    We stayed while the hosts were away and there were innsitters hosting the inn. They were great and very gracious. We felt very welcomed and we had a very positive experience. I would recommend this inn to friends and family looking to stay in Victoria! The house is old and the facilities are likewise but it is a very charming place none-the-less.

    Lovely old house but needs much work and updating. Very cluttered and messy. Towels and linens all need to be replaced. Breakfast is eaten with the owners, which we found unusual. Also the doors to your room can not be locked when you are gone. They showed us all the rooms, even though they were rented. We were disappointed and will not return.

    I recently stayed at Friendly Oaks and was so pleasantly surprised. Mr. and Mrs. McLeod were both so sweet and friendly! I felt like I went to visit family. Mr. McLeod is the chef, and he's outstanding! I truly loved staying there! I wish I could've stayed longer and certainly would stay there again if ever I visit that area for business or personal reasons! I highly recommend it!

    Staying at the inn was a wonderful experience. We enjoyed the historic ambiance very much- we enjoyed the detailed history of the town and the state of Texas presented by our knowledgeable hosts. The breakfast was divine. We will recommend to our friends and family!

    It was a great way to spend a couple of days out of town for business. The room was cozy and the temperature was perfect. The food and was excellent. I even got a tour of the local theatre. I would definitely return!
