Newport's Southern counterpart is venerable Charleston, founded in 1670, with equally strong maritime traditions, a similar history of religious tolerance, and inviting streets to stroll and explore. Road warriors really appreciate the homey comforts of a good B&B after fighting airport congestion, navigating unfamiliar roads, and enduring endless meetings. Nothing beats the appeal of a great inn, with home-cooked breakfasts, all-cotton sheets and down comforters, antique décor, and the personal care of a knowledgeable innkeeper. Nevertheless, staying at B&Bs can be an exercise in frustration if business travelers' needs are not met. Here are ten B&B business basics:

1. A flexible cancellation policy. Business travelers should be able to cancel up to 24 hours prior to check-in and get a full refund.
2. Credit card acceptance. American Express is the most commonly used corporate card, and should be accepted for payment in addition to Master Card and Visa.
3. Special rates. A business (or corporate) rate should be available for single room occupancy, Sunday through Thursday nights.
4. In-room telephone/data port. An ample number of out-going phone lines make it easy to check e-mail and call the office.
5. Well-lit, in-room table or desk with appropriate seating. Catching up on paperwork is hard enough without having to balance a laptop on your lap. Horizontal surfaces should be clutter-free, leaving ample room for papers and personal items.
6. Well-lit private bathroom with hair dryer. It's hard to make a good impression on a client if you're having a bad hair day, have lipstick on your teeth, or cut yourself shaving!
7. Flexibility on late check-ins. Bad connections and airline delays often result in late night arrivals.
8. Early and/or healthy breakfast options. Coffee, juice, and a muffin should be available if you have to leave at 6 a.m. to catch a plane. Rich breakfasts are fine for weekend splurges, but business travelers need a light, healthy meal.
9. In-room television. After a high-pressure day, an hour of private tube-time can be a relaxing way to decompress.
10. Fax machine availability. A real convenience if you need a document right away.
