Adam's Inn is acessible by public transportation (Circulator bus can help if you don't want to walk a few blocks from Metro). When using the Orange or Blue line, taking the Circulator all the way to McPherson Square (actually Franklin Square near McPherson Square Metro entrance) saves a train change from Red or Green lines, but takes too long in rush hour traffic. Three older row houses on a quiet residential street are well maintained, staff is accessible, tastefully decorated. Breakfast is good on fruit and pastries, has some protein (generallyhard boiled eggs and slices of cheese). Prices are less expensive than many DC locations. Definitely a place I would stay again.

I found Adams Inn on Priceline and booked it for a one-night trip to DC for work. I was pleasantly surprised by my room, which faced the street and had four bright windows (with shades and curtains). It was basic but comfortable. The staff was helpful and friendly staff. The continental breakfast with tourists from around the world was fun.

Needing a break from chain hotels in car dominated pedestrian unfriendly locations, we gave the Adams Inn a try. We were very pleased with our choice. For a start, the neighbourhood is gorgeous. Leafy, quiet and close to a dynamic cosmopolitan district of top restaurants, bars, clubs and local shops. The rooms were quaint and comfortable and the ambience was very homey. If you are looking for in-room cable TV, bar fridges and the like, stick too the chain hotels, as this is not that sort of place. There is a downstairs TV room and kitchen, providing ample opportunity to meet and mix with fellow guests. As far as the B&B style of accommodation goes, this is first rate.

My husband and I stayed in the carriage house last weekend. This Inn is located steps from all of the excitement and restaurants in Adams Morgan. The staff were warm and friendly and the rooms reminiscent of a simpler time. That being said, they have everything you need!

I've stayed here at least 4 or 5 times. Love the place except now the price has gone up. They used to offer a little discount for parents who are visiting their college-aged kids (students) in the area, but now it only applies if you're in a room with a private bath, which I can't afford. Are they under new ownership? I can't afford this place anymore.

We stayed a couple of days at Adam's Inn on Lanier Place. I was very impressed with the historic value of this charming Inn, loved the decor which reflects the historic time and special location in the Capitol City. Pay attention to the many little items which are very unique ! The Inn is very clean and the staff is courteous and very helpful. The complimentary breakfast was excellent. 5 stars !

We have stayed with Adams b&b twice and hope to be back. It is a great location within walking distance of a street full of great restaurants. We tried la Forchette, Tryst, and an Indian place. Great food at a great price. Love the garden with outside seating and tv room. Very cozy!! We found it quiet and very comfortable at Adams.

I randomly booked this B&B, looking for a reasonably-priced spot to stay in Washington DC for one night. I have to say I was very impressed: the staff were friendly when I arrived, my room was huge, the house itself was lovely. The only thing that was disappointing was the breakfast, which was a very minimal help-yourself-buffet. That said, there are plenty of good breakfast options nearby and it's in a lovely neighbourhood.

I stayed here with my 12 year old son for his spring break. Although it was not fancy, and I wasn't expecting fancy, it was perfect for us. I love that it was so very clean which is what I wanted. A nice, clean, comfortable, and safe place to stay. I would definitely stay here again. Although the walls are thin, the other guests were very considerate and we had no problems sharing the common areas.

The staff was wonderful and right away came and Sprayed and showed me how to use the dehumidifier. We needed to keep it Running the whole weekend. I stayed in Adams Inn over Easter weekend, and discovered that taking advantage of the parking garage is an excellent idea. I got lost carrying my luggage from the parking place I found to the inn. The inn itself is run by wonderful people who go out of their way to make sure that every guest is comfortable. The room was nicely decorated, the bed comfy, and every time I needed the bathroom, it was available!

Adam's Inn is in a great location: it's an adorable house with a lovely porch and garden, only a 10 minute walk to the metro station. The bedrooms are furnished with antique furniture and though the bathrooms are small, it is a comfortable stay. The breakfast leaves much to be desired. Purely continental: toast, bagel (with previously frozen cream cheese), cereal, oatmeal, and yogurt. Coffee tasted like instant instead of fresh-brewed. Honestly, I've had better at Holiday Inn Express. In my view, the breakfast part of "Bed and Breakfast" is what is supposed to set you apart from a hotel. Would stay here again, but would budget for breakfast elsewhere.

We are from a small east texas town and wanted to see the beautiful monuments that the nation's capital has to offer.we had a bit of a problem with parking on the first night and we actually took 4 hours to find a spot(we were not informed of the craziness that is washington , u street on a saturday night)the owner was so sad at our experience that he comped our last night that we did not stay there just to apologize.(because they did have parking that we were not made aware of) The inn is old but beautiful, makes you feel like a local, some rooms have shared bathrooms like ours did. You are a quarter mile from a starbucks a quarter mile from the zoo, 300 yards from a safeway and a half mile from all the food and drink you could ever need.This is a great place for a true washington dc experience at an affordable price. Just make sure about the parking because our first 48 hrs was tough.

Within walking distance to the National Zoo and to several bus stations and metro stops, it is located at an ideal location for a visit to the city. I had a lovely octagon shaped room at the top of the stairs, was not too noisy. Private bath. Large room with comfortable furnishings. I liked the feeling of staying in someone's guest room rather than a hotel. Basic complimentary breakfast and kitchen service (with microwave, hot water and assorted beverages) was also welcome. We stay at the Adam's Inn every time we come to visit our daughter in DC. It is clean, friendly, and very convenient to everything; reasonable too! The staff is pleasant and helpful. If you are not looking for a fancy hotel, I highly recommend this place. If you have a car, I advise renting one of the garage spaces as parking on the street will be a big challenge. My only complaint is that the last time we stayed there our room was right by a stairway and it was a little noisy in the hallway. However, I still think this is a great place to stay in the DC area.

The inn was very quaint and great for the price. Our room was super small, there are no tv's in them and the bathroom was down the hall (they should supply robes for the awkwardness). Overall it was a good experience, with the exception of the young child talking super loud late at night in the hall and at 5am on in the morning. I understand why some B&B's do not allow children under the age of 10 (it was quite rude). Parking is awful, but for a fee you can rent a space and this is well worth the hassle. Very clean. Breakfast was basic.

I've stayed at the Adams Inn when in Wash. D.C. for the past 30 years. Each stay has been fabulous. The place is clean, staff are friendly, helpful and the breakfast has a wide array of dietary options. The other folks you meet there, either at breakfast or in the common area are always fascinating and diverse. The location in the Adams-Morgan neighborhood is also great with many wonderful restaurants and access to public transportation a few minutes walk from the Inn. The Inn is highly recommended.

Recently returned for our fourth stay. We like Room 203, although it would be better if the sink were in the bathroom and not in the vestibule. Food is average for a B&B, nothing special. We thoroughly enjoyed our four day stay, and would have remained many more days if it had been possible, but our schedule did not allow it. Our room was quiet, in back, with garden out the door. Breakfast was enjoyable and its variety quite adequate. We were very pleased with the Adams Inn's residential location yet it was close to transportation and activities. We enjoyed the genuine old-home feeling, wood paneling and furniture, and perhaps the simplicity and maybe small imperfections which have made Adams Inn our preferred choice in DC, unless you're looking for the impersonal and expensive environment of a cold luxurious hotel. I enjoyed the Inn: the room was great even if the bathroom was not en-suite: it was just next door. The place was quiet, clean and I felt safe on my own. Nice neighborhood in DC, walking distance to many restaurants. Great breakfast buffet. Kitchen accessible if you want fridge/microwave access. Do not expect anyone to pick up the phone if you need to talks to them though: one staff person on site and often up and about helping guests. I would go back.

Adams Inn is a clean, quiet, charming guest house. The service is friendly and the help with transportation, maps and places to see was greatly appreciated. My boyfriend and I stayed at Adams Inn one night and were so pleased with the experience. We arrived late on Sunday night and even though there wasnt anyone to check us in, my key and check in information was left at the front door, just as the kind woman on the phone promised. Our room was very quaint and adorable and although we mainly went out that night, we had a very comfortable stay when we got back. It was exactly how you would imagine a quaint bed and breakfast would be. Im sad we didnt get to the continental breakfast because we were in a rush, but as we were leaving we heard a cat meowing and coming down the stairs. This must be the house cat they keep to catch the mice!! The entire inn is set up like a house. We were not expected to just stay in our room. There is a living room with a bookcase filled with books and games if you choose to play. I was so impressed with how it had the feel of a warm welcoming house. I would absolutely stay there again, this time for a whole weekend!

I stayed at the Adam's Inn for 6 nights in late July while in D.C. for an art conference. This B&B was only a couple blocks from a lively downtown scene of Adam's Morgan, and within walking distance to the nearby Woodley Park subway stop. All the staff I interacted with were friendly and accommodating, and the room was reasonably priced. Since I left early in the morning and got back in the evening, I didn't interact with other guests much, but overall I recommend this B&B for its convenience and comfort. Tryst is a great nearby spot for the single crowd for bohemian atmosphere, coffee, or a drink. -JR

Adam's Inn is a wonderful place to stay when visiting Washington, DC. Located within a neighborhood and a part of the Adam's Morgan district, it is the perfect location. You can easily walk to two subways (different stations), the zoo and many restaurants and shops. The staff here is friendly, kind and helpful. Whether you need an new toothbrush, directions or a suggestion of where to visit. And, they have a huge bowl on the most delicious chocolate chip cookies in the office every day! They have two outdoor patios in back and a front porch which are ideal for conversations, dinner or drinks, perfect for warm months. A breakfast is served each morning in the dining room in European style, where everyone sits at one table, and enjoys fresh fruit, yogurt, cheese, bread, cereal and everything that goes with breakfast to drink. My room and bathroom were ideal although sans television, although there is a communal one in a living room area on the first floor. I never had the time to consider it. In addition, they offer rooms with shared bathrooms. I recommend Adam's Inn highly if you want a place to feel what it may be like to live in Washington. Great spot for exploring the city.

The service was excellent. Everyone on the staff was above-average. Unfortunately, when we first arrived -- late at night -- we say the largest-ever cockroach walking on the wall of the front lobby, and we therefore never felt completely at ease in our room. We felt obliged to search the bed, walk the floors of our room cautiously, etc. In addition, our bed seemed quite old and worn out, so we were hurting in our backs three days later. Next time we will spend a bit more and stay at a more classic hotel.

I live up the street, and have always sent friends and families to stay at the Adams Inn when they come to visit. But recently, I needed to stay at the Inn myself (long story...), so I got my first personal experience as a guest. Long story short, I loved it. It was charming, mellow, and easy. All the things you get but don't need in a hotel room (hair dryer! in-room coffee prep!) are stripped away, so all you get is...what you need. And the price reflects that. Lastly, I live in Adams Morgan, and love it intensely. So the Adams Inn location is ideal...on a quiet street, steps from the shops and restaurants of Adams Morgan, and a short Metro or bus ride from downtown. Stay at the Adams Inn!

