This is nice private room with a spacious in suite bathroom on the second floor. Light and airy describe the room. It has a queen size bed a small desk with printer and a skylight.
This is a smallish bedroom with an office connected. You have a private bathroom next to the bedroom.
Spacious room with high ceilings on the main floor oft he house. It has a queen size bed and a love seat. Tall windows and a private entrance. This room has a private bathroom that is not in suite.
This is the best seller, It is a private studio apartment detached from the main house. It is complete with a full kitchen and bathroom. Once checked in guests have their own private entrance onto S Congress Avenue.
This is a large room with in suite sofa and balcony. It has a large in suite bathroom with walk in shower and garden tub.

This was a cool house in a cooler part of town, the common areas were very nice. The kitchen was very large and well situated, but the big refrigerator was broken and looked to have been so for a while. There was a mini fridge, but that was really too small to be very useful. The reason we came to this B&B was for the garden tub, and of course for the B&B experience. Our room was wonderful, it was the king bed room. There were a few disappointments though: it did not have blinds over the bed so the sun woke us before we were ready, the garden tub jets didn't work and we weren't informed of that, the water pressure in the shower was very poor and the fixtures in both the shower and tub were not in good shape, and the water temperature was switched in the tub so the heat actually came from the right side. One issue we discovered in the morning was that there was no breakfast provided. I saw somewhere that they charge $15 for breakfast which apparently consists of access to what ever is in the kitchen. There was a coffee maker and tea kettle, so we made hot drinks. There was sugar and a small bottle of milk, so that was good. The food available seemed pretty old and consisted of some random dry goods. My boyfriend paid for this, so I'm not sure if the "breakfast" charge was added to the cost of the room or if is a separate charge you can select. However, when ones expectation is a B&B and no breakfast is provided, it's disappointing. We were happy to walk around SoCo and went to some great restaurants, even walked to the grocery store and bought sparkling wine to drink in the tub. I had a wonderful birthday and am only mildly disapointed about my expectations not being met with this B&B. I'd recommend this place as long as one understands what they're getting.

I'm glad to see that here the name is SoCo Private Rooms. On their webste they call themselves a BnB, but there is no second "B". ..not even coffee. Imagine our surprise... On the up side, they are located right behind one of the best Austin breakfast places, the Magnolia Cafe! The room was clean and spacious, with a fun balcony. Bubbly tub didn't work, and I would suggest soap for the shower. It's a hassle to move squirty hand soap back and forth.

I'm so happy we stayed here for our weekend trip to Austin instead of a hotel. The location is unbeatable, and very laid back. Matt was very friendly and helpful when suggesting things to do or restaurants in the area. We had the studio apartment and it was great because we had our privacy and separate door in which you could access S. congress. It was simple and clean-everything you need! I would definitely stay here again next time I come to Austin!

This place is a really nice Austin experience. Located to lots of cool stuff. The neighborhood is quaint and it's a better feel than staying in a faceless chain hotel. Loved the porch swing, friendly house animals and the room decor. The only downfall of the room we stayed in was that it was right next to the main entrance and the walls are thin. If I stay again, I'll try to get a more secluded room. Overall, I loved it!

We stayed in what I think is advertised as the "studio" with its own private bathroom. The room was very tiny, which was okay, but it was very hot. The thermostat was right outside our room so we turned it down so we could be a little more comfortable, but the "Innkeeper" kept turning it back up. I woke up to a baby crying, which was not mentioned to us when we checked in. This place is fine if you are solely looking to rent a room within walking distance of the SoCo district, but if you are wanting the warm welcome, breakfast, etc of a bed and breakfast, look elsewhere!! My husband and I joked around that we felt like the "unwelcome cousin" that pops in for a couple of nights and you let them stay in your house because you feel obligated to. At one point we were headed out for dinner and the host was in the main living area talking to someone.... Didn't even acknowledge us as we walked through. From the other reviews, I thought he would be a little more personable. Overall it was okay, but just fell a bit short of our expectations.
