  • Our lovely Victorian style home is located in the heart of the Historic Hill District of Newport, walking distance to most of what Newport has to offer. Shopping, sailing, restaurants and night life are are all a short walk away.
    Victoria’s Room This room was named for Lady Victoria whose painting adorns the wall above the bed. This room features a queen sleigh bed, armoire, an electric fireplace, TV, DVD player and CD player. The roomy bathroom features a pedestal sink, and normal size Jacuzzi tub.
    The Venice Suite This suite takes on a Venetian theme with a marbleized archway; topiaries and ferns painted on the wall along with framed paintings of Venice. Over the queen poster bed, soft clouds float on the ceiling. The sitting area has a full size sofa bed and Vermont stove, TV, DVD, CD player and refrigerator. Your bathroom has a comfortable two person Jacuzzi tub. Relax after your Jacuzzi in one of our Turkish robes in front of the fireplace.
    The Newport Suite The Newport Suite is a perfect romantic hideaway that encompasses our entire third floor and as its name implies, it is decorated with paintings and photographs of Newport. The exposed wood ceiling beams and chimney show the inn’s character while the Vermont stove adds some warm ambiance when needed. The king bed is graced with fine white linens and above the head board are beautiful painted flowers. The wicker chairs remind you of a cottage at the beach where you can just enjoy reading or music from the stereo. The other sitting area has a queen sofa bed and large TV and refrigerator. Your private deck overlooks Newport’s many different rooftops and the Trinity Church steeple. The spacious bathroom has an over sized Jacuzzi tub and separate shower.

    The origin of the Old Stone Mill in Touro Park, Newport, RI remains a mystery to scholars and historians. Some say it was built by Vikings while others say it was built in the 1600 or 1700's. Come visit Newport and decide for yourself.

    Newport Art Museum, Designed by William Adams Delano, the Cushing Gallery opened in 1920 as a memorial to artist Howard Gardiner Cushing, one of the early members and most prominent supporters of the Art Association. Carrying on the American Renaissance style of the late nineteenth century, the quiet classical details of the Cushing Gallery contrast with the slate roof, gables, and cross pieces of Griswold House. The Gallery was enlarged in 1991 with the addition of the Nathalie Bailey Morris Gallery, the Sarah Rives Lobby, and state-of-the-art collections storage, enabling the Museum to expand and upgrade its collections and exhibitions, and to borrow important pieces from major museums across the country.

    Wonderful B&B, would stay there again!

    Susan and Bill have a beautiful historic inn in the center of Newport. B&B is 2 blocks away from Thames Street where all restaurants and shopping are located. We arrived late on Friday night and Susan was very accommodating and waited for us to arrive to give us a parking pass (just across the street from B&B) and a key to our room. Her breakfast is wonderful, I feel like at my home parents' home! We definiltey recommend staying there and hope to be back!

    My boyfriend and I had a lovely stay here! The room was very nice and clean- stay in Victoria's Room. We had such a wonderful time touring around Newport. The inn is very centrally located to everything- sights, shops, water, restaurants, etc! The innkeepers, Bill & Susan, were so warm, welcoming, and friendly! They provided so many great recommendations about sightseeing in Newport, restaurants, etc. Breakfast was delicious- French toast one morning and omelettes the other- served in a very charming dinning room! We would definitely stay here again!! Thank you so much for a wonderful stay!!

    I love the spring season Inn

    My wife and I always stay at the spring season inn when we go to newport. Why? because the inn keepers are great and the inn is beautiful. I love the personal touch that comes with staying at an owner operated bed and breakfast. The breakfast was excellent. We stayed in the Venice suite. The Venice suite was very comfortable and had a great jacuzzi. The Inn really helped set the romantic tone for the weekend. I would highly recommend a stay at the inn. We also enjoyed some tea and delicious scones in the tea room.

    Great B&B for 1st Time Trip to Newport

    Our first trip to Newport, RI and we stayed at The Spring Seasons Inn. This was an amazing place to just get away for a weekend, and the hospitality was great. The rooms were clean and cozy, the beds were extremely comfortable, very quiet at night, and the breakfast was delicious! We looked forward to it every morning. Susan was a great cook and always had recommendations on activities, restaurants and must-sees. We highly recommend this Inn to everyone.

    The Spring Seasons Inn was a great place to stay for a weekend in Newport, RI. Its location, within a few blocks of the harbor and all of the restaurants and sights, was perfect. Our room was beautifully furnished and welcoming. The innkeepers were friendly and very helpful in suggesting restaurants and fun places to visit. The breakfasts, served in a lovely dining room, were fabulous. Omelets, French Toast, fresh fruit... who could ask for anything more? We definitely plan to return, for a longer stay next time!

    My husband and I have been to Spring Seasons Inn on several occasions and believe me when I tell you, it's the most wonderful experience. Beautiful, comfortable rooms with lots of character. Quiet location in Historic Newport. And best of all, the innkeepers, they are the most warm and welcoming, hospitable people you will ever meet. It's a joy to enter this inn when we visit.     We had a great stay. Bill and Susan were terrific hosts and the breakfast was wonderful. It was nice to be within walking distance of Newports great attractions. We also really enjoyed the tea, just what we needed after a day of meetings.
