Overall very comfortable with wonderfl hospitality. Nice bedding. TV channel options with all streaming channels was poor, but not a big deal. Would definatwly stay again. Nice central location off Congress couldn’t have been better.

We absolutely love the vibe of this beautiful home. The rooms are spacious with great attention to detail. The breakfast is perfect and well thought out for everyone's needs, down to the fact that they allow you to sleep in and get breakfast until 11:00 a.m. We loved walking in the elegant neighborhood again surrounding this b&b. We can't wait to go back.

Jimi & Vivian were wonderful hosts, I can't say enough good things. They were very knowledgeable about the area and history. The main reason I choose this B&B was because I am on a restrictive diet, which they were more than happy to accommodate. Breakfast was so yummy with lots of homemade goodies, even the yogurt was from scratch! We stayed in the Bluebonnet room, which was cozy and had wonderful lighting. The house and grounds are beautiful & charming in a interesting historic neighborhood. A plus is the close walking distance to S. Congress and we easily made to walk to restaurants/live music. I would definitely recommend staying here, especially for anyone that struggles with a restrictive diet/allergies. It was such a relief to wake up to a lovely breakfast without the worry of if I would be able to eat anything. I truly was able to have a stress-free vacation and let someone else do the cooking for me.

My husband and I stayed at The Fairview for one week during our very first visit to Austin. We were immediately welcomed and felt comfortable at our 'home away from home'. Vivian and Jimmi were warm, friendly hosts, and helpful with suggestions for things to see and do in Austin. Breakfast every day featured freshly baked muffins, homemade granola and yogourt, and homemade gluten-free bread. Coffee, tea, cappuccino and mineral water were 'on tap' throughout the day. Best of all, we had the most comfortable bed we've ever slept in in our lives! As a bonus, they have the cutest little Havanese dog - Lucky! :-)

My wife and I stayed in the Sunday Room at the Fairview for four nights in October 2017. This is a private room at the back of the property, and includes a separate living room and full kitchen. The Sunday Room is clean and warm and with plenty of space. This room also has a nice king bed and is brightly decorated. We also stayed in the Sunday Room on a previous visit. We highly recommend it! The Fairview is located in a safe, quiet upscale residential area less than two miles from downtown Austin. It is also very close to Congress Street and South Lamar, and the many shops, bars and restaurants featured on those two streets (in addition to the many that are downtown). In a word, the location is fabulous! The grounds and main home are absolutely beautiful and meticulously maintained. It has sort of a stately feel to it. Jimi and Vivian are the proprietors and are always around and cheerfully willing to help with any need. They are flexible in their approach and easy to deal with. As an example of their hospitality, I made a suggestion after our first visit to have fresh fruit available and they had it this time! Jimi and Vivian are good people who have built a really nice, comfortable and welcoming property. We plan to stay at the Fairview on our next visit!

I just finished booking a return visit to the Fairview. The only thing that makes me happier than the ease of booking is actually being at the Fairview. I have now had the good fortune to stay in each of the four rooms in the main house. Each room has its own character and all are charming and wonderful. I do have a favorite but I like all of them. The Fairview is always very hospitable, comfortable, clean, well-appointed, and quiet. I feel as though I am transported to a different time. The Ballards are delightful and manage to discretely do everything possible to make my stay wonderful.

I try to pick B&B that gives me local feeling, ambiance, and more of a home stay than a hotel room. While the quality of the B & B is fine the interaction and service is minimal. Very disappointed with lack of hot breakfast.

We had a wonderful stay at this small bed and breakfast, The innkeepers provided us with a list of restaurants we thoroughly enjoyed during our stay. The Inn is quiet and quaint with gorgeous grounds and trees that are hundreds of years old. Breakfast was delicious and the service was excellent! We highly recommend The Fairview Inn! Be sure to enjoy the forch porch!

We loved the grounds of this home surrounded by massive live oaks, perfect for coffee on the back porch overlooking the garden or reading in a rocker on the front porch. The location is pure serenity yet only blocks away is shopping, restaurants and plenty of Austin action on South Congress. Vivian took great care in preparing healthy breakfast options and spending time visiting with us. Great weekend getaway!

My husband and I just left the Fairview and we couldn't say enough great things about our stay! We would highly recommend to anyone who comes to Austin that they stay at this beautiful historic gem, nestled in the most peaceful and uniquely wonderful neighborhoods in Austin (we strolled multiple times around the neighborhood, it makes for a nice walk) It's also conveniently located near all the best places in Austin (near downtown, near congress street, near the river) Jimi and Vivian are so welcoming and ensure your stay is the best! The rooms are super clean along with the entire Inn! We stayed in the Live Oak Suite and it was like a dream come true! The bathroom was luxurious and anything you need as far as accommodations go, they provide and go above and beyond your expectations. They have the most up to date technology making everything simple & easy yet still this inn maintains its historic charm! The breakfast is fresh, filing and a great meal to get your day started for a fun packed stay in Austin. We can't wait to come back to Austin and when we do we will stay at the Fairview again!

We absolutely loved our weekend trip to the Fairview. The home is beautiful with so much historic charm. The inn keepers are gracious and kind. We stayed in the Pecan Room which has a private screened in porch on the second story. We spent most of our time there drinking coffee and enjoying the quiet. Great location in that you can easily walk to South Congress for dinner, up to the capital building, or to Lady Bird Lake. Couldn't recommend it more.

The Fairview Inn has beautiful rooms and grounds. It is located in an area containing other historic mansions. It is a very short walk to South Congress Avenue where many of Austin's best restaurants and bars are located. We were to stay there 4 nights and were upgraded to a larger room with a huge balcony no extra charge. The owner Vivian makes excellent breakfast and graciously provides advice on local sites and restaurants. We will definitely stay at the Fairview again if we can schedule another trip to Austin.

The Fairview is immaculately maintained; the property and rooms and amazing and spotlessly clean! Vivian and Jimi were extremely friendly, helpful, and accommodating and were very respectful of privacy as well. Breakfast was perfect - great options! Had a great stay at The Fairview. Innkeepers are friendly. helpful and accommodating without being overbearing. The facility is nicely decorated and spotlessly maintained. Beds have top of the line mattresses and linens--very comfortable. No hot breakfast if that is important to you. But it is hard to complain about home baked bread and muffins or coffee cake, fresh fruit, home made granola and yogurt, organic hard boiled eggs and coffee, espresso, cappuccino, tea served daily. The location is very close to down town and the action on Congress St.--a decent walk or a short drive. I would gladly stay there again and recommend it to others.

Combines the charms of an old home with updated amenities and spotless upkeep. The attention to detail was amazing, even a white noise machine! The fantastic breakfast spread includes the most amazing coffee set-up ever. Plus both the home and grounds are gorgeous and impeccably maintained. Will definitely stay there again!

This is a lovely period home in a green and pretty neighborhood and within close walking distance to South Congress's restaurants, shops, Continental Club for music, and the bats of South Congress bridge. We enjoyed speaking with the friendly owners about the house and neighbordhood as well as getting recommendations. We stayed in the blue Bluebonnet, so beautiful and stylish at first glance but then revealed lots of fun, quirky art. Ideal place to stay in south Austin!

We enjoyed our (short one-night) stay. Jimi and Vivian were friendly and knowledgeable about Austin and gave us great recommendations for restaurants and sights to see. The place is very modern in terms of security, with keyless codes for every room. The Pecan Room was clean and roomy -we especially enjoyed the screened-in porch off the room for our cocktail hour! The updated shower/clawfoot bathtub was nice but was a bit hard to get in and out of. Perhaps a grab bar or two would help. The breakfast was a light but tasty buffet of granola, yogurt, fruit, muffins and hard-boiled eggs. Minor detail-As everything else in the house seems to go with the time period in which it was built, the modern chairs and tables in the breakfast room seemed out of place. But overall, the Fairview was a great place to stay and I would definitely recommend it to friends!

We stay in B&Bs whenever possible. However, a quick trip to meet my daughter and her family in Austin for a concert had me looking for a hotel. I made the hotel reservations at a popular hotel near downtown and THEN the next day I had the time to read the reviews! I was horrified and cancelled immediately! My husband started looking for B&Bs and this one was such a pleasant surprise! Besides the totally spotless rooms, I think my favorite part was the breakfast buffet with homemade granola and coffee cake....and speaking of the coffee...each cup was freshly ground and I had lattes at my fingertips anytime I wanted! My daughter's family of four stayed in a separate cottage behind the main house and we had a glass of wine before dinner in the beautiful garden while watching them on the playground. We were ALL happy! We took a short walk over to South Congress for dinner so we didn't have to fight traffic. All in all, it was a lovely experience and we will always call the Fairview first from now on when in Austin! For some reason the rating scale would not let me choose Outstanding but the Fairview is definitely Outstanding in all categories!

Vivian and Jim were excellent hosts. They provided many recommendations for things to do in Austin. The location was perfect and within walking distance or a short taxi drive to all activities. Breakfast was adequate. Perhaps some rolls or toast would make it more hearty. But what was provided was delicious and made with great care. I would definitely book The Fairview again if I travel to Austin.

