My wife and I and our dog stayed over the Memorial day weekend. We stayed for 3 nights and couldn't have been more comfortable. Rachel is very accommodating. The location was perfect. It's close to the cliff walk and Easton beach. It's also close enough to walk downtown and to Bellevue Ave. where the mansions are. We would definitely stay again.

Rachel was very accommodating and flexible with Our reservation. The rooms were clean and roomy, as well as brite and cheery. Our dog was welcomed into the home and enjoyed meeting her dog Daisy. Cliff walk was a very short distance from home and our dog loved walking there during our stay. Very convenient to town and mansions, would stay here again.

In a way I picked this place kind of last minute. I was looking for something in Newport that was dog-friendly, which we know is never easy, and I absolutely lucked out. Even with reasonable expectations (their website does a good job showing the rooms, etc.), it was beyond, so lovely with all the comforts of home. I arrived later in the evening and was met by the owner, Rachel Cooney, and from that moment on I was never in need of a thing. The Cottage itself it tucked in right on Memorial Drive literally steps from the famous cliff walk and a picturesque beach. It is also only a few minutes walk for you to be right in downtown Newport and everything it has to offer, which it pretty much everything. The rooms were exactly what I wanted in super clean and as comfortable as you can imagine. Rachel would meet me each morning downstairs and discuss my options for the day over a continental breakfast. She was incredibly knowledgeable and was always there when needed yet without once making me feel overwhelmed. In other worlds she has been doing this for some time, thus understands the balance between the responsibilities of a being a great host and the privacy of her guests. I had a fantastic weekend and will certainly be coming back for another weekend with Rachel and her pugs. I highly recommend Cooney Cottage to anyone looking for a getaway weekend in Newport, especially all those other dog lovers!! Cheers

We stayed in the Cherry Blossom room for the weekend of the Newport Folk Fest. I loved the location, very close to the Cliff Walk and mansions and good biking distance from Fort Adams. Thames St is about a mile, walkable or bikeable. We were able to get out on the Cliff Walk early (before the tourists!) for a beautiful morning run and get back for breakfast. The room was very spacious, with a nice sitting area. Everything was clean and well kept. Rachel was very helpful and responsive, but gave the guests their space. It really felt like staying in your own home. Very comfortable and relaxed.

My girlfriend and I as well as another couple stayed in the Bermuda Room and The Cherry Blossom room. We also had our dogs with us. The location is perfect to walking to downtown shopping/restaurant area as well as the beach and the cliff walk. The cottage is very clean and the owner helped us with all our pet friendly restaurant questions as well as made some activity suggestions as well. 5 stars!!!

My boyfriend and I had a wonderful stay at Rachel's B&B - the location is incredibly convenient (a 5-minute walk to the beach, a 5-minute drive to Thames Street), the room was spacious and clean, and overall a great value. You do have to share the bathroom with the other guest bedroom, but that downside is fairly reflected in the price and it was not an issue for us (only saw the other guests once in the driveway!). Did not have the breakfast as it was only served from 8-9 am, which wasn't particularly convenient for us but wasn't a big deal as there are a few great coffee shops in the area. Would recommend this to others looking for a simple, clean, quiet place to stay in Newport!

My husband and I stayed for a quick winter getaway. It was our second trip to Cooney cottage. Newport is quiet in the winter and it was just what we needed. We awoke to lovely continental breakfast each morning. The Innkeeper Rachel would come to breakfast and discuss our days plans and offer suggestions on special events in the area. We enjoy chatting with her and find her suggestions to be helpful. Cooney Cottage is very tidy which made us feel comfortable. We would recommend Cooney Cottage to anyone especially those who live to travel with their dog. We have already planned a trip back for August! Can't wait to walk to the cliff walk and First Beach!! Hope you enjoy your stay as much as we did!

Cooney Cottage is in a wonderful location in Newport within walking distance to Cliff Walk and the Beach. The rooms are nicely decorated and spacious. Although the rooms share a bathroom, the price is a good reflection of this. My husband and I enjoyed the quiet and calm atmosphere. We like our privacy. Rachel, the innkeeper, provided a quiet peaceful room and a nice continental breakfast. Thank you for the wonderful accommodations! We will be back!

