Imagine the grandeur of a stately three story veranda on a Louisiana Plantation Style farm house set in 100 acres of trees, streams, ponds, pastures and walking trails-- ALL FOR YOUR ENJOYMENT! As you mount the auspicious stairs of Hope Springs Farm, a bed & breakfast inn consisting of a manor home and retreat house, and gaze upon the beauty of Indian Ridge, you enter a world reminiscent of the landed gentry of the past.

Hope Springs Farm is more than an inn. It is a real working farm with four dogs, a dozen barn cats, laying hens, alpacas, llamas, old and new barns, pastures, ponds, ancient trees, and abundant wildlife.

Bold, elegantly appointed rooms in warm romantic colors invite you to come in, explore and discover art and antiquity of today and tomorrow: sumptuous silk oriental rugs, gorgeous tapestries, dupioni draperies and duvets, a black baby grand piano, oak, marble and granite flooring, five fire places, a library with hundreds of books, two verandas, a screened porch, a third floor balcony, a back deck that overlooks one pond, a gazebo for bird watching or reading, and all rooms with private baths, TV, cable, and high speed internet hook up.

Come collect your own farm fresh eggs, run with the dogs, touch and feel what only royalty of the past could own -- alpaca fleece, or travel to many tourist destinations, i.e., golf courses, antique malls, vineyards, state parks, Blue Ridge Parkway, Radford University, Virginia Tech, and Ferrum College, all within an hour's drive. Nearby restaurants include Château Morrisette, Odd Fellows Cantina, and Pine Tavern.

Policies

  • Minimum stay required (Master Suite and the Treetop Suite, and for all suites on holidays and weekends)
  • Smoking is allowed (In designated areas. No candles permitted.)
  • Limited accommodations for guest pets (Onsite pet boarding available for $12 per night.)
  • Accommodations are not suitable for children
  • No childcare is provided
  • Consumption of alcohol is permitted (Responsible comsumption is permitted.)
  • Deposit amount required (A 50% deposit of the total reservation, or one night's rate which ever is more, is required at the time of booking the reservation by credit card.)
  • Cancellations:
    Because much planning and preparation precedes your arrival at Hope Springs Farm, we require a two week notice for a full refund of your deposit. Cancellations must be made either by speaking (in person) with a reservationist or by e-mail. Answering machine messages do not constitute notification. Under a two-week notification forfeits your deposit. All "no shows" or cancellation the day of the reservation are the responsibility of the guest and full payment, the 50% deposit and the balance due will be charged to the guest. The cancellation period for group bookings, two or more rooms, is 90 days. Inclimate weather at the farm or the place of origin does not constitute exceptions to the cancellation policy.

  • Directions to property:
    From I-77, take Exit 14 toward Hillsville. At the intersection where HWY 58 and HWY 221 break, measure 15 miles on HWY 221 N. Hope Springs Farm is on the right. We are also only 9 miles from the Blue Ridge Parkway via VA 799. From north or south I-81, take exit 114 and head south on State Route 8. Go into Floyd. At light, (the only light in Floyd), intersection of routes 8 and 221, turn right onto state route 221. Go approximately 13 miles. At 11 miles is the village of Willis with its Village Mart and post office on the right. Two miles beyond the mart on the left, look for our sign, (currently parallel to the road not perpendicular as most signs ) at the entrance to our drive marked by American flags and orange cones. Follow drive back to the inn, .4 of a mile. From Roanoke, head south on either route 221 or route I-81 and then follow directions from Floyd. Note, if take route 221 from Roanoke, at light in Floyd go straight.