I just spent 3 nights at the Fairview and was pleasantly surprised. It was beautiful, inside and out. The bed was very comfy and the room was nicely furnished. The breakfast was very tasty and also healthy which was a plus. The location cannot be beat. Walk a few blocks to tons of restaurants, shops, bars and music venues. Definitely a great spot to stay in Austin.

I absolutely loved staying at the Fairview. My room was spacious with plenty of room for clothes, toiletries, etc; it was also very clean, quiet and extremely comfortable. In addition, my room had a large screened-in deck that was great for fresh air and sun. The breakfast was delicious, homemade breads, jams, yogurt - and all very healthy and tasty. The location was also perfect because I was able to walk to Congress for restaurants and shopping, and also able to walk to the running trails. So I found I wasn't driving all over town. The B & B is located in a quiet residential neighborhood so it was nice coming back to our room every night - felt like we were at home!

This B & B has only a few rooms and each is open, light filled and somehow calming. It is easy to walk to South Congress restaurants. When traveling it is so nice to find a B & B that offers such great food and peaceful surroundings without stuffiness or idiosyncratic owners. They somehow blend modern and traditional to create zen.

This is a super place to stay within walking distance of South Congress, Austin. The owners could not have been more hospitable. My daughter had two make- up people come for pre wedding trials and on both occasions they found space for that. Healthy fruit and yogurt breakfast plus a Jura impressa coffee machine meant I was set up for the day. Comfortable bed and good shower. More than happy to return and recommend to friends.

i am so glad so stay at Fairview when I was in Austin, everything is just perfect. My room was Blue Bonnet, which is a small yet soothing room. The bed is so I comfortable that I would love to stay in the bed for whole day without going out. Actually, if coming back, I will leave one day to do so, because this house--yes, it is beyond the concept of hotel--makes you feel at home. Everything is so natural, you can make your own coffee, wondering in the backyard. Breakfast is neat but is way enough for everyone. Homemade granola is delicious, and fresh baked goods vary daily. It is such a wonderful accommodation, thank you for offering me such a good experience.

The Fairview's location, facilities and team made our stay in Austin enjoyable and stress free. In a beautiful, residential neighborhood, the rooms and common areas were well appointed and clean. The neighborhood was perfect for a hilly run and close enough to S Congress to walk. The owners and staff were pleasant and knowledgeable and Louise is a gem and full of valuable info shared while cleaning our room. We were offered a free upgrade to a larger room and an interruption in our stay was easily accommodated. We will definitely return on our next visit.

I stayed at the Fairview for 3 days this week while in Austin for business. I normally stay in the in personal hotels along the river and decided to try something different. The Fairview is warm and welcoming within walking distance of South Congress Ave with many restaurants, bars and shopping options. The inn is lovely with large rooms with extremely comfortable beds. The breakfast is delightful. Home made yogurt and baked goods. Fresh fruit salad. Delicious.

I stayed in this beautiful house with my husband and elderly parents. We really enjoyed our stay in this spotlessly clean, comfortable house. Vivian and Jimi are kind and welcoming and have literally thought of everything their guests might need. Great location, beautiful gardens, room was large and comfy bed. We stayed in the Blue Bonnet which was just what we were looking for since we had no plans to hang in the room though it is large enough and 2 chairs which one could do that. Breakfast was easy with both hot and cold choices. The food was good and the addition of coffee, espresso drinks and water anytime was very nice. Overall the their was a very relaxing atmosphere. We enjoyed the location, within walking distance of South Congress, a fun area to explore. Parking at the Bed and Breakfast is great.

We recently stayed for three nights at the Fairview, and it was an absolutely wonderful experience. Before we arrived, Jimi and Vivian sent us an email asking us about any dietary restrictions. The room we stayed in was the Live Oak Suite. There was the bedroom, which included a giant king-sized bed that was one of the most comfortable I've ever slept in, a bathroom with claw-foot tub, a dressing area, a yoga room and a library room (our two children slept on extra beds in this room). We all slept so well and comfortably and woke up refreshed every morning. The room was clean and the wifi worked great. In fact, the fasted internet I've experienced anywhere, including my own home!! For breakfast, Vivian and Jimi made homemade yogurt and also offered local granola, mixed fruit, hardboiled eggs and muffins. YUM!!! The coffee/latte machine was a bit hit with my entire family. South Congress is four blocks away, which is a nice walk to take, especially after gorging yourself at one of the restaurants on South Congress and needing to walk it off a bit. Jimi and Vivian were also so very helpful in their recommendations for things to do in Austin. They recommended that we rent bikes along the waterfront, as well as visit the Lady Bird Johnson Wildflower Sanctuary. These are two things I never would have thought of on my own, thinking the kids would prefer other things. BOY, was I wrong!! The kids absolutely LOVED both suggestions. Thank you, Jimi and Vivian!! Oh, and thank you for the recommendation to go to Black's BBQ in Lockhart on our way out to Victoria. That truly was the BEST BBQ I've ever eaten! The reason we were in Texas was to visit my 95-year-old granny, and rest assured that we will stay at The Fairview again when we return in five years for her 100th birthday! Looking forward to it already!!