The windows did not open to allow air in and the air conditioner was noisy but the ceiling fan allowed for air circulation on the warm humid nights. The breakfast as described in another review was continental not full as one expects at a bed and breakfast establishment. Everything was clean and the location was fabulous. Stephen, who was at the reception desk, couldn't have been more helpful with directions to the Center of D.C. and other questions. The Inn was a few blocks from public transportation. I loved my room. It was on the third floor, had a small bathroom, and looked out to a garden in the back. Breakfasts were generous. There was a sitting room where we could wait for each other each morning before we set off for the day, and a large dining room with a very large dining table where 11 of us and other guests had breakfast. Adam's Inn is exactly what we are always looking for (and seldom find) in accommodations when we are traveling. It's a warm, welcoming, friendly and unpretentious place with staff who clearly love what they do and take making their guests happy very seriously. We made our reservations with Steven who took great care and a lot of time explaining the options for accommodations and parking as well. Our room on the second floor was just right, very clean and bright with wood floors and three large windows offering good light. Furnishings included handsome good quality early 20th c. dressers, desks, bedside tables and comfortable chairs. Beds were very comfortable and mattresses seemed new. The housekeeping staff were very kind and accommodating and cleaned our room daily. We rented bikes during our stay and Steven provided a safe convenient place in the back courtyard for us to lock up our bikes overnight. He also provided us with large safety pins and duck tape to modify a bag for bicycle use and he also fixed my reading glasses with a tiny screwdriver. Going out of their way for guests seems to be business as usual at the Adam's Inn. It's a very international place and guests of all ages gather congenially and informally for breakfast around a large table in a beautiful dining room and exchange suggestions or share ideas for the coming day. The Adam's Inn has all the best qualities of a well run and well established european hostel but is very much nicer and geared toward people of all ages. Finally, guests receive exceptional value for the cost of a very pleasant overnight stay here. We plan to return often.

My stay at Adams Inn was fun, comfortable and stress-free. I booked the Carriage House which was a private, spacious up-stairs apartment, complete with full kitchen. The room had a garden over-look. My daughter lives close by so we could visit with one another easily and get to our daily destinations easily. The friendly, casual atmosphere made a huge difference in our stay. We met families from around the world and engaged in interesting conversations. I especially liked that we had choices of eating spaces not only in the main house, but in the garden areas as well. We took three rooms for our family party and we were pleased with our experience and the service. Quaint and great location. Only complaint is that beds were not made up or towels changed. I had mistakenly left the tag "privacy" on the door of my room but removed it while the housekeepers were still on the floor. My sisters had removed theirs early that morning but their room was not made up or towels changed. We could have done with fresh towels! Otherwise great!

The location in Adams Morgan is a lively area with a huge array of restaurants, coffee shops and bars. It is a 10 minute walk to either of 2 metro stations servicing 2 different lines and bus stops are near by. We were a family of three and our room was spacious and comfortable. There were several communal living areas and a computer nook. WiFi was reliable and available throughout the inn. Breakfast was varied and generous and it was delightful to meet and talk to other visitors to Washington from all around the U.S and other parts of the world. We also used the kitchen facilities to prepare meals for ourselves in the evenings. The wonderful staff at Adams Inn were welcoming and helpful. They made us feel very much at home and were on hand to assist us and even had treats available to keep guests energy up whilst out sightseeing. I would recommend Adams Inn to anyone especially those who enjoy a cozy, home like atmosphere.

Adam's Inn is conveniently located closed to Metro and bus stop where DC Circulator stop. The Inn was cosy and clean, our room was spacious. Great continental breakfast. Staff welcoming and helpful. We loved this place very much. A big room with comfortable beds, simple yet homey atmosphere... A little snack, coffee (instant) & tea to enjoy upon return from outside. Staff is friendly and kind, too. Just two things--we wish the breakfast hours to start half an hour early, and the shower curtain one inch longer so that would prevent wet bathroom floor.

I stayed at Adam's Inn and it was really easy to get around and see DC from its prime location in Adams-Morgan. The value was spectacular for the location and I loved the quaint atmosphere. One of the best parts was they had free granola bars which came in handy during long treks around DC! The free breakfast was straightforward: cereal, bagels, toast, yogurt. It provided a good start to the day, but I did miss some fresh eggs. Overall, I highly recommend this Inn!

We got a good deal through Living Social, but if we had paid any more than we did, I would be sorely disappointed by the breakfast options. Juice, cereal, bagels, english muffins, toast, yogurt and apples (sometimes). Can you say "carboload"? Also, the parking situation isn't great, but that's like everywhere in D.C. They do have four parking spaces that you can reserve for a fee of $30/day which is $5 cheaper than the nearest public parking (several blocks away). Unless you're lucky enough to score a spot in the neighborhood - 2hr parking, but they stop ticketing from 8pm Fri. - 9am Mon. (or something like that). Everything else about our stay there was excellent. The location is great - within walking distance to a ton of really good restaurants. Also within walking distance of the zoo.

The room was small and the bed was hard and creaky. The shower was barely big enough for one and leaked all over the floor. It was in a great location in Adams Morgan. If you are down with down to earth intelligence. History with current day relevance. Elegance without pomp and circumstance. Being close enough to the fire to enjoy the light and heat without getting blinded and burned. Then Adams Inn is where it is at. A block away from all the excitement happening in Adams Morgan and or a beautiful walk to the National Zoo. Or subway downtown to museum and convention land This is the spot to land in if you are someone from out of town looking to experience "DC" or if you live in town and want to have a carefree weekend. I've lived in DC for more years than I wish to admit and I recently had the pleasure of entertaining an out of town friend. My personal living quarters while being perfectly suitable for me, were not privately romantic enough for my sensibilities.Adams Inn to the rescue! Yeah boy. If I were to go into how cool and accommodating the staff is that I encountered. How beautiful the Inn itself is. How reasonable the pricing is. How prime the location is. I'd be writing a book instead of a review. In the end. From someone who lives in DC and takes the occasional opportunity to step outside of myself and attempt to look at my city in other ways. Adams Inn Rocks the House. Six out of five stars.

I have come back repeatedly to the Adams Inn and put clients there when visiting DC because it is a very homey place, with exceptionally kind accommodating staff, centrally located in Adams Morgan (walk to everything, buses go everywhere). It is an Inn created from three adjoining historic townhouses so the rooms are large, decorated in simple charm, with a European feel. It is exceptionally clean. It has a large communal living room and dining room, a full breakfast spread in the morning and coffee/tea/snack service all hours of the day and night. These people know how to run a B&B. Highly recommend it.

Fantastic neighborhood B&B, great value. Booked on-line - initially got a room that didn't quite fit our needs. Talked to the manager next day and he showed us other available rooms, moved us into a better/bigger room at same price. We stayed two more nights than originally planned. Breakfast is great. I enjoyed my seven days at Adam's Inn. The room was clean and the continental breakfast was generous. The staff are friendly and helpful. In general terms, a very enjoyable place. I only discovered two snags: be prepared for a drill at the fire station across the street at seven a.m. That is the time they test their vehicles by rolling them out and back in again. The other thing is that sometimes the staff have to be reminded if fruit or almond milk is missing from the breakfast buffet.

I definitely recommend the Adam’s Inn to anyone looking for a place to stay in Northwest Washington, D.C.! I love the Inn so much that I actually had my wedding there last Columbus Day Weekend (October 12, 2013). It was the PERFECT location for our backyard, D.C. wedding and a great gathering spot for our family and friends. After we got engaged, my fiancé and I set out to find a small venue to host our wedding. For us, it was a wonderful location with a great backyard and accommodations for our out of town family and friends. The staff at the Inn were fantastic! We met with them throughout the year to plan our wedding details, and they communicated with our vendors to make sure everything was in place for our big day. Unfortunately, it rained like crazy the weekend of our wedding, and a lot of last minute changes needed to be made. The Inn was incredible flexible and accommodating! The owner, Adam, made sure that everything was in place for us and worked to make it as nice as possible despite the uncooperative weather. In the end, we had a beautiful wedding and an incredibly fun event for our family and friends. In addition to hosting our wedding in the backyard, we also stayed at the Inn for the weekend. We rented out one of the houses as well at the carriage house and stayed with our family and friends. This was such a fun way to get to see all of our out of town guests! It was also nice to have everyone in one location. The Inn itself is adorable and so comfortable! It’s so clean and homey. As I said above, all of the staff are very friendly and helpful which took away some of our wedding weekend stress! If you are coming to D.C., you should definitely check out the Adam’s Inn. It’s close to public transportation as well as a ton of fun restaurants and bars. It is located on Lanier Place which is a quiet neighborhood. I cannot say enough good things about this location!

I had a wonderful stay at Adam's Inn. The staff is friendly and helpful. Its in a safe, friendly neighborhood, located near restaurants, coffee shops, and the red line. I felt safe walking in the neighborhood at night. My room was the perfect size for me and I slept well. I did the shared bathroom, but I liked that it has a sink in your room, so you don't have to go anywhere to brush your teeth or take your contacts out. The food was good.

I did not see ALL the rooms, but our party had several rooms. Ours was not up to snuff. It had only one chair (not a comfy chair) and the heat was either on or off and nowhere in between. And it was one of the expensive rooms, ground floor, private bath, etc. Disappointed. The other rooms I saw seemed very nice. Oh well. On the plus side, there was a bottle of wine awaiting us on arrival. The inn is well located for restaurants, zoo, etc. We had on-street parking and had no problems with it.

We've stayed at Adam's Inn innumerable times. For us it is perfectly located (our daughter and son-in-law live nearby), and it is in a quiet neighborhood within but one block or so of the humming Adams-Morgan excitement and easy walking distance to the National Zoo. The staff is convivial and helpful, the other guests usually interesting and often from other countries (one meets them at the communal breakfast every morning), and the rooms are comfortable in a pleasing old-fashioned way, quite different from the common hotel. Public transportation to major sites in DC is readily accessible from the Inn. Frankly, we think of the Adam's Inn as our home in DC. We will return many more times.

This is my 2nd stay at Adams Inn and it certainly won't be my last. The staff is incredibly friendly and accommodating, the rooms are simply decorated but extremely comfortable. We had great conversations with both staff and their international guests. It's a 10 minute walk to both the Metro and the National Zoo. There's nothing better than sitting either in their lovely garden or on their front porch on a late August evening, enjoying wine and people watching. You can't go wrong at the Adams Inn.

We had a number of families coming in to DC for a wedding. Adam's Inn was incredibly helpful and flexible in making the arrangements and bearing with us as our needs and plans. The place is under new management and they are great. They also have a nice little back garden where we sat out in the evening. The entire place is furnished with period furniture that gives it a lot of character. the location is very useful for getting around DC.

I think that it is too expensive for a bed and breakfast. The room was clean but the windown AC waz too loud like most window ACs. It has a great location and close to dining areas. Its also close to the bus station. You have to walk few blocks if you want to take the subway. I was there during the summer, and we had a great weather. The staff was very polite and helpful.

The staff and service at the Adam's Inn Bed and Breakfast are truly outstanding! Upon my arrival, I was warmly greeted by the front desk staff. Steven, in particular, went out of his way to make sure that my room and stay were top notch! Check-in was prompt and friendly. The Inn has two main buildings that are nicely decorated with a kitchen in both areas. Guests are greeted with an assortment of complimentary snacks and have access to hot tea and coffee at all times. My room was beautiful and well-priced! The facility is located in a safe neighborhood right next to the fire department. I purchased the shared bathroom and had no issues whatsoever in having access to it whenever needed. The continental breakfast is good and very family focused. The Inn is within walking distance to the woodley-park metro and is very convenient. I would recommend the Adam's Inn if you are traveling with family, on business, or with friends!!! Thank you to the staff for making my stay so nice!

