Our charming Queen Anne style Victorian home was built in 1879 by a German immigrant, Gus Straus, who was believed to be one of Hot Springs' first bankers and the builder of the first Arlington Hotel. We are located 4 blocks from downtown historic Hot Springs and bathhouse row. Our property is located at the foot of west mountain so our back yard is national forest and is very private surrounded by beautiful landscaping, a gazebo, and large koi pond. The front of the house has a huge wrap around porch with plenty of seating, and ceiling fans. Lots of flowers and landscaping and fountains in the front. The side yard has a smaller koi pond with a waterfall . Be sure and check our website periodically as we hold Murdery Mystery Weekends throughout the year.

My wife and I stayed here once again this month. This makes our 3rd time to visit in the last 2 years. They maintain the rooms very clean and cozy which is much better than hotels offer and is one of the reasons we choose Prospect Place. You can expect every part of the room to be clean since it is their house. On our visit this time we slept in a different room. It also had a very comfortable bed which provided us a good night sleep. Staying at Prosepect place has been a very good deal for us. We can walk very easily to town and don't have to drive and look for a place to park. Kelly and Mike are an exceptional host to make your stay with them comfortable and relaxing. Kelly provides a very delicious breakfast meal in the morning for starters. We'll stay with them as long as we continue to come back to Hot Springs. Thanks Kelly & Mike for your hospitality. First timers to Arkansas, and really love Hot Springs. We stayed in the Turret room of this beautifully landscaped old Victorian home. Other than the bed was not to my liking, everything else was great. Breakfasts were very good consisting of fruit & yogurt, bacon & eggs one morning and apple pecan pancakes with grilled grapefruit the next. It was a nice walk to bathhouse row. There was spring water in our room as well as another gallon jug in the hallway refrigerator. We are looking forward to a return visit soon. By, 50 State Bucket List

My wife and I spent one night at Prospect Place on our drive back to NC from CA. We had a wonderful stay. This beautifully restored Victorian is comfortable and welcoming. Our room was luxuriously appointed, and the bed was extremely comfortable. Bathhouse Row in Hot Springs is about a 10 15 minute walk or a 2-3 minute drive away. Kelly was helpful with recommendations, and very knowledgeable about the area. We wish we could have spent more time here, but we had less than a day to see what Hot Springs has to offer, which is quite a lot. We hope to return.

I have stayed in many B & B's and this has to be one of my best experiences so far. The house was in pristine condition, not just the entryway and rooms you saw when you first walked in, but the entire place. The grounds, the porch, the bedroom, the bathroom, everything. Our room was comfortable and well decorated without being over the top country cutified. The breakfasts were hearty and nicely prepared. The proprietors were very welcoming and cordial as were their dogs. The house is close to the historic district and shops, easily walkable if you are up for it, and in a lovely neighbordhood. Oh, and there is private parking for guests in the rear so you don't have to carry your luggage up the front stairs. THANK YOU FOR AN EXTREMELY NICE WEEKEND! We will be back.

Prospect Place B&B is walking distance to historic Bathhouse Row and downtown restaurants. We stayed in the Haven Room which was clean, comfortable and very charming. Kelly and Mike were great hosts and served a delicious hot breakfast each morning. We enjoyed a cup of coffee sitting on the front porch both mornings before breakfast. Recommend this B&B to anyone staying in Hot Springs!

My husband booked our room, he made a great choice for a night away! Prospect Place is very comfy, cozy & charming. Innkeeper Mike was a friendly host & took time to visit with us. The breakfast was delicious and sitting a spell on the front porch was relaxing. We will visit again :)

Thank goodness for Kelly, Michael, the pugs and other pups, and Prospect Place B&B. Clean and shiny, unfussy, friendly and welcoming, it's a lovely house with quiet, comfortable rooms and a genuine hospitality that seems to come from the heart. You can take it to the bank that if we're back in Hot Springs, we'll be staying here (if there's still room!)

We stay for six nights and seven days. Mike and Kelly were excellent host and they made us feel very welcome. Kelly cook a different breakfast every morning and it was delicious. I recommend this BB for anyone that want to stay in a warm and inviting atmosphere. Mike and Kelly said before we left that we made history because we were their longest staying guest.

I met two girlfriends for a weekend of baths, massages, food and fun. All three of us stayed in the Moonlight Room, which was plenty of space (with a trundle bed and two others). All the beds were comfy, the room was just fine to accommodate with a lovely bath just steps away - with plenty of counter space for all our stuff. Mike and Kelly, the innkeepers, were fantastic! We enjoyed the living room on a rainy Sunday morning; the spacious front porch was great for an evening cocktail and conversation. Easy walk to bathhouse row (well...easier going than coming home as the house is on top of a hill!) This is the first time I have not stayed at one of the hotels in town -- it was a GREAT choice. Highly recommend Prospect Place. You will not be disappointed.

The Prospect B&B is loaded with Charm. My daughters (ages 14 and 9) and I came for an overnight stay and I took them to Magic Springs Water/Theme Park. I was amazed at their age how they fell in love with the B&B. They kept saying even though it was so big it felt so cozy. They begged me to stay another night. We stayed in the Moonlight room which was perfect for us. My girls loved the clawfoot tub! I loved it so much that I brought my husband back the next weekend (without kids). Mike and Kelly are awesome hosts and very laid back. I highly recommend the Prospect Place. It's comfortable, very clean, a few blocks from downtown and I promise you won't go hungry. The breakfast is amazing!!! If you visit Hot Springs for the water/theme park, Oaklawn, or the charming bath houses...staying at the Prospect Place is a MUST!!! The Cascio's- Cabot, AR
This room is smaller and cozy with a Queen wooden sleigh bed. The room is decorated with warm taupes, and reds, and it has a larger bathroom with a soaking tub and a shower. It has a view of West Mountain and our koi pond and waterfall feature which you can hear if the windows open.

This is our largest room and has multiple beds. There is a full bed for double occupancy and then there is a twin trundle pull out bed, another twin bed, and a twin sleeper sofa. There is a charge for each extra bed/guest The maximum guests for this room is 5. This room has the largest bathroom in the house and a view of West Mountain. The bathroom is outside the room and right next door. Both this room and bathroom are located in a private hall with a door that closes off for complete privacy. The bathroom has a claw foot soaking tub and a shower, and has windows all across with a wonderful view of West Mountain.
