Our 1734 Manor home is perched on the crest of a 50 acre farm and is part of an original land grant from William Penn. Conveniently located 30 miniutes southwest of Philadelphia, in the heart of the historic Brandywine Vally, Sweetwater Farm features 14 guest rooms - three in the original 1734 Quaker Farmhouse and 4 in the more formal 1815 Georgian wing with fireplaces and canopied beds. There are also 7 guest cottages which are pet & child friendly. In-ground pool, jacuzzi and fitness center are on property.

This place is amazing... the staff, the owner, the grounds, the room, the food, the wine and so on... My wife and I celebrated our 12th anniversary here and we were greeted as if we were family here... We met some other couples that were staying there as well and just felt right at home... We have been planning our next trip and stay already... This is a must on your list of vineyards and B&B's... AAA+++

we chose the inn at grace winery to serve as our "getting ready" room for the bride, bridesmaids, and moms. we also wanted to stay here on our wedding night to have a little space from our guests who were all at a hotel 10 minutes away. we chose the brandywine cottage for its calming blue and white decor and loads of natural light. unfortunately, the AC unit in our room started leaking on friday night (our wedding was saturday evening). we had all started getting ready for an hour or two before they had someone come take a look. the AC was broken and they had to turn it off. it was going to get toasty in there with 10 ladies in total plus the curling iron and all lights on for makeup. they offered to move us next door to a room with working AC (hemphill), which we agreed to b/c what choice did we have? this room was nice but the colors were a homely tan and red and there was only one window in the front of the room. the room was much smaller than the brandywine so we were all a bit cramped. it was really unfortunate that we didn't get to take our getting ready photos in the room that i had picked out and we had not as great lighting for our hair and makeup as i had hoped. my husband was confused as well b/c we were in a different room than the one he'd woken up in. i think my husband (yay!) has been in contact with them regarding our woes and hopefully we'll be able to work something out. the property is REALLY lovely and tranquil and we had actually contemplated canceling our Philly hotel and extending our stay here but I was just so saddened by the change of rooms. i'd love to go back just to hang out (it was such a whirlwind weekend) and enjoy the main house and common areas. i never made it to breakfast but my husband said the homemade pastries were very tasty.

This is just a beautiful place! The grounds are well kept, easy to traverse, and spectacular in the fall. The rooms are very comfortable, spotless, and cozy. The food is amazing. Turkey stew with root vegetables was a perfect lunch on a cold, rainy day. There are so many breakfast options, eggs, pastries, dairy, and breads. The staff is knowledgeable, friendly, courteous , and helpful. Wholeheartedly recommend The Inn at Grace Winery

The people who run this bed and breakfast are absolutely friendly and accommodating. However, I asked for a sheet and towel change and asked them to come as soon as possible since we'd be out of the room -- but when we got back (about 50-60 minutes later), nothing had been changed. I went to ask the same thing again, left for the same amount of time, came back and nothing was changed. About 10 minutes later, the cleaning people came -- so I left the room for 20 minutes. That whole scenario was kind of ridiculous. The food and wine they serve is fresh, organic, and delicious! The bathroom was really nice but the TV, remote, and phone were less than ideal. We didn't care so much about watching television but we did try to use the phone to call them about changing sheets and towels, and the phone just didn't work at all. They apologized for it and we got it all sorted out (as I said before, they were very friendly and kind) but it was still slightly annoying. Aside from the negatives, the property is absolutely stunning -- my wife and I took several walks around the place during our stay and it was very refreshing. Highly recommend this bed and breakfast.

We visited friends who were celebrating their wedding anniversary. We had lunch, swam in the delightful pool, enjoyed the flowers, gardens, wine, and lunch. What a place! clean and calming!

Lovely property, well maintained and pleasant helpful staff. My room was well appointed and large. The bed was one I wished to take home with me, very comfortable. Great location, near many attractions in this beautiful countryside. Loved having the honor system for our nightly wine sojourn and having drinks on the large covered porch evoked memories of a Southern novel. Hope to return in the near future.

Sweetwater Farm is a lovely B&B. It is set in a gorgeous property. The view from the breakfast room of the beautiful fields with horses is stunning. The room I stayed in was stylish and comfortable. The breakfasts were delicious.

