15 Church St: The Phillips-Yates-Snowden House

Our first trip to Charleston was much enhanced by our stay in 15 Church St. B & B.Our hosts Jack and Annelise Simmons keep everything in good working order, clean and comfortable, warm hospitality always, and guests are made to feel at home. The breakfast is excellent. The social gathering each evening on the piazza overlooking a verdant garden or inside when necessary is a time to chat with the guests and the hosts. The location is on a quiet street a short walk to many attractions, restaurants, and a marvelous riverfront view. If I return to the beautiful city of Charleston, I'll be sure to stay in this B & B again.

My husband and I enjoyed every minute of our stay at The Phillips-Yates-Snowden house. Jack, Annelise, Martha and LeAnn made us feel at home in this dreamy, beautiful home. We felt as if we'd known our hosts forever. Their genuine interest in their guests... and life, their attention to detail made us and their other guests comfortable. Charleston is a beautiful and fascinating city; staying with people who know and love their city made our vacation even better.

We have stayed at this lovely, historic, elegantly restored and well maintained B&B twice now. First time was in 2006 and most recently, the weekend of 5/10-12/2013. It is better than ever. Jack and Annelise continue to treat their guests as if they are family. Jack knows the best restaurants and parking do's and don'ts while Annelise knows what special sights there are to see and what things are best to do and best to avoid. The breakfasts are special and cocktail hour is a great chance to relax and enjoy everyone's company. It is always a memorable experience at 15 Church in one of the most beautiful cities in America. We'll be staying there again on our next trip.

We were very fortunate to find this B & B and only wished we had been able to stay more than one night. Jack was very helpful when we booked the reservation and offered us several options. We stayed in the Cypress Room on the first floor which is a delightful, spacious room with a fireplace and private bath. It also has its own entrance on the first floor. The property is within easy walking distance of the waterfront and many of Charleston sights. It is also close to Patriot's Point golf course which provides a wonderful views of the harbor. We would recommend this course and the scenery it provides. We enjoyed chatting with Jack, Annelise and other guests during the social hour and really enjoyed the wine and snacks. They offer three different kinds of wine, beer and soda for your enjoyment. Annelise took time to share the important sights of Charleston and the walking tour map. It was our anniversary and Jack made reservations for us at Carolina's Bistro. It was an outstanding recommendation within a ten minute walk. The food and ambiance were wonderful. It was one of the best meals we have had. We were able to select our breakfast entree choice from four different options. We had the frittata which was delicious. The house is filled with antiques and special memorabilia from the family. They have a friendly cat and dog and are very welcoming innkeepers. We only wished we had been able to stay longer and hope to return in the future.

My wife and I spent a week with Jack & Annelise and their wonderful staff, Martha & Leanne, in mid April of 2013. Charleston is a beautiful city, especially in early Spring when the flowers are blooming. Our visit to the city was made especially memorable by our stay at 15 Church St. The hospitality, guest rooms, hearty breakfasts, and laid back atmosphere are a credit to this B & B. We stayed here six years ago and when planning this visit knew we would only stay with Jack & Annelise. We have now earned the moniker "repeat offenders" as the staff likes to say. I'm sure their are many repeat offenders for this B & B. House is half a block off the Battery and an easy walk to all of the historic homes, restaurants and shopping. We recommend you visit the Visitors Center and purchase a Heritage Pass ($45 for adult) which gets you into the Charleston Museum, 5 historic homes and 2 historic plantations in the area. If you want a personalized guide to historic Charleston, try Michael Trouche's guided walking tour, only $20 for a 2+ hour tour of the historic district. Also enjoyed several restaurants, S.N.O.B.(Slightly North Of Broad), Carolinas, Magnolias and High Cotton. For a French treat, try Christophe's Chocolate and Bakery Shop on Society St., just off King St. You can't go wrong visiting Charleston and while there spend your time with Jack, Annelise and the gang at 15 Church St.

Jack & Annelise Simmons ; the owners, treated us just like we were family. Heck I felt like we were staying with relatives; just a lot more comfy. The social hour each evening (6pm to 7pm) complete with fine wines and tasty cheeses was such a wonderful way to kick off the time just before dinner. We walked everywhere we wanted to go or there was a pedi-cab a call away. The history of the place is magical. Worth every dollar we spent. Stay here, you will not go wrong.

My wife and I spent 2 nights in the Cypress Room in March 2013 - it is spacious with a nice gas fireplace. Martha helped to guide me backing my big SUV into the narrow gated drive and and held her laughter. She helped us carry our bags to our room and provided the initial tour of the home. She gave us the choice of daily room service or privacy.... we elected privacy. 15 Church Street is an active home for the hosts, which is filled with tasteful furnishing and history. I chose our room because it was on ground level and my back is as weak as my mind. Martha prepared the afternoon snacks along with the house wine and I offered to share my single malt scotch. Jack arrived and we had a nice chat. He had already helped me make reservations for upscale restaurants with specific table selections and arranged a private city tour.... and select a pedicab to and from the downtown eateries. We traded opinions on our favorite single malts too. My wife and I felt as though we were part of the family. The breakfast menu has choices to make the afternoon before it is served. The table is set with silver napkin rings for the cloth napkins which remain at your place. We didn't get our napkins dirty so we kept them.... they would be replaced with fresh ones if you are sloppy! The food was great... and we could visit with Leanne and Martha as they prepared it. There were other guests there who were interesting. All in all, we had a wonderful time with lots of laughs and good company, but were sorry we didn't get to meet Jack's wife, Annelise, who was visiting one of their grown children. (I'm sure she's sorry she didn't get to meet ME too!)

We stayed two nights at this historic, lovely B&B in an excellent location, less than a block from the Battery and also within walking distance to downtown shops and market. Jack and Annelise, the owners, are wonderful people who make everyone feel at home in their home! We stayed in the Cypress Room, which is on the ground floor with its own entrance. It has a wonderful gas fireplace and private bath. We enjoyed the social time at the breakfast with berries, grits and frittata. You fill out your breakfast choices the nice before. We also enjoyed the Charleston social hour at 6PM and meeting Martha, the house manager, as well as the dog and cat.

We greatly enjoyed our stay at 15 Church Street! Jack and Annelise truly made us feel welcome. It's in a great location, and we got great recommendations for restaurants and what to do/what to see in Charleston. I would recommend it to anyone!

Everyone at 15 Church Street was wonderfully welcoming. The room had its own fireplace that we used a few nights when it was cold. It was very clean, and the location couldn't have been better. It's right in the historic district, a stone's throw from the battery, down a quiet brick lane. Just an amazing time, with lovely people. The evening happy hour was a highlight. We were welcomed like family, and there was lovely wine and little snacks to eat. Nice breakfast too!

After reading numerous reviews here and on trip advisor, my husband and I along with two old friends decided to stay at Jack and Anneliese's beautiful home. Jack warmly greeted us when we arrived and parked our car in his driveway while we unloaded our bags. Needless to say our car stayed there for most of our stay, as their home is situated in the historic district. You are in walking distance to most of the sights. We stayed in the Rose Room which was Jack's boyhood room. This lovely room was equipped with everything you could possibly need: a comfortable bed facing a working fireplace, a daybed, tv, comfy chair, window seats, closet with ironing board and iron, and a pretty bathroom with all the comforts of home. Each morning we awoke to a beautiful sunrise over the distant harbor view. Every evening we enjoyed a social hour with our warm and friendly hosts. They served wonderful French wine with delicious cheese and crackers either on the piazza that overlooked their beautiful yard or in the living room beside a fire and their gorgeous towering Christmas tree. During this social hour each night Anneliese had us fill out a breakfast menu where we could choose the time we would like to eat as well as our food choices. There were lots of yummy choices. I enjoyed the Hominy Surprise and the Crustless Fritata. Other choices were scrambled eggs, bacon, bagels, toast, juice, fresh fruit, coffee, etc. There was plenty of good healthy food to get you off to a day of exploring Charleston. Also during the social hour our warm and friendly hosts shared stories about their charming city, as well as tips on what to do and where to eat. We have done a good deal of traveling, and I would have to say that this is one of our very favorite places to stay. You feel as though you are part of their family. Thank you Jack and Anneliese for a wonderful stay in your beautiful home and for sharing your charming city.

We cannot say enough good things about our experience with Annelise and Jack and their family, friends and feline and canine charges. We felt like family, immediately welcomed into their home, joining in with other guests at breakfast which was ample and served to suit our tastes and schedule. The room we stayed in was comfortable and spacious. Their home is beautifully furnished and the walls are filled with wonderful art ( some of it by their very talented precocious children, who are now full grown). Parking was not a problem, and Jack was able to help us out when it was necessary to move from the street. The location is excellent- you are very close to the park at the end of the peninsula and a pleasant few blocks walk away from many of Charleston's attractions. We had wonderful conversations, learned some Charleston history, and received excellent tips on where to dine and how best to make the most of our time. We also appreciate their eco-friendly policies. We intend to return and are so grateful to have found such warm, kind, gentle hosts whom we now happily count as good friends.

I recently spent 5 nights at 15 Church Street and didn't want to leave. For me visiting Charleston really is returning home and staying at 15 Church St certainly enhanced that experience. I have stayed in many places and I have never felt so warmly welcomed as I did with Jack, Annelise, Leanne, and Martha. I really felt like I was visiting family. Due to a family wedding taking place I ended up being the only guest towards the end of my stay, this however did not diminish the high level of service one bit. Bkfst was still at the selected time each morning and social hour still took place at 6:00pm. Actually I was able to meet other members of this delightful family, associates, friends, and neighbors which really made me feel at home that much more. My room, Cypress, was quite large, immaculately clean with a large king size bed and a working fireplace. Bkfst is served in the formal dining room at a time you choose and theres always 4 options for the main course. Jack and Annelise truly cannot do enough to make sure your stay is a memorable and comfortable one. I usually walk my feet off when I come back to Charleston and one night ended up hurting my foot, well Annelise seeing this actually offered to drive me to dinner that night which I greatly appreciated! The house is beautiful, but also very warm and comfortable. The piazza is a wonderful place to sit and relax and in warm weather the social hour is held out there. I cannot imagine staying anywhere else in Charleston!