I've stayed here on a few occasions now. I always come back because it's the best place to stay in DC, that's coming from someone who has tried and tested many! The neighbourhood is fantastic, cosmopolitan, quirky, vibrant, open late with plenty to do. It's also one if the safest areas of DC, certain parts if the city have their moments and that defiantly isn't something you'll read about in tourist guide books. The Inn is quaint and welcoming. It has an old-fashioned charm which is refreshing after night upon night of cold, corporate generic hotel rooms. It actually feels like home. It's simple with no frills but abundant in personal touches. The staff from the manager to the houe keepers are very friendly and make you feel so welcome. Breakfast is continental but with so much choice, bagels, different breads (which you can toast), cheeses, cereals, fruits, yoghurts, many different spreads, juices - the best continental breakfast in town! What first attracted me to Adam's Inn was the price which is worth a mention, bar sleeping 10 to a room in a hostel, this was the cheapest accommodation I could find in DC. It great if you're on a budget, there are many attractions within walking distance, the breakfast is a major money saver, there is a computer with printer free for guest use, free snack energy bars and beverages at any time, a laundry room and even cooking facilities! Our church group of approximately 70 filled the entire Adam's Inn Property. A beautiful place inside and out. We all felt as though we were at home. The back courtyard is a tranquill place to get away from the hustle and bustle of the city. The Inn's location was perfect. Close to the metro, a short drive to the National Mall and directly behind the Safeway grocery store. All of the staff were absolutely wonderful, and with our large group I am sure we were a challenge. The rooms were clean and comfortable. The daily breakfast was great and they always kept the food coming. Anna and all of the housekeeping staff were such sweet gems. Yuniya, Stephen and all the office staff were nothing but courteous, helpful and an absolute pleasure to work with. With a group our size there were plenty of challenges to be worked out but the staff were nothing but pleasant and eager to accommodate us all. Adan's Inn is a place forever etched in our hearts!

I really enjoyed staying at the Adams Inn; it is conveniently located in a quaint neighborhood that's not far from some historic sites. We even caught our tour bus at a stop not a mile from the Inn. The rooms were bigger than expected, clean and comfortable. The value of this stay was more than I paid. We used the dining area for our dinner when we arrived. The service is the BEST part of the stay. For instance, I forgot to bring a bottle of wine to have with my pizza. Juniya (sp?) was already off the clock when she overheard me asking my husband if the wine was in our luggage. She took me to the office and gave me a choice of which wine I'd like. And wouldn't you know it, I chose a Spanish Tempranillo that I'd never had before had but paired well with pizza and burgers. (I'm sipping a glass as I write this!) We even made friends with a Belgium family over breakfast!!!! (road trip!) You won't go wrong coming to this quaint Inn; they guarantee it!!!

Adams Inn is a fantastic place and a haven amidst Adams Morgan and DC. We stayed with two kids and they loved the spaceous rooms and the relaxed atmosphere. So did we. The garden is nice, the porch is great for an afternoon beer and the staff is helpful and friendly. The area is sparkled with great restaurants and it is full of life. If you ever need a place to stay in DC go for Adams Inn!

The location is very quiet, eclectic & beautiful, lots of restaurants & different shops in walking distance as well as the metro (tain) two different stations in walking distance too. staff was excellant, very nice & homely, showed me around, very helpful with directions. the place is very clean just as your home would look, beds were comfrortable, clean bathrooms, very quite & respectful guest. I love this warm, unpretentious inn and always stay here when I come to Washington. It is on a quiet backstreet in the middle of busy Adams-Morgan, so though you wouldn't know it from the inn's front porch, there are tons of great restaurants, bars, music, public transport and taxis just around the corner. The staff is great but also leave you alone in the nicest way - you can come and go as you please, watch TV in the common room late at night or sit in the sun on the back porch all morning... up to you. I like that the inn has a half-kitchen where you can make a cup of tea or store your own food or a bottle of wine. I like that there are no phones or TVs in the bedrooms. I like that there is always a stash of granola bars and peppermint patties for the taking. I like that the Washington Post and NYT arrive every morning for sharing. Just a wonderful place. Adam's Inn, don't ever change.

We stayed here for 5 days and absolutely loved it. The inn is in a nice neighborhood and gave the feel of living in DC rather than just visiting. We walked to the Woodly Park metro everyday (about 3/4 of a mile) and it was very safe, even after dark. The staff were really nice and the place was kept very clean. Loved it!

Very homey atmosphere at the Inn--a nice alternative to the sterile feel of a hotel. Staff people were helpful and well-informed. Neighborhood is a safe residential area. Parking is a challenge; Washington is a good city for public transportation, and if you can arrange to do without a car, you'll be better off. Breakfast was not a full cooked and served breakfast; it was more like some hotels' better "continental breakfast" offerings, including breads, fruit, bagels, English muffins, cereals, coffee/tea, juice, milk, and yogurt.

The rooms we had were bigger than I expected. The beds creaked when we got in and out of them. But the mattresses were pretty comfortable...not as firm as my husband would have liked. It was nice to find a B&B that offered rooms with 2 twin beds, instead of the usual 1 only. Beautiful location, but is right across the street from a fire company. Extremely friendly & helpful staff. Very clean room. The breakfast offering was a "continental" type that you find in many motels. Inn is within biking or walking distance to almost everything. 7 minute walk to the National Zoo. Has on-street parking, & we were extremely lucky to find a space very close to the Inn, so we did not move the car until we left. We would stay there again.

We have repeatedly stayed at Adams Inn because we like its atmosphere, simple but perfectly adequate rooms, friendly people, great location and setting in lively neighbourhood, nice and sociable breakfast, good value for money. I wanted reasonable accommodations near my daughter who lives a block away. I stayed 5 nights in a room with a shared bath and only once had to wait--on busy Easter weekend. Many guests were interesting to chat with at breakfast. Or you could eat alone if you wished. Staff friendly and helpful.

I have stayed at the Adams Inn 3x, the same time of year each time. Making the reservations is very efficient and friendly. The check-in is warm and welcoming. The sitting areas are very comfortable and it is a fun place read, relax, or to chat with other residents. I like that the papers arrive early in the morning. Since I stay during March Madness I do appreciate the tvs in the sitting areas but it would be nice if the tvs were updated to larger HD flat screens. I do not stay for the breakfast as I have early morning meetings during my stay so I can't comment on the breakfast (I had to enter a dining score to complete this review). Given that the heating system is old and the weather can vary dramatically in March, I am glad I have a window to open if the room is too warm. I enjoy the ambiance of the well kept residence and the location is perfect for my needs. It was easy to take a jog along Beech drive, very pretty. Lots for fun restaurants. It has always been an enjoyable 4 night stay. The staff is top notch.

Rooms were comfortable. Had space heaters instead of regular heat. Wasn't a problem during our trip, but may be a problem during colder weather. Good location. Definitely walkable to DuPont Circle. The breakfast was disappointing, however. It was all grains/breads/cereals without any protein.

We enjoyed our stay at the Adams Inn. The area is easy to get around,tons of good places to eat,friendly people,the metro was easy to use to get to Washington sites.Recommend Pasta Mia but you will stand in line for a long time,worth the wait , and Southern Hospitality was very good also,no lines there. My only complaint would be that the heat was to high,we were on the third floor and had two windows open plus two fans on, other than that I would recommend staying here :)

We went for inauguration weekend. It was reasonably priced considering the weekend. We had a nice big room with a shared bathtoom. The houses were lovely. We enjoyed yhe communi RT y feeling of hanging with everyone. Breakfast was good and plentiful. I appreciate the staff. The atmosphere has all you expect from a B&B. Nice meeting room for a wine/beer after the day, comfortable lounge, cosy furniture. The breakfast buffet has a good choice (different types of bread, cereals, fruits, yoghurt, juice, different jams, peanut butter, cheese and ham, ...). The rooms are a little pricy for what they offer. The beds are simple, heating can be an issue in winter, not all rooms have a private bathroom, bathrooms are okay, clean. The staff ranges from very helpful and friendly to grouchy (the latter being the exception).

I'm in DC relatively often, but have never once stayed in a Bed & Breakfast (there or anywhere else). I purchased a LivingSocial voucher to give it a shot, and was quickly convinced that Adam's Inn is a great alternative to more expensive hotels downtown. It's in a good neighborhood, the staff are all friendly and helpful, it's pretty close to three Metro lines (Red Line at Woodley Park and the Green and Yellow Lines at Columbia Heights), and all in all, it's just a great value. I would recommend it to others traveling on a budget.

This was my first time at a B&B. I purchased a Groupon for one night. Service was impeccable from start to finish. I called ahead to let the office know what time I'd be arriving. The receptionist left my arrival packet at the door in case she wasn't back from lunch in time. There were many materials in the packet; the instructions were very detailed and helpful. We reserved a parking spot in the garage and got in safely. Our room was larger than we needed, but upon booking my reservation (over a month in advance), I was told I'd get the more spacious room on the first floor (with the private bath), and they came through! The inn itself is gorgeous and cozy. There is a living room, fully furnished and decorated, equipped with movies, magazines, and a TV. The dining room has a beautiful rustic wooden table, and along the side is a table with info about the Adams Morgan area, as well as York peppermint patties AND a bottle of white wine (complimentary drinks on behalf of the new year)! There is a desk to take notes and a pay phone on the wall above it -- how "antique!" Our room was very clean. I'll admit, as I opened everything, I was fearful of what could be waiting on the other side, but behind every single door, cabinet, and sheet was cleanliness, thank God. :) The shower was not very roomy (no tub, just standing), but that would be my only qualm. Overall, my experience was very positive. The location is great, just a couple of blocks from an impressive strip of bars, restaurants, and lounges. Check-in and check-out were smooth. I hope to return in the springtime or summer, because there is a lovely front porch and a gorgeous patio area in the back. You should definitely consider staying at Adams Inn!

The location was convenient and we were given a 10% discount as we were visiting family in the area, an unexpected and lovely surprise. We appreciated that. The room was clean and basic, a hairdryer and toiletries except for soap had to be requested from the front office. The windows had venetian blinds but no curtains so the room felt "cold". The queen bed was comfortable Because of the age of the house floor boards creaked so other people going to their rooms at night could be heard passing our door. Purchased by living social deal. We checked in late about 6pm because we wanted to tour dc before checking in at 3pm. House was clean but I felt like I was visiting someone's parents home. No tv in room, so we did go down to living room to rest after a long day of walking. We deceided not to move the car since we lucked out with street parking in eye's view of our room. We walked to recommended area for dinner, very nice and beautiful evening for more walking.(Area map very handy!) Sleeping was dificult at first since the fire station was just accross the street, busy fire & ambulance night! Our biggest disapointment was the breakfast which other than the fresh fruit, did not impress. Cold & Hot cerels, bagels that were not at least bakery fresh. If not for the coupon I would not have booked the room. It was fine enough but would not return.

Adam's Inn is lovely historic and charming. And a very short walk from some great restaurants. In fact, the only drawback is parking, which is a real issue. Apparently they have some limited parking but not enough for all their guests. If you get in late after an evening out, prepare for a pretty significant walk back to your room...and hope for good weather! Aside from that, it is authentic old DC and highly recommended.

Very nice looking Inn and easy to reach The Nation Mall and The National Cathedral but i was on 3rd floor and with a luggage weigh like a stone and without an elevator has been pretty tiring... No toiletries in the room itself, pretty boring everytime asking for hairdryer and stuffs. The reception has no change for coin laundry in the basement. Looks like americans are always full of quarter dollars... (you needed 14 quarters). However no problem, there were a coin laundry just 5 minutes from the inn. Average breakfast.

