The pre-Victorian mansion and PRIVATE COTTAGE is located on 17 partially wooded acres, formerly the site of the locally famous Rocky Springs Amusement Park. Originally built in 1855, Rocky Springs B&B now boasts four spacious guest rooms offering comfort and quiet luxury. Enjoy playing our baby grand piano, watching TV in the Library, reading in our Fireplace nook, or relaxing on our large, shaded deck. Located adjacent to the mansion, Rocky Springs Cottage offers privacy for two complete with a kitchenette, a luxurious bath, a private patio and more. A lovely stay

This was a lovely place to stay. The room was generous and spotless and the breakfast was a nice Pennsylvania Dutch one with a number of dishes I had not tried before. I didn't get to see the grounds much because it was bad weather but I was just as happy reading by the fire with tea.

This is our third time staying at Rocky Springs bed-and-breakfast and it's always been a pleasure at the cottage the innkeeper Teresa is wonderful, The cottage is always clean , Cozy and comfortable . Can't wait for that knock on the door in the morning for a Delicious breakfast. We will be back again for sure. Highly recomend this place

Wonderful Overnight Stay

We always wanted to stay at a bed and breakfast. We went to Lancaster, PA to visit the Amish country. We spent the night at the Rocky Springs Bed and Breakfast. It was a wonderful experience, and we felt at home the entire. Its a beautiful properly, and the service was excelent. Miss Teresa, the host and manager, was a wonderful lady, and a great cook. I highly recommend Rocky Springs to anyone looking for a quiet, relaxing stay.

Phenomenal Bed & Breakfast

As a young professional that spends many nights a week away from home, I have always stayed at big hotels. I was completely unfamiliar to what a B&B actually was. One night traveling to Lancaster, there must have been some event going on in the area, and every hotel was booked full. I took to the internet to find another place to stay, and I came across Rocky Springs. After reading a couple of good reviews, and with no hotel options available, I decided to give the B&B thing a try. I would like to start out by saying that my experience with Rocky Springs has easily been my best overnight experience that I have ever had. The mansion was absolutely gorgeous, and each bedroom had it's own unique touch with interesting historic memorabilia. The inn keeper, Theresa, was among the most warm and hospitible people I have ever met. She truley helped to make my experience a home away from home. I cannot even put into words how amazing the breakfast, tea, and coffee were; breakfast at normal hotels does not even compare to it! For the same price, and sometimes even less, as the surrounding hotels, there is no doubt in my mind that this will be the only place I stay when I travel to the area in the future.

My wife and I went here for our anniversary, we had wanted to try a bed and breakfast. We are both very glad we choose the Rocky Springs. We stayed in the cottage and loved it. It has a hot tub, a little fireplace stove, and is very comfortable. It was really hot outside and the cottage stayed cool and inviting. Teresa was a great host, she took us on a tour the first day and showed us the mansion and the cottage. Her breakfast's each morning were different and delicious. The Rocky Springs is also located near Old Philadelphia Pike road which has a lot of places to visit. Definitely we had a great location, and everywhere we wanted to visit was within 20 miles or less.

Let us start by saying Thank You Theresa!!!! For your warm greeting and smile when we arrived right up to our last morning breakfast delivered to the cottage. The history and grounds of this magical place knowing it was an Amusement park is Fascinating,The cottage was perfect ,quiet, and cozy. Worth every PENNY ! My wife and I stayed at the Rocky Springs Bed and Breakfast the weekend of July 10th to July 12th and we would stay there again when we are in the area. Theresa, the caretaker of the property was just an amazingly friendly, attentive and informative host! Peaceful and Lovely!

My husband and I, along with my sister and her husband, went for 3 nights last weekend. The grounds are beautiful, as are the rooms. Theresa, the innkeeper was wonderful. She was more than attentive to our needs and always provided a delicious breakfast. She was very informative and entertaining! The 4 of us loved our stay and we will definitely be back again soon! We stayed in the EmmaBelle room - it was very comfortable and very clean. Theresa was a delight - she prepared wonderful breakfasts each morning and was friendly and welcoming. This was our second stay at Rocky Springs and I'm sure we will return. . . Terry & Sherry
