Spent 2 nights, nice house and very kind people. Great Brekkies !

Me and my husband recently stayed here at this wonderful and no exaggerating Best Bed and Breakfast Kings Cottage on 4/20/2013.The innkeepers hands down knew everything and had everything you could possibly need or want on a peaceful vacation away .I have been to many B&Bs but by far this one really deserves A Recognition of excellence!!! From the cleanliness to the knowledge of the area .to the restaurants ,and so on I cant say enough, except thank you so much for making our 30th anniversary the best ever!!

This B&B is first class all the way around. I surprised my wife with a romantic getaway and worked with Ann & Janis to assist with many surprises for my wife. They were both extremely accommodating and exceeded my expectations on every level. If you are looking for a night, weekend or week away - - this is the place to stay. I am one on the pickiest individuals when it comes to cleanliness as well as all around accommodations. Ann & Janis exceeded our expectations!!

It's the little things that make you feel at home at King's Cottage. From the complimentary snacks, amish made pies, and bottled water to the little chocolates on the night stand. I really feel like the innkeepers go out of their way to make your stay wonderful. During breakfast, my husband said it was the best he had ever had at a BandB before, it helped that it was delivered via picnic basket for us to eat in our room by the fire.

We have stayed at King's Cottage several times and have thoroughly enjoyed every visit. We have never encountered anything but excellence. The facility is outstanding and Janice and Ann and crew are your family. They do everything for you and accommodate your every need. They truly make you feel like you are very welcome and part of their family. The breakfasts are fantastic and they will cater to any special needs such as allergies, different tastes, etc. If you go to Lancaster, stay at King's Cottage. You will not regret it.

Our accommodations (the Contessa) were very comfortable, pleasant and private. The innkeepers are very knowledgeable and helpful. With their recommendations in hand, we found a wonderful restaurant in town for dinner. The breakfast was, true to the theme, fit for a king. Beautifully prepared and served. we just recently stayed in the King room at the King's Cottage. Our room was amazingly furnished and very unique. The bathroom was extremely well kept and clean. Our inn keepers Ann and Janis were extremely helpful in planning our day and providing us with maps of the area and various dining suggestions. The breakfasts at the Inn were outstanding!! we were there in mid september and due to colder temperatures in the evening we had our Fireplace pilot lit in our bedroom which was a nice surprise. we highly reccommend this bed and breakfast. We did not find anything dissatisfying--felt very much at home!

This B&B is comfortable and beautifully decorated. The rooms are large and the hostesses are outstanding. They post all of the possible activities you would want to know about on a white board every morning and they have directions to everywhere (written down so you can take them with you!) The ladies are very professional and extremely helpful without being intrusive. The rooms are elegant and the home is extremely welcoming. Awesome!

This is our second stay at Kings Cottage in the last decade; we stayed there 9 years ago. With B&B experience in the US, UK and France, we know a great one when we see one. Owners Janis and Anne are to be commended for operating a physically beautiful, warm and comfortable gem in one of the US' great touring destinations. Add this one to your bucket list.

From the time we arrived to the time we left, it felt like we were home. The innkeepers, Ann and Janis, were so welcoming. We took advantage of the massages available, and spent the rest of our weekend completely relaxed. They were ready with information about the town and different activities, and able to recommend wonderful restaurants. The room was luxurious and exceeded my expectations. Breakfast was delicious, and it was wonderful to hear how many locally grown/made foods they used. Overall a wonderfully relaxing time at the King's Cottage. My husband land I will be visiting them again!

Warm, gracious B&B with a real sense of relaxation. The enclosed front porch as the perfect place to enjoy a snack, do some reading and relax before going to dinner. Our room was beautiful, spacious and only the noise from the heating system disturbed the peace.

We spent our 35th anniversary at The King's Cottage B & B in June of 2010. We had a wonderful stay of 8 nights and Janis and Ann were so hospitable. We had our breakfast delivered the first morning in a basket outside our door and the food was wonderful. Never having the same meal during our 8 days there and was always something to look forward to. Never having been to this area, Janis and Ann were there each morning to give us suggestions and maps on things to do and see. We will not hesitate to go back to The King's Cottage if we return to that area. All in all, we couldn't have made a better choice than this special place (a home away from home).

The staff was exceptional! My wife and I felt "at home" because of the warmth and kindness of the staff that greeted us and made sure that our stay there was an experience that we both will remember. The room was great, and the accommodations outstanding. The breakfasts we enjoyed in our room, by the fire were unforgettable. The weekend spent at the King's Cottage was perfect. We are already planning a return trip.

What a wonderfull weekend we recently had at King's Cottage. Janice and Ann were wonderful and so attentive to our every need. The breakfasts were to die for. We have stayed at other B&Bs but this one by far was the best. We plan on returning when the weather gets a little warmer.

Our third stay at King's Cottage. We recommend trying to stay in the Carriage House. This is a secluded room with a gas fire place, a jaquzzi, and a huge comfortable bed. The innkeepers, Ann and Janice are very nice and extremely attentive to your needs.