Let's get the good out of the way first. Holly was friendly to start. York peppermint patties at the front. Now for the rest of the story.....Getting a parking spot was a blessing from God. One of the first things Holly told us was "get all your things out of the car", (we had bikes on the back, and took them to our room). A nice tour was given and we were told we could get coffee anytime, (not a chance). The place was blah, old feeling, looking, and there was no pride in its appearance from the dingy rugs, to the chipped paint and ugly decor in the rooms. The only experience you'll get at this B&B is a reasonable night's sleep in a "clean" room. When going for coffee, the doors were locked at the main dining room; I knocked and a women that only partially understood English opened the door and it took me 3 persistent trys to get through the door for coffee, and then she walked away and was of no help whatsoever. II never found hot water for the coffee and the instant coffee was like a brick block. This was before it opened at 8 a.m. and the front office was closed. Turns out, no help is available as no breakfast staff is on call. I later found out I was supposed to go to the front office for help, (before 8 and you're out of luck). When relaying my concern to Holly, she said it was the European style; whatever. She also said I could have gone to a different area, (why couldn't their staff have been more helpful?). I got a gift from Living Social, and I find most of their so called "deals" are wanna be businesses that don't know how to do business. Unless you're broke, got a special "deal", were given a gift, or just don't care about staying at a unique B&B, you will be disappointed and never pay full price for this one as it wasn't worth the "deal" in my opinion.

When scheduling a last minute trip to visit my son I discovered there was not a single hotel room available in DC! After a whole day of searching I stumbled upon Adam's Inn and reluctantly booked it knowing nothing of the area or Inn except it was available. They were easy to deal with and accommodated my very late booking and arrival. The facility was clean and the staff helpful with metro advice. The Inn ended up in a good location; I felt safe. There was no iron in the room but one was available in the basement of a sister building next door; I had to use it at 2 in the morning and it was well lit and accessible. There was also no hair dryer in the room. Breakfast was simple - mostly carbs but nicely done; however it would have been better if available before 8am. I took off one star because the price was a tad high for two twin beds and a warm room. There was an air conditioner but they request that you use the energy saving feature and not go below 75 degrees. Also, the first night I had a rough time sleeping because the pillow was flat and lumpy. I requested a second pillow the next night and slept fine. All in all it was a pleasant experience.

I truly enjoyed my stay at the Adams Inn. Everyone who works there is VERY nice and helpful. My room was clean and pleasant, and I loved the other rooms in the house where I could sit and read a book, converse with other travelers or even sit on the porch and pretend I was a local. The location could not be better: in the heart of one of DC's coolest and most eclectic neighborhoods. There are plenty of public transportation options include bike and car sharing. The streets are VERY pedestrian friendly. And there are numerous hip places for dining, including outdoor patio dining, serving a wide range of fare including ethnic cuisine. You can even find delicious vegetarian food (check out the falafel places!). I also loved all the live music in the area, like latin jazz, and the local salsa place, Havana Village. Even though nearby 18th street is bustling with activity day and night, the Adams Inn is on a quiet, peaceful and safe tree-lined street. How perfect is that?

I love B&Bs and know that not all of them do a home-cooked super fabulous breakfast. We were offered an assortment of breads & cereals, a couple flavors of yogurt, and apples & oranges. Although I'm sure I could have specified dietary preferences, I didn't. I don't eat refined grains & sugars which limited me to the apples & oranges as well as cheese slices. Perhaps I am spoiled by those crazy inn keepers who live to cook for their guests. Overall, the experience was pleasant. Parking is available on-site and very convenient. The Inn is located in a very trendy and fun area of DC. Bus stops and metro stations are within easy walking distance. Our inn keeper provided us with so great information about the nearby attractions and the best ways to get there. I would definitely consider staying at Adams Inn again.

Our stay at the Adams Inn was lovely. The neighborhood was Old World charming and quiet while just a few steps away from a bustling commercial center. Breakfast was filling and the atmosphere international and congenial. Since the garage space was limited, we had to deal with street parking which was a challenge. Rooms were basic, clean and adequate and the staff pleasant and helpful. This was a no-frills inn experience, but the flavor and convenience of the Adams Morgan neighborhood will be enough to bring us back in the future.

Since I was visiting family living in Adams Morgan, the Adam's Inn was the perfect location for me. My family was literally around the corner. My room was clean and breakfast was plentiful. There was a little confusion when I arrived late Sunday night. I didn't realize that there were three entrances. When I couldn't find my room, I mistakenly opened a door only to find someone sleeping. Both of us aged 10 years in that instant. Luckily, I quickly found my glasses, read the directions more carefully, and found my room. Needless to say I put the chair and my suitcase next to the to door that nigh.

I thought the rooms were clean and well kept, staff was polite and responsive when we had an issue. The location is great 10min walk to the metro or 3-4 min if you can snag a bike from the bikeshare. Tons of restaurants and bars around to enjoy. Breakfast was very subpar, my expectation at a B&B is a hot breakfast this was just english muffins, cereal, yogurt, and apples/oranges. I didn't mind the community breakfast atmosphere, there were places to sit alone if you wanted as well but I expected more. I had a nice stay though and would stay again.

Nice quaint getaway in DC Woodsey neighborhood. Metro is only 10 minutes away, then train will take you to the hub of DC. We really had a nice stay, Very clean. The best thing I can say about Adams Inn is that the room was clean, nothing fancy, but clean. One of the problems I had with this establishment is that no one answered the phone on 3 different occasions. If they are not going to have someone answer the phone they should at least have someone check the messages. It took 2 days of trying to get someone on the phone just to book a reservation. But the end all was when I called 2 times for directions because we were lost never to get a person on the phone. Finally with the help of a friend I got a return call. When trying to get directions I was bluntly told, “If you think I am going to give you turn by turn directions you are wrong!” How’s that for Customer Service! No - Holly is wrong to think I will stay there again or recommend it to anyone.

Adams Inn is in a great Adams Morgan location. So many things to do within an easy walk. Also near the Metro. We rode our bikes there and they are very bicycle friendly. A bicycle really is the best and fastest way to get around DC. So many bike trails separated from traffic. Friendly and helpful staff was a joy to be around. The rooms are large with lots of character. The breakfast included tasty and healthy food. It was fun meeting the diversity of other people staying at the inn. I highly recommend. We will be back!

In a city with significant demand for hotel rooms, finding a bargain is tough. For those who are willing to forego the modern conveniences, the Adams Inn is a place to stay. The bed is comfortable, the room is clean, and the check-in/check-out process is convenient. On the downside, the toilet and shower are down the hall, bring your shampoo and conditioner, and don't expect a TV in your room.

When I came to the Adams inn's B&B , I really like it, just like at home, let you can totally relax, and it was nearby the Metro,only needed 10~15mine for walking.

We stayed for two days at the Adams Inn. We enjoyed the location since it was so close to lots of things. The room was just what we needed for a quick jaunt to D.C. I think the Adams- Morgan area is interesting, and hopefully I will get a chance to come back:)

Perfect Location- within walking distance of the metro. Lots of information and brochures for touring. Rooms were quaint and cleanly, although a little noisy. Parking needs to be reserved in advance, which was not mentioned. Otherwise, friendly, helpful staff. Had the most wonderful breakfast in the morning! Thank you!

For hospitality, atmosphere, comfort, congeniality, and convenience, Adam's Inn is my favorite place to stay in D.C. The area is delightful, transportation is readily available, entertainment and sights are nearby, and the "neighbors" and guests are an international mix. I really enjoyed to stay at Adams Inn. It is very pittoresque and is situated in a nice residential area close to many restaurants. It is quite near to the subway that takes you down town. It feels very generous at the place with good possibilites to relax in the livingrooms. It is a cosy atmosphere. And nice that you can get coffee or tea whenever you want, redading the paper and have free internet. Breakfast is also ok - if possible it would be nice with some vegetables. And it is a nice way to meet new people around the breakfast table. The garden looked superb. Unfortunatly was the weather not so good during my stay. I could really recommend it. My first visit in the capital was made easy by the plesant stay at Adams Inn. I was plesantly surptised by the nice atmosphere of the house and my room. After a trilling day of exiting visits in Washington I coold take a deep breath in my plesant room and calm down for the quiet night. The contact with the staff was also very pleasant and helpful and - when away - there were a lot of notes to remind me!

Holly, who was at the desk when I checked in was extremely helpful. She made suggestions for dinner, carefully explained the routine for parking my car, and gave me an upgrade. Having internet access and a printer was an added benefit. I hope to stay at the Inn again.

Adam's Inn is in a great location and is a great vacation value. The rooms were modest but very clean and comfortable. The garden was lovely and the continental breakfast plentiful and in a homely setting. My only complaint would be that the coffee and tea service was not as well stocked and maintained as it could have been (no tea at all in 1746; very little in 1748). And adding hot chocolate both to the continental breakfast and the coffee and tea service would be a great idea. Some children staying in the Inn wanted hot chocolate for breakfast, but the only hot drinks available were coffee and tea for the grown-ups. The staff were extremely friendly and helpful. In total, I glad I chose Adam's Inn and will stay there again if I return to DC.

Adams Inn is a perfect stay in a quiet oasis in the middle of a buzzing neighborhood. The rooms a cozy, the shared bathrooms are clean and the breakfast is decent. Very beautiful is the garden. We definitely recommend it!

The best part of the Adams Inn is without a doubt the location. The metro is a quick walk from the front door. However, the Inn itself was so-so. Our room was clean, but horribly decorated with fire engine red drapes. A bright light was left on throughout the night directly in line with our windows, and even with the drapes closed, our room was lit up like a stage. We tried complaining to the B&B owner, but she just shrugged and did nothing about it. We ended up piling blankets over the window at night just to get some sleep. The breakfast was also very disappointing.

We were visiting out daughter who lives in Columbia Heights and picked Adams Inn because if its location. The price was good (for DC) and we were Ok with shared bath and continental breakfast. The room was small but adequare. The staff was helpful and nice. We enjoyed the backyard garden one evening. Most enjoyable was sharing breakfast with other guests from 4 different countries. We would stay here again.

The Inn is located in a beautiful location, very convenient to the enormous number of shops/restaurants in Adams Morgan and also very convenient to the zoo. It is also a relatively easy walk to the Metro Red Line. The inn itself is very beautiful. Unfortunately, our Groupon only let us use one of the rooms with just a double bed and shared bedroom. The bed was quite creaky and not terribly comfortable, however other than that the room was very clean and pretty. You do get breakfast, which is your fairly typical continental breakfast. We got to talk to several of the other guests and it was very pleasant. There are also two common areas with couches, books, games, and a TV.

We were lucky enough to use a Social coupon but even the regular price was worth it. Great location. If you're in reasonable shape, you could walk to the White House. Minutes from hop on-hop off bus. I have lived in the DC area for several years, but have recently been living abroad. I wanted to come back for a few days to see friends and family, but trying to find a reasonably priced, clean, and somewhat centrally located hotel is much harder than I anticipated. The Adams Inn was perfect. It was only about two blocks from the great restaurants of Adams Morgan but in a very quiet, peaceful micro-neighborhood. The metro was a little farther away than I would have liked, (about a 12-15 minute walk) but still quite reasonable. The Inn itself was lovely. I opted for one of the smaller rooms with ensuite bathroom and I couldn't have asked for anything better. It was tastefully decorated, full of windows, comfortable, and spotlessly clean. The common areas were equally well looked after and it managed to feel cozy without being cluttered or tacky. Breakfast was nothing to write home about, but plentiful and satisfying. The inn keepers were very friendly and welcoming and contributed to the overall pleasure of the stay.

I am a return guest to the Adam's Inn - 3rd time now. It is ideally located for visitng my son who lives in Adams Morgan. The value/price is VERY good and the people are friendly although the hours for breakfast are a bit restricitve. Still a great choice. I brought my friend with me for a day of sight seeing andshe thought it was very nice. There is no doubt i will return with my husband for another visit with my sonor any time we come to DC.