My husband,myself and our pooch stayed here for a long weekend. The room was airy and large. Nicely decorated with a beachy feel. We were able to walk to the beach and not have to pay for parking and could walk downtown to the restaurants. The house is perfectly placed. The inn keeper was sweet and left us to our vacation with out any interruptions. There was a great walk around the corner for our dog and the price to stay here is unreal for Newport. We will recommend to our friends and family and anyone who likes to travel with their dog. Thanks Cooney Cottage for a spectacular trip!

When we arrived at the cottage the innkeeper was out. She left a key and a standard form letter. The letter was in bold print, underlined and highlighted with all her rules. It said if you wanted breakfast it was ONLY served between 8-9 and ONLY if you return the form. Not one time on that letter did she say Welcome or hope you enjoy your stay. When we returned in the late afternoon the inkeeper was home, we could see her moving around behind the glass french doors, she could definitely hear us moving about. The place is small. She didn't come out to meet us, to say hello or see if we needed anything. She totally ignored us. The bedroom was cute, twin beds as we requested. The sheets on one of the beds were badly stained. It looked like hot chocolate had been spilled and didn't wash out. There were no toiletries. No shampoo, conditioner, no water to drink unless you used the bathroom sink, no bath soap. I had to use the liquid had soap to shower. My towel was wadded up behind the door instead of being refreshed. The bathroom is shared but the first night there were no other guests. When we down for breakfast the first morning the innkeeper greeted us but left us alone to our continental breakfast. We had to knock on the french door for milk which was skim. The fruit had mold on it and the breakfast was just cold cereal, bagels and a small homemade quiche. The reason you go to a B&B is for hospitality, a unique experience and breakfast. This place offers none of those things. When we left the second morning she chased me down in the parking lot because apparently my credit card only held the room for one night. This was not clear. I waited for her to process the remaining balance. She was friendly enough but still never said Thank you for staying, hope you come again. Hope you enjoyed your stay. Nothing to that effect. We had to go out each evening to 7-11 to get water to drink. We had access to a small fridge on the lower level but it was empty save for what we added. Just overall not a B&B experience.

Rachel makes her home a pleasant, charming and cozy place to stay in beautiful Newport. The rooms are a good size, clean and comfortable. Her breakfasts are wonderful..a checklist of items: freshly cooked muffins, yogurt, pastries, coffee, etc. You have your own space in her dining room and she sets the table (and even includes a kid's booster seat and the day's paper). Her home is very close to to the center of the action - both Thames St. and Bellevue Ave, downtown and the cliff walk. A fantastic stay (instead of a generic hotel) for our family (toddler and cocker spaniel included).

I stayed here over the summer and it was fantastic. The location is incredible (just down the street from the beach,) and basically everything is in walking distance. The cottage itself is cute and cozy. The rooms' are maintained and cleanly. The owner is very friendly and courtesy. It is also pet friendly! I highly recommend staying here if you are going to visit Newport!

My husband and I had a great weekend at Cooney Cottage. We were in town for the Newport Marathon and the location was perfect! We just had to walk down the street to Easton's Beach to the start of the race. The house was clean, quiet, and homey. Due to dietary restrictions we did not partake in the continental breakfast but there was a fridge and microwave for our use to prepare our own food. Coffee and Tea were available all day. The off street parking was a definite plus!

We stayed in the pretty twin bedded room for three nights in August. The location of the guest house was great- walking distance to the town center, cliff walk, and beach. Rachel served us a delicious breakfast each morning and offered us terrific local advice for touring. We would definitely return.

My boyfriend and I stayed at Cooney Cottage for four days in August and, from the moment we parked into its driveway, we felt at home. The Bermuda room was beach style decorated and it felt very cozy and welcoming. It was comfortable, clean, with plenty of sunlight from three windows and also very spacious to accommodate our Boxer’s crate. Breakfast was served every morning from 8 to 9 and muffins, bagels and brioches on the living room table were always fresh. The location is great: it is just a short walking distance from Easton’s beach (First Beach), the Cliff Walk and Downtown Newport. We and our dog had a great time and we will definitely go back there!