My wife and I received a friendly welcome from all the people we met at Sweetwater. Everybody treated us as most welcome guests and the accommodation and dining exceeded our expectations. We were recommended to stay at the Farm by family and we would certainly recommend Sweetwater to all our friends. I was blown away by the beauty, quality, and attention to detail of the decor. As a design professional, I marveled at the clever and comfortable uses of unique spaces and the well-chosen antiques. Sweetwater Farm is a tribute to talented and passionate innkeepers.
The Garden room is sunny and bright, overlooking the back lawns and pastures. It features a reclaimed barn door headboard, queen bed, and two wing chairs for your relaxing pleasure. The Garden has an individual heat thermostat and central air conditioning. The bath is open and airy with a traditional tub and shower together.
The William Penn is named for the original owner of the land on which Grace Inn sits. This wonderfully comfortable room features an extremely plush farmhouse bed. The colonial atmosphere is everywhere in the rich warm colors of the William Penn.
The Dormer was once used as an infirmary for the famed Underground Railroad. This spacious room has a queen–size bed, comfortable sitting area and a large bathroom with a shower. The Dormer has an individual heat thermostat and central air conditioning. It is the most unique room at Grace Inn with exposed brick walls and of course, dormer windows that overlook the back lawn.
Originally the Hemphill family nursery, the Caldwell surrounds you in a bright sunny yellow. Enjoy the open–front gas fireplace or television from the bed or sitting area. There is a lovely desk for correspondence or last minute touches on a presentation. The Caldwell has an individual heat thermostat and central air conditioning. The newly renovated bath has a custom tile and glass rain shower.
The Lafayette’s deep wood tones give it a special ambiance. The Lafayette is highlighted by a rich leather wing back style bed and a wing chair next to the open fronted gas fireplace where guests often relax with our special collection of short stories. The views are of the horse pastures and sunsets over our vineyard and a 300 year–old, copper–beech tree.
The Georgian, originally the upstairs study, is pure country elegance with its dark espresso farmhouse bed, open fronted gas fireplace and armoire. Tall windows look out over the front lawns and to the west, there are glorious skies filtered through our 300 year old Copper Beech tree as the sun sinks behind the vineyard. The original master bedroom is a favorite of many guests. There is a sleigh bed, a large wood–burning fireplace and beautiful views of the back lawn and surrounding horse pastures. The largest of our cottages, the Greenhouse Cottage’s most stunning feature is the wall of curved glass with french doors that open onto a private patio looking on to the restored barn of Grace Winery and our horse pastures. Inside, the open living area still has the original greenhouse louvered vents at the ceiling, a wood burning fireplace and a fifty inch television. The dining table is made of reclaimed barn wood and the full kitchen shines with granite counter tops and a copper farmhouse sink. The Greenhouse Cottage has individually controlled heat and air conditioning. There are two bedrooms, each with a queen size bed. The bath is done in sparkling white marble featuring a rain shower and corner two person jetted tub. Pets and children of all sizes are welcome to enjoy the Greenhouse Cottage.
The Hide Away is the farm’s carriage house which now boasts extensive renovations while retaining its original charm. The first floor features a unique curved brick wood burning fireplace and distressed leather couch. The kitchen has a fresh new look with granite counter tops, cheerful paint and an open window into the living room. The Hide Away has individually controlled heat and air conditioning. The upstairs bedroom features a lofted ceiling with exposed wood beams and a gleaming new bathroom with a custom shower. Pets and children of all sizes are welcome to enjoy the Hide Away Cottage.
The Window Box cottage’s open living room and full kitchen highlight the exposed rough hewn beams. This cottage has individually controlled heat and air conditioning. The bedroom features a reclaimed wood door from our barn as a headboard and a low rock wall on two sides. The rock wall continues into the newly renovated bath and to complete the rustic country cottage the custom shower has a delightful rain fixture. Pets and children of all sizes are welcome to enjoy the Window Box Cottage.
The Herb Cottage is our coziest room with a reclaimed barn wood bed and sitting area. The bath features a shower with beautiful terra cotta tiles and the pedestal sink is framed by a dramatic fieldstone wall. The Herb has individually controlled heat and air conditioning. The large private deck offers picturesque views of the Grace Winery barn and our horse pastures. A stunning Southern Magnolia tree shades the deck for full day enjoyment. A small child or pets are welcome to enjoy the Herb Cottage.
The entrance to the Gardener’s Cottage is from a sun porch and patio with sweeping views across the back lawns. The equestrian inspired living room’s show piece is a corner fireplace and an espresso leather couch. The Gardener’s Cottage has individually controlled heat and air conditioning. The bedroom features a half sleigh bed with a vibrant comforter to keep you warm on the chilliest of nights. The bath is newly remolded with a separate shower. From North: Take the New Jersey Turnpike to the PA Turnpike; then take exit#333 (Mid-County Rt 476) Follow Rt 476 South to Exit #5 (Rt 1 Springfield/Lima) follow Rt 1 South toward Lima. Travel approximately 6 miles to a light at Vally Rd. the Franklin Mint will be on the left. Make a right onto Valley Rd, travel 1.3 miles to dead-end at Forge Rd - make left and imediate right to continue to follow Valley Rd. Go 7/10ths of a mile to Sweetwater Rd. (only on your left). Make left and 1/2 mile on the left will be the entrance to Sweetwater Farm. From South: 95 north to Rt 202 north to Rt 1 north. Travel about 5 miles to the Franklin Mint on the right, make a left onto Valley Rd and follow the above directions to the farm.
