I considered many B&B’s before choosing this one. I couldn’t have done better! Zero Water Street is not your typical B&B. If you are looking for a busy place with an out of this world breakfast, look elsewhere. If you are looking for a romantic getaway with space, privacy, excellent views, and a good breakfast then look no further! The inn is the third floor of am 1836 house. The rooms are up two flights of stairs (the second flight is a bit narrow). The accommodations consist of a bedroom, living room, large hall, a fully-stocked kitchen, a generous bathroom and an incomparable piazza (11-12’ ceilings throughout). There is an unobstructed view of Charleston harbor with Fort Sumter in the distance from the living room and piazza. Off-street parking is included. (Our car stayed in its space for the entire trip.) Breakfast is set up in the kitchen each afternoon. For our stay, there was a selection of cereals, a bowl of fresh fruit, juice, milk, water, bagels, English muffins, jams/jellies, a loaf of fresh breakfast bread, fresh fruit cup, yogurt, etc. You could eat at 4 in the morning or sleep in until noon – no problem. We enjoyed breakfast on the piazza each morning. We didn’t even notice that it was raining the second morning until we were half way through eating. While being an excellent place for breakfast, the piazza In addition to a pair of rocking chairs on the piazza, there is a swing and a hammock. The piazza would be an ideal place to enjoy a glass of wine in the evening. My only regret is that I did not book early enough to stay for three consecutive nights. The price was a bit intimidating at $275 a night, but many other inns in the historic district charge that much or more and likely deliver far less, This inn was really a bargain for the location and amenities.

Do yourself a favor and book a room here. You will love the atmosphere, location and view. You get the whole third floor which includes a completely stocked kitchen. Unlike most B&B's, this allowed us to eat at our convenience. There was so much to eat for breakfast everyday that we often skipped lunch. The rooms were well maintained and very clean. Since you are in the historic district, you can walk to many of the sites and thus avoid the hassles of trying to find and then pay for parking. The off-street parking is a big plus. The owners are very friendly. They showed us around the house and told us about its history. We loved the atmosphere...there is nothing like staying in an antebellum era home overlooking the harbor where the civil war started. If we return to Charleston, we won't consider staying anywhere else.