Our family occupied both rooms in this clean, pleasant cape cod style B&B. The bathroom was between the two bedrooms. The decor was updated and a light, airy beachy theme. Rachel was accessible and a gracious host. She always appeared on cue to check if we needed anything during breakfast. Breakfast itself was lots of carbs, muffins from a boxed mix,bagels, English muffins, cereal, instant oatmeal.Egg dish was a small quiche ( very small). Fresh fruit was cantaloupe. We would stay here again. 2 blocks from the cliff walk and close to the wharf.

We recently stayed at Cooney Cottage for the weekend and thoroughly enjoyed our visit. The rooms were nice and clean and airy. We slept so well. Breakfast was lovely and beautifully set for us every morning. The innkeeper was gracious and helpful, but sensitive to give us plenty of space. We felt like it was our home away from home. We especially liked how quiet the area is though it's only a 15 minute walk to the docks. My wife and I certainly look forward to coming back next year.

My fiancé and I rented a room at Cooney Cottage and LOVED it. Our room was so charming. It was much more spacious than other Bed & Breakfast's that I've used in Newport. The cottage was perfect for me and three friends. We Had the place to ourselves and all the privacy we wanted. Breakfast was always good. Our hostess Rachel was super helpful with advice, suggestions and directions. It's a great place to stay if you like the beach, which is only two blocks away. It is also only a short walk to the town center shops and restaurants. We all had a blast and would happily go back if we had the chance.

This is a great locataion, and Rachel (the owner) was delightful. We will use this again. (You have to share a bathroom with other guests which may not work for everyone.) Cooney Cottage is VERY affordable and conveniently located within walking distance to shopping, dining, and beaches, making it a perfect value for people who aren't looking to spend more than $200 a night for a place to sleep. The accomodations were cozy, the breakfast was prompt and filling enough to hold us over to lunch, and the owner, Rachel, very gracious. It's like staying at your aunt's house, without the obligatory chats about what you're now doing with your life. Very lovely; highly recommended to those on a budget who are still wanting a clean, comfortable, and accomodating place to stay. Bonus: she provides a microwave/mini fridge/wine opener and glasses, as well as a binder full of menus for great local restaurants!

I was looking everywhere for a room for 5 nights for 3 ladies coming from overseas in July, and couldn't find anything under $400/night, but then I happen to find Cooney Cottage. It was such a blessing to find this place. Very reasonable, homey & clean. The ladies told me it was like coming "home" to go back there every night. Rachael was very very nice and took care of them well despite their language gap. They were 100% satisfied with their stay. Definitely make reservations again with the Cooney Cottage! Thank you!

My husband, aunt, mother-in-law, and I all drove up to Newport for a family wedding. The recommended hotels were completely out of our price range, so I went scouring the internet for a better deal. Cooney Cottage was it! The rooms were spacious and beautifully decorated, breakfast was delicious, and we were only a short walk to the beach and Cliff Walk. If we venture up this way again, I would definitely book Cooney Cottage.

The rooms are modest but comfortable. Who goes to Newport to stay in their hotel room ? A perfect location to go to the beach or enjoy the Cliffwalk. You can easily walk anywhere in town. The shared bath was only a minor inconvenience and for a nightly rate of less than $150 you can't beat it. We hope to be back in the near future.

Cooney Cottage is clean, bright, and comfortable. Smells nice, well kept, and lovely hostess. I would recommend this B&B to anyone, as long as its still free for my return. I have stayed here three times and could not be more happy. In addition to how wonderful the accommodations and the hostess is this B&B has prime LOCATION! Wow its located right next to the famous cliff walk along all the historic mansions. I enjoyed this walk every morning. My husband and I also walked to the little downtown for dinner and drinks each night. Being from California I am amazed by the beauty of this town and know I could never afford this prime location of a B&B where I am from. When my husband and I go on vacation, location and price are what we initially look for. Cooney cottage is perfect for these two factors alone! During our stay, we could conveniently walk a few steps to Cliff Walk & First beach, we walked to downtown for great meals, shopping and beautiful sunsets on the water. Not to mention, being able to walk home after visiting the local pubs is a huge plus! :) Cooney Cottage was extremely adorable and we felt like we received more than our money's worth. The owner Rachel is attentive, but gives you your space. The breakfast in the morning was lovely and we felt very taken care of. We will return!

