This is a delightful B&B. The rooms are attractive, warm, comfortable and quiet - charming! The common areas are perfect for a small group or for a larger family get together. Amanda made terrific breakfasts and Carolyn was a gracious host. Readily available amenities such as coffee, tea and water. Just a 2 minute walk to the downtown pedestrian mall and easy access to the University of Virginia as well as local historical sites. We stayed in the Preston Suite. It could not have been better. Highly recommended.
Thank you so much for your kind words! So glad you had a wonderful stay! Looking forward to your next trip to Charlottesville!

Carolyn was lovely and helpful over the phone. She sent a helpful e-mail the day before our stay, customizing an early check-in time, and making sure we had our plans for C-ville worked out. We arrived even earlier than expected, called Carolyn, and she came right over to check us in. The B&B is beautifully decorated with beautiful colors, fabrics, furnishings, and accent pieces. There is thoughtful attention to detail, such as large umbrellas for use at every exterior door, comfortable bed, lovely bed linens, and huge rainfall showerhead. There are tons of books to read and games to play. One trade-off of the ideal central downtown location is the space. The kitchen, dining room, and common room are all one combined room. The cooking occurs in the same room that breakfast is served. You eat at small metal cafe tables and chairs. The Preston Suite is large overall with a sitting room and a sun room, but the trade-off is that it has a small bedroom and small bathroom. Breakfast is advertised as between 8:00-10:00 a.m. Carolyn asked what time we’d like breakfast and we said 8:00-8:30 a.m. When we came down at 8:15 a.m., three people were in the kitchen/breakfast room/common room in the process of making breakfast. They said that breakfast was not until 9:00 a.m. Breakfast tasted fine, but it was the smallest breakfast we've ever had at a B&B, very atypical. Breakfast on the second day was a huge improvement. A lovely young couple had replaced the previous day's threesome for cooking and serving breakfast. They had breakfast ready and the kitchen cleaned up by the time we came down at 8:30 a.m. Breakfast was again tasty, but very tiny and unfilling. A few concerns. The Preston Suite was extremely cold at all times, especially at night. The first morning, I had hot water for the first 30 seconds or so of my shower, and the remainder was ice cold. Carolyn e-mailed us that very same day to apologize and inform us that she'd have them looked into.
Thank you for your review. We always appreciate when our guests take the time to give us insight into how we are doing. As I said in my earlier email to you, I wish that we had known of the temperature concerns in your room as we could have easily made it toasty for you! I'm glad that your husband didn't have the same problem with the shower that you did and that your second morning was so much better. We looked into why that could have happened and will continue to monitor it. In my email response to you the day that you checked out I did apologize for the miscommunication in breakfast times and I will take this chance to apologize again. I do hope you will return to our lovely city and if you choose not to stay with us, please know that we have some other beautiful Bed and Breakfasts in the area.

We stayed in the Ridge apartment at the Inn and absolutely enjoyed our stay there. Great service and accommodations. Would definitely come back here.

Quaint and clean, The Inn at 400 West High stands at the top of all places I have ever stayed. Caroline, the owner, is charming and her establishment is sophisticated in every aspect. Located just a block away from the downtown mall area, this bed and breakfast offers absolutely everything you want in a place to stay! In fact, my husband and I have stayed here on two separate occasions because we enjoy it so much! This is by far the best, most hospitable place I have ever stayed!

Our stay at the Inn couldn't have been any more wonderful. It's so full of charm and not a single detail has been overlooked. Free wi-fi, free bottled water, fresh-made breakfast in the morning, big spacious rooms, fabulous bathrooms, and the chance to meet people you otherwise never would - these are just a few of the things you get when you stay at the Inn at 400 West High. Carolyn, the inn-keeper, is just fantastic. She's so personable and will sit and talk to you for as long as you'd like! She opens her doors to everyone and there's always a smile waiting for you. I wish I could've stayed longer and this will now be the only place I stay when I'm in the area!

My husband and I were unexpectedly traveling through Charlottesville on an impromptu road trip and found the inn through a google search. We called and left a voicemail message that was promptly returned by the very friendly and welcoming innkeeper, Carolyn. As luck would have it the upstairs suite was available and was absolutely lovely...beautiful furnishings and bath, luxurious bed linens and a charming, private terrace. The location is very convenient for walking to shops and restaurants and the breakfast was delicious. Thank you for a wonderful stay!