We just returned from a wonderful trip to Charleston (our first) for a belated 25th anniversary celebration. After reviewing several B&Bs online, we chose the Phillips-Yates-Snowden House because of all the excellent reviews. Those rave reviews are spot-on for good reason. This beautiful house is located near the south end of Church Street in a picturesque residential area with period homes - the live version of what so many artists have captured on canvas. Our third floor room, the Rose Room, even had a view of boats sailing in the harbor. Jack & Annelise were wonderful hosts, giving us tips and recommendations for things to do and see, as wells a history of Charleston and their home. Breakfasts were excellent - fresh fruit, coffee/tea, juice, and fluffy Virginia pancakes & maple syrup one morning and a delicious frittata & croissant the next. Happy hour speaks for itself - a glass of wine or craft beer, snacks, and great company & conversation on the porch of a beautiful home. Needless to say, we had a fantastic time and we're already thinking about when to take the next trip to Charleston - of course, we know where to stay! Jack & Annelise, Martha, and Leanne were so gracious and made our stay very relaxing and comfortable.

Reviewed November 10, 2012 NEW Two old friends and I could not have found a better choice than the 15 Church Street for a 40 year reunion during the first week of Nov 2012. We wanted a B&B with charm and character, hosted with true Southern Hospitality, which offered the intereaction with the owners and other guests, yet provided private togetherness for us three friends. The Carriage House was perfect for us (bedrooms close together and a sitting room for our late night visiting), and Jack and Annelise could not have been more gracious hosts, with afternoon Wine & Cheese social hours and tasty breakfasts. We indeed felt like we were guests in their home. Thank You for a memorable stay. We hope to see you again.

We loved this Bed and Breakfast. The hospitality was great, breakfast was excellent, and Jack and Annelise were fantastic at recommending tours and restaurants to visit. We stayed for 5 nights in the Carriage House and it was perfect for our vacation. We had a wonderful time in Charleston.

We have stayed at 15 Church multiple times. This period home "South of Broad" with all the charm of Charleston, is an ideal location with fantastic hosts. You will not need a car to explore great restaurants, museums, art galleries or any of the activities offered in this historic city.

We had a great 3 night stay at 15 Church St (Rose room). Annelise and Jack were great hosts - social hour on the porch for all the guests, suggestions for restaurants and activities, providing history of the house and neighborhood. It felt like we were staying with family. The Rose room is large and comfortable, with a nice view of the river and neighborhood. Breakfast was good with several choices available. Beautiful house in a perfect Charleston neighborhood. Within walking distance of many sights or the trolley for places farther up. Off street parking is available but can be congested if you need to use your car during your stay (not a necessity with this location). Looking for ward to seeing Frannie and Drifter on a return trip!

Jack and Annelese were great hosts, evening wine hour, and know their history. Annelese has great recommendations for dinner and sites. What fell short were the breakfast and no daily servicing of the room. To get the service and a breakfast to talk about, you need to pay more money. The cost to stay here is more reasonable than most in the area and now I know why. If you want the elegance of a B&B you need to pay more.

We are always interested in feedback from our guests but find this review perplexing in that when guests arrive we offer to service the rooms when desired. It is not the automatic daily ritual evident in many national franchises as we are truly an owner-occupied bed and breakfast without a full-time staff. We do not promote ourselves as anything else. In addition, house instructions in each room clearly state that the room can be serviced at any time upon guest request. Most guests prefer their privacy and are thankful of the policy. Regarding the breakfast, instead of the usual continental fare we offer a full breakfast selection. A complete menu is emailed upon initial inquiry and menu requests are filled out daily by each guest. Jack is a physician so we make every effort to accommodate special dietary needs. It is puzzling as to why these particular individuals would not let us know that they would like their room serviced and why they would not voice any culinary concerns. Perhaps they were expecting more of an inn or hotel experience. Our sincere regret that we did not meet their expectations; however, based on other reviews, this seems to be an exception.

15 Church St. is a wonderful place to stay while in Charleston. It is located in the historic part of the city and is an easy walk pretty much everywhere. It is close to many fabulous restaurants and places of interest. Our hosts, Jack and Annelise Simmons, offered just the right amount of support and guidance as we explored their wonderful city.

It was our first trip to Charleston and it couldn't have been any more perfect. Our stay in the bed & breakfast was so relaxing. We had coffee on the spacious porch & wine in the evenings in the family room. Jack & Annelise were the perfect hosts & we really felt like part of the family. We were able to use their bikes & got great advice on what to see. Breakfast was excellent & we can't wait to go back!

Our family first stayed with Jack and Annelise on a trip to celebrate my parents' 45th wedding anniversary several years ago. We've been back twice since then and are coordinating calendars for another trip. We were made to feel like part of their family and appreciated their referrals to great food and cultural experiences in Charleston. We tell everyone we know about this place as it is so wonderful. If you are planning a trip, there is no better place to stay!

The house is in a great location, a quiet residential area about a block from High Battery & White Point Gardens. It is within walking distance of everything, or there's a free trolley stop a few blocks away. If you have a car, you can park in the driveway or in the free 24 hour parking around WP Gardens. We stayed in the Rose Room on the 3rd floor, next to the Blue Room. Our room looked out to the harbor. It was very spacious with a large full bath. The Blue Room, with its bath, looks out over the neighborhood, including the Calhoun Mansion. We had no trouble with the stairs. It was very quiet even though the house was full. We also toured the carriage house, and it looked to be perfect for a group, with 2 living areas, 1 half bath, and 2 modestly sized bedrooms with a jack & jill bath. It also had a private entrance, as does the Cypress Room. Cypress is in the main house, accessible via a door under the front steps or stairs inside the house. The main living area is spacious & the piazza is lovely. Leanne, Annelise, and/or Martha were at breakfast each day. Regardless of what you ordered & who prepared it, the meal & conversation was great. We were only able to attend one wine & cheese receptions, but it was very nice. You truly feel like an old friend. They even shared fridge space for our dinner leftovers! They are also very helpful if you're looking for advice on restaurants, tours, or attractions. Martha, the manager, was around frequently. She was a hoot & a wealth of information. Everyone is quite welcoming without being intrusive. If desired, they will service your room or change the linens. We were shown the extra towels if needed, & the room was stocked with extra toiletries & paper goods. They will even wash personal items for you! There's also a laptop & secure wifi for everyone's use. Everyone is very accommodating & thoughtful. We enjoyed every moment of our visit, and sincerely thank Jack, Annelise, Martha, & Leanne for welcoming us with open arms!

The house, accommodations, location, and hospitality cannot be beat. The house and accommodations are very nice, a traditional Charleston "single house" with double piazza (porch). Secondly, the house is in a great location - right in the battery. You are within 15 minutes walking distance of most restaurants, tours, and attractions. You are also only one block from the East Bay and East Battery Street. Third, the hospitality of Jack and Annelise Simmons are unmatched. They provided recommendations for dinner and tours, and were willing to make reservations if needed. They also hosted an optional and informal wine and cheese gathering every evening before everyone takes off for their respective dining locations. The gathering is particularly helpful for guests because everyone talks about the events of their day and you get ideas of what you may want to do before leaving Charleston. This was our second stay here, and when and if we ever travel to Charleston again, this will definitely be where we stay.

I stayed with Jack and Annelise for several days in May. They were wonderful hosts - friendly, informative, welcoming. As they say on the website, they provide an experience...and it was a great one. The home itself is light, airy, and cormfortable - with lots of art and antiques while still keeping the homey and welcoming feel. Lovely porches and a huge kitchen that encourages gathering and conversation. And the rooms were delightful as well. Guests are all very friendly. Great location too. It all makes for a wonderful stay.

We came to renew our love of Charleston and to celebrate a birthday. Our stay created memories that will last forever and hope that we can repeat before too long. Annelida and Jack became good friends and the four leggers are precious. I can only imagine the joy of living in this house.

We stayed at 15 Church and it was wonderful! I could not have been more pleased. Jack, Annilse, and Martha could not have been any nicer. It is close to everything and once you arrive you have no need for your car. Breakfast each morning was delicious. We will be back again soon.

If you looked up bed and breakfast in the dictionary, you'd find a picture of 15 Church Street. Jack and Annelise are wonderful hosts, full of information about where to go, what to see, and where to eat. Martha is also a great source of inside information. Social hour with drinks and snacks on the porch is a great way to settle into Charleston and meet fellow travelers. We stayed in the Rose Room on the top floor, which offers a lovely view of the river. The breakfast is delicious. Perfect in every way, really. Highly recommend.

Four female friends traveling together had a wonderful time at this B&B.We stayed in the guest house (attached to the main house) with two sharing a room with twin beds, one in a room on her own, and one in a pull-out in the living room, with her own bathroom. The inn is charming and a fabulous location. Jack and Annalise are the perfect innkeepers, bringing guests together in a way that's fun and not forced or invasive. A trip to remember!

We stayed at 15 Church Street on our recent first-time stay in Charleston, and enjoyed our time immensely! Jack and Annelise are excellent hosts and go out of their way to make their guests feel at home in their home. The location, just a block from the Battery, couldn't have been better - a quiet residential area that is part of Charleston's impressive historic district. We are walkers, so it was easy for us to walk to restaurants and other sites. We had driven from Georgia and were happy to turn in our rental car at a convenient downtown location upon our arrival. No cars needed in Charleston unless you want to tour the plantations or other sites outside the city. Jack provides an excellent list of restaurants upon confirmation of our reservation so I was able to reasearch them and make some advance reservations. We had wonderful meals at Carolina's, FIG (book a month ahead) Hominy Grill and a cooking class at Charleston Cooks.