This was my second time staying at Cooney Cottage and both times I've been nothing but satisfied. I got a late invite to a wedding in downtown Newport and the only hotel options I had were incredibly expensive. So I called Rachel to see if a room was available and she was incredibly accommodating. Got a great rate, everything worked out perfectly and I was less than a mile from the wedding! Don't know where else I would've found such a convenient and affordable option.

My husband and I got married at Easton's Beach last summer and were looking for a place to stay close by. I found Cooney Cottage and booked our room for five nights. We had a wonderful experience, Rachel was great!! The bedroom was spacious, clean and homey (just what I was looking for). The breakfast was great (self serve and perfect to get our day going). The back deck and yard are gorgeous, I even had some of my wedding pictures taken there!! It's just a short walk to the cliff walk as well as Easton's Beach (which saved us money on parking!). If you are looking for a small and quaint Bed and Breakfast with spectacular service, this is the place!!

The cottage was within walking distance of both the Cliff Walk and the beach (a beach that we intend to visit again in the future with our children) and only a short drive or bike ride from downtown Newport. Lovely spot, extremely clean. I booked because of our dog and didn't have very high expectations. Boy were we surprised. Meticulously clean, choice location, easy off road parking,private backyard and deck. Just lovely. We go to Newport often and this will be our new spot with our puppy.

This B n B is small, clean, and cozy..and pet friendly! It's a great location--right up the hill from Easton Beach and a 15-20 min walk into downtown Newport. Rachel Cooney, the Inn Keeper, was incredibly accommodating, allowing us to check out late after our road race and providing a "doggie bag" with supplies for our pup. She also gave us our space and the inn quarters provided a lot of privacy. There are 2 large bedrooms with a shared bathroom upstairs, so this is great for a family, 2 couples, or a group of 3-4 friends looking for a weekend getaway.

Quaint cottage in walking distance to everything! We were able to walk downtown one day and then the beach the next day! The breakfast was continental but only offered between 8-9, which is far too early to wake up on a weekend getaway. Nice large and clean rooms.

For those that enjoy a quaint and simple B&B, Cooney Cottage is an excellent choice. Rachel does a wonderful job and at a fair price. The house is only a minute's walk from the entrance to the Cliff Walk. The walk to downtown is about 15 minutes, which means the cottage is relatively quiet. We plan to visit again.

If you are looking for a B & B experience without the cost of a fancy smancy place and the perfect location to walk to 1st beach, the Cliff Walk, Bellvue and the Wharf then this is the place to be. The rooms are clean and Mrs. Cooney is always willing to help out in any way. Very accomodating! This place is all about location! I spent the $th of July there with my wife and 4 month old and even with all the kids stuff we walked everywhere. I didnt use my car until we left to drive back to the New Londodn ferry.

We went Wednesday to Friday and the place was very nice and clean. We were fortunate enough that the 2nd room was not rented out to anyone so we didn't have to share the main bathroom. If we did, it would have been a little inconvenient. A easy walk to the beach, an a nice walk into town. The owner Rachel was very pleasant and accommodating. Didn't even know she was there. We would definitely recommend this bed and breakfast....

Cooney Cottage is the best kept secret in Newport. It is a two minute walk to Cliff Walk and a ten minute walk into town. The rooms are spacious and beautifully appointed. The innkeeper is available and gracious. You won't find more bang for your buck anywhere in Newport.

Stayed off season at Cooney Cottage. Rooms were perfect, clean and homey. If you are the type of person who looks for privacy and limited interaction with your Innkeeper this is the place for you. I prefer to have a little interaction, and a warm atmosphere during my stay. B&B's are usually known for their breakfasts, Cooney Cottage provides a very basic "do it yourself" buffet. Cleanliness and location are a plus.