This was my first visit to the Adams Inn. I had a groupon but found I was happy to find the inn. In Washington DC, hotels are very expensive. The Inn was very reasonable, very clean, and the rooms were what they should be in an old converted row house. The staff are very nice. The continental breakfast is served at a nicely set table. I recommned the inn for people visiting the area and not wanting to spend alot of money.

We purchased a Groupon and were glad that the Adam's Inn allowed us to use it over the holiday (New Years). With the Groupon the price was quite affordable and the location is great. We were close to the subway and the bike share. Plenty of bars and restaurants within walking distance of the bed and breakfast. Quite and safe neighborhood. Breakfast was pretty basic, toast, juice, and cereal.

This B&B was super cute, felt charmingly Parisian and was affordable... my only complaint is that our room was exceedingly cold at night and we didn't have any independent control of the heat. We were approached by a lady staying upstairs from us who asked us if our room was freezing too - so it seems it was a building wide issue. Still very much enjoyed my stay, but will probably wait until spring / summer / fall to stay again.

Adam's Inn was delightful - I initially thought we were the only guests, because it was so quiet! I was surprised at breakfast to find so many other guests were present. A nice area - convenient to the Metro and multiple dining spots. I stayed with 2 preteen boys - our room was perfect, everyone had their own bed, plenty of towels, warm despite size of house, and a very nice kitchen area where we could have a snack after a busy day of sightseeing. I would recommend this B&B - we had a wonderful stay!

We purchased a Groupon and got a great deal for a 2-night stay in Washington, DC. While the check-in was somewhat lacking (no description of facilities and our garage parking space was occupied by a staff member), we were extremely pleased with the entire experience. The inn is absolutely charming from front to back and in a great location. We had an easy walk to the National Zoo, the Metro and all of the interesting restaurants in Adams Morgan. We would definitely stay again.

A comfortable B&B with great prices for DC. The location in the Adam's Morgan neighborhood is excellent with a variety of local, independent cafes and restaurants within close walking distance. The info describes a continental breakfast (instant oatmeal, cereal, breads, yogurt) and though the presentation was nicely done, it otherwise was not all that different than the standard fare of say a Motel 6. Even a basket of fruit would have been nice. Our room also did not include shampoo, or conditioner, only small bars of soap. The courtyard outside was cute, easy parking, nice people.

The facility was very clean and the location was excellent for us (within walking distance of local family member). The option to park the car was VERY important since street parking is limited. The amenities provided were sparse. The soap is tiny and there is no shampoo or lotion. The biggest disappointment was the breakfast which was minimal and tasteless: cold cereal, grocery store bagels and overripe bananas. Our frame of reference is a B&B in San Francisco which is priced about the same, nice neighborhood, well appointed, with a cooked, tasty breakfast served every morning.

I stayed in 100A. It would have been better to have more living room space so I could set down my notebook on a coffeetable to read. If you combined two beds into one room then used the empty room to house the living room furniture that would have been better. Could put a small frig there also :-). Also, it was raining, and both my husband and I slipped when entering the door because the tiles are slippery. You might want to add a rug or two, would help decrease tracking in leaves. Otherwise, our stay was great, my dog also really enjoyed it.

I went to dc on a very quick, last minute, only to find that any of the name hotels were either booked or were $400 and up. That really didn't fit in my budget for a simple bed for the night. I am not sure Adams Inn actually exceeded my expectations, but it was plenty nice. Everyone was nice. Very clean. Just a good simple room. The internet connection was better than I get at the big hotels. It is what it is, nothing more than that really. Would stay there again in a heartbeat. Easy walk to subway... 10-15 minutes, and very short to a bus stop. Was able to flag a cab within a block or so in just a few minutes.

I love the Adams Inn, we were there once five years ago and just as I remember it. Nice distance to metro, charming rooms, and friendly folks. The only complaint I had was probably my fault, it was an unseasonably warm day, and because of the age of the building the heat is not controlled in each room. You have to lift the window sash and put the blocks (provided) in them to get a nice breeze going through. The breakfast was tasty and location was fabulous. Have stayed there before and will do so again. The price-point is also attractive.

This Inn is simply adorable.... definitely offers a feel of 'Old Washington DC' living. As far as being called a Bed and Breakfast, my friend and I were wondering why there wasn't a warm breakfast being offered for the guests. All B&B's I've stayed in ALWAYS had an egg , bacon, sausage, toast kind of breakfast offered. The dining room was adorable, and it would have been exciting to look forward to the smells of a traditional B&B breakfast.

I am a native Washingtonian and purchased a night's stay at the Adam's Inn for a friend that came in from New York for a party through a Living Social Deal. The staff was fantastic. Lindsey was very helpful when I booked the room and the staffer who greeted us upon arrival was pleasant and knowledgeable about the area. We stayed in the English basement which included a TV and a private bath. It was spacious, clean, and comfortable. The only complaint I had about the basement is that it is below the dining area and adjoining sitting room. So in the morning the folks over our head for the continential breakfast made a lot of noise on the hardwoods. Normally it would've been tolerable, but after a night celebrating our friend's birthday it was almost unbearable. Breakfast is served from 7am-9am. So if you are a light sleeper or like to sleep in the basement might not be the place for you. That being said, the place is quaint on a nice street but one block in either direction and you are right in the thick of it! I would definitely do this again for out of town guests...but just on one of the upper floors.

I very much enjoyed the room, the common spaces and especially the breakfasts. Lovely atmosphere. However, two minor complaints. My request for change to use for the on-site laundry facilities was met with 'we don't do that' without any explanation as to why not. I can understand its a pain constantly to be asked for change, but if you are providing facilities that require multiple quarters then having some at the front desk would seem to be a necessity. Secondly, upon leaving (during a thunderstorm), I asked the front desk if they could call a taxi. This was met with a similar 'we don't do that'. I was instead given the phone number of a local taxi firm and a reasonably long exposition of how friendly they (the taxi firm) were. Not so easy if you have a foreign cell phone and no quarters! Surely better to spend the time just calling the taxi? Nonetheless, a positive experience overall.

I can't begin to say what a terrific expereince I had at the Adam's Inn. The inn had been recommended to me by someone who had stayed a few years ago. The location is within a very easy walk to transportation and restaurants. It is located in a quiet neighborhood, full of beautiful buildings and people going about their daily lives. I was most impressed with the staff (professional and friendly!) and the fact that the common areas are large, airy and have lots of natural light. Having free Wifi was great, but there is also access to a computer and printer (for bording passes, in my case). I HIGHLY recommend staying at the Adam's Inn. I should also note that their extensive resource center for information on locations within bus, Metro or walking distance was a nice surprise, as was all the other info that could be accessed. In closing, I will say that you will not be disappointed with the service, rooms and location!

I stayed at the Adam's Inn for one night while visiting friends in the Adams Morgan neighborhood. I had a room on the third floor with a double bed and a shared bath. The room was very clean and cute. The bathroom down the hall was small but worked just fine. I never had to wait for it to be available. Breakfast in the morning was self-serve cereal, toast, English muffins, coffee, juice, etc. I would definitely stay here again based on my one night stay.

I really did not know what to expect, and the parking was the only thing that was a bit awkward. Thankfully, I was able to secure paid parking at the Inn, but my Town & Country van just barely fit in the garage. Otherwise, all was well. Keeping cigarette butts cleaned out of the outside containers would have been nice. Not a big deal but . . . .

I was very happy to discover such a nice place to stay just 2 1/2 blocks from my daughter on Argonne Place. I felt very comfortable and the staff was great. It was an extra added bonus that my room opened directly onto the lovely courtyard in the back and I was able to sit out among the plants and birds. I definitely plan to return.

On a busy week in DC hotel rooms near Woodley Park & Dupont Circle were either at an extreme premium or non-existent. The B&B is on quiet safe street. I was only able to get a 1BR with a shared bath but it did have sink. Some people (like my wife) would have to have a bathroom in the room but it worked for me. The bed was comfortable & the room was clean. I would stay again.

I had previously stayed at Adam's Inn in the early 1990s and had enjoyed the atmosphere and the welcome - so much more personal than at a hotel chain. So when planning a ten-days visit from England to show my wife and children the fantastic attractions of the capital it was natural to choose Adam's Inn. I was very glad I did so, as it's not just a friendly and very well-run guest-house - it is also a short walk from the subway station (and there are frequent buses to down-town as well) and with easy access to basic local shops, to many colorful, exotic local restaurants, to the zoo, and it's a short taxi ride to the National Cathedral. The breakfast was as advertised and very enjoyable, especially the excellent coffee, and the Times and the Post were provided for news-addicts to read before breakfast.

The B & B was a very nice historical building and the room was really pleasant; and the Inn was located in a nice tree-lined neighborhood. The only negatives were that the window air conditioner didn't cool very well (there was a wall unit that didn't seem to work at all). Also, the breakfast provided was pretty meager-- no hot items.

Travelling with 2 adults and 4 children is usually quite a challenge! But we had a wonderful time at the Adams Inn. We booked 2 rooms and they were both very nice and quiet. Stayed a week for a conference and vacation. Easy walk to both the Woodley Park and Cleveland Heights metro. Room was clean and basic. Maids kept it nice. We stayed in room 15 and it was a bit like having our own place as the back room opened onto the back patio and the front to the kitchen and dining area. During a busy time this could be more nosy but it was quiet while we were there. In-room bath is really tiny but workable and its nice having it in the room. The breakfast really needs some changing at least every other or every third day. Seasonal fruit (most of the time the only fruit were apples and often there were no apples) could be a great addition in a fruit salad and a large plain yogurt would be nice. Also some pastries and some boiled eggs. The coffee wasn't good as well and is perked in a big pot. Buying a single serving machine would allow people to make coffee, hot tea, cocoa, etc and may save money overall. For a one day stay the breakfast is okay but Adam's Inn would really increase its review status with simple upgrades in their breakfast. Noticed many of the people look at the breakfast and then pass on it. Enjoyable to visit with people from all around America and the world. Sat at breakfast with people from Denmark and France to name a few. Staff very helpful. Felt safe even walking late in the evening coming back from Cleveland Heights metro. Overall I highly recommend Adam's Inn, one of the few B&B's who allow children of any age.

Wonderful home away from home ... we had a huge suite, and the common areas and backyard were very nice as well. Easy walking distance to the National Zoo and public transport. Recommend the purchasing a parking space so you don't have the headache of trying to find street parking.

Not too expensive --and worth the $20 extra you'd pay to keep out of a chain motel in a less dynamic neighborhood. Picturesque residential neighborhood, pleasant quarters, curious and friendly international clientele, access to interesting multicultural commercial street scene in one direction ("downtown" Adams-Morgan) and to more upscale and chic commercial district in the other (at Woodley) --with Rock Creek Park right there at the end of the street. My second time there --and my first choice next time too. I feel very comfortable there for some reason --not a corny b&b setting with the heart-shaped pillows, but spare and clean in a quietly stylish way.

I am not normally a bed and breakfast type of traveler but this stay was wonderful. I needed a short term place to stay until an apartment I was going to rent became available. The price was very reasonable at a time most of the city was full up at other hotels. The managers were very accomodating of ongoing changes in my plans. The breakfast was a step above the usual continental breakfast.

We had a bedroom with a "queen-size" bed that was really more like a double and a little sunroom with a single bed. The beds were only just okay. The inn is two charming houses, on a nice quiet residential street near lots of restaurants and shops, a $1 bus and the metro. Everything is very clean. The breakfast is okay: lots of bread, cereal, juice, a couple of kinds of cheese, one kind of yogurt. Guests have a shared fridge and water dispensers. There's a handy coin-op washer and dryer and a beautiful back garden to sit in. I had been there before and would go back.