We have enjoyed staying at B&B's and historic inns and hotels over the last 25 years or so in our travels across this Great Country and Canada. Some are more memorable than others. Far and away, 15 Church St B&B is the BEST we have ever experienced. Period. Bar none! It IS the home of Jack and Annelise Simmons, and they welcome you into their home. If you can't feel at home here, you probably ought to just stay at the Day's Inn downtown and eat breakfast at McDonald's! Ironically, we did THAT 13 years ago on our first trip to Charleston. We're older and wiser now and appreciate the best things when we travel. 15 Church St B&B is simply the best. Well located in the Historic District in easy walking distance of all local attractions and wonderful restaurants. Leanne and Martha and Jack and Annelise are more than happy to help you with anything you need. The breakfasts are wonderful. Wine and cheese and social hour in the evening. They even have beer on tap! My kind of place! If you don't feel at home here, you probably can't feel at home at home. No wonder it's rated #1 of the B&B's in Charleston on Trip Advisor. I wanted to thank you for sharing your home with Kevin and I on our stay in Charleston. We had a lovely time, the accomodations were perfect as was the location. The city is absolutely lovely and we cannot wait to return! I'd like to say a special thank you to "Martha" who took care of us, gave us suggestions and couldn't have been a more perfect hostess! She was wonderful and full of interesting history...loved listening to her while sharing a glass of wine!! The only con was the stay was way too short! We will be back! Be well!

When visiting Charleston, there is no better place to stay than 15 Church Street. The hospitality, location, and accommodations are unbeatable! Jack & Annelise have a wealth of knowledge of Charleston’s history and the various tours and historic homes to visit. There are many choices for breakfast each morning, and you must plan your dinner reservations around social hour because it is a wonderful time with great company that is not to be missed! My mother and I visited around the holidays and by the end of our trip all their adult children had come into town and we felt just like members of the family. I told my mother we should spend every Christmas in Charleston with the Simmons.

My family stayed here at the end of October to celebrate my fathers 80th Birthday. Jack and Annelise were perfect hosts, their home was a wonderful destination. I highly recommend their B&B to anyone. Thank you, Becky

If you plan to visit Charleston, you MUST stay at 15 Church Street. It was my first experience with a B&B, and I was so impressed! The company, the conversations, the food, and the accommodations were all stellar. We arrived just in time for the social hour and had a great time getting to know our hosts as well as the other guests. We immediately felt like family friends! Breakfast in the morning was a great start to the day, with a comprehensive menu of offerings. My friend and I stayed in the blue room and found it to be perfect for our needs. It was comfortable and cozy! Annelise and Jack were great in helping us decide on things to do in town as well as places to eat. They are great resources.

We recently enjoyed our second stay at the B&B with my father-in-law, and the experience was nothing short of perfect. Annelise Simmons is delightful, with an encyclopedic knowledge of the city, history, and homes of Charleston (and the South). She and husband, Jack, are warm, welcoming, and charming, just the kind of hospitality you’d expect of gracious Southerners. They made us feel so at home. The inn, located just two blocks north of the Battery, is a perfect location, within walking distance to almost everything. The home itself is lovely but very comfortable, and the rooms are quite spacious, spotlessly clean, and beautifully decorated with family antiques and some fun, unique artwork. Breakfast is delicious, with fresh fruit every morning and a choice of selections. Do try the hominy surprise – YUM. The early evening social is enjoyable and something we looked forward to each day. Be sure to ask Jack and Annelise for their recommendations for local, off-the-beaten-tourist path restaurants, all truly fine dining experiences. You can’t go wrong at this inn, and we look forward to our next visit.

We lucked out...some ladies couldnot make their trip and we got a room! What a get place!! The owners are so friendly felt so inviting and welcomed. Breakfast was outstanding. Bed and linens fantastic. The next weekend we stayed at 36 Meeting Street and was disappointed after our stay at 15 Church street. This B&B offers it all great price, friendly owners, great food, walking distance into town, supper room. We can't wait to go back!

Without a doubt this was the best experience I've had staying in a B&B. It's impossible to beat the personal attention, location, quality of rooms or food that was provided dilligently by Jack and Annelise. There were several times throughout the stay when I felt I was on the verge of taking advantage. I shared drinks with Jack and he offered me a cigar. They were attentive without being intrusive. They are the paragon of Southern hospitality. It was definitely a first rate experience. Thank you both very much!

Can't normally be bothered to write reviews but this B&B is outstanding. The owners who run it could not do enough to make our stay really enjoyable. Jack and Annelise were very kind to us - giving advice about what to see, lending us their telephone, booking restaurants etc. Our top floor room (Rose) was very comfortable and quiet because the street outside has no traffic. Like many good B&B's the antique furnishings in this period home were beautiful and comfortable, but what really makes this B&B stand out above the rest is the friendliness and hospitality of the hosts, Annelise and Jack. The Phillips-Yates-Snowden house is a lovely home filled with history and beautiful antiques. Jack & Annelise are charming hosts who make you feel immediately welcome. Their knowledge of local restaurants and places to visit in Charleston were appreciated. We enjoyed the afternoon get togethers on the porch where we sipped wine, ate snacks and exchanged good conversation with other guests. We loved meeting everyone. Frannie, their very friendly dog added to the warm feeling of this stunning home. The breakfasts were delicious - our favorite was the fluffy Virginia pancakes on Sunday! We stayed in the rose room which was on the 3rd floor. It was extremely comfortable, clean and very quiet. You would never know there was anyone else in the house. If you want to stay in a delightful, historic home, stay with Jack & Annelise. They, along with Leanne & Martha, go above and beyond to make you feel like royalty! You won't be disappointed. We so much enjoyed our time at 15 Church Street - we will be back again and again. Jack and Annelise became friends as opposed to innkeepers within 24 hours. The location is fabulous, the house a marvel, and they are just wonderful!!!

Charleston on its own is a delightful place to visit, but Jack and Annelise Simmons, along with Martha and Frannie, have made our trips so much more memorable. This was our third stay at the Phillips-Yates-Snowden House, and it definitely will not be our last! From the moment you enter their home, the Simmons make you feel welcome. We chose the Blue Room on the fourth floor for our stay. It is airy, spacious, scrupulously clean and extremely well appointed. Even in mid-August, the room was wonderfully cool and quiet! The history and charm of the house only add to the enjoyment of a visit! Each morning starts with wonderful coffee and conversation followed by a delicious breakfast which you select the prior evening. The afternoon social hour on the piazza (porch) is a delightful experience. Excellent wines, beer, along with non-alcoholic offerings are provided. There are always excellent treats or cheese to accompany the beverages. At times the conversation became so enjoyable; we were nearly late for our dinner reservations! Fortunately, 15 Church Street is within an easy walk to nearly every restaurant we selected. Jack and Annelise were so very kind. They provided invaluable assistance with everything from dinner reservations to directions on where best to catch the trolley to get to the historic sites. They even provided umbrellas and bicycles if needed! The Simmons seem genuinely interested in helping all of their guests enjoy Charleston to the fullest. Their knowledge and love of their city are very apparent as they make suggestions tailored to the interests of each guest. We would never have experienced Charleston so richly without their guidance. Staying with Jack and Annelise is an experience to be treasured.

Dear Jack, Annelise, Martha, Leanne, and Frannie, I would like to thank you for having me and for making my trip to Charleston an enjoyable one. Before I embarked on my trip I said that I wanted to experience the city. Reflecting on the past week I feel that the goal was achieved. This was not because I saw or did everything but rather because I left with a better understanding of what Charleston is like. Even more important I got to see what the people are like. Not only everyone who worked at the Bed and Breakfast but also the guests and visitors as well. They all brought a different perspective that shaped the experience. From the moment I got there to the moment I left, I was continuously charmed by the atmosphere and conversation. When Annelise asked me what my favorite part of the trip was I said walking around Charleston and observing the beauty of the city. But the other thing is the people I met and the stories I heard. Going away by yourself, along with staying at a bed and breakfast, forces one to converse with people other than their family and friends. I depended upon others for what to do, where to eat, and occasionally to entertain me. It was not so much what I was told, although the recommendations were all good, it was more how I was treated. It is hard to explain what I mean but it was little things, little things that make a big difference. Overall, I thought the house was lovely, the food I ate throughout the trip was great, but the people were special. It is hard for me to think of Charleston without thinking about everyone I met. Annelise and Jack Simmons are so welcoming, open and knowledgeable about their beautiful city that we instantly felt at home. They provided the difference between being a tourist in a city and being immersed in its warmth. Unlike at many B&B's, here we felt like we had made friends. Their house really feels like a home where you belong. It also happens to be located in what is probably the most charming and lovely part of Charleston. We thoroughly enjoyed our stay and look forward to returning.

Our group of four long-time friends spent 3 days visiting Charleston for the Festival of Houses and Gardens. We couldn't have asked for a better place to stay than 15 Church St.: The Phillips-Yates-Snowden House. I have visited Charleston several times and have stayed in hotels and other B&B's, but our time spent with Jack, Annelise and Martha was my most outstanding experience. Nothing else compares to their hospitality. They are exceptional hosts in an exceptions home. As other reviewers have remarked, we felt as if we were treated in the same manner they treat their family and personal friends. Our group stayed in the Carriage House, which was clean, quiet, homey and private. The beds were comfortable and we felt as if we were in our own cottage, not an extension of the main house. All 3 hosts went out of their way to ensure that our every need was attended to. Jack and Annelise are warm and charming.....as is Martha. Martha is the life of the party! The four of us are planning future visits and intend to schedule our visits based on Carriage House availability at the Phillips-Yates-Snowden House. I'm looking forward to visiting with my husband and trying out one of the single rooms! Even though the weather was uncooperative during our stay, we couldn't have had a better time, mostly due to our wonderful hosts and their charming accommodations......all true jewels.

Location, comfort, hospitality--what more can you ask for in a B & B? This historic home is only steps from the waterside, and an easy stroll into the business district. Sitting in the comfortable living room furnished with genuine antiques, you are invited to sip wine & nosh on cheese before you head out to dinner. In the evening, choose from the breakfast options & let Jack & Annelise know what time you'd like to eat. You'll want to linger over your coffee in the gorgeous formal dining room, visiting with other guests. Every room is exquisitely furnished and exceeding clean.Their friendly dogs are not allowed in guest quarters. If climbing steps is an issue for you, request the spacious Cypress Room on the ground floor. Still, there is short staircase to the first floor where meals are served, and a couple of more flights if you choose the Blue or Pink Room. Families or larger groups might prefer the Carriage House. The Simmons will happily recommend restaurants, tours, and other happenings in town, though it's tempting to sit & chat with this very delightful couple!

