Located in historic downtown Staunton, we feature an award-winning, newly-renovated Carriage House (a two-story separate building a few steps from the main house). Historic Staunton Foundation recognized us for the renovation and restoration of this historic building.

We offer many special amenities, which include guest refrigerators and microwaves, FREE unlimited wireless Internet service throughout the entire B&B, sitting areas in all bedrooms, central a.c. + ceiling fans, new firm mattresses with plush featherbeds topping each new mattress! And more . . . . The main building has three lovely guest rooms, a very large suite, and a TV lounge. Snacks are available all the time in the TV lounge. The main house has antiques and feels elegant and serene; the Carriage House is luxurious and offers every amenity we could think of for our guests. Enjoy the beautiful sound of church bells as you relax in the gardens of the back yard. Guests can walk to everything downtown -- or take the free trolley around town and over to the park. We are in a prime location to fully enjoy the historic downtown area, the wharf, the theater, and Gypsy Hill Park (trolley ride to get there).

    From the north, take Exit 225 off I-81; follow signs to Historic Downtown, Mary Baldwin College, and/or Woodrow Wilson's birthplace; at Coalter and Frederick, turn right and go six blocks to property on left-hand side.

    From the south, take Exit 222 off I-81; follow signs to Woodrow Wilson's birthplace, Historic Downtown, and/or Mary Baldwin College, which will put you onto Coalter Street. Turn left onto Frederick at the Wilson birthplace home.

    We are in the 6th block from the corner of Coalter and Frederick (where Frederick begins), on the left side of the street: red brick house, black shutters, boxwoods - 216 WEST Frederick Street.

    The historic Carriage House, located at the rear of the B&B property, has been totally renovated (and in November 2004 was recognized by Historic Staunton Foundation for excellence in renovation and restoration of this wonderful, historic building). It is a very special, luxurious 2-story accommodation. We have also created a separate kennel area (6' x 4')for your four-legged family members, which is in the garage section of The Carriage House.

      This wonderful dish can be made with or without asparagus. English muffins are topped with ham, cheese, and eggs. Then sweet red peppers are added and touch of dry mustard adds some zip. Asparagus is layered on top.

      Since this is a small bed and breakfast, cancellations affect us significantly. Please notify us of your intention to cancel at least seven (7) days prior to the first day of your reservation. A full refund or a gift certificate, can be sent to you. However, if the cancellation is during a holiday season, a special function in this area, or during the months of May or October, notification must be received at least fifteen (15) days prior to the first day of your reservation. When cancellations are received on shorter notice, you are financially responsible for the entire booking of your reservation unless we can re-book the room(s).

    This is a view of the Main House.  Located at the rear of the property is The Carriage House (as shown in another photo).  We have several gardens, as well, including a courtyard garden area featuring a large water garden, a lower garden area with several places to sit and relax, and the upper gardens in front of the Carriage House.  You'll enjoy spending a relaxing time here.  You can also just park your car for your entire stay and walk to everything downtown!  Or you can choose to take the free trolley all around town and out to the park.The Carriage House is a separate 800-square foot two-story building (winning an award for restoration and renovation in 2004 by Historic Staunton Foundation.  The Carriage House has a comfortable Living Room + a dining area, including a refrigerator and microwave.  Upstairs is the large bedroom with a king bed and rocking chairs overlooking one of the gardens.  As always, we serve multi-course breakfasts (even including dessert)-- and we have snacks available all the time.
    "The Carriage House" has a living room/dining area on the first floor (shown) and the large bedroom is upstairs.  There is a king-size bed, a free-standing fireplace, shelves with baskets, and two rocking chairs overlooking the gardens.  The bedroom upstairs is twice as large as the downstairs since it also covers the garage area."The 1890's Room" is perhaps our most romantic room.  It has a sitting area at one end of the room and is a charming, softly-colored room.  It is furnished with antiques and comfortable upholstered chairs.  The private bath has a tub and shower.  The TV lounge is nearby with a refrigerator and microwave for your use.  Enjoy our multi-course breakfasts!
    "The Enchanted Cottage Room" is a very large, sunny room.  The bed is a queen size brass bed.  There is a fireplace with a wing chair and a rocking chair. A table and two chairs are across the room at a large window, overlooking downtown.  The ensuite bath has a tub and shower.  Enjoy cable TV and using the wireless high-speed Internet connection.  You also have access to a guest microwave and refrigerator located upstairs where your room is located, in the TV lounge.  Snacks, tea, and coffee are always available in the TV lounge also.The front parlor is a comfortable place to just relax.
    We serve lavish, multi-course breakfasts every morning in the Dining Room, catering to our guests' needs, and special requests are always welcome!We have several gardens, including this space which features a covered swing.  Enjoy our garden even on a rainy day!  A perfect place to sit and enjoy the day!
    Enjoy the patio which is off to one side of this water garden.  We have a table and chairs and another sitting area with a bench and chairs.  The concord grape arbor/fence is in the background.  It has red and green concord grapes.