This is a warm, pretty, and comfortable little Inn, located in easy walking distance to the pretty pedestrian mall in Charlottesville. The gathering room is beautiful and a welcoming place to be, the breakfasts were amazing, and the hostess Carolyn was charming and very helpful solving a little problem we had. Our room was very comfortable, fresh, and pleasant with a great bed, excellent shower, and cheery balcony. Highly recommended.

The inn is beautifully decorated and feels fresh, modern, elegant and comfortable - not stuffy or kitschy. Our room had a private balcony and we opted to have breakfast served there (which was delightful) but we ended up passing a lot of time in the main room, which was much more inviting and user friendly than the public spaces of other b&bs at which we've stayed. We also raided the cookie jar of fresh cookies! The location across the street from the Downtown Mall in Charlottesville couldn't be beat. (The Downtown Mall is THE place to hang out in C'ville, with great dining, shopping and used bookstores.) Parking was provided on the grounds of the inn, which was crucial. Carolyn was a lovely and friendly hostess. We will return. I couldn't recommend it highly enough.

We visited from England in May 2013 and stayed for 2 nights at the outstanding Inn at 400 West High. We have never put a review on Trip Advisor before (we travel a lot) but felt compelled to do so as this is truly a special little place. Carolyn the owner was a charming and genuinely lovely host. As we are both vegetarians she made sure we had a fantastic breakfast of fruit, granola & yoghurt followed by a lovely spinach & cheese breakfast casserole & waffles on the second day all cooked fresh. The living room and garden area was enchanting; everywhere you looked there was something unique and interesting to take in. The bedroom itself (Macintyre room) was perfect, huge king bed (super king in UK), rain shower, free Wi-Fi (you don't get this at the big chains!) and you could help yourself to bottled water & juice from the kitchen fridge. This room had an outdoor terrace and was possibly the nicest room we have ever had. On Saturday Carolyn offered us a glass of wine which we drank in the garden area which was a nice touch and gave us the opportunity to chat with our host. We were upset to have to leave this perfect B&B; We could have stayed there forever. If you are thinking of a visit to Charlottesville you should stop here.

My wife, two sons and I stayed for 2 nights and it was wonderful. My sons and I have Celiac Disease and the owner went out of her way to provide gluten free breakfasts both mornings. The room and house wer very clean and beautiful and exceeded our expectations. The owner was extremely pleasant and helpful. We plan on staying there again.

Room was large and comfortable, and very clean. Whole house has a welcoming feel to it. Breakfast area is dozy, and breakfast was amazing every day. Near the Downtown Mall, great food and shopping is within walking distance. Balcony was lovely, and the owners were amazingly friendly and helpful. We will be staying again!!

My husband and I have stayed at this inn two times so far. It is a special inn that exudes charm in every nook and cranny. The rooms are beautiful, and breakfasts delicious! Carolyn, the owner, is warm and welcoming!! The inn is located within walking distance to the downtown mall and all the great shops and restaurants. Couldn't be better!!

We stayed in the McIntire Room. It was beautiful and had everything we needed. The homemade cookies were amazing along with tea, soft drinks and water were available all the time. The decor is perfect and Carolyn is an excellent cook and hostess! It's in walking distance to the downtown mall.

I live in Richmond and my parents were visiting from out of town so I wanted to take them to Charlottesville for a night. I found the Inn at 400 West High just by searching the internet. The place was charming and comfortable, we had our own private access to outside where our car was parked and the location is within 2 blocks walking distance of the downtown mall. Carolyn was so sweet and it is apparent that she enjoys what she does. I'm so glad that I found this place instead of staying in one of the nearby chain hotels. It made our experience in Charlottesville so much better.

The Inn at 400 West High could not have been more perfect! I stayed two nights in the Ridge Apartment for my wedding weekend and it was everything I could have hoped for. The apartment has a full kitchen, and lots of space, which came in handy. Breakfast both days was phenomenal. The Inn is decorated beautifully and was one of the best "home away from home" experiences I've had. I would highly recommend this Inn to anyone looking to get away for some R&R!

My husband and I stayed in the McIntire room and couldn't have been more impressed. It is obvious that Carolyn took pleasure in decorating every nook and cranny of the wonderful B&B. The decor was bright and cheery and so peaceful it just wraps you in warmth. She could not have been more accomodating. Loved sitting on our private deck and drinking the wine that was complimentary!! So much attention to detail that it is a must for anyone visiting the area! We will be back for our annual trip to Charlottesville.