If you want to be a treasured guest instead of a typical vacationer, this gem of a B&B is a wonderful home base for Charleston. We arrived on the cobblestones in front of the home at night and in a downpour only to be greeted with utmost care and hospitality-more like visiting a relative than a business. My husband and I chose this Bed and Breakfast after reading all the reviews posted here. The room we stayed in was the Cypress, which is on the first floor, so it is quiet and secluded, and has a private entrance. It was comfortably and elegantly furnished, without being opulent. Our hosts Jack and Annelise were away when we arrived, but we were received by Martha, who is perhaps the most charming lady we have ever met, and Fran the dog. All the reviews talk about Jack and Annelise (and rightly so), but I think Martha has been sadly omitted, because she is awesome! She quickly made us feel welcome and recommended an excellent place to have dinner (Gaulart & Maliclet French Cafe). The next day, we met Jack and Annelise, who are really warm and hospitable folks. We had a wonderful day touring Charleston, thanks to some great recommendations by Annelise and Martha, and a great social hour where we enjoyed some good conversation with Jack, Annelise, Martha and their friends. Thanks for making our anniversary so special!

My teenage daughter and I had such a great time we signed on for an additional day at the Phillips-Yates-Snowden House. If you want to get a feel for the beauty, grace, warmth, and hospitality of the old South, spend a few days with Jack and Annalise Simmons. Usually I like to explore new places, but this is one of the few places I most definitely want to revisit as soon as possible!

I am delinquent in not posting a review earlier in a very busy year. I stayed with friends in the Carriage House of the Phillips-Yates-Snowden House for several days last August (2010) and found both house and hosts to be completely charming. The location is perfect if you are interested in Old Charleston and its many historic streets, and the Simmons's are the delightful epitome of Southern Charm. They also make excellent restaurant recommendations and are wonderful, intelligent and well-practiced conversationalists. I would stay with the Simmons's at any opportunity I have to visit Charleston.

First, scroll down the reviews prior to ours and you are hard pressed to see anything really negative. Two years ago there were some people concerned about some things but Jack and Annelise were apparently very responsive because when we showed up for 3 nights in November, this was all we had hoped it would be. If you want the European feel where its like you are guests in someone's home, they are attentive hosts but don't smother you, the rooms are clean and the food is tasty, this is the place you want to be. Like others have said we really appreciated its closeness to the Battery and easy walking to other historical sites and nice restaurants. They've got ample parking, let you choose when and what you will eat for the next day's breakfast and at the end of the day there are drinks and good conversation in the parlor with Jack and Annelise and the others in the house. And a big bowl of M&Ms. They're environmentally conscious so they don't barge through the door to change sheets or towels everyday but if that's what you want, they'll do it. They've got lots of advice and tips for tourists but the conversation can drift anywhere. But here's the best part - he's a doctor, she's a teacher - so they have kept their day jobs and aren't hard pressed to cut corners or hard sell you so they can hit the bottom line. Now, they're not a charitable organization but they do think of guests as visitors who they can have good conversation with and learn from rather than customers rotating the turnstiles as they come in the door.

We stayed for 2 nights in Oct during a 6 week trip of the States and Canada and this stay was definitely one of the highlights. We would loved to have stayed longer. Analise and Jack made us feel right at home, helped with dinner and lunch suggestions, even made reservations for us. Early evening wine and cheese on the 'piazza' with other guest and our hosts was a wonderful way to relax after a days sightseeing before heading off to dinner. Their home is beautiful and our room, downstairs, was very spacious and comfortable.We could not recommend this B&B highly enough, just fantastic! Thanks Analise, Jack and Martha for making this such a memorable stay & a big cuddle for Frannie (the dog).

I stayed here sept 14-19 with an old college friend and it was fantastic. Stayed in the Cypress room and loved it. Jack and Annelise are friendly and make you feel right at home. They are full of suggestions and take the extra time to make dinner reservations etc. Sincere thanks to them, Martha and Amy, and I cannot forget Frannie the dog! They all made our first time to Charleston memorable and enjoyable. We will definitely be back!

If you're planning a trip to Charleston and want to live for a while like a Charlestonian, look no further than the Phillips-Yates-Snowden House at 15 Church Street. Jack and Annelise Simmons, who own this lovely home, love sharing it with guests from all over the world. They not only offer expert recommendations for the must see historic homes, museums, churches and restaurants, but they happily make reservations for you. They even offered to drive us to a Spoleto event. The rooms are exquisitely furnished, clean, and extremely comfortable. Local art pops from the walls. Their home is within walking distance of all the best historical, cultural, and culinary destinations, and the scrumptious full breakfast provides fuel to wander around for hours. Guests are offered wine and cheese each afternoon on the piazza, and Jack and Annelise join them to talk about the day's experiences. The stimulating conversations there and at breakfast became some of our most treasured memories. By the time you leave, you feel like you have known the owners forever. They are respectful, genteel southerners who went out of their way to please us. And Martha is an absolute gem! I wouldn't think about staying at a chain hotel when, for less money, you can live with the locals in an elegant home and be treated as old friends.

Charleston is a beautiful place with outstanding architecture. This is a lovely old historic building with superb rooms.Jack & Annalise are an extremely friendly & welcoming couple who were excellent hosts. We had a wonderful time in Charleston & would definitely like to return some day.

This was our third time staying at this great B & B. It is our favorite place to stay and our favorite historic city to visit. We never get to see everything we plan to in Charleston and that is why we keep returning. This city has so much to offer and Jack and Annelise have been so helpful in recommending which restaurants to go to, tours to take and places not to miss seeing. We love "our pink room" on the fourth floor which is very spacious and has a view of the harbor and antebellum rooftops and we feel like we are returning each time to a most comfortable and historic home. We have enjoyed our conversations with Jack and Annelise at the social hour out on the piazza and also during breakfast which is delicious with many choices and we never feel rushed. All you could ever want in a B & B is right here! Gracious southern hospitality and a beautiful home right in the historic district.

We had a wonderful stay with Jack and Annelise (gotta include Martha as well) at the 15 Church Street B&B in Charleston. It's quite unique to have a B&B owner who grew up in the house he's running. The willingness of our hosts to help us get the most out of our brief visit was outstanding! We could and did easily walk to most of the historic places and restaurants we wanted to see. "Cocktail hours" there were among the highlights of our trip.

This review has been long overdue. My wife and I honeymooned in Charleston October 20-24 in 2008 and stayed the entire time at 15 Church Street. From the start we knew the location was going to be perfect...right in the heart of the Battery, walking distance to almost anywhere downtown (or a short bike ride). The exterior was straight out the picture books of classic Charleston architecture. The interior far exceeded our expectations from the entrance way to the dining room to the sitting room. The bedroom (Blue room) was gorgeous and private. It was always kept in great condition and clean every day. Even though other guests were in the house, we never heard them. Breakfast was a morning delight and plentiful (I loved the grits). The afternoon happy hour with the owners and guests on the porch was a great way to relax after a day of sightseeing and before dinner. Quality wines were opened for us as we sat around and revisited our daily activities...the weather worked in our favor here as the evenings were delightful. Speaking of the owners, you could not ask for more friendly and gracious hosts (and a great collection of canine companions). Jack and Annelise went above and beyond just providing a place to stay and food to eat. They joined us for wine and shared in our conversation in the evenings. They made many good recommendations for daily or evening activities. They provided constant feedback as we were booking a room in order to accommodate our travel plans. Jack even provided us with a timely referral for a minor medical emergency while we were out playing tourist (all was okay). If you are planning a honeymoon, a getaway for two, even a vacation for a family (I believe there is a room that can hold a small group), you will not find a better bed and breakfast in downtown Charleston.

This is a beautiful house in a A1 part of Charleson. It also has lovely hosts. After 3 days you feel you would be free to drop in any time (even if a trip from England might be a long way!) Nothing was too much trouble. We benefited from a personal taxi after an exhuberant happy hour. We also had guidance on tours and restaurants which was very helpful. Having the bikes was very useful and good fun. Strongly recommended.

Jack and Annelise's home was as advertised. We spent our first anniversary there this past week. We stayed in the Carriage House. It was very nice, clean and spacious. Someday I will have to build a house with wood flooring like that. Even though this was our first time in Charleston we really felt like family. They were very hospitable. On Sunday morning Jack whipped up his famous fluffy Virginia pancakes and surprised us with heart shaped pancakes. That was a very pleasant surprise. They definitely know the places to visit and the top restaurants. We highly recommend their suggestions. We really enjoyed the food at both Magnolias and Peninsula Grill. For lunch make sure you visit the Hominey Grill (dont leave without getting their chocolate pudding, it is to die for). Oh and finally make sure you take a carriage tour. You will fall in love with Charleston's history. It really helps you understand how Charleston came to be as you see it today. Thanks very much Jack and Annelise for the great time. We miss your pooches already! Perhaps we will see you again.

I treated my bride (of 21 years) to a surprise Valentine's Day weekend in Charleston and chose this B&B purely on the reviews of other guests. We tend to prefer the warmer, less formal kinds of places and based on what I read this sounded ideal. Jack and Annelise were returning from a week out of town the night we arrived, so we had the pleasure of spending our first few hours in town with Martha, who took very good care of us, and Franny, the family dog. We visited in the living room in front of a nice fire, while enjoying a little wine and cheese before dinner (Martha's restaurant recommendation was absolutely perfect.) We met Jack and Annelise the following morning over coffee in the kitchen. It became pretty clear that this was no ordinary B&B experience, it was more like a visit with old friends who happened to live in a fabulous historic home in a great location in Charleston. As the other guests made their way down to breakfast we realized that they were what Jack affectionately referred to as "repeat offenders" (people who find their way back to this wonderful place. As hosts they simply could not be more gracious. This B&B prides itself on following the more informal European tradition, which feels more like a home stay than a stuffy, museum-like setting. For the B&B enthusiast who enjoys the true human connection (and occasional canine connection with Franny...) this place is ideal. We shared big hugs with Jack and Annelise upon our departure -- knowing that when we return at Charleston we will be back for another visit.

