Escape from the traditional. An award winning architect designed this amazing B&B. Eight rooms, great amenities such as a guest office, guest kitchen, and self-serve laundry as well as the industry standards: wireless internet and cable TV. Our two top-shelf rooms have their own private floors with whirlpools for 2 & large balconies. The Cayman & Chickadee rooms share a bath, The Mod room's are on the bottom floor with their own private entrances. We serve a full breakfast. Enjoy fresh smoothies, caramel Pecan rolls, Streusel Coffee cake, local eggs, 10 grain waffle etc. We love to cook!! Close to Menil Museum, med center, downtown, & Galleria.

From the Intercontinental airport take 59 South Exit Shephard Go north on Shephard to Richmond, Turn right on Richmond take a left at the first light which is Hazard Street. The townhome is a steel, wood and glass structure on the right hand side of the street. 24.5 miles from intercontinental. 1. My Dad could stay home from church on Sunday morning if he made breakfast. His coffee cake was one of our favorites. It is a wonderful homemade streusel coffee cake made with organic flour, sugar, pecans etc.
2. We also make an excellent all organic fruit smoothie. Often it includes strawberries, blue berries, bananas, loquats from our garden, tofu by request & a mixture of juices...apple, orange & carrot. They are very good & good for you

Policies
- Minimum stay required (Saturday reservations require 2 night minimum)
- Smoking is allowed in limited areas (Smoke on outside veranda on 4th floor or out on 2nd floor)
- Limited accommodations for guest pets (Extra $25 per day fee for pet to stay.)
- Children are welcome
- No childcare is provided
- Consumption of alcohol is permitted
- Deposit amount required (One night or half the total stay is required as a deposit and is used to guarantee the room)
- Check in time is 3 PM and Check out time is 11 am
- Cancellations:
Modern B & B checks guests at any time after 3PM or by appointment. Deposit on rooms will be refunded if cancelled 72 hours or more before check in time, which is 3pm for a $25 cancellation fee. If the rooms are not cancelled before this window they will be charged for the full room rental price and any additional goods and services they have requested.
Parties which reserve the entire B&B will require a six calendar month cancellation. Any Cancellations within this period will be charged for the rental of the B&B and 50% of the quoted price for the party they have planned with our party coordinator. - Accepted by the following agencies:
