Sampson welcomes you to King's Cottage.
A full gourmet breakfast is served between 8:30-9:30 each morn. Special dietary restrictions (gluten free, vegan, diabetic, low fat, etc.) can be accomodated with advance notice.
An exotic escape for two, the Carriage House is located on the grounds behind the main inn. It features a fireplace, Jacuzzi for 2, king-sized sleigh bed, HDTV w/DVD, small fridge, microwave and coffee maker. It is the hottest room in town!
Relax outside at one of our patio tables around the koi pond and garden listening to the sounds of water as it falls into the lily pond.
The Majestic Chambre, our largest and most elegant room with marble faced gas fireplace, antique dining table for 2,(yes you can have breakfast in your room!) fainting sofa, HDTV, and ensuite luxury bath w/ double wide whirlpool tub. A first floor room!
The Queen room is elegant in antique gold and blue tones. A King size brass bed, large antique rosewood armoire,all seasons electric corner fireplace (with remote), HDTV, drop leaf secretary, upholstered settee & chair complete the room. The ensuite bath has an antique claw foot tub w/shower and pedestal sink.
Duchess Room: Sophisticated in ivory gold & black tones. This light filled room with queen bed, corner remote controlled electric fireplace, settee for 2, drop leaf secretary, HDTV and ensuite bath with 6' antique tub w/ shower is very popular with repeat guests!
The Princess Room's balcony is a favorite of guests! A great place to enjoy wine on balmy evenings or a cup of coffee early in the morn.
A view of the King Room's gracious gas fireplace from the king size brass bed. All bedrooms at King's Cottage have working gas or electric fireplaces! Gas fireplace in King room is operational October through April.
The Duke Room:Lose yourself in the thick cushy fiber bed on the new king size bed. A lovely gas mantled fireplace and antique armoire with mother of pearl inlay and beveled mirrors adds ambiance and charm to this room. The king bed can be converted to twin beds with advance notice.
The King Room features a king size brass bed, HDTV, a beautiful wood panelled gas fireplace, art deco stained glass window and exclusive use of the original master bath a few steps from the room with 6 foot antique pedestal bath, a separate walk in shower & vanity table and large stained glass window. Bathroom is NOT shared.
Secluded elegance with outside entrance from a private porch overlooking the herb garden. The Contessa is a cozy room featuring contemporary black/silver/grey decor, queen bed with high gloss black and silver headboard and night stand, secretary with bookcase top, 2 zebra print upholstered chairs, & free standing all seasons fireplace.
This is a bright and secluded room with a private balcony overlooking the Koi pond at our romantic Lancaster getaway. Lovely wrap around windows offer views of the garden and Koi pond during the day while light-blocking shades add privacy at night. Now you can enjoy the view, warmth and ambiance at the foot of your bed, of a new elegant and sleek contemporary 53 inch Synergy fireplace with glowing crushed glass embers stretching the width of your bed, which can be enjoyed year round at our Lancaster County bed & breakfast! Very romantic!
The living room is a great place to peruse menus, chat with guests or enjoy the fireplace in the winter with a cup of hot chocolate or spiced cider! Me and my husband recently stayed here at this wonderful and no exaggerating Best Bed and Breakfast Kings Cottage on 4/20/2013.The innkeepers hands down knew everything and had everything you could possibly need or want on a peaceful vacation away .I have been to many B&Bs but by far this one really deserves A Recognition of excellence!!! From the cleanliness to the knowledge of the area .to the restaurants ,and so on I cant say enough, except thank you so much for making our 30th anniversary the best ever!!

This B&B is first class all the way around. I surprised my wife with a romantic getaway and worked with Ann & Janis to assist with many surprises for my wife. They were both extremely accommodating and exceeded my expectations on every level. If you are looking for a night, weekend or week away - - this is the place to stay. I am one on the pickiest individuals when it comes to cleanliness as well as all around accommodations. Ann & Janis exceeded our expectations!!

It's the little things that make you feel at home at King's Cottage. From the complimentary snacks, amish made pies, and bottled water to the little chocolates on the night stand. I really feel like the innkeepers go out of their way to make your stay wonderful. During breakfast, my husband said it was the best he had ever had at a BandB before, it helped that it was delivered via picnic basket for us to eat in our room by the fire.

We have stayed at King's Cottage several times and have thoroughly enjoyed every visit. We have never encountered anything but excellence. The facility is outstanding and Janice and Ann and crew are your family. They do everything for you and accommodate your every need. They truly make you feel like you are very welcome and part of their family. The breakfasts are fantastic and they will cater to any special needs such as allergies, different tastes, etc. If you go to Lancaster, stay at King's Cottage. You will not regret it.

My wife and I recently stayed at King's Cottage in Lancaster. The innkeepers, Ann and Janis are exceedingly helpful and make you feel like you have arrived to visit old friends! They stock a wealth of informative advice on dining and attractions and are always ready to offer directions to help navigate Lancaster county. Our room was beautiful, breakfast was spectacular and the inn and surrounding property is a must see! We would highly recommend this beautiful B&B to anyone visiting Lancaster.

Our accommodations (the Contessa) were very comfortable, pleasant and private. The innkeepers are very knowledgeable and helpful. With their recommendations in hand, we found a wonderful restaurant in town for dinner. The breakfast was, true to the theme, fit for a king. Beautifully prepared and served. We would definitely stay there again!

we just recently stayed in the King room at the King's Cottage. Our room was amazingly furnished and very unique. The bathroom was extremely well kept and clean. Our inn keepers Ann and Janis were extremely helpful in planning our day and providing us with maps of the area and various dining suggestions. The breakfasts at the Inn were outstanding!! we were there in mid september and due to colder temperatures in the evening we had our Fireplace pilot lit in our bedroom which was a nice surprise. we highly reccommend this bed and breakfast. We did not find anything dissatisfying--felt very much at home!

This B&B is comfortable and beautifully decorated. The rooms are large and the hostesses are outstanding. They post all of the possible activities you would want to know about on a white board every morning and they have directions to everywhere (written down so you can take them with you!) The ladies are very professional and extremely helpful without being intrusive. The rooms are elegant and the home is extremely welcoming. Awesome!
