This gorgeous inn is on a scenic setting of 70 acres with panoramic mountain views and offers a year-round stables for horseback, carriage and sleigh rides- A perfect getaway for couples & families who love nature! .Take a walk or horse ride through forest & pastureland to the Saco River. Live the history of this 1771 land grant from George III of England- seven generations on the land.This inn offers a blend of authentic New England charm and luxury in a country setting on the quiet side of North Conway. It is off the beaten path, only 2 miles from N. Conway village ctr, Mt. Cranmore & Conway Scenic RR. All rooms & 2-room suites have private baths, king or queen beds, A/C, free Wi-Fi and cable TV.. Some rooms/suites have two-person jacuzzis &/or fireplaces. Inn guests can enjoy a full country breakfast on the patio deck with views of our 22 horses, perennial gardens and mountains. Lovely Weekend!

Rick and Charlene are gracious hosts, and their home is just lovely. Rick really went out of his way to make our stay enjoyable - from helping our girls with their snowshoes, giving us tours of the stables and providing great advice on local activities to enjoy.

We were married at the farm 1 year ago. We returned for our anniversary and enjoyed our stay. The staff are very friendly and the rooms are clean.

This B&B was OK - just probably not for us. We couldn't ride horses or take a sleigh ride which was the main reason we chose this place. Rooms were OK - but not that clean and quite cluttered, as the whole place seemed to be. Rick and Charlene did try to help us find things to do, but really didn't seem that connected with options. The breakfast was not that great either but coffee was readily available.

Staying at the Farm by the River was like staying with family :). Rick and Charlene (and their dog, Heidi) open their family home with open arms. They obviously really enjoy their chosen paths of running a B & B. They are very gracious and accommodating hosts. I personally enjoy the charm of staying at a place that feels like a family members home. There are no "airs" about them or their home. I like the charm of staying with people that treat you like family! We certainly enjoyed our first stay!

What a perfect place! The hosts are wonderful. The rooms are quaint, not fancy, not upgraded, but perfect just the same. We had a wonderful time here with our children and will absolutely be back!

If you love the country and horses this is for you, great people great location and great horses. Make it a point to visit the horse called Luke in the barn and bring carrots for him.

We had such a nice stay! Gorgeous property and very comfortable rooms. The garden sitting area is wonderful! We enjoyed delicious breakfasts, excellent staff,and goodconversation with the charming owners. The horseback riding was our favorite!


Great place to stay in North Conway

My husband and I recently visited the White Mountains in New Hampshire. North Conway was a great place to have a "base" from where we could make multiple day trips to waterfalls, the Conway Scenic Railway, the Kancamagus Hwy, Franconia Notch State Park and many other sites. The home was warm and welcoming and felt like we had our own "house" in the mountains to come back to. Charlene and Rick were wonderful hosts, friendly, and full of suggestions for places to visit. We also enjoyed a wonderful horseback ride on property (they have 22 horses and 70 acres that run along the Saco River). I would highly recommend the Farm by the River to anyone traveling in that area!

Mrs. Carroll's Room- The room with the views! Luxury, romance, outstanding views of to our gardens, horses and mountains. A very romantic corner room w/ floral wall paper with hardowood floors, 1 king bed, gas fireplace, SMART TV, TWO-PERSON Jacuzzi with shower bathroom- surrounded by pink Italian tile, maple furniture and floors, w/ oriental rugs. A/C. It has a rocker and a barrel chair with coffee table. It is a corner room with views to Cathedral Ledge, mountains, and perennial garden with pond and horses. This room is named after John Thompson, the original grantee from K. George III of England, in 1771. The inn has been in one family since this time- seven generations on the land.

Fall foliage views. It is named after Rick's (host) ancestor: Capt. Samuel Thompson, Capt. of the militia for NH, Revoutionary war.

Jodian's Room

Jodian's Rm: A lovely corner room with a queen bed, futon couch that can be made into a twin bed, rocker and coffee table. This room is especially nice in the winter and spring due to the angle and quality of light at these times.

This room as all the rooms have a classic B and B look with floral wall paper and family heirlooms. It had two windows with views to the resident horses frolicking in the pasture. Rooms are decorated with family heirlooms and photos of the area of days gone by. It has a fold out twin bed for a child under 11 years old. Additional charge for child.

It also has its own private outside entrance and a patio deck with two chairs and coffee table. Has a double pullout couch for two extra people (extra charge). This is a dog friendly room. This can be rented as a private room with a private shower bath at some times of the year. Call for pricing. the priiing below is based upon 4 people. At the first lighted intersection turn left onto Washington St. Go one block. The road splits- stay left. This puts you onto West Side Rd. Go 5 & 1/2 miles. You will see The big white farm house and red barns and horses on your right..
