Cool Water Acres is a private 54 acre ranch, highlighted by a 7 acre lake with spillover waterfall, located in the beautiful Texas Hill Country. Relax in your private lakeside cabin with fully equipped kitchen stocked with country breakfast fixings, including eggs from our chickens. Cabin has AC/heat, Sat TV, bedroom with queen size bed and bath; main room has living area with fireplace, kitchen and dining area. An additional single bed provides for comfortable sleeping capacity for 3 adults. The cabin has a panoramic front porch for relaxing, and enclosed back patio area with fishing gear. A two person pedal boat is provided for exploring and fishing from your own private dock. The lake is spring fed and great for both swimming and fishing. On-site private horsemanship instruction offered.

We spent a week at coolwater acres. Julie and Joemike are very nice people loved all there animals and got to fish in there lake which i caught the biggest fish i ever caught in my life it was a Big Bass at least 9 to 10 pounds. And my husband the next day caught him a bigger Bass. I want to thank Julie and Joe for sharing there beatuful place with us. Can't wait to go back

We just spent a delightful weekend at Cool Water Acres and loved everything about it! We were met by happy, smiling dogs and a flock of beautiful chickens. Our home-away-from-home was filled with so many fun details: fresh eggs and fruit in the fridge, a comfy couch, western print lampshade in the living room, cowboy motif quilt and shams in the bedroom, direct TV, Texas Highways magazine, a horse head switchplate in the bedroom, original wood on the porch and throughout the house and much, much more. The hosts are the coolest - very gracious and friendly. They made us feel very much at home. The dogs visited us each day. The horses let us pet them and one chicken showed her appreciation for a few vegetable scraps by laying an egg on the porch! The house has great cross-ventilation, especially in the front area, so we only used the AC to cool the house down when we returned from our day's outing. My husband enjoyed using the electric boat to do some catch and release fishing. We saw deer on the property at night. Cool Water Acres is very close to Bandera with its great music venues. Be sure to go to Mac and Ernie's Roadside Eatery just inside Tarpley on 470. What a surprise! I could go on and on, but needless to say, we thoroughly enjoyed ourselves and recommend the place highly!

We just spent our 28th anniversary at Cool Water Acres. It was such a peaceful, relaxing cabin by the lake. Even in August there was a nice breeze blowing under the beautiful trees in the front yard. I enjoyed my quiet mornings sitting on the porch reading. It was wonderful.

We just spent the weekend at this beautiful Hill Country get away and it couldn't have been better. From the moment we arrived we felt relaxed and content with the beauty of the property and the great old cabin that was our home for the weekend. We caught fish, talked to the dogs, cats, horses, chickens and donkey, swam in the clear lake and basically had one of the best weekend ever. Can't wait to return, it was perfect!

This was our first time at a BB. It definitely will not be our last. This is a family-owned and maintained ranch. The family takes very good care of the property. The cabin was very spacious with all of the amenities of a hotel room. If you're looking for a peaceful, serene atmosphere with great views, this is the place to go to. Jon and Julie are awesome! Maggie, Rosey, Daisy, Mikey, and Gypsy (all dogs) are very welcoming and great to love on.
