A comfortable yet elegant inn overlooking the water yet just a short walk to vibrant downtown Brattleboro, Vermont. The Inn boasts a small pub on site with local craft beer and wine. With advance registration, you can enjoy a craft beer tasting on a Saturday night. Every morning we serve a full two-course gourmet breakfast. Relax in the hot tub, or play a game of pool by the fire. Every room has its own private bathroom. Several rooms have fireplaces. We are on the water with accessible trails, and our formal gardens include one of the largest Japanese Maples in the United States. Of course we have free wifi; every room has a flat panel TV/DVD player; complimentary snacks and beverages; and so much more at Forty Putney Road!

We had a very comfortable stay in a beautiful room, and Rhonda was flexible and responsive. The breakfast (for one vegetarian and one non-vegetarian) was delicious.

This was a phenomenal B+B in the heart of the cute town, Brattleboro, Vermont. We went for 3 nights and 4 days in the summer and had a delightful time. The assistant inn-keeper Ro was tremendously helpful in making suggestions for activities and restaurants during our stay. We loved walking into town, eating at the Whetstone Brewery, hiking on the New Hampshire border along the CT river, being cozy in the romantic suite....our favorite part was the ambiance of the B+B, including the delightful breakfasts made with fresh, gourmet, seasonal ingredients each morning. We felt so welcome and comfortable, thanks to the lovely staff, and look forward to returning again. This is a great place for any individual, couple, family, or group of friends looking for a peaceful escape on a gorgeous property in nature. I was super impressed by the cleanliness of rooms on arrival and each day. Thank you!

We enjoyed our stay at Forty Putney Road Bed & Breakfast in February 2013. This B&B has every amenity and convenience you can imagine. The property has a pub, hot tub, and pool table. Guests have access to snacks, beverages, and in-room mini fridge. Rhonda did a wonderful job with the breakfast and hospitality. The location is close to downtown and was quiet. I would highly recommend this property.

We absolutely LOVED our stay at the Forty Putney B&B! The only thing that could've been better was if we had been able to stay another night. We both knew immediately that Forty Putney would become "our place". Can't wait to come back again and see what's new and different for every season of the year.

A fantastic place in a beautiful location. We have stayed at a few B&Bs and Forty Putney Road is definitely the best so far. It is beautifically decorated and has a great little pub! One of our favorite things was just being able to sit by the fire and read or have a bottle of wine - a very nice touch. There are free snacks and beverages provided in the room which was great, as well as the free internet/printer, popcorn station (adorable!), DVDs/books for use, and free local and long distance calls. We have never had those things anywhere else and they really were nice touches. The breakfast was delicious and it was they catered to everyone’s likes and dislikes so it was like having a specialized breakfast every day. Amy and Tim have really mastered the B&B experience and there was not one thing missing from our stay. In fact we had more than we expected. We can only imagine how beautiful it is up there in the summer!

Very pretty place, loved the availability of the billiards table and hot tub, computer, DVD's and books, snacks in the room, towels if you want to go to the beach, etc. It seems that everything a guest might need is thought of. We did not visit the on-site mini-pub but that looked very cool as well. It's a very short walk to Brattleboro's excellent variety of restaurants & shops. A great weekend getaway!

My husband and I had an amazing stay ay Forty Putney Road! The warm welcome from Amy and Tim when we arrived made us feel right at home. We loved all of the personal touches of the inn including the yummy basket of treats in our room. The beer tasting at the pub and Amy's delicious breakfasts were the highlight of the weekend! Amy and Tim really go out of their way to accomodate each guest and it does not go unnoticed. We really could not think of much more that would have made our stay more enjoyable aside from thinking how much our friends would also enjoy the inn. We are already trying to organize a weekend to return! Thanks again for a wonderful stay at Forty Putney Road! You made our weekend in Brattleboro a memorable one and we look forward to returning again soon.

I'm a picky guest, and I really enjoyed my stay at Forty Putney Road B & B. It was very clean and very quiet. The grounds were lovely, too, and I enjoyed learning about the history of the home.

Forty Putney Road was a very enjoyable experience. Everything was very solid. The location is close enough to downtown to walk, yet feels very private...especially the nicely landscaped back of the property. Tim and Amy added much to the experience....they're interesting people and were fun to visit with during breakfast or in the evening at the on-site pub. Strongly recommended.

First of all, a beautiful property in and out, clean and neat, and still undiscovered. Had we stayed longer we would have taken that walk down to the water and look around the grounds a bit more. Really nothing critical to say. We enjoyed the peace and quiet. The free snacks was a nice touch. A lot of places let you raid the mini fridge and then gouge you $6 for water later etc. We showed up whistling the theme to Newhart, and found it refreshing to see a young couple undertaking a B&B. Everyone was warm and helpful. The restaurant recommendation was perfect (Alici's). The B&B's pub - great for beer enthusiasts. Breakfast was really good - we had specifically sought out local, organic, green etc. Room 5 was a good choice - separate from the main house, with a whirlpool tub.
The Mountainview Room is located in the front of the house (street side) and has a queen size bed that sleeps 2 people. The room gets morning sun and has a front view of Mt. Wantastiquet. This Room has a private bath with original 1920's tile work and nickel plated brass fixtures. The room has a great overstuffed chair, small writing desk and is decorated in a contemporary chocolate color.

The Sun and Moon Room is located in the front of the house (street side) and has a queen size bed that sleeps 2. The room can accommodate 3 people, using the love seat that opens into a twin bed. The room gets morning sun and has a front view of Mt. Wantastiquet. This room has a private bath with original 1920's tile work and original nickel plated brass fixtures. The Sun and Moon Room is decorated in a Celestial theme.

The Garden Room is located in the rear of the house, and has a large queen size four post bed that sleeps 2 people. The room is West facing and overlooks the backyard fountain, gardens, foliage and the West River. This room also has a gas log fireplace. The Garden Room has a private bath with original 1920's tile work and original nickel plated brass fixtures. The Garden Room is decorated in a peaceful outdoor or garden theme and has a bright and airy feel.

The Ripley Suite is located in the rear of the house. It was originally the master suite for the owner of the home, Charles Ripley. The Suite has a large bedroom with a Queen size sleigh bed and beautiful original 8 pane windows overlooking the rear grounds and West River. There is also a large sitting room with french doors, a large leather loveseat that reclines for comfort, a desk looking out over the gardens, and a warm and inviting gas log fireplace. The Ripley Suite has a large private bath with original 1920's tile work and original nickel plated brass fixtures.

The Maple Room is located just a few steps from the main house in the former Carriage House. The room has a modern private bath with unique ship port windows and a whirlpool Jacuzzi tub. This retreat is cozy and elegant and is well suited for a romantic getaway. There is a warm and inviting gas log fireplace in the bedroom.

The Hummingbird Room is located just a few steps from the main house in the front side (street side) of the former Carriage House. The Hummingbird room is our smallest room, and is completely private including its own private entrance. The cozy room comfortably sleeps 2 people on the queen sized bed.