Dr. Simmons treated my wife and me to a terrific 4th of July on the water at his club was beyond our wildest expectation. We could see fireworks from 8 different sites. The location of his home is only 1/2 block from the battery. Great room and breakfasts. You will not be disappointed.

My husband and I recently stayed w/Jack and Annelise as a special treat for my 40th birthday. We had such a wonderful time, and Jack and Annelise were definitely a big part of it. They went out of their to make sure we were comfortable and had a good time, striking the perfect balance between being gracious, social hosts and respecting privacy. My husband and I lived in Charleston briefly and had lots we wanted to see and do while we were there, yet we found ourselves arranging our days to make sure we got back to the house in time for the wine social w/the two of them. Not only were they warm and sweet, but they taught us so much about the history of Charleston; just full of information and anecdotes. Breakfasts were varied and filling, rooms were clean and beautiful (and loved that we were able to have a fire in our bedroom every night!). Both Jack and Annelise gave us great recommendations for dining, along with making our reservations for us, and even dropping us off at the restaurant if we wanted (although their house is close enough to walk to just about anything, which is very nice). We would highly recommend staying here and will do so the next time we're in Charleston- may even bring our children and stay in the Guesthouse. Don't hesitate to arrange your stay here - Jack and Annelise will really open their home to you.

We have been staying at Jack and Annelise's B&B house for over the past 4 years during the Bridge run, and we look forward to the visiting with them every year. Charleston is a beautiful place to visit, but it is the people you meet at your travel destination that will touch your life forever. That is why we recommend staying at 15 Church Street. The hospitalilty, happy hours on the porch, and insight into Charleston life is exemplary. Not to mention Jack's pancakes. I don't see why he has not won any awards as of yet in this department but it is easy to see why they were voted "The Best in the South". Look forward to our upcoming stay in 2010!

What a wonderful weekend we just had! This place is everything you have read about. First class. The house is beautiful and our room was perfect. The Rose Room was exactly what we wanted...Jack even furnished us logs for the fireplace each night. Jack and Annelise were in the middle of decorating for Christmas and the house was even more charming. Our breakfasts were delicious; the dinner reservations they made for us were perfect. Jack and Annelise obviously know how to be the most perfect and gracious hosts. Can't wait to go back.

My husband and I spent a delightful December weekend at The Phillips-Yates-Snowden House and will definitely return! Jack and Annelise are interesting people who take obvious pride in their beautiful house and lovely room accommodations. We stayed in the blue room, which was VERY large, and enjoyed wine, cheese and crackers at 5 with Jack, Annelise, and the two other couples who stayed at 15 Church Street. We enjoyed talking to the other guests. The breakfasts on Saturday and Sunday were very good and no one could eat as much as was offered. Annelise and Jack are wonderful raconteurs and and engaging conversationalists. They know and love Charleston and were very helpful. The inn is centrally located in the Battery, a 1/2 block from the water and an easy walk to fabulous restaurants. There's so much to do; a weekend barely scratched the surface. Jack and Annelise respect their guests privacy and are wonderful raconteurs and and engaging conversationalists when we wanted to be around the inn. This was our second stay at 15 Church Street (the Phillips-Yates-Snowdon House) and the experience was as special as we remembered! We make every effort to stay in highly rated bed and breakfasts whenever possible during our travels. We have not received a more gracious welcome, or more assistance, than that offered by Jack and Annelise Simmons. From the moment you enter their home, you are treated with warmth, graciousness, and charm. It is difficult to sum up all the positives in a concise manner! The rooms are spacious, scrupulously clean and well stocked. If more towels or other items are needed, you have only to ask. Breakfast was always delicious and very filling. The most difficult decision was making a choice between entrees! All were exceptional. The main fare was always supplemented with endless juice, coffee, and the freshest fruit available. Each morning Jack or Annelise checked to make sure that all at the table were satisfied and asked if we would like anything else. The evening wine hour and the conversation were particularly nice. We have stayed at several very nicely appointed bed and breakfasts in a number of states and nowhere else did the hosts join the guests in the evening. It is a lovely custom! One evening we were enjoying the company so much, we were nearly late for our dinner reservation. Jack was kind enough to give us a lift across town to make it in time! We greatly appreciated the tips regarding things to do and see while in Charleston. The suggestions for restaurants, assistance with reservations, background and special interests information at the historical sites were all invaluable assets. During both our stays at 15 Church Street, the Simmons went to great lengths to help each of their guests find the activities they were interested in and enjoy their time in Charleston. We are eagerly anticipating a return visit. This would be a lovely location to gather the family for a reunion or holiday.

We recently had a wonderful experience staying for a weekend at the Phillips-Yates-Snowden House. The house itself is spacious and inviting, and the location for walking to the main areas of downtown Charleston can't be beat. The owners, Jack and Annelise are warm and knowledgeable, and truly make you feel as if you are a part of their home, not just a weekend guest. Recently, we were fortunate enough to spend an entire week in Charleston on a writing assignment. Even more fortuitous was our stay at the Philips-Yates-Snowden House (PYSH). One travels to Charleston for its elegance, gentility, fine cuisine and stunning architecture. Our stay at the PYSH made our immersion in old Charleston complete. Our hosts, Dr. Jack Simmons and his wife Annelise, provided a true southern welcome. They exemplify the civic pride and cordial manner that multi-generational families in Charleston are famous for. Their knowledge of the town is surpassed only by their knowledge of southern history, which always made for great conversation over wine and cheese each afternoon on the porch. And helpful? Mon Dieu! One night we were late for dinner (after lingering over wine and cheese) and Jack drove us right to the door! The house is the real deal - right in the heart of the Battery area, 3 stories of comfortable elegance. Poseur that I am, it was fun to step out of our "very own" mansion, acting like we owned the place, as less fortunate tourists passed by as they admired "our" neighborhood. Our HUGE room on the third floor overlooked the gardens of the Calhoun mansion (Charleston's grandest)! And parking was not an issue, ever. Need I say more? OK, I will. Each morning featured a wonderful gourmet breakfast, nicely balanced for a day of perambulation through the markets and neighborhoods. You know, one can tell who one's friends are after a week of proximity. And I'm happy to say Jack and Annelise are our friends now, and I hope they can say the same for us. Jeff and Suzanne

Agree with all the superlatives. We had a wonderful stay in the carriage house, felt welcome (almost as part of the family), enjoyed the gatherings on the piazza each morning and evening, followed Annelise's restaurant recommendations with spectacular results, played with the dogs, met friends and other guests over delicious breakfasts, and enjoyed life below Broad Street. Jack and Annelise really make a visit to Charleston special. Just have to figure out when we can get back to visit again.

Over the years, we've stayed at many B&B's, but none can hold a candle to this one. It wasn't just the perfect location, amenities, and ambience. What really made our vacation was the one thing that is unique to the B&B experience -- an absolutely wonderful host and hostess -- Jack and Annelise Simmons. By our second day, we were already talking about our next trip there, so we didn't push ourselves to do everything in one visit, knowing we'd be back again and again to see our new friends, Jack and Annelise, and their incredible city.

As lovely and comfortable as The Phillips-Yates-Snowden House is, the best things about this B & B are the owners, Jack and Annelise Simmons. Their magnificent home has been in Jack’s family for two generations and is located in the most beautiful section of Charleston just steps away from a historic waterfront. Annelise was kind enough to make our dinner reservations for us to four unbelievable restaurants. We were absolutely delighted with every one of them. Both Jack and Annelise KNOW and LOVE Charleston so well they were able to suggest numerous museums, forts, historic sites and tours including the incredible Gullah Tour with Alphonso Brown. 15 Church St. is a glimpse of Charleston's finest in warm friendly hosts, historical homes and convenient locations. The rooms are very clean and comfortable and the food is excellent. Annelise and Jack are the B&B's unadvertised concierge service and do an excellent job! Charleston lived up to its' reputation of a beautiful southern city, Jack and Annelise are a large part of what made it so enjoyable and memorable.

This was the first time my wife and I stayed at a bed and breakfast. We found Jack & Annelise to be gracious host and epitomize the phrase Southern Hospitality. The accommodations were better than we ever expected. Their home is beautifully decorated. I would recommend to anyone who wants to enjoy Charleston at its finest to stay there.

I tend to prefer staying at B&B's whenever traveling, but I have to say that 15 Church Street is the best B&B I have ever encountered. Jack and Annelise went out of their way to make our stay memorable from sharing information about the local history, recommending places to visit, suggesting restaurants, to just make us feel very much at home. Their 6:00 p.m. cocktail hour became a highlight of our day. They have set the bar for B&B's to an all time high. I can't wait to go back to Charleston and visit with them again.

The Simmons were southern hospitality at its best. My husband and I went to Charleston wanting an authentic experience of the city's culture. Our stay at 15 Church made our trip. Annelise was full of helpful information about the history of the neighborhood and city, which supplemented our trip and helped us to appreciate Charleston to its fullest. We're already decided to plan a trip back and this is the ONLY place we would consider staying. We highly recommend 15 Church St.

We had a wonderful relaxing experience recently staying at the 15 Church St. bed and breakfast. The location is one of the best in the city, right in the heart of the historic district, but within easy walking distance of restaurants and places of interest. Our hosts, Jack and Annalise, were the reason I would come back!!...They opened their home and made us feel like houseguests, not paying guests. Annalise shared tips on restaurants and tours, and basically helped us plan our visit. They hosted a wonderful social hour with the other guests every night, which was a fun way to compare notes on Charleston, and life in general!...The home is beautiful, but the hosts are the best!