I didn't have much interaction with staff due to my in and out all the time. I did like the convenience of having access to towels and washclothes if needed. I'm hesitant to write a good review b/c I don't want to have it booked up each time I visit the city. My fiance and I are from DC and travel back quite often. We always stay at Adam's Inn! It's so quiet, clean and charming, you would never know you are in the middle of the city. The neighborhood is perfect; it's super close to the metro and to tons of great restaurants and bars. This last time we were there, we arrived after office hours and was happy to hear they have a process for this and we easily got into our room. Would highly recommend Adam's Inn, our home in DC!

We love the Adams Inn...its quiet and friendly, has a nice front porch for sitting and a lovely little garden out back. I rarely get to have breakfast there as I am always out the door too early, but when I do, its quite good and I always enjoy the other guests. The management has always been accommodating and courteous, its in a very pleasant neighborhood not far from transportation, it feels like home, is a great find and very good value....go enjoy it!!!

I enjoyed this superb location and the value stay that our Adams' Inn visit provided. The staff was extremely attentive to any needs that I had. However, to accomplish an improved rating in the dining area of the review may involve a simple step, such as, offer a variety of fruit daily rather than consistently apples. This place is a great value for your dollar. It is clean, cozy, welcoming - has a nice breakfast room and a lovely garden area for dining. Staff is extremely accommodating. Location, for us, is perfect due to the proximity to our daughter's flat. But for every guest, the busy Adams-Morgan district is interesting and unique, the B&B is a quick walk to the redline Metro, and it is also walkable to DuPont Circle. Cabs are easy to come by, even at rush hour, just a block or so away, and the major bus route also is nearby. I would recommend Adam"s Inn to anyone. We enjoy the multicultural nature of the guests, who also come from all across the USA. We have stayed here twice, each time for about a week, and during very different seasons of year. Both experiences were outstanding.

We stayed at this neighborhood B&B that is close to where my daughter lives in DC. Very nice location. We found parking on the street near the front of the inn. Free street parking is only available on the weekends in this area. We were able to walk to all of the places we intended to visit and had easy access to the DC Metro and bus system. Very clean and comfortable. Nice "fix yourself" breakfast provided with plenty of choices. We'll stay there again on our next visit to DC.

I stayed at the Adams Inn for four days in late April. It was an absolutely wonderful alternative to impersonal hotels. I felt welcomed and well cared for, my room was spacious, comfortable, quiet and clean, the breakfast was great. It's in a terrific neighborhood with a wide variety of restaurants, close to public transit and an comfortable walk down to the National Mall. I will stay at the Adams Inn any time I'm in DC.

The ladies at the desk were very competent and helpful. However the kitchen-personnel were not very attentive. They never said "Good Morning". They did not remove the dirty dishes, so we often had to clean up before we could have breakfast. As the coffee-water is put into the coffeemaschine the evening before, the coffee does not tast good !

PLEASE! PLEASE! Use fragrance free detergent / bleach when laundering the bed linens. Fortunately, I arrived by car and had a pillow I could use in my car. Adams in in DC was very nice. I loved the charm of the 'old home' and the furniture and decore. Everyone was very nice. The inn was a lot cleaner than many hotels in the DC area. It might be nice to have some things for breakfast like waffles, eggs, and bacon (my daughters favorite). My husband was concerned that there was no fire ladder attached to the building like most of the other buildings around had. Whenever we go on vaction that is the first thing he checks out: the fire escape route. He has been this way since we married 20 years ago. The inn was right next door to a fire station, which is a huge bonus, but it would have been better to have a fire ladder either attached to building or to put out a window in case of a fire. Its a bit intimidating to be on the third floor and contemplate the possibility of exiting a building during a fire emergency. I would definately stay there again and recommend it to anyone who loves 'old home' charm of the past. We will bring our own fire escape ladder next time, just in caes. We also own an old home built in 1830's and renovated it and have our own fire ladders.

Educated professional types as neighbors! Very safe residential area. Lauren was very cordial & accomodating! My bed was made up every morning! I did not expect that! The housekeeping staff was hard working & conscientious. Breakfast was delicious with granola, yogurt, oatmeals, cinnamon raisin bread & everything else stated on Adams Inn website. Environmentally friendly in encouraging guests to recycle towels, recycle bin etc. Metro only 7 rather short blocks away over elegant Duke Ellington Bridge with plenty of walking space. While the rates are comparable to the luxury rooms with full amenities at nearby hotels, this disappointingly modest B&B falls far short. Staff was not always on duty at the appointed hours; while Wifi is available, the staff to indicate how to access it was not. Moreover, I had to purchase an outlet adapter at a local store in order to plug in my laptop. Be sure you can drag your own bags up the stairs. No staff will assist you. Best recommendation: stay in a hotel if possible.

We have stayed here at least four or five times in the past few years and I love it. My family of five feels like Adams Inn is our home when we leave the country for time in the "big city" - Washington DC. Even though DC IS a big city, the Adams Inn puts us all at ease because of the details, and the fact that Adams Inn is a neighborhood within a large metropolis that has its own distinct identity. From Adams Inn, it is a two minute walk to the shops and fabulous restaurants of AM, a ten minute or so walk to the zoo (which is free) as well as the shops of Woodley Park and the metro stop there. The parking at the inn is available for a nominal charge, so leave the car behind and enjoy the first class public transport in DC while you are there. The details like free coffee and tea, nice magazines and daily newspapers, a good video selection and television as well computers and boardgames in the common areas, and nice linens and wi-fi all add up to make a very nice experience. We always meet interesting people here and I find it enjoyable to see how far they travel to enjoy things that are only three hours from where I live. It truly is a world class destination, and the outdoor garden and the pet-friendly options are ones I will have to remember for the future. We hope Adams Inn stays around a good long time, because it is a unique place with a European feel....except we do not have to pay in euros or cope with jet lag once there! Stay at Adams Inn when you go to DC for a truly international experience.

This is a lovely inn, ideally located in the Woodley Park area. Breakfast went far beyond most continental breakfasts, with good, strong coffee, nice bagels, and healthy bread for toast. The room was beautiful--old-fashioned, with a good quilt on the bed and Victorian appointments in the bathrooms.

THe best choice in Washington D.C.!!!!!! We travel a lot around the US, and beleive me it's the best place we ever went to! It's very very clean, the rooms are huge, the Breakfast is awesome, and the staff is soooooo nice. We took Room 201, on the first floor with a shared bathroom. It was a very little price (169 USD for 3 per nights) and everything was perfect : we came with our little baby girl of 3 months, she had her own crib. We had two enormous beds and bathroom area in the room with a sink. Everyone is nice, the guests are all so differents (workers, business men, families, couples) and nice, it was fantastic. We even gonna go back to DC because we found that address. Laurel, the manager, provides for me the best customer experience I ever had. I'm a bit of a pain as a guest, because I'm french (LOL) and I like things very cleaned (especially with the baby) : the Adam's Inn so clean, I was very pleased. Breakfast : the most diversified and yummy I had in a hotel. There is so much, you can't try everything (jams, cereals, teas, 5 sort of breads, croissants, cheese, ham, eggs, oats with 15 different flavors, muesli,...) in 4 days.. ! Closest Metro station : Zoo (Red Line), wich is a nice area with good restaurants.

I recently(Nov, 2010) stayed three nights at Adam's Inn. I felt pampered and very comfortable. There were many small touches that indicated careful thought for guests: thick, fluffy towels; simple, but very attractive decor; large selection of breakfast items. I enjoyed the very quiet atmosphere which included no TV or phones in my room. "Green" touches included bottled drinking water in common area for filling one's own drinking cups, instructions for opting to reuse one's towels, certified natural garden, no wasteful toiletries but small sign indicating they were available on request. Staff member went out of her way to assist me with a problem. Located very conveniently near public transport. An excellent value. I plan to return soon and often to Adam's Inn.

Thanks to the total ambiance in the Guest House, my week in the USA/DC flew past too quickly! The homely atmosphere at Adams was superb, making me feel like being in someone's home rather than in a public hotel. The lay-out of the building/s added to the overall charm. Breakfast was copious. Everywhere was spotless and comfortable. You even hoisted the Union Jack for your British resident. No, I am not a relative - just a darned "subject" - of Her Britannic Majesty! I have waxed eloquent since my return to the UK, singing the praises of your establishment. Hopefully I shall return next year with my grandson. The faults I found may have been due to my stupidity. (1) my inability to get quarters to stay in the phone box (2) my inability to stop the hot water running away too quickly in my wash-hand basin as the plug was so inefficient. Located in a quiet leafy street, but close to public transport we found this B & B exceedingly comfortable. Our room was spotless and we were little bothered with having to share the shower. Guest lounges and kitchen facilities which were modern and user friendly were a special bonus and breakfasts were simple and friendly around the large table. The Adams Inn was perfect for our needs. It isn't a hotel and it doesn't have things like free shampoo (which I never use), but having said that, it had most of the things I needed--comfortable bed, clean, convenient, nice staff. It was very quiet in a nice neighborhood. If I could have added things to the room, it would include one or two more table lamps so that we wouldn't have had to use the ceiling lights as much. This place gives you a tree-lined street, so you can feel as if you're a local rather than a tourist in a cookie-cutter hotel. You can walk five minutes and you're in the coolest street for the young and hip--Adams Morgan 18th street. I was not aware that Adams Morgan does not sleep! Yet Adams Inn is tucked away on a quiet side street, so you'd never know. We went because we wanted to see Belle & Sebatian in concert and didn't want to spend too much but didn't want to stay in a bland hotel either. The experience truly exceeded my expectations. The rooms are simple, but you're in a quaint brick row home on a quaint street. On our walk back from the concert we stopped in Adams Morgan 18th street and at at The Diner, open 24 hours, but just so good and hip. It was filled with people at 1 a.m. I loved the location and quaint simplicity of the Adams Inn and would return.

This is a simple, warm, very comfortable bed and breakfast on a quiet street in the Adams-Morgan neighborhood of Washington, DC. It is cozy and utterly unpretentious. Don't come looking for frills. Reception was very cold and impersonal, not a very nice first impression when you've just landed from overseas. Lady at office when I left was much more friendly. Aircon didn't work in room, and shutter could only be kept open with some clothes in the windowsill to prevent it from falling down. Breakfast the most boring I have ever had at a B+B. Old injury in my left knee broke up, and I could hardly walk. Lady at the reception noticed, but didn't offer any help in getting my 2 suitcases down from 3rd floor. I was allowed, though, to sit at the back porch till late in the afternoon on the day I was leaving and did get help to call a cab. When coming back to Washington 2½ weeks later I was able to get a 4 star hotel room in the outskirts for almost half the price I paid at Adams' Inn and closer to a Metro station. Guess what Ill do next time?

Our room at Adams Inn was nice and clean, the staff were friendly and the location is good and you feel very safe. There is no dinner being served, but there are plenty of restaurants nearby. We shared a bathroom which was big and very clean. There are some nice common areas which encourages interaction with our visitors which is nice, but be aware the rooms don't have TV or Music facilities of any kind.

We felt lucky to be at Adams Inn last week during a beautiful weather week in Washington, DC. The outdoor areas were in full bloom, the evenings cool and inviting and our room was well air-conditioned during the warmth of the day. The location, warmth of the staff and variety of guests from around the world made our stay at Adams Inn a very enjoyable stay. We hope to return in the future.

We stayed in the Adam's Inn in early September of 2010. The weather was wonderful and we took advantage of the tables outside in the pretty garden to enjoy our breakfast. We also enjoyed sitting on the porch and looking at the cute neighborhood. Two blocks to the bustling Adams Morgan 18th street, where you can find plenty of restaurants and night life. Rooms were simple, but fine for the price paid. Other guests were various nationalities and were interesting to talk with. We had a positive experience and would stay there again.

I place Adams Inn At the top of some very enjoyable stays in our wandering thru the US. The staff were very helpfuland sorted out some important issues for me, . I enjoyed the lively breakfast sessions and met interesting people. The back garden provided a great spot for pleasant evening meals fromrthe nearby Safeways. Still in mourning after the sale and closing of Kalorama Guest House, which was my home away from home for over a decade. I'm a native Washingtonian. Anyway, The Kalorama recommended the Adams Inn. Sparse in comparison. 3 P.M. check in is awfully late since I arrive in town on the early train for a full business day. My serious concern was about security. When I finally checked into my room the first evening of my arrival I met the young Frenchman staying nextdoor. We had a friendly chat and I gave him some advice of a local. Then he showed me that he was given keys to 2 rooms and wondered why. One of those keys was to MY room. Another guest was given the spare key to MY room!!! As a general rule that's dangerous. That key could have gone to some creepy guy. I could have been robbed or worse, especially as a woman traveling alone. I told the young lady at the office the next morning. At first she was casual saying they were trying to locate him and knew about the mistake. She referred to it as an inconvenience for me. Nice that she gave me a 20% discount for said, but still, it was dangerous and careless. I'd tolerate the rest and stay there again, but for this I don't feel safe there.

We live a block from the Adams Inn, and we're new parents of the Earth's cutest baby, so we have frequent out-of-town visitors. We send them all to the Adams Inn, and we haven't had a disappointed customer yet. Everyone is charmed by the unique setting, kind staff, and sense of welcome they all feel. I delayed my booking and recieved the last available room, an english basement. I was very pleased with the quality of the room, the kindness of the staff, and the monring breakfast. I was looking for something affordable in this location. It was exactly the right choice. I would stay here again.

I enjoyed many features of my stay at Adams Inn. It is located in a tree-lined neighborhood with a healthy walk to the metro station. 'Crumbs and Coffee' is just up the alley for early risers, and the Safeway Super Market is just as handy for food and drinks at a reasonable price. Having access to a refrigerator is a plus. I ate my dinners at 'The Diner' on 18th Street. No TV in your room. I had to leave before 7:30 a.m. to attend a Summer Institute, so I couldn't eat the breakfast that was included in my stay. Friendly roomers.

We traveled with our 1-year-old and stayed 4 nights at the B&B. The Woodley Park metro stop was about a 15-minute walk, which was not a big deal for us, even with a baby in the stroller. The staff at the Adams Inn were super friendly and even had a crib set up in our room when we arrived. There was also a high-chair in the breakfast area. We shared a bathroom with 2 other rooms but it was never an issue. The heat in DC was unbearable but the AC unit kept our room nice and cool. We loved this place and will come back again on our next visit.

The bed and breakfast was a good value for the money, but we chose to visit Washington D.C. in June/July, and it was VERY hot. We were put on the third floor of the building, and had a window air conditioner. It took a very long time to cool down. We left early for this reason. The shared bathroom didn't have any A/C, and was very uncomfortble. So....I would reccomend this place if the heat doesn't bother you, or if you visit anytime other than the summer.

This place is so welcoming. I didn't want to leave! 2 beautiful old houses with ample common areas to relax, kitchens to prepare food, Tv, internet..all the comforts of home! The bathrooms and kitchen areas are constantly cleaned by the diligent staff, and the breakfast food is always topped up and fresh. Great location too, near lots of excellent ethnic restaurants and bars in Adams-Morgan area and subway. Highly recommended

It is very well located in a lively neighborhood with proximity to many diverse attractions, as well as being easily accessible to public transportation. The room #15 was as expected. Laurel was very thorough in her descreption of the room & the facility in general. Laurel the manager is very friendly & attempts to go out of her way to make your stay enjoyable. Unfortunatly the others that fill in for her when she is away are not as helpful and give the impression that you are bothering them. The B & B is located in a very quiet area & the metro & bus are also withinn an easy walk. It was nice to have restaurants close by. I do recommend Adams B & B for budget travelers, looking for a clean quite residence.

The Adam's Inn had everything we could have wanted. My boyfriend and I are big on "atmosphere" and they created an amazing one. The garden in the back was beautiful, the rooms so cute and quaint. Not to mention how friendly the staff was! We were without a car but the Adam's Inn put us in walking distance of 2 metro stops, the zoo, AND endless restaurants, bars, and shops in the Adams-Morgan area. We would definitely stay again!

It is very difficult to find a reasonably priced hotel in the Adams-Morgan area. Our daughter lives about a block and a half down from this bed and breakfast and recommended we stay there on our recent mini-family reunion in DC. The English basement that sleeps 5 was absolutely perfect for us and very reasonably priced! It's small and you won't choose it for the window light, but we weren't there except at night and it had a great arrangement for 5 people in two different families to sleep. We were within a 10 minute walk to the zoo and a very easy walk to either the Woodley Park or Columbia Heights Metro. The breakfast is pretty pedestrian, but it would cost you $10 at Starbucks, so to have it included in the price we paid to sleep 5 people was a bargain and all we needed. There are bed and breakfasts that specialize in ambience. This one specializes in very comfortable, extremely reasonable room rates in an area of DC that I like. I highly recommend it.

Everybody we dealt with at the Adams Inn was remarkably cheerful and helpful. They provide things that have real practical value--transit cards, computer and printer access, and sweets. It is a very well run place in a nice quiet location, and we will visit again someday.

Stayed at the Adam's Inn May 2010. Great location with easy access to Metro Stops. Room was adequate, clean. Beds were very uncomfortable. Other than Laurel Mawema the manager staff is less than average. One of the gals was smoking on the back porch of this non smoking facility while we were having breakfast. When I wanted to turn my key in the morning I left at 7:58 AM I was told to put the key in the drop they weren't open until 8:00! All of the gals in the front office other than Laurel acted put out if asked for anything!

The room was nice and I only had a few conversations with the office but they were very nice women and helpful. I was a little nervous having the inn across the street from a fire department but it was actually quiet, when the trucks leave they don't have sirens on. The breakfast was really good, light but good, not hardy if that is what you are looking for. Walking distance to great restaurants the evening we stayed and less than a ten minute drive to the sights. The room was clean and quiet. I would recommend to friends and I would stay there again.

Lovely atmosphere, beautiful buildings and grounds. Breakfast choices were not impressive, online shows a full breakfast spread, but they only served bagels, cereal, etc. Staff was very helpful and friendly. Good location, close to busline, easy to get down to the tourist attractions.

Honestly! I lucked out and found Adam's Inn on line when searching for a B&B for my recent stay in DC. It is utterly charming, each host/hostess was helpful, smiling and always found a way to help with directions, arriving late, taxi stands, etc. When I took cabs they were surprised to find it and when I told friends in the area they also were surprised to hear it existed. It is less expensive than a hotel, located in a great area, and I see no reason not to make it my regular stop in DC. I highly recommend Adam's Inn!

Since all bed and breakfast's are different and I had never been to the Adams Inn before an information sheet at sign in would be great. It took me days to realize we had things available that I did not know about and since I was there on business I was out more than in with little time to hunt things down. Some way to take ice to a room would be good and bottled water in the rooms since the tap water is really not good. Breakfast or some form of it earlier for business travelers. I only got to eat once there in my stay since I had to be out and gone before breakfast was served. Since the taxi companies will not pick up at the house if a service was available that would come to pick up would be nice again for business travel it is about time. Also, I was on the second floor and when you have people in the room above it can get really noisy until late at night. There is very little between those floors to keep down sound. If there is some way to let guest know that or put down rugs to help control the noise. I liked the back area to sit outside. I thought that was nicely done.

This was my second time staying at the Adams Inn. I enjoy the atmosphere and the location is convenient. We were there for Cherry Blossoms Festival which is a popular time in DC, therefore breakfast at the Inn was a bit crowded but not a problem. I would highly recommend it to anyone.

The Adams Inn was near perfect for us...near enough to our daughter's home for easy access and less expensive for longer and more frequent stays in DC. We were up and about too early for breakfast so didn't try that. The only problem we had was the room was way too warm one night. As someone deeply concerned about global warming, I had trouble sleeping, both with the heat and knowing that much of it was simply going out the open window. I know it is difficult to regulate heat in an older building, especially in the spring when the weather is unpredictable, so I have no idea what to do...you'll have to figure that out! We chose the Adams Inn based on reviews we read. It was everything they said. Friendly staff, a cosy, comfortable room, and a good ambience. one thing omitted from the reviews was the closeness of public transport to get into the city. It was convenient, regular and quite inexpensive - only a 5 minute walk from Adams Inn. This was the best value accommodation close to the city centre and mall. This institution exceeded my expectations by a long shot. We decided to forgo an expensive hotel room and take our chances with Adam's Inn Bed & Breakfast. Not only was it money well spent, but if we ever return to DC, I will definitely return to this charming bed and breakfast.

I was snowed in during the D.C. 2010 historic snow. This Inn is right in the heart of a happenin' downtown area - Adam's Morgan area. So beautiful! Lots to do even when most shops & restaurants are closed due to dramatic snowfall. This is a historic building with (silent) radiators, classic wood furniture, clean linens, everything is so well kept-up. Wow. The paint is beautiful. The vines growing up the windows are well-groomed. The staff is cheerful and intelligent, hip, fun, kind. Lots of snacks and chocolate and coffee available as you like it. No TVs in the room (fine with me) but a TV in the "parlor" ... Breakfast had a great spread - lots of choices. Yummy coffee. Lovely. I want to return with my husband for a romantic get-away sometime. And another time with my children for a downtown excursion that will just be a fun family-weekend; something classic - different from the modern ordinary of every-day life.

We called as a last minute girl's night out getaway in D.C. The ladies in the office were very helpful in booking us the appropriate room and giving directions around the area for a nice place to eat and dance! Wish we could have stayed longer! We really enjoyed our stay at Adam's Inn B&B in January. It's a lovely, well kept old place and Adams Morgan is a great neighbourhood, with interesting shops and good restaurants (the make-it-yourself falafel shop around the corner is a must). Easy transport to the centre, Laurel and, I think, Holly (she's from West Virginia, anyway) were very helpful. Nothing was too much trouble. superb location on a residential street in Adams Morgan, right behind 18th street with all the shops and restaurants. Nice urban environment to to walk everywhere and great public transport as well. Had roomy, bright, confortable room, accessed through living and dining rooms; no lobby and long corridors here. The staff gave me a feeling of being a valued guest in their well kept and warm home. Most of the other guests I met in the evening and during breakfast were repeat visitors. I expect to do the same.

I stayed at Adam's Inn with a female friend and thoroughly enjoyed every moment. The staff were very helpful and friendly, the room was delightful (lovely American quilts) and breakfast was excellent, made even better by the exceedingly interesting fellow guests that we met. It is very well placed for both exploratory trips into other areas of Washington (Dupont Circle is walking distance) and also for dining - many excellent restaurants within walking distance. The Inn really was value for money even with our current 'poor' pound.

