The Spring Seasons Inn is a stately Victorian home located in the heart of Newport's Historic Hill District, an area known for it's fine architecture and largest concentration of colonial homes in the Uniited States. All major attractions are within walking distance. We feature a full candlelight breakfast with piano music. Our rooms are equipped with Jacuzzi baths and King/Queen size beds.

My wife and I usually stay at at chain hotel like a Marriott or Hilton for the consistency and the points but Newport has so many B and Bs we decided to change is up. We could have been more impressed. The Newport suite is perfect for a romantic get away. The pictures online don't really do it justice. A lot of character which boast a comfy bed, deck, and a huge jacuzzi. The owner was very sweet and helpful. We didn't get to enjoy the breakfast but that is another perk of staying here. We will be back and are happy we stayed. Thank you.

Spring Seasons Inn & Tea Room is a beautiful, charming place for couples who need some quality "we time". We stayed in the Venice Room, which was cozy and comfortable, with it's own sitting room - loved a revitalizing soak in the jacuzzi tub after exploring Newport all day. Located in the Historic Hill District, it was a great spot to leave the car parked all weekend and close to many restaurants, shops, and entertainment options. Short walks to the waterfront, Cliff Walk and Mansions, and to ponder the mysteries of the nearby Newport Tower. Scrumptious hot breakfasts give you plenty of fuel for a day of fun, but plan to come back for High Tea at least one afternoon - there are teas from around the world that even this coffee lover could appreciate. Suzanne, our host, will take great care of your needs, with information on Newport's meriad attractions and discounts on the Mansion Tours to see the opulence of the Gilded Age. The only problem we had was leaving!

We arrived at this B&B a tad early but that did not deter the owner, Susan, from warmly welcoming us! She was gracious, kind, smiling and very happy to have us stay! The room was beautiful, clean and the bed was perfect!! Lovely fresh, clean smelling towels! The only thing I might recommend is a two tier wicker container placed next to the bathroom sink to hold toiletry bags/toiletries. The location is PERFECT! Away from the main thoroughfare yet close in walking distance to everything! The breakfasts were outstanding! Susan was most eager to please me with all foods that could satisfy my gluten, dairy and corn free diet! She knew just what to use in cooking and what to substitute! It was lovely to have French Toast and an omelet without having to worry about problems later! She even went out of her way to make a delicious pot of tea for me with a tea she was most eager for me to try! We met some lovely people around Susan's beautifully decorated dining table! I cannot say enough about her hospitality! Our son and his new wife recommended this B&B and we would HIGHLY recommend it to everyone!

I didn't get much sleep during my 3 night stay due to the fact that the room is right on this tiny busy one way street and when I thought I might catch a nap on the weekend...not possible because the Inn operates as a Tea Room and so the front door bell was ringing, people coming and going right outside my door. Susan was an attentive host and tried her best to please me. The Inn is very conveniently located. Before I left I check out one of the other back rooms which would have been less noisy, so might consider this room if I return.

Spring Seasons Inn was fabulous! Gorgeous room, tremendous hospitality, wonderful breakfasts, outstanding location. I would DEFINITELY stay here again the next time I visit Newport. We loved it!

We had a nice, relaxing stay. We stayed there for seven nights, and its location within walking distance of Thames Street, the visitor's center, and the wharves enabled us to enjoy Newport in all its splendor. Susan was quite helpful. Good value for the money, especially since it's so conveniently located.

Perfect location - beautiful, large rooms - kind and helpful owners - accommodating - lots to do and see - a bit pricey compared with what we're accustomed to, but the area must command and support that. Would we come back for another stay? Definitely! Only next time we'll stay longer!

Everything was wonderful!
The Venice Suite is a two room suite with Queen poster bed, separate room which has sofa and TV and provate bathroom with spacious two person Jacuzzi tub. A Vermont stove adds warmth and ambiance to a romantic getaway.