My wife and I chose to stay at the Simmons' home to celebrate our 25th wedding anniversary. Being within the historic district was a real treat for us, but more importantly, we felt welcomed to the Simmons' home. Annelise went out of her way to make sure that we were settled in and took care of dinner reservations for us each evening. We enjoyed the wine social shared each evening with the Simmons and other guests. We were within walking distance to everything and Annelise was more than helpful in recommending certain attractions etc. We will certainly go back again! Bryan & Joy

My husband and I were married in Charleston and it seemed fitting that a visit back would be a great way to celebrate our 21st anniversary. I had always wanted to stay in a B and B but in the past, we had always ended up in a hotel. I wanted this anniversary to be special so I did my research and chose 15 Church St. Bed and Breakfast. I am so glad I did. The entire trip was a surprise for my husband. Jack and Annelise helped by making restaurant recommendations and reservations for us, which proved wonderful. Jack is a true southern gentleman and Annelise is a sweet soft-spoken southern belle. Early evenings begin with wine and snacks in the living room where they make you feel like an invited guest, not a patron. They are so knowledgeable about the history of the area. It was truly a pleasure being able to sit and talk with them. As with all good and warm homes, this one comes with the most delightful dogs, Pappy, Snickers, and Madeline. They complete the 'home-away-from-home" feeling. Our room (the rose room) was very comfortable. You can feel the history as you look out over the roof tops to the harbor. Last but certainly not least, the food . . . If you like a traditional southern breakfast, this B and B is for you. We had Jack's mother's recipe "Hominy Surprise" the first morning and we both loved it. That was my favorite. Our second morning we tried the frittata. It was also very good. Breakfast is served with plenty of fresh fruit, good strong coffee, and your choice of breads and sides. It goes without saying - we will go back! The Simmons are warm and gracious and the home is beautiful. I highly recommend 15 Church St. B and B to anyone.

Jack & Annelise made us so welcome, our luggage was delayed in transit so Jack lent us nightware and gave us toothpaste etc, nothing was too much trouble. He even drove us to a restaurant and picked us up later as it was raining ! We liked having drinks in the evening on their veranda together with the other guests. We have returned to the UK with so many happy memories of our all to short stay in this wonderful city, and of the kindness and real Southern hospitality shown to us by Jack and Annelise.

My wife and I stayed with Jack and Annelise for three days in the Cypress Room. We could not have been more pleased with our choice. Jack and Annelise are such warm and gracious hosts. We particularly enjoyed the evening cocktail hour where we had an opportunity to review the day, discuss possible plans for the next day and probe Jack and Annelise's encyclopedic knowledge of the Charleston area. Their home is located in the heart of the historic part of Charleston, adjacent to the Calhoun Mansion. Very close (walking distance) to the market, many wonderful restaurants (ask for recommendations from Jack and Annelise) and historical points of interest. Accomodations were very comfortable, the breakfast was great and the company was wonderful.

This was our third visit to stay with the Simmons. This time we tried the Rose Room. It was the most elegant of the fine accomodations we had enjoyed there. Nothing in our experience equals the hospitality and concern for our welfare as that shown by our host and hostess. Always ready with advice on where to go and how to get there, and an incomparable source of dining advice, they always make our stay most enjoyable. We've grown especially fond of beginning our evenings sharing wine and stories of the day with fellow guests and our congenial hosts.

Jack and Annelise are the perfect hosts to make their guests feel welcome and comfortable. They have a long history with the city and wonderful connections with tour guides and restaurants. Interacting with other guests during breakfast and late afternoon social hour provides additional opportunities to get to know the jewels that this beautiful, historic city has to offer. We thoroughly enjoyed our stay.

Jack and Annelise truly make you feel at home. Social hour includes wine and they happily poured more than one varietal and offered cheese and crackers. The grits for breakfast are completely delicious - made from an old family recipe! And if you are there on Sunday, the Virginia pancakes are also fabulous. The innkeepers are knowledgeable and social without being nosy. They offer directions, dining suggestions, and stories! Madeleine is the resident canine and she is sweet as a southern pie. I almost took her home : ) The beds have lots of pillows which is fab! The house is walking distance to plenty! A fabulous southern experience!

This is the best experience we could have had. We have stayed at B&Bs all over the world and had many wonderful experiences but this was the best. Jack and Annelise know everything and everybody and recommend appropriate places to visit. They are there for you every morning and again at social hour. We were able to enjoy the lovely porch with them and other interesting guests. Everything is nicer than in the pictures.

Recent stay with my friend. We are experienced with stays at B and B's - both as friends and with our spouses. 15 Church B and B felt like we were staying with family. Annelise and Jack treated us like family and were extremely gracious and hospitable. Unfortunately, we feel that we would rather be treated like company. Although they were delightful and the room was large and comfortable, there were several small items that need to be improved. (The location was great, too). No interim cleaning (we were there for 5 days and 4 nights), no drinks available during the day and really needed access to something because there were no stores nearby and even if there were, there was no refrigerator, no alarm clock, the room still contained 'junk' leftover from when their son lived there, inadequate light in the bathroom, the toiletry products were 'mass produced' in pumps (only shampoo and liquid soap), the hairdryer was too dirty to use, and the breakfast was a bit meager (1 piece of toast, a small square of frittata, OJ, tea/coffee, and fruit). We are used to more elaborate breakfasts and more offerings, too. Altho they had cocktail hour, we didn't know about it until our last day there. I have stayed at 4 B and B's this year alone (South Carolina, Canada, Michigan) and this one was the most expensive and just OK. We wanted to know more about the house, but no info was offered, even when we asked. Again, they are wonderful people, but appear to be inexperienced B and B owners.

Glad they liked our hospitality, large comfortable room and “great” location; oddly they felt like “family” but preferred to be only “company” (in the South the logic of this escapes us). We are a true B&B, not a commercial hotel with full-time staff. To protect our guests’ privacy we do not enter the rooms unless asked. This bathroom has a large overhead globe plus a bank of four lights above the mirror. The hairdryer has been inspected and nothing found amiss. Soap bars are wasteful so we provide quality liquid soap, and shampoo from Greenwich Bay Trading Company: www.gbsoaps.com There is a full sized refrigerator for guest use. Breakfast includes coffee, tea, juice, fresh fruit, eggs, bacon, frittatas, grits, Hominy Surprise, plus the usual carbs. We try to exceed expectations; an all-you-can-eat breakfast bar we are not. Hard to miss our 6 PM Charleston “social hour”; it is listed on the BedandBreakfast.com website under “other amenities”. We invite guests to participate so it seems difficult to ignore eight others sitting around having a good time! When these guests returned from an evening out, they even joined us at our dinner table for wine and dessert. A brief history of our house is listed on the website; another is sent via email, and, in our living room and bedrooms, there are several magazine articles featuring the house and it’s famous War of Secession occupants, one of which Jack researched and published (¬GS Magazine), Nov/Dec 2007, p.93-95). Any guest inquiring about the house is swamped with this information. Our rates are competitive since they include a full breakfast, parking, and wine. The house is authentic, C. 1842, not an ersatz historic looking venue of concrete block and steel. With all of the above said, we remain sincerely honored that these guests still felt we were “wonderful people”. We wish them well in their quest for the perfect B&B to suit their needs.

As stated by most reviewers, Jack and Annelise were perfect hosts. They were a wealth of information on restaurants, activities and history. Jack has lived in this home his entire life and their love and devotion to the area are apparent. We stayed in the third floor "Rose Room", which was much larger than most hotel rooms. The bath was also large and equipped with all the amenities. The only drawback of being on the third floor was climbing the stairs after a full day of walking the streets of Charleston. We were particularly appreciative of the use of their bikes and were able to cover lots of territory on them. Our only negative comment would be a lack of any stores/restaurants within several blocks of this location. Returning from a long, hot day of sightseeing, there was no place close to get a coke or even bottled water. Breakfasts were sufficient and allowed time to visit with other guests. The 6:30 "social" time on the veranda with wine and snacks was a great way to touch base and get to know our hosts and other guests. Any return stay in Charleston for us will definitely be at 15 Church Street.

This was "Southern Hospitality" at it's finest. Jack and Annelise were very welcoming. They were both lovely to talk to. Their knowlege of Charleston and the home that they live in is amazing. Ask Jack to see the article that he wrote! Annelise is a gem and her recomendations on dinner were superb. She also suggested the "Gullah" tour and she was right on the money. Snickers, Pappy and Madeline are so sweet...beware that you will get kisses from Snickers if you ask for them!! The walk to Market street took about 20 minutes. Be sure to bring good walking shoes, cause you will need them. Both Jack and Annelise are busy, but they always had time to talk to you. The breakfasts were good and Dawn was fun to chat with. There is so much to do in Charleston and the surrounding area that I don't think that 3 days were enough. Hominy Grill was great for Shrimp and Grits as well as their Buttermilk Pie. Tommy Condons has the best Potato Chowder and Bread Pudding. Don't forget to purchase your Sweetgrass Basket. To Jack and Annelise....THANK YOU!!

We stayed at The Phillips-Yates-Snowden House October 1st - 5th in the Cypress room, and we could not be more pleased with our stay. The house is beautiful, and in a perfect location. It was nice to be a bit south of the main congested area and in the beautiful residential part. (But it's a quick walk to get to anywhere) Our room was very clean, and equipted with everything you would expect. However, our favorite part was our gracious hosts Jack and Annelise. They both went above and beyond to make us comfortable and assist us in making the best of our Charleston trip. I can't image staying anywhere else in Charleston. We look forward to returning soon! Jack and Annelise were excellent hosts. They were knowledgeable, friendly, and made great recommendations for tours and dining and even made reservations for us. We enjoyed their "Charleston Hospitality Hour" before dinner every evening. It was nice to visit over drinks with Jack, Annelise and the other guests. We also enjoyed having the three dogs around-it reminded us of home. Their home is beautiful and well-located. It was an excellent B & B experience, very reminiscent of our travels in the British Isles and we recommend this one.

The Inn was lovely and furnished according to the age of the home. Parking was ample and the place was large enough for all the family. However, the owners had three dogs who seemed to have the run of the common areas including the dining room. In addition, the breakfasts were small portions and not served on time.

We have been honored by all of the kind comments our guests have posted, so one such as this is both interesting and odd in that it seems so out of place. We are all dumbfounded as the dogs are restricted from the dining area by accordion gates and venture there only at the will of the guests. Also, we have doggie photos on the web site to alert potential guests to their presence in case someone has a particular allergy or aversion. At breakfast, we always ask our guests if they would like anything else and, in five years, we have only had two requests for an additional piece of toast. Our guests set their own eating time the evening before and are served as soon as they are seated, often, by their own choice, at a later than stated time if they decide to socialize over coffee on the porch. As we try to be very hospitable and accommodating, we do not understand why these particular guests would not first approach us regarding their concerns so we would have had a chance to address any issues immediately. We encourage any future guests to not hesitate to do so. We want your stay to be wonderful.

