From NY follow 95 N into RI. Take Exit 3A. Follow Rt 138 E to Rt 1 N. Left on Rt 1 for 2 miles and pick up Rt 138 E again. Cross 2 bridges. Take Scenic Newport Exit. Bear right off bridge ramp, pass through two stoplights. At third light (facing Banana Republic) turn left uphill, in front of the movie theaters. Go uphill two stoplights to Bellevue Avenue. Right onto Bellevue Avenue, third left is Old Beach Road. Find us at the corner of Sunnyside Place and Old Beach Road. Welcome!
From Boston follow 93 S to Route 24 S. Merge onto Rt 195 W, then back on to Rt 24 S. Rt 24 becomes Rt 114 in Portsmouth. Follow 114 straight ahead to Washington Square in Newport. Go around the small park in front of the red brick courthouse and proceed uphill through 2 lights to Bellevue Avenue. Right onto Bellevue, third left is Old Beach Road. - Minimum stay required (Two night minimum weekends and three night minimum holiday and festival weekends)

- Limitations on children staying (Exceptions made when you book whole house)

- Consumption of alcohol is permitted
- Deposit amount required (50% deposit required when paying by check. Credit Card to hold the room. $600 minimum to use credit card.)
- Check in time is 4 PM and Check out time is 11AM
- Cancellations:
Our cancellation requires 14 days notice for a refund, less a 15% cancellation fee per room. For a cancellation within 14 days of checkin, the deposit will be refunded, less the 15% per room cancellation fee, if the room can be rented. Otherwise, there is no refund. We cannot guarantee that the room can be rented. No refunds are given for early departure or "no shows". - Accepted by the following agencies:
