    • Cancellations: * Deposit refund, less $25 process fee will be issued if the cancellation is received 14 days prior to arrival date. * If canceled within 14 days, a credit towards a future stay will be issued for the amount of deposit, less $25 processing fee, and will be given only if we are able to re-book the room for the same amount of days as original reservation.     French Toast Grand Marnier
    Cinnamon Swirled bread, dipped in a rich egg batter, infused with Grand Marnier. Lightly sprinkled with confectioner's sugar. Topped with fresh strawberries, also in a Grand Marnier marinade, and then dusted again with powerdered sugar and finished with Chantilly whipped cream. An absolute favorite of all the guests.

    Our first B&B stay, and we can't imagine anything being better than this! Loved the attention to detail...cozy and inviting decor, elegant dining, room comfort and conveniences. Great value, reasonably priced for the high quality of service and amenities we received. Highly recommended! Ann and Derek were exemplary hosts!

    The breakfasts are awesome, and Ann and Derek are great hosts. Good advice on local dining, sites to see, and just chat about anything. Already looking forward to a return visit.....

    Excellent value, charming hosts, beautifully kept and appropriately appointed. Lots of local information from Ann & Derek and many reference books available in sitting room to enjoy & learn more about Newport.