I recently needed a very last minute reservation in Washington DC. The Adam's Inn not only was able to accomodate me, but they completely made me feel at home with solutions to everything from parking to finding walking directions to my daughter's Columbia Heights apartment. The location is a delight, feeling much like the Left Bank of Paris. The rooms very comfortable without all that flowered wallpaper that adorns so many B&B's. Small touches from cookies, chocolates, and a pantry stocked with coffee, tea and hot chocolate made this a welcome home. I was there, unfortunately, only in the dark of late afternoon and an early departure...however, the courtyard and front porches were delightfully appointed for what must make for a wonderful relaxing evening. I wished I could have stayed...and at less than $100/night, it's a perfect find in a great location. Duty called me away...but I will return!

While not "downtown", this B&B was convenient to public transportation and was a great find. We spent a week here and met lots of nice, friendly folks...and while we worried about a shared bath, it was never an issue. The staff is incredibly helpful - but allow guests their space. We did a lot of research before selecting this location - and our efforts paid off. We'll definitely stay there for any future visits.

Great neighborhood location, many restaurants to walk to--even found a great nearby salsa club for Saturday night. Cozy place to return 'home' to after a conference or site seeing day. Breakfast doesn't start until 8:00 AM. But they did provide some food the eve before for us early birds who needed to get to a 8:30 conference.

quaint. shared bathroom was fine but very simple, just a small shower stall and commode. you'll need to bring your own toiletries (except soap, which is provided). inn is pleasantly situated on a quiet street, but you'll hear everything indoors - everyone who walks by your room, conversations next door, conversations downstairs, etc. staff is friendly and helpful. found the place cute but not really my style in terms of lodging preferences. would maybe recommend the place to the right sort of person.

The inn is a good value and well within walking distance to so many good places to eat and visit. The breakfast was my biggest disappointment. It was primarily breadstuffs with very little protein. Even adding a hardboiled egg and some PLAIN yogurt would have helped. We ran out of coffee before 9a one morning. Room was fine, perhaps a little small, but that's not much of a negative for me. The sofas in the main room downstairs need to have new cushions, though!

On a lovely, quiet block in an exciting neighborhood. Close to a Starbucks, grocery and supermarket, loads of great restaurants. Nice walk to the National Zoo & Rock Creek Park. Excellent B&B style lounge and group kitchen/dining rooms. Narrow staircases and no elevator.

The Adams Inn is my favorite place to stay when visiting Washington DC on business. It is friendly, quiet, clean, and conveniently located. There are terrfic restaurant choices within walking distance and it is easy to catch a cab, a bus, or a train as needed.

We went to DC (me, wife, and six month old baby) to meet a friend who was flying in for a couple of days. We had plans to visit museums but it was a rainy day and our friend was exhausted from a long trip. We spent the whole day at Adam's Inn. Eating on the porch. Playing games in the commons area. Talking in the living room and having tea. In the evening we walked around the neighborhood and had a great meal with live music. It was like we were hosting our friend at our house. Also its walking distance from the Zoo. Great experience!

This was a nice B&B in a great location. The breakfast was not the best, but the worst. Not alot of choices, some of the food was on the cheaper side. No half and half for the coffee! Apples were the only option for fresh fruit, the coffee was absolutley gross! I swear my spoon could stand up in the cup by itself! The 3 days we stayed were incredibley hot and muggy, none of the common rooms were airconditioned! It was sweltering in the dining area, hallways and kitchen. Our room was on the 3rd floor, no elevators, so beware......Probably was over 90 in our room, the AC was off! Took all day and night to cool it down. On the plus side, the staff was very kind and attentive, the rooms and all the buildings were spotless! also, upon checkin, we were given a discount, as they had decided to lower prices, it was quite nice. The parking garage is in back of the B&B, in a very small alley which borders a grocery store under renovation, at dusk while parking a rat the size of a small dog jogged past the front of my truck! We decided then and there the alley is NOT the place to go after dark. But, the garage did fit my Yukon(not an easy thing!) This is a darling B&B. Very friendly and in a good location for what we wanted to do. The room was very clean and spacious. The only problem we had was the heat..it was during a really hot time in DC and there was only a small window unit to cool down our room. We never did get the room quite cool enough. They were nice to offer fans which did help. Other than that, it was a very enjoyable trip.

Nice neighborhood, cozy rooms, friendly staff. We stayed in a large basement apartment for 9 days - it was very comfortable. Good selection of restaurants nearby. I will stay there again.

We have stayed here many times and each time has been a pleasure: helpful and lovely staff, outstanding location, good bargain for center city stay, little extras like newspapers including the Washington Post and New York Times, clean rooms and public areas and plentiful and varied breakfast. We've been staying here for 5 years and the staff is always very accommodating and we enjoy the location. However, this last time we noticed a few things that might help improve the rooms. The lighting could be brighter and a magnified wall pull-out mirror would certainly help. In our room we had a window A/C unit that blew the air directly toward the head of the bed (at close range), and it was very loud when it turned on during the night. We found it difficult to sleep soundly. But all in all, we enjoyed our stay.

Compared to a traditional hotel, the value for the room and other services were good. I have a 1 year old and while they said, "a crib can be provided," it was a "pack-and-play" from the 50's. My son was almost too big for it and cried to have to sleep in it. They also had a highchair, which was good. The breakfast was acceptable, though no eggs. As far as cleanliness, the floor in our room was a bit dirty and not serviced everyday. It was a bit musty and I saw a cockroach. I don't know if I would return...

I've been staying here for over seven years, and highly recommend it to anyone wanting to avoid the usual sterile hotel. Lanier Place is a wonderful quiet street. The rooms are basic, but the common areas are fantastic - kitchen, dining room, and wonderful back yard. Breakfast is a great way to meet others studying or vacationing in DC. I highly recommend Adams Inn.

I loved the neighborhood, service and rooms. It was very nice to stay in a home-like atmosphere during my visit in D.C. However, I had expected home-cooked breakfast. It was the same breakfast everyday.

Great place to spend one night as tourist or two weeks for job purposes. The metro station is 10 min walking distance and in the neighbourhood are located plenty of restaurants.

The advantages of this Inn have to do mostly with its location, reasonable prices, cleanliness, and homeyness (kitchen access, living room w/ videos & dvd's, etc.). You won't be wowed by the rooms, the food or the service, but it's a cheap and easy stay.

We had a very enjoyable stay at the Adams Inn. The large breakfast table allowed for some wonderful conversations with other guests to share daily activities & such. The staff is very helpful with info about DC as well as getting around the city. The Adams-Morgan neighborhood is quite vibrant & full of excellent restaurants & night life, yet the Inn is on a very quiet neighborhood street, away from the commercial areas. Access to DC via cabs, subway, or even your own car is extremely easy. We also enjoyed the relaxed atmosphere of the Adams Inn.

We stayed in room #15, which has a separate room with a single bed, worked fine for 3 adults. Both the queen bed and single bed were uncomfortable due to very soft mattresses. Also has a bath which is very small, but adequate. Nice breakfast. have stayed here in the past and would do so again.

This place is great if you are visiting or doing business in the DC area. The rooms are affordable and clean - the only issue was the garage light shining in at night through the window - which we blocked with an extra blanket.

I stayed here nine days while moving to DC for the summer and was waiting for my other accomodations to become available. The weekly rate made a huge difference! They were quick with my initial inquiry, and when a discrepency on the confirmation email came that was different than their quoted price, they were quick to correct it with just one phone call (it had been a computer error). Their service was outstanding -- my room was available for early check in, and when I needed to check out but couldn't retrieve my bags until later in the afternoon, they let me leave them in their office. The inn itself is in a GREAT vibrant neighborhood, on a very quiet and shaded street, and a quick fifteen minute walk to the red line and green/yellow line metro stops. Everything you'd need is within just a few blocks (pharmacy, grocery, cleaners, restaurants, Target, etc). The inn is VERY clean -- it's old, but quaint and very well maintained. I was really impressed. I also had a room that shared a bathroom, but it appeared to be thoroughly cleaned every day and was always available when I needed it (not overbooked with too many rooms). The rooms are simple, but clean and with all the necessities. There is also a small kitchen with a microwave, dishes, and a refrigerator to keep things in (just label it!) and a dining room with water, coffee pot, tea, etc. The living room has newspapers, movies, and books, and they provide materials on how to get around DC and even staff restaurant recommendations (Julia's Empanadas is delicious). Breakfast is continental, with bagels, toast, juices, yogurt, coffee, cereal, oatmeal, jams, etc -- and they have peanut butter and Nutella on the table! I was very, very pleased with my stay and would recommend this to anyone traveling to DC for any reason. I would absolutely stay there again!

Lovely room and facilities to stay in. Ideal location only slightly out of the main Washington area, but lovely leafy streets and close dinner options nearby. Only disappointing aspect was that I informed them of diabetic requirements for breakfast. They replied they had cereals etc that would be suitable. Unfortunately the food supplied by the caterer all contained large amounts of sugar making it unsuitable for diabetics and quite stressfull that first morning for myself. Fresh fruit supplied by the caterer would have been better. The caterer knew that the breads, cereals, yogurts were all high in sugar content.

My selection of Adam's Inn was based on price criteria. When I discovered that after I booked the Washington Hilton dropped its prices by 40% I was disappointed I hadn't waited and booked a standard hotel room.

We shared our 2 bedroom unit with another couple that we were travelling with. We did not like the configuration of the shared bathroom which was adjoined to one bedroom only, which we took. This meant that any time the other couple needed to use it, they had to access the bathroom thru our bedroom only. This arrangement hindered all privacy so if the bathroom was accessed at 3 a.m., our sleep was disturbed. The breakfast selections were great...if you like all carbs. Some fresh fruit or cheese would be a nice compliment to the breakfast choices.

Hope the proposed historic district goes through to protect it as some owners oppose (does not bode well for maintaining historic nature of the area which is why we stayed there).

Prices seem to have gone up over the past year. I still enjoy staying at the Adams Inn but felt the increase was not matched by amenities or improvements. Rooms are very bright during the night due to lights outside and below rooms. I will continue to book rooms at the Adams Inn and would still recommend it.

Adams Inn is your home away from home. It is a charming, warm and cozy B&B in beautiful Adams Morgan. There is even a Wildlife certified garden in the back. Don't stay anywhere else!

Overall, it was fine. I used to live right around the corner and always wondered what it would be like to stay there. The place was clean and comfortable. I didn't have the breakfast there so I can't speak to that. A few points on service: 1. When I checked in, no one made any offer of helping me with my bags up two flights of stairs. Granted I was younger and probably stronger than the women there, but a gesture would have been nice (or even having a strong person on staff) . 2. I had the presence of mind to ask for a hairdryer, but these should be standard in every room. No one wants to come out of the shower to discover they'd have to go downstairs to get a hair dryer. 3. I asked for late checkout by one hour and they made a big deal out of it so I just had to figure it out. All in all, a fine stay but definitely better for leisure and low-maintenance people. And yes, I have stayed at other B&Bs in DC before and had better experiences.

The inn was a delight to stay in. Although I didn't have a private bathroom, I had a sink in my room, and it wasn't a problem to go down the hall. However, I did not bring shampoo. It would have been nice to have that provided. Also, I think that paper towels in the public bathroom would be better, because the hand towel seemed to be dirty. I brought my own from the room after the first trip to the toilet. I would have liked breakfast to begin at 7:30 instead of 8:00.

Adams Inn is in a culturally diverse neighborhood with great ethnic restaurants nearby. The Inn and the grounds were well maintained. The staff were friendly, helpful and competent. Our time spent in Washington was very pleasant and Adams Inn was wonderful. We would highly recommend it to any of our friends.
