    Uplands House is a luxury five star bed and breakfast overlooking a Cotswold area of Outstanding Natural Beauty in the heart of England. Near to Moreton-in-Marsh, Stratford-on-Avon, Chipping Campden, and Warwick Castle, it provides the perfect base for visiting many of the wonderful events and attractions in the local area. Situated at the end of a long avenue of ancient lime trees and surrounded by the beautiful Warwickshire countryside, this charming family house built of golden Hornton stone is set within its own enchanting gardens and has stunning views over the luscious greens of the parklands the planting of which was greatly influenced by historic English gardener, Capability Brown. Your hosts, Poppy and Graham try to provide the very best in English country house hospitality. The watchwords here are a very warm welcome, friendliness, kindness, comfort, and good food. Guests normally arrive in time for for tea, served with irresistible home made cake, either by the fire in the Winter or on the terrace in Summer.

    • Cancellations: Please note that we will charge the full amount due in the case of a late cancellation 
(less than 7 days from 4.0pm on the arrival date) where we are unable to relet the rooms, or due to a no show. 

We respectfully remind guests that a reservation constitutes a contract and cancellation causes loss to small
establishments. However, if the guests rebook at a later date the deposit paid will be carried forward.

      Uplands House is convenient for the M40, (junctions 11 or 12). We are just off the A422, 6 miles from Banbury on the road to Stratford on Avon, in the Cotswolds, an area renowned for its beauty and picturesque scenery.


Directions:
From the M40 travelling North, take Junction 11, turn left towards Banbury, and then follow the A422 through Wroxton. After a few miles you see a sign welcoming you to Warwickshire. Our drive is exactly 1 mile from this sign, on the RHS, just after a brown sign on LHS saying "Upton House 200 yards". The drive is 10 metres before the road signposted to Ratley. Turn right in here, and we are the first entrance on the right. 

From M40 South, turn off at junction 12, follow signpost to Gaydon, turn left at the roundabout in the village following the sign to Upton House, Continue for about 2 miles and then turn right following sign Upton House, turn left at the 'T' junction and continue to the end of the road, still following Upton House, turn left, going past Upton House, and pass the turning on left signposted to Ratley. There is a drive 10 metres further on the left, marked Uplands Farm. Turn in here, and we are the first entrance on the right.

    Travelling alone, unusual in retirement, I found Uplands House very easily from instructions and was immediately captivated by the warmth of Poppy's welcome, the sybaritic comfort of my room and the tranquility of the setting. Dinner, alfresco as an additional bonus in our quixotic climate, was truly outstanding, as was breakfast the next morning. It was clear that meticulous attention was paid to sourcing the very best ingredients and assembling them with Poppy's wonderful flair. I enjoyed every mouthful. The company was congenial, helped along with unobtrusive prompting by the hosts who found time to join in the conversations. A memorable experience throughout and one which I intend to repeat, with my wife, as soon as a special occasion permits.