We feel so fortunate to have stumbled upon this Inn while researching places to stay near Newning where our son lives. He was unaware of the Inn as they opened within the past 6 mos. Wow, Jimi and Vivian sure know how to run an Inn! We stayed in The Sunday House, an apartment in the back of the Inn. Simply beautiful, original, but modern. Continental style breakfast was outstanding! All homemade, yogurt, granola, nuts, fruit, eggs, muffins, and latte/espresso/capicino. We stayed in the Sunday House - a warm and inviting space perfect for two. The healthy breakfast was terrific, but if your inclined to cook on your vacation, the Sunday House has a fully furnished kitchen where you can whip up your own meals. Vivian and Jimi are delightful hosts, eager to offer insight and tips about Austin. The grounds are lovely, and the location is perfect for shopping on SoCo.
Thank you for staying with us and for such nice compliments! And you are absolutely right, the Sunday House is a great choice if you want to cook for yourself but we are glad you enjoyed our breakfast as well. Leave the cooking to us or do it yourself! Either way you can "get what you stay for".

We were in town just for one short evening but found this bed and breakfast to be quite charming. Our room was very spacious and nicely furnished. Wish we could have stayed for breakfast. Found out later they have a "to go" breakfast.

My boyfriend and I stayed at the Fairview for Valentine's weekend. We had never been to a bed and breakfast and were so pleased with the hospitality given to us during our stay. We stayed in the Pecan Room which was quaint and had a wonderful balcony with French doors exiting the bedroom. The view was fantastic and the room itself was clean, cozy, and far surpassed all my expectations. Jimi and Vivian were wonderful hosts who provided us with complimentary champagne, delivered an iron and ironing board upon request, and we're very friendly and kind. I would reccomend this B&B to any and everyone. It was well worth the price, and we loved the convenience of being so close to South Congress.
Thank you for spending your Valentine's weekend with us at The Fairview. A little champagne always helps make an evening special and we're very glad you enjoyed it. Come stay in the Pecan Room again some time soon!

The Fairview is a gorgeous home on an incredible piece of property with beautiful trees in a wonderful part of Austin close to South Congress and downtown, My room was nice, with a fabulous screen porch attached. The bed was very comfortable and the bathroom nice. My breakfast was delicious and the innkeepers wonderful. Will definitely stay there again.

We were lucky enough to stay here and get engaged shortly after they opened. We stayed in the Pecan Room with the screened in porch and it was wonderful to wake up and have a leisurely cup of coffee on the porch as well as a romantic nightcap. The building and grounds were beautiful. They are quiet being tucked away in a neighborhood but a short cab ride to everything downtown. The owners were very nice and live on the grounds in a separate house. The breakfasts they provided each morning were very nice consisting of hearty healthy food. I would highly recommend this B&B for any occasions you might have and look forward to coming back!

We had such a wonderful time staying at the Fairview! It was my husband, myself, and our 18-month old son. He is very rambunctious, so we were overjoyed to see that they have a nice playground and lots of yard to run around in. The owners are very nice and accommodating. I accidentally booked our room for the wrong week, but I didn't realize it until almost 9:30 at night. I called an left a message for them to call me back. I definitely didn't expect him to call me back immediately and have it fixed before I even talked to him! Breakfast was delicious and the location is so close to SoCo. Overall a wonderful experience! Will definitely be back :)

The Fairview is a less than 10 minute walk to the vibrant SoCo (South Congress) area of Austin known for its shopping, restaurants and nightlife. Also close by is the kid friendly Big and Little Stacy Park. A 15 minute walk gets you to hike and bike trails of lady Bird lake. By car (Zip, Uber, or your own) you are maybe 6 minutes to downtown, the bats, 6th St and Warehouse/2nd St. district for sophisticated shopping or more music and restaurants. At The Fairview though, you will relax in lovely landscaping and a quiet grand old house decorated with a modern flair that somehow blends nicely with the polished woods. The amenities of an automatic espresso machine for lattes or decafs and mineral water as well as the breakfast available until 11(?) help to make the time away from Austin's great urban vibe super pleasant. The owners are knowledgeable about the area and friendly. They were great people and dog hosts.

Excellent stay…the inn is beautiful and well located, the rooms are meticulously appointed, and the innkeepers are extremely welcoming. We would definitely stay here again!