We stayed in the Preston Suite at The Inn at 400 West High while visiting our daughter at UVA.The suite was comfortable and spacious. The Inn is conveniently located within a short walk of the Downtown Mall and many lovely restaurants. The hospitality provided by Carolyn, the innkeeper, was outstanding and nothing was too much trouble for her. Her breakfasts were delicious and the complimentary coffee and cookies much appreciated.

Such a Perfect Place for a intimate wedding! The hostess did a marvelous job and did everything to make sure all the details of our small wedding went off without a problem. Everything worked perfectly for us. Perfect breakfast too! the Fresh fruit salad with yogurt and waffle. Yum! Other things you can expect are fluffy towels, bathrobes to lounge in, unique bathrooms, the best comfy mattresses and large pillows, quiet areas, cleanliness beyond fault.

We recently stayed at the Inn at 400 West High and loved it! The rooms are lovely, warm and welcoming, as is the host Carolyn. Beautiful, comfortable bedding and a great shower. So much attention to detail and we felt very taken care of. Very close to the pedestrian mall in Charlottesville and an easy drive to Monticello. Thumbs up!

My girlfriends and I just celebrated our 40th birthdays with a 2 night stay at this beautiful bed and breakfast, within walking distance to the pedestrian mall. The interior is so cute! It is decorated with a trendy, eclectic, cottage feel and a bird motif. You will want to decorate your house just like it! The owner, Carolyn, was precious. She was so sweet, so attentive, and super friendly. She helped us to find an affordable driver for our wine tours, just an hour before we left! We had the best time here! We seriously plan to come back every year to this place. You will not find better! Thank you Carolyn!

I cannot imagine a more inviting place to spend a few days in Charlottesville. As a matter of fact, I would travel there for the sole purpose of staying at 400 West High! Ms. Carolyn, the innkeeper (and a fabulous conversationalist), has collected a wonderful array of fine furniture, art, fabrics, plants, glassware, china - you name it - and has arranged it in the most pleasing and useful ways throughout the property. Each room has a lovely private entrance and affords quite a lot of privacy. The bedding was simply stellar and the shower was divine. Congratulations on bringing your vision to such a creative and enjoyable fruition, Carolyn. Thanks for the immaculate and relaxed yet perfectly personified Southern hospitality. Modern inn appeals to a younger crowd than most B&Bs. Recently updated in timeless design, it's a great hideaway right in the heart of downtown Charlottesville. Feel light and lively as you escape to this home-away-from-home that -- thankfully -- is void of the dark furnishings and heavy draperies typical of so many B&Bs. Every room has a private entrance and unique charm; you rally can't go wrong. Breakfast is served in elegant garden style, however its charm far outpaces its taste.

My husband and I enjoyed a great weekend of sight-seeing in Charlottesville, and found that the Inn at 400 West High was the perfect place to start and end each day. Ms. Polson was more than welcoming; her southern charm and hospitality helped make us feel right at home.

My husband and I needed a mini getaway for our anniversary not too far from the kids. The Inn at 400 West High was the perfect romantic getaway still close to our home. Carolyn took such great care of us and made sure our time with her was peaceful & restorative. Perfect room, delicious breakfasts, luxurious accommodations -- what a great value! Thank you to The Inn at 400 West High!

We wanted to be in town as we were visiting UVA and it was a great choice. Everything was easy about our stay. Cookies and tea for us when we arrived to enjoy in our beautiful room or a comfy common room. The location is perfect. We walked to the downtown mall really easily. I would recommend the Inn to anyone.

To gather calm & strength before a family Christmas, we booked a two-night stay. A well travelled couple, 400 West High was perfection. Great, I mean GREAT comfy bed, amazing breakfasts and a festive sitting room attached to the kitchen meant we could relax and read or spread out and plan our Charlottesville/Monticello excursions. HIGHLY RECOMMENDED

What a wonderful respet from the day to day. While centrally located, the cozy, warm atomsphere gave me the feel of being away from it all while within walking distance of wonderful shops and eateries. Beautifully appointed rooms with a wonderful main room for eating and visiting. A high recommendation from this world traveler.

We came unannounced and fortunately Carolyn had a room available at 400 West; she said she could have it ready for us in an hour. What a surprise, the room and inn were outstanding! Everything was clean, neat and very tastefully decorated. We stayed for 2 nights and were overwhelmed with the hospitality and morning meals. Great time, gladly recommend the Inn at 400 West to anyone looking for a nice quite place to unwind.
