The Patriot House Bed and Breakfast is an 1870's restored Historical Victorian home. The B&B is located just two blocks from Lebanon Valley College and just 8 miles to all of the Hershey attractions. This Annville B&B is centrally located whether you are interested in the Amish countryside, wine trails, or historic civil war sites. Relaxed but comfortable home away from home.
The Justice Suite has a large canopy bed, a sitting room with a queen size sleeper sofa, two HD flat screen televisions and an en-suite bathroom with an extra deep soaking tub.
The Liberty suite boast a king size canopy bed, a full sitting room with a sleeper sofa, two HD plasma screen televisions and an en-suite bathroom with the original claw foot tub.
The Constitution is a first floor suite with a king size sleigh bed, an HD plasma screen television, a comfy reading chair and an antique writing desk. The en-suite bathroom hosts a state of the art glass enclosed shower.
Freedom Room has a queen size bed, writing desk, flat screen HD Cable TV, and private bath. It has access to the 2nd story semi private porch which overlooks the gardens.
The Independence room has a queen size bed, writing desk, flat screen HD Cable TV, and private hallway bath. It has access to the 2nd story semi private porch which overlooks the gardens.
The Freedom and Independence Suites both have access to the upstairs porch that over looks the beautiful and lush garden.

The main parlor is the perfect gathering spot. Relax on the sofas while you watch the large screen 47 inch TV.
Our music room is filled with instruments. The piano is new, but the rest of the instruments and some of the antiques came with the house. It seems that they have been passed down from owner to owner.

The formal dining room is perfect for large breakfast groups of 6 to 8 people. It also serves as a buffet table when we have small events.
Our bright and cheerful breakfast area looks out onto our tranquil gardens, waterfalls, and fish pond. Enjoy a hearty full breakfast prepared by our innkeeper each morning.

My family stayed here after a long day at Hershey. Amber was fabulous. Such a sweet person and so accommodating. The rooms are beautiful, clean, and so comfortable. The breakfast was fantastic. Amber made us pancakes with local fresh blueberries. She went out of her way to make a few blueberry free pancakes for my picky eater son. She also made some special pancakes that were gluten free for one of our relatives. This B&B was better than I expected. The only negative thing was that we had to leave and could only stay one night.

We had a wonderful stay at The Patriot House in Annville, PA. We almost passed over this B&B because of the lack of reviews. We found out during our stay that the property has only been open 3 years and the owners hired an experienced innkeeper 6 months ago. The house is beautiful. We stayed 4 nights in the Justice Suite. It has a spacious sitting room, bedroom, and bath. Breakfast was creative and very good. The Patriot House is convenient to the Hershey attractions.

Having a college student in Annville and needing accomodations on my first visit, I discovered The Patriot House. Since my first visit during application and interviews, i knew that for at least 4 years, i wouldn't be staying anywhere else but The Patriot House. The house itself is beautiful, the rooms are so nicely decorated i hate to leave when my stay is done. But more important to me than decor is cleanliness and the Inn is spotless. Laura is lovely and friendly and makes the best breakfast i've ever eaten in my life. I will return every visit to see my daughter until she graduates - i wouldn't even think about looking elsewhere.

I owe this to a charming host Laura who was very willing to have my little ones come and enjoy her home. Most places don't accept children simply because of their age so thanks to Ms. Bunny who turn our family down we had the best time of our life and we stayed in the Best B N B near Hershey. The food was awesome and the ambience unforgettable. If you want a great stay and want to be treated like royality you owe it to yourself to indulge a little and be pampered, the suites are out of this world. I never have to figure out where to stay when I'm near Annville (Hershey), I found it people call it The Patriot House we call it heaven.

The Freedom room is located on the second floor. It is decorated in a décor of Blue Toile. You will enjoy slipping into the sheets on our queen size canopy bed. This room has it's own High Definition Flat Screen cable TV and free Wireless Internet access. A small desk is provided. You also have access to a large semi-private second floor balcony which overlooks our beautifully landscaped courtyard. Your ensuite bath has some of the original yellow and green pepper crack tile. This tile was saved during the B&B renovations.

This room is located on the second floor. You can hear the gurgle of the fish pond and waterfalls. This provides a soothing touch as you enjoy a comfortable rest in your Queen size canopy bed. Decorated in red and white, the furnishings give you a warm simple colonial feeling. The private hallway bathroom is right across the hall from the bedroom. This room is a large cheery bathroom with modern features such as an extra deep soaking tub. My family and I have stayed at the Patriot House twice in the past couple of years when we've gone to visit the Hershey attractions. It is a very charming property with beautiful decor and a pretty backyard with a fish pond. Having stayed in many chain hotels, I have become very picky about cleanliness and noise. The rooms and bathrooms were spotless and the beds were so comfortable! Laura, the innkeeper, was so friendly and hospitable. There is a well stocked guest fridge (water, sodas, tea) and a nice assortment of snacks for all to enjoy. And boy, does Laura serve a delicious breakfast! I was very impressed with the presentation and the variety of foods she served both mornings. This B & B is a real treasure and I would definitely stay there again with my family! ---Shannon F.

My husband and I made reservations for ourselves and my parents at the last minute, so we didn't take a lot of time looking into various options. We were extremely happy when we arrived at the Patriot House. The grounds are beautiful, breakfast was delicious and very filling, and the rooms are lovely. It looks as if no expense was spared in restoring the beautiful old home and the inn keeper was very friendly and accommodating. We appreciated the light snacks and drinks they had on hand at all times as we got back late and somewhat hungry from a party. I would definitely recommend the Patriot House if you are looking for a place to stay in the area.

Breakfasts were outstanding. Decor made it a fascinating place. Comfortable. Wifi reliable, air conditioning more than adequate even on very hot days. I grew up only a block away, and was back to visit friends. The last time I was in this house, in 1939, it was the home and office of Dr. Monteith (he wouldn't recognize it now!). A lime truck ran over my legs and broke one, and I was taken here.
