    • Deposit amount required: To secure your reservation, payment of the first night by credit card is required at the time the reservation is made.

    • Cancellations: Cancellations: There is a $25.00 handling charge, per room, for all cancellations. If you must cancel your reservation, please provide at least 10 days notice, prior to your scheduled arrival date. If you cancel within the 10 day period respectively, there will be a credit card charge of the entire cost of your stay for all of the rooms you reserved. If we are able to rebook the rooms, (and we will do our best to make this happen), we will not charge your credit card. Early departures, reschedules or reducing the length of stay are handled as cancellations and the same policies apply. All cancellations will only be accepted over the phone directly to the Innkeeper. If you do not show up or call to cancel your reservation, we will charge your credit card for the cost of the entire stay for all of the rooms you reserved.

    We stayed for two days. It snowed almost the entire time. The event we came to attend was cancelled due to weather. But we had a cozy, pleasant stay at Rosedell. Holli was very helpful with ideas of things to do even in snow. The event is rescheduled for April and we plan to try Rosedell in the spring.

    My father's house is nearby and overflows at Christmas. I was really glad to see the Rosedell was open this Christmas (usually it is closed in the winter). We were in the Red Room and the Extra Room which share an original bath and balcony. The restoration of this house is amazing. Every room is beautiful. Besides that our room was stocked with small refrigerator, microwave, iron and ironing board, hair dryer, robes and bottled water. Coffee and tea are on the common landing which has a couch and chairs and is a wonderful place to sit and chat or read. Holli was very nice and made amazing breakfasts the two mornings we were there. The only thing that was missing was some kind of directions or information brochure - on things like how to operate the heat (really easy once you figure it out but hard - at least for me - to figure out).

    We stayed in the Tower room which features an original master bath. The room is spacious and airy with excellent early morning light. Access is easy with a digital lock to the outside door and each room door, you're very much free to come and go as you please. Tea and coffee making facilities are on a shared landing, there's bottled water and wine glasses in the room. Each room also has basic cable and wireless internet access. The property is very well preserved with a lot of original architectural features; in the case of the tower room that includes an unheated bathroom which is worth bearing in mind during winter months. Our bed was extremely comfortable and we slept very well; the location is quiet at all times. The included breakfast was competently prepared each day but the kitchen repertoire was a little limited - we had the same dish twice in three nights of stay. It's about 3/4 of a mile to reasonable restaurants and an easy mile or so to down town Yakima. I'd have no hesitation recommending Rosedell and would happily stay there again.

    Beautiful B&B. Very nice host. A quiet and relaxing place to stay. The only comment I would have is that we could not find where to turn up our room heat. Otherwise everything was excellent.

    We stayed in the Parker room on the main floor and loved it. Very spacious room with sitting area, fantastic woodwork and nice furnishings. The bathroom was modern in all of the right ways, yet fit the style of the home. This place has definately been a labor of love by the current owners. Very authentic without being over-the-top floral like too many bed and breakfasts. We plan on returning and will recommend this place to friends.
