Circa 1760. Newport, during the 18th century, was one of the busiest harbors in the Colonies. The Francis Malbone House is the proud recipient of the 5 Star Diamond Award. The only inn in Newport to have this recognition. Fine furnishings fill the rooms, most of which offer a fireplace. Twelve rooms includej acuzzi tubs. Our location, on the harborfront, is another wonderful feature. The breakfasts, heralded by Bon Appetit, include entrees such as pecan waffles with maple whipped cream or eggs Benedict with a roasted red pepper hollandaise. Guests are sure to be busy exploring Newport with its abundance of historic sites and spectacular mansions.

Each room is carefully decorated with antique's and period furnishings. The original "wide plank board flooring" adds additional warmth and charm to these beautiful rooms. Bedrooms offer a queen size bed, tv/vcr/cd player and two gardenside rooms have fireplaces.
The Counting House Suite is the "grand dame" of the inn. Built in 1860, it is a separate building attached to the main house through the library. This private suite offers a King size bed, large sitting area with queen pull-out sleep sofa, and a large double jacuzzi bath with a separate marble shower. A gas fireplace completes this room with 18'ceilings and tv/dvd player.
Two of our Harborside rooms featuring a queen size bed and a twin bed. Each room offers a seasonal fireplace and a view of Newport Harbor across the street. Bathrooms have been recently updated with granite counters and large showers.
Spacious and charming rooms with a distant view of the Newport Harbor.These king size bedrooms have seasonal fireplaces , 12'ceilings and tv/vcr's. The bathrooms have oversized marble showers- very popular rooms!!
The Courtyard Suite sleeps two in a beautiful king size bed with a fireplace and sitting area with two winged back chairs. The room features a tv/vcr and French doors leading to a semi-private garden. The bathroom features a single tub jacuzzi and shower.
These beautiful rooms,located on the first floor, are large rooms with jacuzzi's, fireplaces and TV/VCR's. All thoughtfully decorated with antique's and period furnishings, and french doors which lead out to a semi-private garden.
Second floor Newport Rooms offer same amenities as w/Garden. Spacious rooms with Jacuzzis', fireplaces, A/C, CD players and TV.

Take Rte 138E and proceed over the Jamestown and Newport Bridges. Take Scenic Newport Exit to reach downtown Newport. FROM PROVIDENCE - follow Rte. 195E to Rte. 24S via the Sakonnet River Bridge to Rte. 138S (East Main Road) into Newport. FROM BOSTON - follow Rte 128S to Rte 24S via the Sakonnet River Bridge to Rte. 138S into Newport. FROM NEW YORK - follow Interstate 95N to Rte 138E and follow blue signs to the Newport Bridge into Newport. (Scenic Newport Exit). We often visit beautiful B&B's at affordable midweek winter prices. This one caught our eye because of its location, amenities, reputation and value. The professionalism and hospitality here are first rate. The afternoon tea served in the dinning room was the most extensive we have experienced. The morning breakfast was not only abundant but quite unique. All of the rooms are beautifully done and include the extras. Our only comment (when choosing a room) would be to check the location of the fireplace in proximity of the bed. Our fireplace was too close to the foot of the bed and the fire was not visable while sitting or lying on the bed. All in all this is a lovely well run Inn that is well worth the visit especially at off season rates.

I researched for a place to stay in Newport over New Year's for weeks until I ran across this one. It had everything I was looking for! Beautiful cozy rooms, fireplaces, nice dining room, breakfast room and the right price! My husband and I traveled on New Years Eve in the snow, sleet and wind but it all almost disappeared when we entered the property... all fireplaces on, high tea in the dining room which was awesome and, very importantly, the people were most helpful. What really clinched it for me is as I have diet issues, the manager picked up on it and suggested a cheese and cracker platter so that I too, could enjoy high tea without feeling like I was missing anything! Most definitely will go back to Newport and will most definitely go back to Francis Malbone House.

This is one of the nicest B & B's I have stayed in - very clean and beautiful accomadations. It is large enough that you don't feel as if you are staying at someones home that you don't know and feel a sense of privacy, which is important to me when staying at a B & B. The food was amazing, particularly breakfast!

The Inn is very elegant with formal sitting rooms and a delightful garden to have breakfast. Breakfast and tea is definitely over the top! Our garden room, however, was quite small. Moving around in the bathroom was a challenge. The location in the heart of the old part of town was terrific. It was convenient to leave the car in the lot and walk to many attractions.