We just returned from three wonderful nights at the Philips-Yates-Snowden House. It's in a great location to walk to restaraunts and attractions. The accomodations are comfortable and pleasant. The best part of this inn is the innkeepers (and their helpers) who make you feel like one of the family and offer excellent suggestions for places to eat and things to see. Only avoid 15 Church Street if you have dog allergies, since you get to share the place with three beautiful, well-mannered canine friends!

From the moment my college girlfriends and I stepped into the house, we felt at home. Annelise and Jack Simmons are wonderful hosts who define Southern hospitality. The room (all three of us stayed in the Blue Room) was clean and spacious. The breakfast was so relaxed and so good that we really had to force ourselves to get out of the house. We were always welcomed back warmly as well as given outstanding recommendations for going out (you must go to the Hominy Grill). I hope that the Simmons will always remember the Tar Heel Girls! We will always remember our hosts and the wonderful accomodations.

The decor of the room was not as expected. There was personal clutter surrounding the furniture: a bookcase with books and other items strewn into the shelves with a tablecloth covering it. There were children's trophies packed in the bathroom cabinet and boxes filling the closet shelves. Too much furniture to manuever. We were accused of tracking in mud (we didn't). We were expected to reuse our linen napkins for the second breakfast. No clock radio as see as in the advertisement. After the first morning, we didn't see the hosts again and someone served us breakfast the second morning (we had no clue as to who she was and she didn't offer an introduction). The house was nice-old Charleston-had great potential. The owner's dog was very sweet and behaved. The two visiting dogs were well behaved too. No personal attention such as bed make up or checking on our needs for the second night. I will find another place to stay for my next Charleston visit.

It is always disconcerting when a guest does not have a positive experience. However, perhaps their expectations were more of a commercial “Inn”. Being a true bed and breakfast in that guests are staying in our home, by necessity, there will be some personal items in the rooms which have been hidden out of sight in bathroom cabinets, in covered bookshelves, and in the top of closets. We commend these guests on their curiosity in finding such family “treasures”. So as not to invade our guests’ privacy, we do not enter their rooms unless requested (again, we are a B&B, not an Inn with a full-time staff). We follow the European custom of using personalized napkin rings with which to identify one’s napkin for the next day, feeling this more environmentally friendly than using paper or washing every day. If one is particularly messy, fresh napkins are always available; we now make it a special point to so inform our guests. The clock radio had “wandered off” and has been replaced. Since most of our guests now use their cell phones for time and alarms, we had become lulled into forgetting about this amenity, an oversight on our part for which we do apologize. Always glad to rectify any omission if notified, we prefer to do so during the visit by making an effort to always tell our guests, “Please let us know if you need anything.” We sincerely appreciate all constructive comments and are so glad they liked the dogs!

15 church was a great experience. jack and annaliese are really great people who make you feel right at home as if you are visiting family. they offered great suggestions about restaurants. provided bikes to tour the historic district. and the house is very charming, as are the dogs. a great time. highly recommended.

We have stayed in many B&Bs over the years, and I can honestly say that this is the first time we truly felt like we were honored guests of an authentic Charleston family rather than customers in a B&B that worked hard to create the feeling of home. Not that there is anything wrong with the latter--and the distinction may seem subtle--but it is another thing altogether to feel like your hosts are deeply connected to the town, to the home, and to you! I have not met better hosts than Jack and Annelise, and being from the South I have seen up close what Southern hospitality looks like. Yes, the location is great, the home is gorgeous, the rooms and amenities are well-thought-out. But I have to say that what I will remember most (and for a long time I'm sure) is Jack inviting us onto the porch to chat after we returned "home" for the day, and Annelise seeing us off for the day with a uniquely Southern admonishment to "Behave". Truly a one-of-a-kind gem in a one-of-a-kind city, and highly recommended for your next visit to Charleston.

We had a wonderful time staying at the Phillips-Yates Snowden House - we stayed in the Carriage House which was very comfortable. Jack and Annelise helped us plan our day with tours, getting around the city and recommending restaurants for lunch and dinner - all their recommendations were perfect and much appreciated. Everything we could have hoped for in a B+B!

My wife and recently stayed with Jack and Annelise Simmons, and could not have wished for a better experience in Charleston. You do not just get a room and lovely breakfast in a beautiful house, you get to be a Charlestonian, if only for a while! They are active in civic affairs, know the people and shops and restaurants and the good and bad of Charleston, and share their knowledge as if you were visiting family members. They referred us to Mrs. Jane Thornhill, a tour guide with an encylopedic knowledge of Charleston homes and history (much of which she was a participant in for the past 75 years), who provides a not-to-be- missed two hour drive around the city. We stayed in a large and comfortable room at the front of the house on the third floor which even provided us with a view of a beautiful rainbow over the water, since the house is less than a block from Charleston Harbor on a narrow brick-paved street of historic homes. When we left, Jack and Annelise very movingly told how how much they enjoyed our visit and that they hoped that we would return. If you want to experience the city like a native, 15 Church Street

Fabulous location, beautiful home, wonderful amenities (bikes, computer with internet, etc), great food, dogs, but most of all wonderful southern hospitality. You cannot go wrong here. My husband and I have stayed at many B and Bs on both coasts and 15 Church street has no equal. We will be back!

We came during the weekend of July 4th and had a wonderful time! Jack and Annelise were fantastic hosts! They offer a very relaxing and welcoming atmosphere, mixed with Southern charm. The breakfast was great all 3 mornings! Highly recommended place to stay!

We had a fantastic time. Highly recommend, the breakfast was excellent. Order the quiche-type egg casserole. It was amazing! Be sure to ask for local recommendations, they have lived in Charleston for years, and know the best local restaurants and tours to take, especially the "gullah tour" - ask for more details.

We just arrived home from a wonderful 3 night stay with the Simmons in Charleston. We were celebrating our 5th wedding anniversary & wanted to do something different to mark the occasion. We could not have asked for a better trip! The house is beautiful & the hospitality was more than we could have asked for. We had a fantastic Southern breakfast each morning in the dining room where we were able to talk with our hosts and other guests. In the late afternoon/early evening we had drinks & snacks in the parlor, which Jack called the "social hour" - it was a fun time to socialize & learn more about Charleston. When we decided to book our stay in Charleston, our goal was to find a place that we could have some peace & quiet but also be close to restaurants, activities, etc. We got exactly what we had been looking for!! Church street is just a few blocks from the water & lots of good restaurants, but when you're at the house you feel like you're a little more secluded. Jack & Annelise have created a place where you truly feel like you're "home away from home" - they genuinely care about their guests. We will definitely visit Jack & Annelise again in the near future - next time we might bring some friends & stay in the carriage house!! Thanks for an amazing stay!!!

Jack and Annelise were gracious hosts. Highly recommended. You won't be dissappointed. We stayed in the blue room. There're two rooms on the top floor. Many stairs to traverse so if you're adverse to that be advised. Dog(s) so if that bothers you. But, none of this bothered us, and we were quite pleased with our stay.

We stayed 3 nights. Jack and Annelise are very gracious hosts. Their dining recommendations were consistently on the mark. I had a medical situation come up and they were extremely helpful in recommending a highly qualified Doctor who made a house visit - thereby enabling me to avoid long wait times in an emergency room. We tried all the breakfast options and found they were a great way to start the day. The early evening gathering with other guests to share some wine was a nice way to relax before going out for dinner. The location is terrific - downtown Charleston within easy walking distance. My wife and I stayed five nights with Jack and Annelise for a pre-baby getaway. Everything about our stay was excellent, beginning and ending with the hospitality of the hosts. I cannot express enough the warmth we felt during our stay and their willingness to just sit around and visit. Specifically about our accommodations, we were in the basement room to keep my wife from doing flights of stairs. The room was quaint and private -- exactly what we wanted for our trip. I think the other rooms may be better for most guests, but this room suited us just fine. The breakfasts were modest, but excellent. Even with the limited selection we did not get bored over our five days. Restaurant suggestions were right on -- they had excellent ideas for everything from upscale to economy. All in all, I highly recommend this bed and breakfast, especially if you are looking for an "experience". This was our second time to Charleston (first time was in a hotel) and we will be back again staying with Jack and Annelise in the not too distant future. Jack and Annelise -- you were great and I will be sending you baby photos once she comes along!

Annalise and Jack were great hosts. We had a 1200 square foot apartment, which was great for privacy, and enjoying a glass of wine around our own table. The downstairs hide-a-bed was not real comfortable. Our suggestion is that they put a real bed downstairs, so that 2 couples could "comfortably" stay.

Five girlfriends stayed with Jack and Annelise at their bed and breakfast for 7 days. It was truly an experience none of us will soon forget. Jack and Annelise's hospitality made our vacation an 'out of the ordinary' experience. We left feeling a part of the Simmons family. We hope to go back.......

We stayed 4 nights with Jack and Annelise in March. We were charmed by their graciousness and warm hospitality. They have a beautiful home to which they welcome you as friends. The location is peaceful and quiet and yet within easy walking distance of all Charleston has to offer. Our room was spacious, very clean and comfortable and most importantly the mattress was super comfortable. Jack and Annelise host a social hour every day when you have the opportunity to meet other guests and also learn more about Charleston from the hosts. They kindly recommended restaurants and made reservations for us every evening and we had fabulous meals. We highly recommend this B&B.

