    A Bed and Breakfast like no other!!!

    The Kimber Modern is a masterpiece in terms of architecture, art, and the self-serve luxury concept. It's absolutely brillant. The place is impeccable on every level. No detail and I mean not one detail was passed over. I don't know about you but sometimes I just want total privacy and I want to be on my own schedule. If you feel the same way then the Kimber Modern is for you. All reservations are done either on line or over the phone but the cool thing is you give the manager a key code and they enter that code and it leads to this amazing courtyard and eventually your special room. So what I'm saying is there is not formal check in our out. You choose your code, no keys, no people, no hassel. Happy hour is awesome as is breakfast and it's all included as well as parking and wifi. The coffee system is to die for; cappuccinos, lattes here I come. The rooms are so comfortable and the mattresses and bedding were top notch. Every thing I needed was at my finger tips and I was so relaxed and my creative juices were flowing the entire time I was there. Really, the Kimber Modern is in a class of it's own. It's a must for anyone who appreciates architecture, design, luxury, privacy and total perfection.

    The Kimber Modern was amazing. I live in Austin and was just looking for a weekend getaway. I had no idea this place even existed, but it is in a great location with easy access to lots of fun south Austin adventures.

    Outstanding Location, Incredible Accomodations

    If the names Eames, Mies van der Rohe or Saarinen mean something to you, this is your B&B. I spent 2 nights at Kimber Modern in November for my wedding and it was absolutely delightful. The bed was cozy, the hotel was beautifully designed, and the neighborhood will blow your mind (walk 1 block for cappuccino at Jo's, 3 blocks for fajitas and margaritas at Gueros, 6 for italian at Vespaio or go the other direction for a wonderful walk/run around town lake). Every person who came to visit cooed over the common area, the room and how amazing it was that the hotel was right in the middle of town yet tucked away for privacy and quiet. I also think that renting out this entire hotel would be AWESOME for a team retreat.

    Exquisite, modern and so appealing

    This architectural work of art is tucked away in South Austin's hip SoCo area. When we drove up, I was awestruck by the imposing exterior facade and couldn't wait to walk up the stairs and see the hidden courtyard. The rooms and the common area surround a large multi-level deck with so much comfortable deep seating and tables and to top it off there are two huge Live Oaks that ascend from the deck to create a canopy of shade. The rooms are so well insulated and the AC/heating system was silent. The only sound I heard was my own exhale as I laid down on the extremely comfortable mattress with its soft enveloping bedding. The place is all about stimulating the senses from the velvet curtains that you want to wrap yourself around but can't to the beautiful architectural lines, natural light, and art. Every detail was obviously thoroughly researched. Guests get a key code to enter the front door and their room; no need to check-in or out. We really like the keyless concept as it promoted privacy and not having to deal with a key. Breakfast is on display in the glass front refrigerator and guests eat any time they like. The locally made quiche was fabulous as was the granola, yogurt and fresh blood orange juice. But the best part was the commercial coffee system. The large cappuccino was my favorite. I just pushed the button and the machine ground the coffee and 30 seconds later I had my hot drink. We sat in the Egg chairs and read the New York Times eating our breakfast. Finally, in the afternoon they have happy hour. The white wine and Gorganzola biscuits were delicious. The best part for me was relaxing on the deck in the late evening with my decaf espresso listening to the music in the distance. What a great Austin treasure.
