Mrs. Carroll's Room
Mrs. Carroll's Room- The room with the views! Luxury and the romance,& outstanding views of Mt. Cranmore, Carter's Notch and Cathedral Ledge, and also the gardens and horses. Offering the best of both old and new worlds, this room with an old-fashionrd decorum, yet has the modern luxuries of a GAS FIREPLACE, a TWO-PERSON JACUZZI in the bedroom at the base of a 5'x 5' window with views tthat overlooks Mt. Cranmore(lighted for night skiing)and 3 windows w/views to the gardens, horses and mtns. It has hardwood floors & oriental rugsand showe bath.

Thompson's Room
Another very romantic, cozy corner room w/ floral wall paper, 1 king bed, TWO-PERSON JACUZZI with shower bathroom- surrounded by pink Italian tile. GAS FIREPLACE, maple furniture and floors, w/ oriental rugs. A/C. It is a corner room with views to Cathedral Ledge, mountains, and perennial garden with pond and horses. This room is named after John Thompson, the original grantee from K. George III of England, in 1771. The inn has been in one family since this time- for seven generations.

The Captain's Room
The Captain's Rm: A very light and airy, large corner room w/ 1 queen bed with private shower bath, A/C,and Wi-Fi. It has maple floors, oriental rugs as well as matching dresser drawers, headboard and side stands. It has a rattan love seat and table & chair. Views to the Ledges, Moat Mtns. and horse pasture. Fall foliage views. It is named after Rick's (host) ancestor: Capt. Samuel Thompson, Capt. of the militia for NH, Revol. war.

Jodian's Room
Jodian's Rm: A lovely corner room with a queen bed, futon couch that can be made into a twin bed, rocker and coffee table. Private shower bath, A/C, Wi-Fi, view of the horsesin the pasture and the lilac trees. This room is especially nice in the winter and spring due to the angle and quality of light at these times. Mr. Jodian used to stay at The Farm during the first week in October, during peak fall foliage and go to the Fryeburg Fair in Maine.Rates based on two people.

Notch Room
This room has a queen bed with gas fireplace and a big picture window with great views to the horses, gardens and mountains and Carter Notch (hence the name).It has a couch with coffee table and is the only guest room sith TV/DVD.It also has its own private outside entrance.Wi-Fi, A/C.and antique Maple furniture.

Large 2 Rm Suite, w/ bath
King Rm with fireplace: A luxury corner rm with airy Victorian wallpaper. Views out to horse pasture & mtns, carpeted, A/C, Wi-Fi, matching antique furniture. It is called the Bride's Rm because the hostess, Charlene used this room to get ready to marry Rick. The connecting rm, Delue's rm, is a large corner rm, carpeted, A/C, Wi-Fi, 1 Queen & 1 maple twin, with lovely hummingbird wall paper. Views to the pasture,gardens, horses & mtns. Between the two rooms off an internal hall is a private shower bath with small tub. 1/2 of suite can be sold separately with a private bath.

Fathers/Ellens Suite
Father's and Ellen's two-room suite, with one bathroom. Each bedroom has it's own sink. This makes a nice 2-room suite for families or couples. Father's Rm: A light & airy corner room w/ 1 queen bed, A/C, Wi-Fi, views out to the horses' pasture and lilac trees. This was Rick's (the host) great grandfather's room, Charlie Thompson. The sceond room- Ellen's Rm is a cozy room w/ 1 queen bed, decorated with floral arrangements, fully carpeted with A/C. Great for a family of 3 or 4 or two singles who want their own bed and room.

Erma's Room
Cozy corner room with queen bed and antique dresser. It has a sink in the bedroom. It has a private, detached bathroom with a lovely old-fashioned claw-foot bath tub with shower. It is down a short hallway outside the bedroom. It is under the guest's lock and key to assure full privacy.

The Farm by the River Bed and Breakfast with Stables is on 70 scenic acreas of forest, pastures along the Saco River with panoramic mountain views. A land grant from King George III of England, "The Farm by the River" has been in one family for seven generations-since 1771. Stroll the estate and you might see a moose, deer or fox, a variety of birds. In the Fall guests enjoy 16 acres of mature Maple sugar forest on the estate via a Victorian carriage ride.The stables is open year round to inn guests and the general public also.The Farm by the River Bed and Breakfast is a place for all seasons. Summer-start your day with a delicious patio breakfast overlooking the gardens with pond; the resident horses frolicing in the pasture; and the mountains beyond. Later, swim or fly fish from the Saco River from our sandy beach; or go horseback riding. Autumn- experience a kaleioscope of crimson colors as you walk or perhaps take a horse-drawn wagon ride through the pasture and forest to our 11 acre maple sugar stands. The "Brides room". Enjoy this deluxe room with fireplace and king bed. It can either be used as a room with private bath for two or as part of a two-family room suite. It has an adjoining bedroom with queen and single bed, making it available for two couples or a family or four or five.Why not take a private family sleigh ride for four or five-In the summer trek out on orseback or take a carriage ride for the whole family. There are a variety of rooms to select from depending on the occasion. View the other rooms for a sample.A full breakfast is included with your stay and you can also take advantage of the horse stables right outside our door on our private acreage.
For a truely romantic experience-take your loved one on a horse-drawn Victorian carriage ride on our scenic 70 acres along the Saco river. This might be just the way you have been looking for to ask that special someone to marry you. Or perhaps a carraige ride might be part of your elopement plans. A Justice of the Peace is available on site to perfom the ceremony in our open fields surrounded by mountains. Or for a larger wedding, the father, bride, and brides maids arrive in the carriage to the ceremony, the marriage is performed, and the bride and groom leave in the carriage to tour the property and have a few minutes alone before returning to their guests and the reception.

Experience a crimson kalidescope of colors in the Fall and stroll through 11 acres (of the 70 acres) of mature maple sugar stands situated along the Saco River.
