This ordinance does not require an inspection of the unit by the City for potential Building, Housing, Fire, or other Code violations. There is one guest room located on the lower level of a cottage hidden behind another building in the Russian Hill District of San Francisco. The front entrance takes you under the front building to a beautiful garden. The entrance to the room is through the garden and down a few steps. There is a separate entrance to the room furnished in American antiques. It has a sitting area, queen sized bed, a kitchenette with refrigerator and microwave, TV, phone, bath and private deck.

LOVED this apartment. We love this part of town, actually have friends nearby, so very convenient for us. Shops and restaurants about 4 blocks away, downhill. Bed very comfortable, VERY quiet, Great smallish bathroom, lots of towels. The kitchen area is VERY small, but has everything you would need for a simple breakfast or cup of coffee in the afternoon. One of our favorite places ever. If you want the Russian Hill area this might be your place. We hope to return often.

Annie's Cottage was absolutely a delightful place to stay in SF. It is located in a wonderful neighborhood close to everything.The cottage is a private oasis in a vibrant city. What a surprise to enter through a condo building foyer into a gorgeous garden with Annie's house and cottage tucked away.. The cottage is nicely equipped and immaculate. There is a private deck for morning coffee. I cant wait to return.

Annie's cottage was terrific. Annie communicated regularly and made the whole process very easy. Her place is divine, behind the gate of a few other apartments, and right below her own home. It is completely private - there is a long patio for enjoying morning coffee or afternoon wine, a nice size little frig, sink and microwave....and an expresso machine!!!! She provided plenty of milk, sugar and sweeteners. She also had a little basket of cereal, which was nice o snack on. The cottage is exactly as pictured, and spotless! She has silverware, plenty of towels, shampoo, etc. Bed was very comfortable, and bathroom was nice size. It is also in a great location, near so many great spots. I highly recommend her cottage- you will love it!

This was a perfect place to have as a home base for my husband and I to explore a city we love. We will definitely come again. Beautiful, convenient, safe, incredibly quiet spot, steps from fabulous restaurants and a cable car ride down the hill. Very comfy bed, a little deck, a great little efficiency kitchen and eating area all reached through a peaceful garden with a gurgling fountain and koi pond! Annie lives on premises and is always available for advice or questions. Stay here on your next trip to S.F., you won't regret it!

A 10 minutes de Fisherman's Wharf, la chambre est spacieuse, d'une propreté irréprochable et située au fond d'un petite cour au calme et dans la verdure. C'est l'endroit idéal pour résider à San Francisco. Toutefois, il est dommage que, pour notre séjour (2 nuits en mai 2014), nous n'ayons eu aucun contact avec notre hôte (l'accueil a été fait par une voisine) et que le petit déjeuner se soit résumé à quelques céréales rangées au fond d'un placard. Heureusement, une petite épicerie sur Hyde nous a permis de pallier à ce manquement. Vraiment dommage.

This is Annie's Cottage in San Francisco. We've been coming 1-2 times a year for about 15 years. It is our "home" away from home. You won't find anything like it. Nestled in the Russian Hill district, it is quiet and accommodating. You can easily walk to neighborhood shops, restaurants and catch a bus or a cable car to take you anywhere in the city. Annie's home is set back away from the street. She has a beautiful, serene garden and koi pond. The lower level is the room she rents. The room is spacious and comfortable plus a nice balcony. It is beautifully furnished with antiques. The room is like having a small studio apartment (without a full kitchen.) However, there is a refrigerator, microwave, coffee maker, toaster and electric teapot for hot water. Cabinets are stocked with oatmeal, cereal, tea, coffee. We stayed here for 3 nights and loved the chance to experience what it might be like to live in the City. We skipped renting a car and took transit everywhere from the cable car, just half a block away to the street cars, to cabs, etc...it was great. Annie's Cottage is spacious, private, quiet and just terrific all around. Dining in the neighborhood is easy and the food was great! Can't wait to go back next year and do it again!

We had the pleasure of spending 4 delightful days at Annie's Cottage. She went out of her way to make us comfortable and our accommodations were the best we have ever had in SF. It is wondefully situated within easy walking distance of everything we needed. The comfort of staying in a place that feels more like your own in-town apartment than a hotel is unsurpassed.