We recently had the pleasure of staying in the Majestic Chamber, the room was spotlessly clean, beautifully decorated, warm and inviting. Our hosts were more than gracious. They offered activity and meal ideas accompanied by written driving directions to area attractions and often coupons for discounts. They made dinner reservations and served an excellent hot breakfast. Oh, did we mention the Rose Petal bath and the massages!! Overall, a wonderful relaxing respite in Lancaster, close to everything but in a peaceful neighborhood!

This was our 27th wedding anniversary and I wanted everything to be special for my wife. We ordered Roses for the room, Rose pedals for the tub, chocolate covered strawberries for the room and other items. It was all done to perfection. The room was outstanding and the service, cleanliness and food was incredible. Of all the B and B's we have stayed at we were the most thrilled with King's. We highly recommend them.

We loved the King's Cottage. It was beautiful and clean the service was great and we had a great time. It was the best breakfast we've ever had! It was very romantic and we'd definitely go back!

Beautiful B&B in the middle of a rolling heartland! Enjoyed the Covered Bridge Tour and Antiquing. Room-Cozy and comfortable, breakfast delicious (alternative choice option might be in order for plain tastes,though I enjoyed every bite,my husband does not like his fruit warm )

Room was fantastic, and the staff is very warm and inviting. But breakfast honestly wasn't much to write home about. In fact, we went out for something to eat immediately after checkout.

Very clean and friendly. The owners were quite helpful in suggesting restaurants and shopping venues and in giving us driving directions, and they even offered to make reservations for us. The room in which we stayed had a nauseating cooking odor in the bathroom, however. The breakfast was tasty but sparse. One hot dish -- a turkey and spinach roll-up -- and no eggs, bacon, waffles, or pancakes. All in all, it was not nearly worth the $235 a night rate, in our opinion.

Thank you for leting us know we need to work on that breakfast. We alternate serving a sweet entree, like waffles or french toast one morning, and then an egg based dish, such as crepes or frittata the next. We are so sorry our turkey sausage florentine crepes with fresh basil cream sauce were not satisfying. We do need feedback like this to adjust the quantity served and/or the recipe. We had changed the recipe from using pork sausage to turkey recently. We will have to rework our recipe to make it more satisfying. As well, we will make sure whatever fruit course we start with pairs nicely with the muffins or scones we always serve with our crepes. We are sorry the aromas coming from the kitchen were unpleasant for you. Until now all our guests have said they loved waking up to the aroma of bacon or coffee or whatever was being made in the kitchen in the morning. Perhaps the fresh basil was pungent and not to your liking. Perhaps we did not have the kitchen vent fan on high to exhaust properly. We will have to pay better attention to that in the future. Perhaps if our breakfast had been better you might have enjoyed your stay more. The Princess room is priced higer than some other rooms since it has a luxury bathroom with a whirlpool tub and double sinks set in an antique marble countertop and is in high demand. We are sorry its features disappointed you.

The room was wonderful, and the staff couldn't do enough to make the entire stay perfect. What a pleasure to be treated to a pampered life.

There seemed to be no special effort on the part of the Innkeepers to make the stay meaningful.Breakfast left something to be desired considering the price. Extras were hard to get because you had to leave your room and go outside to take part in the minimal snacks that were not on par with other B&Bs

We are sorry you were disappointed with your stay. In October, we offer pie, cake, or homemade cookies along with fresh local apple cider & fresh fruit. Alternatively, we put out a cheese tray instead of sweets, depending on guests dietary preferences. Going forward, we will monitor the snacks to make sure they are replenished if they they get low. If a guest is not happy with the fruit starter or breakfast entree we are always happy to provide an alternative if they let us know. We normally ask our guests how each course is but perhaps we got busy and missed doing so. We apologize if we missed doing so. We will make a conscious effort to make sure we check with each guest at breakfast to make sure they are satisfied. We are sorry your room location did not meet your needs. The 2 rooms we have with private outside entrances are usually chosen because the guest wants the seclusion and privacy. The tradeoff is that the guest must walk around and come inside to partake in snacks and enter the dining room. However, snacks can always be taken back to the room. The descriptions of our rooms do make this distinction clear.

Our stay at Kings Cottage was amazing. The rooms are beautiful and the breakfasts delicious. The owners were sooooo helpful, giving directions, making reservations, making suggestions and answering questions about the history in the Lancaster area.

My husband and i recently stayed 3 nights at the King's Cottage. We had a wonderful time. We have been to Lancaster many times in the past, but had never stayed at a B&B here. We had a great experience. The directions provided on the website of the inn are easy to follow. Ann and Janis, the innkeepers, could not have been more accomodating. Just mention a restuarant or attraction in the area...they know everything about it, have been there themselves, know the easiest way to get there (inspite of your GPS telling you otherwise sometimes! Listen to the ladies...they KNOW!) and probably have a coupon for you to use! Breakfast was a delicious treat every day. And we loved the special touches which set a B&B apart from the rest...complimentary water and snacks like granola bars always available, great Flavia coffee machine with every imaginable type of coffee or tea, at your disposal, nightly little chocolates in the room, snaks and warm cider late in the afternoon, and even a thoughtful anniversary card on our pillow at check-in. We stayed in the King's Room...lovely. The only drawback, if you want to call it that, is that the bathroom for this room is about 8 steps from the door of the room. You must pass another guest room to get to it. While it is totally private and for your exclusive use, this may be a concern to some. And the floors in the hall are very creaky! I only mention this for information...it did not detract from our stay. In fact, for the first 2 nights, we were the only ones on the 2nd floor. And long,spa-type robes are provided. All in all, we loved the place and would highly recommend it!

