TIP: The Emperor Suite has a big, covered porch. The King and Queen suites have smaller decks with no covering. Which one you prefer depends on the weather and how much you like the sun! Between the location, the rooms, and the innkeeper, there's nothing not to LOVE about this place. My wife and I stay at B&Bs several times per year, all across the country, and this has been our best experience, by far. The location, literally on the edge of the water, is amazing. There's nothing more relaxing than sitting on your private deck, watching the birds and the boats and listening to the water lapping on the shore. We watched ducks, swans, and a Great Heron who frequented the shore in front of the house. Our rooms (the Queen suite) were huge and very nice. (Before leaving, we got a tour of the other suites, which also looked amazing.) The bed was one the most comfortable we've ever slept in, and you could see the water from the bed. The separate sitting/TV room was a great bonus. And last but not least, the innkeeper was amazing. You can tell she enjoys what she does. The made-to-order breakfasts, delivered directly to our private deck, were the icing on the cake. And then there are the multiple varieties of fresh-backed cookies she puts out... I could go on and on about this place.

With Rhode Island's passage of the Marriage Equality Act this summer, My partner and I (of 16 years) were finally able to celebrated our wedding. After reviewing a number of different venue options we choose 3 Royal Ave Water Front Suites. What a wonderful experience! The spectacular views of Narragansett Bay on every level of this elegant B&B, the exquisite food at the Champagne breakfast reception, the gracious and very accommodating hostess and the dollar value at 3 Royal made this a perfect option for our wedding. From start to finish Daneisha, proprietress, made our day not only special, but also very relaxing. As one guest put it: "It's like being at home".

Daneish is not only a sweet and friendly host, she is an extremely talented artist. The house is one of those beachy turn of the century beauties. I stayed in the King's Suite and the décor was true to the period, but comfortable and functional. The shower was huge! The views of the bay never ended and I didn't want to fall asleep and stop drinking it all in. Unfortunately, the bed was so comfortable, I was asleep in a short time. And forget your diet for the morning and enjoy another of Daneish's talents, a fabulous breakfast. I mentioned she was an artist, the hallway of the house, plus the rooms are full of her original art. I purchased one of my favorites and now have a wonderful reminder of a lovely stay. This was the first time we stayed in a Bed and Breakfast, and it was a wonderful experience. Daneish was an excellent host and an excellent cook. The breakfast pastries and complimentary cookies kept gettting better. It was so nice to have someone make us feel so welcome and suggest places to explore and dine. We felt like we gained a new friend and even bought one of her pieces of art to remember our stay. We stayed in the queen suite for a week. It was cozy, comfortable and had a beautiful view. Every morning we awoke to the sunrise over the bay. We used it as a home base to see Rhode Island, Connecticut and Boston. It is right on the water, close to Providence, close to the airport, and an easy drive to Newport and other quaint New England towns. We highly recommend it and would gladly stay here again

We stayed at 3 Royal Waterfront in early March. Although it was winter there was a cozy feeling about the Inn. Original paintings hang on many of the walls and the views of Narragansett Bay were beautiful. When looking out the large bay windows we felt like we were looking out from a ship. The innkeeper's warmth and friendliness made all the difference for us too. It's not fancy but if you like feeling at home while away from home this might be the right place for you and homemade cookies greet you at the door!

Lovely couple with very personal touch in their hosting. Freshly baked cookies at entrance, fantastic suite (we were in the Queen Suite) with a bay window that deserves it's name. Private balcony with beautiful view to the East (sunrise!!!) Large multi course breakfast to our own liking, served in our room. Just really highly recommendable!

We had a wonderfully quiet and pleasant three days at 3 Royal. Daniesh our hostess,trip guide,and all around wonderful inn keeper made our stay exactly what we were looking for. The fresh berries and fruit along with a great breakfast were the icing on the cake. Oh speaking of cake her cookies and pastries were yummy too. Thanks Daneish Joan and Rudy

We rolled into 3 Royal Waterfront Suites kinda late around 9pm. However, the proprietor, Danish, was there to greet us with warm chocolate chip cookies and a big smile! She showed us to our room, the beautiful Emperor Suite. In the morning, we woke early enough to see the sunrise. Spectacular! And for anyone wondering what the two large cooling towers are in the distance, they are not for a nuclear facility... They are for the Brayton Point Power Station, which generates enough electricity to power 1.5 million homes. The cooling towers are ensuring that the water that is put back into the bay does not negatively affect the environment because it is so hot. So when you look out at the view, remember that these towers are actually helping to protect our environment. But I digress... Breakfast was fabulous! Muffins, scones, fried potatoes, juice, coffee and much more! Every ten minutes or so, Danish would pop back into the room with another tray of scrumptous delights! If we are ever back in the area, we will definitely stay at the 3 Royal Waterfront Suites! Thanks, Danish!!!
