The Spring Seasons Inn is a stately Victorian home located in the heart of Newport's Historic Hill District, an area known for it's fine architecture and largest concentration of colonial homes in the Uniited States. All major attractions are within walking distance. We feature a full candlelight breakfast with piano music. Our rooms are equipped with Jacuzzi baths and King/Queen size beds.

Overall great location. Very clean, beautiful room. Helpful staff with maps and recommendations. Only disappointing part was breakfast - seemed a little light. French toast was two regular pieces of white bread with a couple links of breakfast sausage. Felt a little rushed to check out.

The French Toast, which is a favorite of our guests is made with Portuguese sweet bread and is cut individually into large slices; it is not two slices of white bread at all! As for check out, we do not rush our guests; we simply remind them of checkout time as we do have to prepare the room for other guests who will be arriving. Thank you for staying with us.

I loved staying at the Spring Seasons Inn. It was centrally located to shopping and restaurants. The Innkeeper, Susan, was gracious and kind. She made us feel at home. The Innkeeper gave us many resources for restaurants and places to visit. We were able to buy a voucher for Rough Point through her. I loved staying here. The room was spacious! Good Value. I will never stay anywhere else when I come to Newport!

The Innkeeper is so incredibly helpful. She had so many resources available to us. The breakfasts were so delicious! I wouldn't stay anywhere else for my next visit.

We had a wonderful first trip to Newport, thanks to the Spring Seasons Inn! Bill and Susan were great hosts from our welcome to breakfast each morning (delicious all three!). Our room was just what we needed - comfy bed and a private bath. The location can't be beat - just a couple of blocks from all of the action on Thames but quiet in the evenings. Bill gave great recommendations on what to do in the area, and most importantly, where to eat. We will definitely hope to stay here for future trips to Newport!

It was a nice place in a great location. However, for the money charged I was expecting more luxurious rooms. I felt the inn was a bit shabby chic and could use an upgrade. The stay was perfectly fine and the breakfasts were nice.

We stayed with Susan and Bill for an extended weekend in July. Our room was lovely (Venice suite) and immaculate. The location was in walking distance to all. The breakfast outstanding. We will be back. Bravo!

Beautiful home that is centrally located to shops, restaurants and harbor. Includes parking and a wonderful breakfast. The hosts are knowledgable and helpful and wonderful people.

Wow!! What a great place to stay! We had such a good time there. Susan and Bill made us feel right at home and we are from the south lol. Next time we need to stay for tea! This place is in a perfect location. We could walk two blocks to the warf. Great location for food, shopping, and site seeing. Newport RI is awesome.

Highly recommend this bed and breakfast. Great hospitality and service Walking distance to the main street - Thames Street. We would definitely be back to stay.
The Venice Suite is a two room suite with Queen poster bed, separate room which has sofa and TV and provate bathroom with spacious two person Jacuzzi tub. A Vermont stove adds warmth and ambiance to a romantic getaway.