I have stayed in many Bed and Breakfasts throughout the United States and Kings Cottage was one of the best Bed and Breakfast experiences I have had. The home is absolutely beautiful. The rooms are decorated very tastefully. The Innkeepers couldn't have been more hospitable. They were most attentive to their guests to assure that their stay at Kings Cottage is the most comfortable possible. And the breakfasts were supurb. They were delicious and beautifully displayed. The house itself is amazingly beautiful, relaxing and welcoming. It is my official home away from home....my great escape when I need peace of mind, body and soul. This is a truly wonderful place to stay! My daughter, who is attending college in Philadelphia, and I spent a fabulous mother/daughter weekend in the Amish country. We wanted that home-like atmosphere, so after scouring the internet for B&Bs, we settled on the King's Cottage. We stayed in the Carriage House, which we loved. We enjoyed all the extra ammenities (fireplace, flat screen TV for late night movies, in-room dining (incredible breakfasts), plush robes, huge bathroom, in-room fridge (for all our perishable purchases in town), popcorn and hot cocoa, and peace & quiet) and felt quite pampered. The owners also had great suggestions of where to eat and things to do in the area. We had such a great time, we found ourselves just wanted to come back to the B&B to relax in our fantastic room. The extra cost for the Carriage House is really worth it. Thank you!!

The owners could not be more prepared and professional.They provided specific directions to any location, menus for all restaurants, prepared outstanding meals and snacks worthy of a gourmet magazine's photos and recipes, made available the best soap, chocolate, and videos, had the finest teas, coffees, magazines and newspapers, and expended all effort to make our visit enjoyable. Home is lovely and enhanced by outdoor trees, shrubs, and fresh flowers. These hosts know what they're doing!

The King's Cottage in Lancaster is a spacious and charming bed and breakfast. The common areas are spacious and well appointed. The innkeepers, Janis and Ann treat you like family and make you feel welcome. They encourage you to take advantage of the amenities available and to feel comfortable using the common areas. The rooms are clean and each one is decorated beautifully. The breakfasts are delicious and ingredients used are typically obtained fresh from local farmers and markets. Janis and Ann are very knowledgeable about the area and make it a point to personally visit local restaurants, shops and local attractions so they have first hand knowledge when asked about the local area. We highly recommend this outstanding bed and breakfast!

My wife and I came her to "get away" for a few days and had a great stay. The Innkeeper was extremely helpful and friendly. Ann knew exactly where to direct us for dining and for sightseeing and shopping in Amish Country. The Inn itself was delightful and the morning breakfasts were superb. I'd recommend this Inn to anyone who want so to enjoy a nice leisurely time both close in to Lancaster and close to the rest of the Amish Country sights. PS I used the spa services, too, and they were wonderful.

We were at King's Cottage in July. The place is beautiful, the innkeepers were helpful and interesting, and the breakfasts were simply amazing. We hope to be back!

We just completed our 8th stay at the Kings Cottage B & B in Lancaster and look forward to future visits. The facility is excellent, the afternoon snacks and conversations with the other guests make your days and the breakfasts are always different, very health concious and tailored to your tastes. Most of all, Ann, Janis and their staff treat you like loved ones. They do everything for you from suggesting activities, attractions, restaurants, etc. then make the reservations for you often at a discounted cost. They are so well known in the Lancaster area, that a mention of their name gives you added attention. They are one of the most centrally located inns in Lancaster which makes it very easy to totally maximize your stay in the area. Our friends who were there for the first time raved about their experience. The crowning glory was that they had to leave early Saturday morning for a train. As they were leaving the Kings Cottage a bag with hot coffee in travel mugs and a selection of warm muffins was sitting outside their door for them. We travel extensively and no one treats us as well as Ann, Janis and staff and you too will receive the same value. Visit them the next time you are in Lancaster.

We stumbled upon Kings Cottage and have been back several times since. It's location is ideal (about a 2 hour drive from NYC area), and the rooms and grounds are beautiful. We try to stay in a different room each time as each is unique and special. The breakfasts are incredible, good enough to get even my sleepy boyfriend out of bed early. We stay at bed and breakfasts and hotels regularly, and I cannot say enough about Ann and Janis. They help us plan wonderful activities, recommend the perfect dining choices and include step by step directions anywhere we go. We enthusiastically recommend Kings Cottage to all!!

Stayed here for my 25th anniversary. My husband is a chef and he raved about the breakfast delivered to our room in a basket. Room comfortable and they helped us with special diner arrangements. Very special and memorable.
