If you must cancel within 14 days of your arrival date, your deposit is nonrefundable, and we will apply your deposit to a future visit at the Cliffside Inn during the next year, less the 10% cancellation fee.

    Gourmet Breakfast and Afternoon Receptions
    Start your day with a delicious breakfast celebrating freshly prepared foods and the finest ingredients. The seasonal menu varies daily, and features one of our renowned breakfast entrées. Breakfast also includes fresh juices and fruit, cereal, our home-made granola, our fresh baked muffins and breads, yogurt, and our renowned French-press coffee. In the afternoon, we welcome you back from your day exploring the best of Newport to join other guests for afternoon tea (served on Wednesdays and Saturdays from 4:30pm - 5:30 pm) and during the rest of the week, for a relaxed wine and hors d'oeuvres reception. Our daily reception is a wonderful way to meet other guests and unwind before heading out to enjoy one of Newport's fine restaurants. Later in the evening, retire around our outdoor fireplace to enjoy conversation...and maybe a bottle of wine, while you reconnect with other guests; sharing your adventures and planning your next day's activities.

      Take I-93 South to Route 24 South. Once you cross the Sakonnet River Bridge, take Exit 1 (Rte. 138S to Middletown and Newport Beaches). Follow Rte. 138S for 7.1 miles to Rte. 138A (there will be a stoplight and you will see a Bank of America and Dunkin Donuts on your right.) Turn left onto Rte. 138A, following sign to "Newport Beaches" and “Salve Regina University”. Continue on Rte. 138A for 2.1 miles, at the second set of stoplights, turn left. Continue for 1.2 miles past Easton's Beach (now “Memorial Blvd.”) and up the hill. After passing Easton’s Beach, make your first left turn, near the top of the hill, onto Cliff Ave. (you will see the “Chanler at Cliffwalk Hotel” on your left at Cliff Ave. and Memorial Blvd.). Continue down Cliff Ave for 2/10ths of a mile to Seaview Ave. Turn left onto Seaview Ave., and left into the Cliffside Inn parking lot. The Cliffside Inn is at the corner of Cliff Ave. and Seaview Ave

      Follow I-95 South to Exit 9 for Route 4 (left hand exit). RT 4 will turn into RT 1 South. Take exit for the Newport Bridge. Go over the Jamestown Bridge and then the Newport toll Bridge. Take a right at bottom of off-ramp. At the 2nd traffic light turn, right where road forks. America's Cup Avenue begins there. America's Cup will turn left by the harbor/wharf area and become Memorial Boulevard at a traffic light. Follow Memorial uphill 8/10 mile to Cliff Avenue, which is last street before the beach. Take a right on Cliff Avenue, go down 2 blocks to Seaview Avenue.

    This elegant inn has the best in both accommodations and service. The rooms are beautifully decorated, down to the smallest detail. The bathrooms are incredibly top-notch and spacious. The renovations throughout the inn are both visually stunning and yet oh-so welcoming. Food is delicious and made-to-order. Nancy and Bill are outstanding innkeepers and hosts. Can't be beat!

    Absolutely beautiful setting. Gorgeously renovated. Lovely high tea and gourmet full breakfast. We tried to visit the Inn in 2010 but it was being sold/ under renovations. We were excited to learn from the Visitors Center in Newport that there was still a room available. The gas fireplace and beautifully renovated room and bathroom was beyond expectations. The innkeepers were very nice and accommodating. You will not be disappointed in this choice.

    The Cliffside Inn is newly renovated and under new ownership. We were pleasantly surprised to be the first guests to stay in our room! The inn keepers were gracious and very accommodating during our stay. Breakfast was beyond delicious, as well as afternoon tea and wine & appetizers were remarkable! Another plus is the Cliffside is steps away from the cliffwalk! My husband & I recommend you visit, and we will definately be back!

    I was recently lucky to be visiting Newport, and felt even luckier that I chose to stay at Cliffside Inn. I had never visited the city before and this was the perfect place for a relaxing stay to explore all the city has to offer. It is only a minute walk from the Cliff Walk, which was definitely the highlight of my stay. It's hard not to stroll it every morning and evening! The room was beautifully detailed and exceedingly comfortable and the breakfast was the perfect start to the day. Hopefully you get to enjoy the orange zested french toast. Hopefully my travels bring me back to this city, and if so another stay at Cliffside.

    We absolutely loved our stay. As luck would have it, the new owners were celebrating their purchase the same night we were engaged to be married. The owner's included us in their celebration making it a very special night; one we will always remember.
