    The Magnolia House Bed & Breakfast owned by Jimmy and Robbie Smithson, was built circa 1905 on the land that was the site of the Battle of Franklin. This Craftsman Style home has undergone two renovations; the most recent completed the Spring 1997. It is located within 2 blocks of the Historic Carter House and 1 mile of the Historic Carnton Plantation, and is a pleasant walk to historic downtown Franklin. The front porch is shaded by a huge old magnolia tree. From May to July the tree is in full bloom with beautiful large white blossoms that have a wonderful lemon-like fragrance. There are four spacious guest rooms individually decorated and include fine linens and down comforters and pillows to ensure a wonderful night's sleep. All rooms have private baths (one with small jacuzzi) and are tastefully decorated with antiques. The guest rooms adjoin a spacious sitting room with fireplace, furnished with books, magazines, games and refreshments. The sitting (gathering) room opens into a large sunroom for additional seating and relaxation. Enjoy this recently added spacious sunroom with vaulted ceilings, skylights and much light for reading, playing games, watching tv or just relaxing. This room is surrounded by wraparound porches furnished with rockers and and a porch swing. Guests are also welcome to relax downstairs in the formal living room and gather around the beautiful antique grand piano and Victrola to experience the wonderment of days gone by.

      Take I-40 West to 440 West (approx 3 miles), then connect to I-65 South. Continue on I-65 to Franklin exit (#65). Turn right and go approximately 3 miles to Town Square.     Awesome, what else can I say it far exceeded my expectations, Magnolia House set the standard for B&Bs the host were great and the home was neat as a pin. These folks made us feel welcome and at home and the breakfast was great. Since this was our first stay at a B&B we will measure all future stays agaist this wonderful place. which gets high marks in all areas from us.

    I have to write to tell you what a wonderful stay my Mom and I had at the Magnolia House this week. From the time we walked through the front door and saw Robbie's smiling face and friendly greeting to the last joke Jimmy told as we were leaving, the time we spent there was outstanding. Our room was warm and cozy and my Mom said she hadn't slept that good in a long time. The sitting room off the bedrooms was comfortable while we watched tv in the evening with our hot chocolate that was provided for us. In the morning, the sun and warmth coming in through the windows in the sunroom is just what we needed after the rain the day before. Breakfast was everything and more than what we could have expected. The only negative that Mom and I found was that we only planned this trip to Franklin for one night. Magnolia House is definitely a place that will see us again! This trip with my Mom was very special to me. Thank you for making it such a great memory for both of us!

    Out of a two week vacation, the four days I spent at the Magnolia Inn was exceptional. Robbie and Jimmy are great and above and beyond any expectations I had. I thank you both for a wonderful four days at your inn and the help and care shown.

    A short walk from the beautifully-restored historic center of Franklin, Magnolia House is an outstanding B&B. Hosts Bobbie and Jim are very personable. The accommodations surpassed expectations. Just outside our well-appointed guest room is a spacious, comfortable high-ceiling sunroom, which was a perfect complement to our room. On this trip we stayed in four different B&B's. Magnolia House served the very best breakfast of all. I would also suggest the Red Pony Restaurant in the center of town as being particularly outstanding.

    Your HOME away from home...but no work! From the minute you meet Robbie and Jimmy, you feel like family. The home is exquisitely decorated and comfy. If you are not out taking in the many points of interest, there is always something for you to do in the spacious sun room. After our first visit and having the most scrumptious breakfasts, we made sure on our return visit to request some of our favorites...like Robbie's butter brickle bread! You will want to keep coming HOME to Magnolia House!