My wife and I recently returned from our 3-day/2-night stay in Charleston SC -- our first time to this wonderful city to celebrate our 20th anniversary. After searching the internet and talking with friends about where to stay in Charleston, we decided on staying in the Phillips-Yates-Snowden home of Dr Jack and Annelise Simmons. It was the perfect combination of accommodation, location, hospitality, and price. The home is nicely located on a bricked street in the historic homes area of Charleston, just a short walk from the waterfront, shopping, and great restaurants. There is off-street private parking -- in fact we parked our car in the Simmons gated driveway and did not move it until we had to leave. We stayed in the "Blue room", located on the fourth floor, which had a private bath and great view of the roofs and chimney tops of many historic homes. You also have a beautiful view of the Calhoun Mansion and its tranquil fountain from the room. The owners and hosts -- Dr Jack and Annelise -- work a tireless pace to ensure each of their guests feel welcomed and share the passion of Charleston's charm. We took them up on their dinner suggestions and offer to make reservations at SNOB and Carolina's, and were definitely pleased. The people at SNOB greeted us with surprise anniversary wishes and complimentary glasses of champaign to celebrate it. The breakfasts offer a variety of healthy and hearty menu items, prepared to the custom request of each visitor. Be sure to remember your napkin ring style, as with old-time tradition you will re-use your napkin each day. Also, each evening around 6:30pm don't miss the social hour on the huge porch, complete with conversation with other guests, and your choice of wine, beer, or non-alcoholic drinks. My wife and I have only stayed at a handful of B&B's in our lifetime, but I would be hardpressed to find a better experience than we had in the Simmons' home in Charleston.

We recently spent 4 fabulous nites here. The common areas downstairs are beautifully decorated. We were in the Rose Room, located on the third floor. Huge room nicely decorated. The bathroom is also large and has a nice shower. Very quiet room. They don't provide a daily maid service for your room, which we really liked. Also, they don't take credit cards, cash or pay pal only. And this site is as close as they have for a website. For breakfasts, they have a fixed menu with various choices and you make your selections the night before. Nothing real elaborate or fancy but very tasty. On Sundays, you can also choose pancakes. The location is great. It's in the Battery, the quiet residential section of the historical district where you'll find all those gorgeous mansions and a nice park. It's an easy and beautiful 15-20 minute walk to the commercial part of the district where most of the restaurants and shops are unless you're slow of foot, in which case allow about 25. We never got tired of walking those incredible streets. Parking was unexpectedly easy. Just a block away at the end of the street, there's tons of free parking around the park. Based on my extensive research, I don't think there's a better value in Charleston. For those who have never been to the Old South and have no idea what's meant by "Southern Hospitality", you'll learn here. Dr. Jack is originally from Charleston and he's a true southern gentleman. Annelise is equally charming and gracious. Their nightly 6pm social hour with wine or cocktails is great fun. They're a fun couple who enjoy people. They live on the second floor of the house. While you're there, they treat you as family. They are also extremely helpful with all things necessary to have a great visit. On two occasions, they drove us to our restaurant when it looked like we might be late. Just another example of their wonderful hospitality. We'd definitely go back.

Jack & Annelise provide a unique experience. I must come clean and state a degree of bias as I am an innkeeper. From the moment you arrive you feel like old friends. Some folks might find this 'hands on' approach a little too intrusive, you do meet and chat with the other guests, often with a glass of vino. Our clean bedroom (Blue) was less indulgent than I had hoped. The rooms still reflect the family members that used them. This can have a charm but I felt there was perhaps too much personal nostalgic clutter in our room. The hosts could not be more accommodating,not only suggesting things to see and do, but also booking them for you. The Gullah tour in particular was one of our trips highlights. Breakfast on our second morning was a little strange. Jack was as usual going out to work. Annelise had to leave the house. We were not actually informed of this clearly the night before. When we came down to breakfast we found notes regarding our choices (you select the night before) about what we should prepare/eat along with the ingredients. I cooked my own eggs (which if I say so myself were very good!) and sat with the other interesting guests chatting etc. One of the guests eventually cleared the breakfast table (which in a paying establishment is strange, and she commented she had happily done this on other mornings) and later on that morning a staff member, appeared to actually tidy up. My criticism is that had I clearly known this I would have accepted it (though I must say I find it unusual). In principle I feel that if you stay in a B & B you should get a breakfast prepared by the innkeeper or a staff member. That is the deal of a B & B! Another minor negative point was that our bedroom was not serviced during in our stay. The stay overall was more than acceptable but I feel it could have been amazing with a more professional approach. A mention for little old Madeleine.....a wonderful old girl who loved having her tummy tickled......she is their dog!

Our party of four were guests with Jack and Anneliese for a total of three nights. The home is lovely and beautifully located for convenient access to the Battery area and adjacent areas. The hosts are most gracious, the breakfasts exceptional and the rooms well appointed with up to date facilities. Overall quiet, comfortable, convenient and a real treasure.

My mother, sisters and I spend a weekend at 15 Church Street. Jack & Annelise Simmons are genuinely warm and gracious hosts. We stayed in the carriage house which were perfect accommodations. I will definitely be back!

My husband and I had a wonderful time at this B&B. Jack and Annelise were great hosts. We had a very relaxing cocktail hour every night and Jack and Annelise were able to recommend great restaurants that we never would have found ourselves. They informed the staff at the restaurants of our evening plans and they provided us with directions from the restaurant. They really went out of their way to ensure we had a nice stay. We will definitely return to this B&B.

My fiance and I were very pleased with the service that was provided by Jack and Annelise. It was the little things that counted. My fiance is from Canada so they hung up a Canadian flag for us outside the house. They had tums provided for him because of his upset stomach when we awoke. There's no better way to experience Charleston than to stay with Jack and Annelise in their beautiful historic home. Everything was superb and exceeded our expectations. We hesitate to add to all the good reviews on here as we fear we won't be able to get a room with them next time we're in Charleston! What a great find. We hope to see them again soon.

We enjoyed our stay very much in this beautiful antebellum house in Charleston. We felt highly welcomed from Annelise and Jack and they were the most friendliest hosts we ever had. We would like to come back at some point of time and enjoy once again the freindliness and engagement of our host. We recommend this B&B without any constraints, it is superb.

We stayed here in the heart of Charlston at the begining of October to explore the wonderful city and celebrate the 50th birthdays of 3 of us. We have known each other since university days and said we would party in style at the appropriate time. Staying at The Phillips-Yates-Snowden House was a wonderful treat and provided an ideal base, Jack and Annelise work hard to lookafter their guests and were perfect hosts, we hope to return before the next serious birthday milestones! My husband secretly planned a trip for the 2 of us for our 15 year wedding anniversary in June. He chose 15 Church Street B&B, Jack and Annelise's home. We couldn't have been more pleased! We were welcomed so warmly, and they even had champagne for us for our anniversary that evening! Jack made dinner reservations for us each night, more complementary champagne at the restaurants, and the best food ever! One morning we accompanied Annelise to find her favorite spot to purchase the sweetgrass baskets! The house is in a perfect location, everything you need is provided for, within walking distance to all the historic sites, shopping, and Charleston Harbor. The breakfasts were marvelous, you can choose what you want each morning from a menu the night before. This was our first taste of true Southern Hospitality and we loved it! We truly felt like very special guests in their home! Thank you for helping to make our 15 year wedding anniversary special!

Annalise and Jack are the consummate hosts and their home and family welcome guests openly. The rose room was large and comfortable with windows on two sides and a view of the harbor. The Simmons' recommendations for restaurants - both 'fancy' and 'neighborhood' were perfect, and afternoon wine in the living room felt like visiting old friends. Must visit the Calhoun Mansion (Simmons' back neighbor) and then talk with Jack and Annalise about its owner. And..if you stay for Sunday morning - enjoy Jack's homemade pancakes for breakfast.

Jack & Annelise Simmon's home at 15 Church Street is truely a working piece of art and history! My wife and I stayed in the "Rose Room" for our first B&B experience. We woke up to the sun rising, a fantastic view of the Harbor and surrounding homes, and a terrific breakfast. Jack and Annelise are both very knowledgeable in Charleston's wide variety of restaurants and historic sites. For them to open their doors as a B&B was a treat for us. Thank You!

My wife, son and I stayed with Jack and Annelise for 5 days in late June 2007, and enjoyed their home and their friendship, yes friendship. You feel more like a friend than a guest. The room was wonderful and the breakfasts were more than enough to keep you going until your evening meal. Staying in this historic Charleston home added meaning to our vacation trip. We will definately stay here the next time we visit.

My husband and I visited Charleston for the first time and staying at Jack and Annelise's beautiful house made our trip a wonderful experience. From the moment we entered their home, they made up feel like we were visiting family. Our room was delightful, full of interesting things to look at. Our hosts invited us to share cocktail hour with them on the piazza. They gave suggestions for restaurants for dinner which proved to be fanantic. While my husband and I were in Charleston we stayed at 15 Church St and had a wonderful time. We rented the carriage house which gave us all the privacy we could want. The Simmons were the best host and hostess. From the moment we got to their b&b we were treated as family. They were very attentive to our needs and always including us in there activities. They gave us wonderful restaurant recommendations and they were correct---they were great. They gave us directions to places we wanted to see and helped us find transportation to them as well. They suggested tours that we found interesting and worth the money. Jack and Annelise really try to attend to all your needs and I hope to stay with them again, as I cannot wait to return to Charleston. There home is located so close to all of the areas you would probably choose to partake in as well.

Our stay at 15 Church St was the highlight of our visit to Charleston. The Inn is beautiful, and the rooms are spacious, comfortable, and immaculate! But, most important, Jack and Annelise make you right at home with their gracious hospitality and helpful knowledge of the city.

My wife and I went to Charleston for my 30th birthday and stayed here and loved it. I was near the Battery and all the places you really want to go in Charleston. On top of that the hosts were amazing and helped us in finding some of the best places to go to eat and see. I would recommend this place to anyone visting Charleston and if I ever get back this is where I will stay again.

We recently spent a weekend at 15 Church Street in the carriage house. What a pleasant experience! We've stayed in other very nice B&Bs, but Jack and Annelise treated us as if we were good friends. The afternoon socializing was particularly enjoyable as it was obvious that our hosts were interested in us. They took very good care of us for our entire stay. Jack and Annalise were the most hospitable, friendly people. Their home was gorgeous, and impecably clean. Every night we were invited for cocktail hour and of course, we partook! My husband and I learned so much about Charleston from Jack and Annalise, and from their historic home in itself. Not only will we go back to Charleston soon to visit the city, which we loved, but to visit 15 Church Street. You couldn't ask for a better location, right in the heart of historic Charleston, and nicer, more knowledgable house guests.
