General InformationLocated in the Historic Hill district of downtown Newport, The Bayberry Inn of Newport is an elegantly restored 1837 Spanish Victorian home with splendid lawns, private parking and a wrap-around front porch perfect for enjoying a quiet evening. We are just a quick stroll to popular shopping, restaurants, and Newport attractions. Bayberry Inn welcomes its guests with the 'You are at Home" atmosphere of the Newport elegance known for a bed and breakfast hotel. All guest rooms are uniquely decorated with a comfortably elegant décor. Guestrooms boast a Fireplace, private bath with a 2-person Jacuzzi tub, hair dryer, iron, air conditioning, cable television/VCR, high speed wireless Internet access and common area refrigerator. The Bayberry Inn of Newport is walking distance to beaches, Bellvue Avenue, Thames Street, Touro Synagogue, Banister's Wharf, Bowen's Wharf, International Tennis Hall of Fame and many attractions. Free off street Private Parking is available. Full specialty breakfasts and afternoon refreshments are served daily.

- Limitations on children staying (Children over the age of 8 are welcome in the Inn)
- No childcare is provided
- Deposit amount required (We require a 100% advance deposit.)
- Check in time is 3:00pm - 7:00pm and Check out time is 11:00
- Cancellations:
Deposit refunds - a 15% processing fee will apply if cancellation is received before 30 days of the arrival date.
For cancellations within 30 days of arrival, a credit in the form of a Credit for the amount of the deposit will be issued (Valid for Three Months) only if we are able to rebook the room.
No refunds are given for “Early Departures” or “No-Shows”.
Same policy as Cancellation applies to Reservation Date Changes including 2-night minimum stays over weekends and holidays.

Take route 93 South to route 24 South. Go through Fall River, MA following the signs for Newport. Continue all the way on 24 South until it turns into 114 South. Follow 114 South through Portsmouth and Middletown and into Newport. Route 114 will turn into Broadway. Stay on Broadway. Approximately 1 mile past the Newport city line, turn left onto Ayrault Street (next to Jack and Josie’s café). At the stop sign, turn right onto Kay Street. The Bayberry Inn is on your right at 20 Kay Street.
From New York, New Haven or Hartford Areas:
Follow I-95 North to Route 138 East (Rhode Island exit 3A). Follow the signs for Newport. Travel over the Jamestown Bridge, through Jamestown Island, then over the Newport Bridge ($2.00 toll). At the end of the bridge, take the first exit for Scenic Newport (downtown). Turn right off of the exit ramp. Go straight through the first set of lights. Bear to the left at the set of lights after the cemetery. This is Farewell Street. At the stop sign bear right (do not actually turn right) This is Thames Street. At the next set of lights, take a left (at the Banana Republic Store). Continue up the hill to the second set of lights, which is Kay Street. Turn left onto Kay Street. The Bayberry Inn is 6 houses down on the left at 20 Kay Street.
From Providence and T.F. Green Airport:
Take I-95 South to Route 4 South towards Kingston (exit 9). Follow Route 4 until it merges with Route 1 South. You will be on Route 1 South for less than a mile.Take the exit for Route 138 East (Jamestown/Newport). Travel over the Jamestown Bridge, through Jamestown Island and over the Newport Bridge ($2.00 toll).
