was booking for the great location and was pleased that there was indeed a tv in the room. I liked the common areas of the house, the big comfy couches and the large dining table with views to a large tv. Breakfast was good ---- egg dish, a meat, breads, fruit, and juice. I loved that there was ice cream in the freezer for a late-night snack if I desired. I would definitely stay here again. The location is great. You can easily walk to the UT campus and don't have to worry about parking.

Nicely located around UT and 2 blocks from bus stations that could take you anywhere. Also, 2 blocks from those public bicycle stations. This place has a lot of character and as a guest you will feel really special because they offer you this hearty breakfast in their living room and it feels more like coming and going from a friend's vacation house than a hotel. Staff was extremely kind and the room was clean and comfortable. If I go back to Austin, I'd stay there again.

My weekend spent with girlfriends from high school was exceptional due to staying at The Quarters at Hardin House. The accommodations were exceptional; breakfast each morning was presented beautifully and was delicious; and the service and cleanliness could not have been better. We had areas for us to just sit and visit and never felt we disturbed the other guests. I highly recommend this B&B for a weekend in Austin.

Upon arriving at Hardin House, we were treated with prompt service, which was helpful since we were on a time schedule during our stay in Austin! We enjoyed the privacy of the accommodations and the ability to be close to our daughters who were visitng UT for orientation. WE enjoyed the large living room where we visited with another resident for cocktails at the end of the day! The rooms were comfortable and clean, and the breakfast in the morning was perfect for the start of a hectic day in Austin. Thank you for providing a quiet haven in a bustling city! It was nice to go back in time and stay in a dorm room, albeit an upscale one! Staff is knowledgeable and friendly and I got a great night's sleep. Everything is "just so" and I loved the homey atmosphere.

I can't say enough about how pleasant and helpful the staff is...from the cleaning people to the office staff, everyone is so friendly and will go out of their way to help with anything they can. We stayed in a King room which was pretty small, but sufficient...just don't plan to put an air mattress on the floor because there really isn't room...closets are quite large, which is nice. The other type of rooms I saw had plenty of space. The only real complaint I have is that there are no heat/air conditioner controls in the rooms, so the only control you have is to have the air vents either opened or closed. We stayed there in June and our room was freezing cold if we left the vents open, but a room at the other end of the hall was quite warm even with the vents open. The breakfast was really good and having access to the kitchen 24/7 was great! I would stay there again for sure.

The staff at Hardin House treat all their guests as one of their "girls" (i.e. the girls who reside in the private dorm during the school year). They cater to your every need. We were the only guests there the first night, so they custom made breakfast just for us....exactly what we ordered and served it when we wanted. The location is perfect (near the university) and is just a wonderful place to stay. I only wish we could stay there on our trips to Austin during the school year as well. Sometimes timing is everything. We wanted to spend the night near downtown on a Tuesday night after a Paramount Theater performance. The hotels withing walking distance all wanted $400 or so. Google found me the Hardin House. It's not walking distance to the Paramount but it does have free parking. My understand is that most of the year, Hardin House is a girls dorm with some rooms for visiting parents. For a couple of months House operates as a bed and breakfast. The House is not a new building so if you expect the W, you will be disappointed. Our room was clean and quite adequate. Breakfast was good and plentiful, much better than the typical hotel free breakfast. When it is available, this is now my place of choice for spending a night near downtown.

We were there for only one night. The room was clean and was a nice size. Not very many people stayed but they had just opened for the season. The bathroom was large with a large shower. There is a small TV but it was adequate. The only problem I had with the TV was there was no channel guide. You could not access the internet from the rooms. When I inquired about accessing the internet I was told you had to come to the lobby to use their computer. The advertisement did say internet access was available for $5 per night but we were told there was no outside connection. Staff was very good. Very kind and willing to help in any way they could. Ice cream was available in the evening. Breakfast was outstanding. It isn't a typical B&B. They breakfast is already made and you serve yourself but it was very, very good. I would stay again.

These rooms are used by freshman girls during the school year. The staff is extremely helpful and welcoming. The breakfast included fresh cooked eggs, biscuits and sausage and quiche another morning along with fresh fruits, bagels or toast, juice and yogurt. It was delicious and beautifully served. The rooms are simple and comfortable.

I was totally pleased in the "dorm" atmosphere and arrangement. I particularly liked the free parking, the location, and the common dorm areas, like the living rooms, etc. I would choose this over a hotel in Austin any time.

The accommodations at The Quarters at Hardin House were wonderful. The rooms were large and nicely furnished. The house was huge and had plenty of areas to relax and unwind. A full workout room also was w ell equipped. The snacks that were readily available were unexpected and the breakfast buffer was delicious. This was a great location for visiting the UT campus. Would definitely stay here again.

I loved my stay at the Quarters Hardin House. It was most peaceful and in the most ideal location for campus. I wish it were open year round so that I could stay there when visiting my children who all attend UT. There was a beautiful spread of complimentary breakfast foods. Also nut bread and ice cream in the kitchen freezer for all who wished to partake. The staff is lovely. A beautiful, peaceful retreat. Everything is in walking distance.

Had a wonderful time considering it just happened to be graduation weekend at UT. The location was great, within walking distance to the campus, state museum and even the state capital itself. Very peaceful setting never knew you were so close to the campus and a lot of activities. Staff was very friendly and helpful. Great breakfast and snacks. The room was simple in decor, but adequate with a nice comfy bed and a very large walk in closet. The site also had ample space for parking . Looking forward to staying there again.

We enjoyed our stay at the Hardin House. The women who ran it were courteous and very helpful. The B&B has a very relaxed, quiet atmosphere. The breakfasts were enjoyable and complementary "midnight snacks" of ice cream were encouraged. The rooms were nothing particular nice, but were clean and reasonable for the price. Overall, I'd give The Quarters at Hardin House 4 stars.

Making a last minute search for accommodations on a holiday weekend, I wasnt expecting to find much available. Small miracles happen! And this was one of them. Two blocks from campus - and a brisk but doable walk from downtown - we actually ended up close to the river in about 30 minutes. Modestly appointed, after all, they ARE dorm rooms, but tidy, clean, and quiet. Well, mostly - the 7:30 a.m. vacuum cleaners on the other side of the wall on a Saturday morning we could do without. We selected a room with a king bed and a private rather than a shared bathroom, it had a huge walk-in closet and a small fridge, lots of towels and the usual basket of odd toiletries.and still the price was incredibly low relative to the other B&B's I looked at online. Highly recommend for people who don't need all the bells and whistles of hotels down on the river but still want to be close to the University/downtown/ capitol area.

My stay at the Quarters was perfect for UT Orientation. It is within walking distance of all activities, and the breakfast was great! The staff is so very helpful and even woke me up in the middle of the night to tell me that they discovered that I had left the lights on my vehicle. There is no registration for your parking so it must have taken time to track down whose truck it actually was! That is over and above outstanding service!!

Hardin House is within three blocks of UT - a good place to stay when visiting. Parking was easy and on the property. Breakfast was more than adequate. It was quiet and clean - staff were very helpful.

You'd never know it is normally a dormitory. The rooms were not fancy but very comfortable and clean. The common kitchen and sitting areas were well maintained. Just what we were looking for! Comfortable, unique, close to everything we wanted to do in the downtown Austin area. Rooms are basic, but clean and comfortable and the common living areas are quite nice. Good breakfast! Very convenient parking. Will definitely stay here again when we're in Austin.
