High peak seasons ( mid May thru mid- Oct may receive a refund for cancellation if made 14 days in advance . A fee of 1 nights stay will be retained . All other Holiday periods -Mid- Dec thru 1st week of Jan , Spring Break , Labor Day, Memorial Day and 4th of July receive no refund . Cancellations are confirmed and become valid via email only .
