The Maples at Warner, an historic 1790 Colonial, is pet and kid friendly and ideally located in the heart of Warner village offering uncompromising hospitality, comfort and value. Just a two-minute walk to the quaint village of Warner, voted one of New Hampshire Hidden Gems by the Boston Globe, and only steps away from shops, museums, cafe's and all the charms a small village has to offer. The Inn offers five guest rooms with king or queen feathered beds, fine linens, plump duvets and lush robes. We serve a full breakfast each morning including homemade muffins, breads, pastries, fresh fruit, gourmet coffee and tea. We are pet-friendly and the owner's labs are onsite to greet you! 1st B&B experience

This was our 1st stay at a B&B and it was wonderful. We were greeted by Hank and showed our room and the property. Cheryl joined her husband shortly after and gave us wonderful suggestions on restaurants and activities in the area. Our room was comfortable and the breakfast was delicious. We would recommend this property.

Cheryl (and Heather) made us feel like one of the family - so friendly and helpful. Cheryl sorted a major problem with another BnB cancelling our reservation with only 5 days notice and not willing to help with alternative - Cheryl came to the rescue. Also in dealing with a flight problem she spent some time on the phone to the airline to sort that out too. Top girl. My wife had recently developed some dietary difficulties and again Cheryl visited a local supermarket to obtain alternative foods.


Sunappee Craft Fair stay

I loved everything about the Maples. Cheryl the owner, was very helpful giving information, very friendly and easy going. The Inn was charming, decorated very tastefully. Rooms were so comfy and cozy. Breakfast was delicious. I will have to go back again.


Delightful first B&B experience!

We were cheerfully greeted by our innkeepers with help in unpacking our car and a guided tour. Our room was spacious and comfortable, especially our private bath. It was easy to come and go throughout our 5-day stay, and enjoyed coming back to roost at night after our daily activities. We also had the opportunity to visit with some fascinating guests. Each day Cheryl accommodated our personal tastes with her kitchen skills. Some of the delicious breakfasts included apple-pecan pancakes, waffles with blueberry topping, broccoli-cheese quiche, and French toast. We always had fruit, juice, and the best coffee I've ever tasted! We found this business especially amenable to my husband's allergies and my special dietary needs. The innkeepers allowed me to bring some of my own food and keep it in their fridge for my use during the stay. They also de-allergened our room before we came so my husband would be comfortable. They spent time visiting with us and gave us great advice on restaurants and hiking trails. By the end of our stay we felt like family!


Another Blissful Weekend

My (now) wife and I first stayed at Cheryl's cozy home-away-from-home in July 2012; we got engaged that weekend. From the atmosphere and hospitality to the outstanding fare, we had an amazing time. Valentine's Day weekend 2015, we came up again. Like the last time, our stay was comfy and relaxing, even in the -15 degree chill outside. Regardless of the weather, winter Warner was just as amazing; there was a lot to do in the area, of which Cheryl made us aware. Cheryl, the lady of the house, was wonderful. Always very pleasant and helpful made you feel like family. Her breakfasts were great too. Always very accommodating and welcoming with a warm friendly smile.

This is the second time we've stayed at the Maples and it is a delightful place. Not only is the house warm and charming but so is the inn keeper! Cheryl also makes a delightful breakfast. We plan on returning next year!

I love this place! This is the second time I've stayed here and you couldn't ask for a better inn keeper, lovelier rooms, or a better breakfast. And I love the friendly old dog that softly greets you. The little town is as cute as can be and I'm going to stay there again when I'm in that neck of the woods.


Marvelous Maples

When we decided to try B&Bs, little did we know that we had selected the absolute best option for us--The Maples at Warner, N H. The innkeeper had extraordinary talents of being a top-notch cook, maintaining a sense for us of "being on vacation," avoiding a lot of intrusive questioning, welcoming us into the B&B as home/family, and providing beautiful and comfortable lodging (best bed ever and great privacy). We were completely satisfied!


Cute place in a cute town

The owner was very nice, and remebered our names after the first introduction (not a small feat, considering my girlfriend's rather unique name). The breakfast was very tasty, if a little light. The room was nice and clean, with a cozy bed and clean private bathroom directly next door. Warner itself was an adorable small town, though it was almost entirely shut down for the Fourth. We dined at the Local (bar & restaurant), and were impressed by the wide selection of beer and burgers on the menu. The local Kearsarge Mountain provided a beautiful and challenging hike, though it was an adventure to find. The Maples provided a lovely, quiet getaway from the usual tourist-laden fare.

  • Deposit Amount Required: Stays of 3 nights or less require 100% prepayment. Stays of more than 3 nights require a 50% deposit.
  • Cancellations: Deposits will be refunded if the cancellation is received with at least a 15 days' advance notice and 30 days for high season, holidays, and for groups of 3 or more rooms. We will refund your deposit, less a service charge $25. Cancellations made outside the 15/30 day period will be charged the full amount of the reserved stay unless we are able to rebook the room. If we are able to rebook the room, we will refund the rebooked portion, less a $25 service charge. As of July 25th, 2016 all reservations made through any online travel agency and not directly through the Inn will have a 90-day cancellation period. This is due to the recent increase in last-minute cancellations and associated costs from these venues.
