    • Deposit amount required: A deposit of one night is required when booking, or a week for bookings of two weeks or longer. The apartment is based on length of booking.

    • Cancellations: You may cancel up to 14 days in advance of the booking with a $20.00 administration fee only. Inside the 14 days you forfit your deposit. Once you arrive the full amount of the booking is due, and no refunds are given from the time you arrive, unless we are able to re rent the room. No shows will be charged the full amount of the booking. The apartment canellation policy is subject to terms on booking.

    We stayed here during the off-season, so there was no breakfast as the hosts were on holiday. Sure we didn't get the amenities of a hotel like a swimming pool & exercise room but we also didn't pay for those amenities. We had a clean room, quiet environment, & wifi. 312 Seaton is situated in Cabbagetown, west of downtown Toronto. If you're able bodied individuals, downtown is a 15-20 minute walk, but consider spending a few hours walking around Cabbagetown to see their shops and restaurants on Parliament. If you don't feel like walking, two blocks away is a trolley stop which takes you into the hip area. Be sure to pick up a day pass for $10 which gives unlimited rides on any of Toronto's subways, trolleys and buses for two (2) adults on weekends, or 1 adult on weekdays. Others may have mentioned the safety of the area. I grew up in an urban environment, so this area didn't feel threatening to me at all. The only time I felt awkward was when a drunk guy on the trolley was yelling and cursing at no one in particular, but staring at us. He got off on the same stop we did but walked the other direction. So overall, if you like the concept of "immersion" when you travel and want to feel like a local, stay at 312 Seaton. If you want your swimming pool, concierge, and exercise room, stay at the Holiday Inn a few blocks down. I only wish I could have experienced the awesome breakfasts everyone else raves about. Next time we travel back to Toronto, we will do so when the hosts are back to cook breakfast.

    We had a great time staying at this B&B. The people who ran the B&B, Ted and Nick and Satomi, were friendly and helpful. The food was great. They were very helpful in suggesting things to do, places to eat. We felt well taken care of. Streetcars were nearby giving us access to the entire public transportation system. Nearby Parliament Street had plenty of charming ethnic restaurants. I especially want to recommend the Papaya Salad at Ginger Restaurant (corner of Parliament and Carleton). We would definitely stay here again and recommend it to friends.

    the room and bathroom was clean. the room was smaller than expected. the overhead lighting did not work and the 2 room lamps were not always adequate to brighten the room. the bathroom shelving was limited to a small shelf that was a bit loose so it sloped down, causing items to slide off. Breakfast was adequate although not a draw for this B&B. the hosts were friendly and helpful with answering any questions and providing recommendations and local color. the location of the B&B was perfect for our tourist needs, close enough to walk to some sites, a half block from public transit, and near to a variety of restaurants.

    This Cabbagetown B&B was a very pleasant surprise to me. This is such a nice and economical place to stay that it has brought me into Toronto for events I might have otherwise ignored. Even on business trips with my employer picking up the tab, I've at times chosen this as a place to stay over posher & pricier hotels. Had not been a "B&B person" but 312 Seaton has made me re-evaluate.

    Ted was really our host on this visit (although we also met Nick) and he made us feel truly at home as well as ensuring (with his young Japanese assistant) that breakfast was first-class. 312 Seaton was our first Canadian B&B (all six we stayed at on our trip were very good in their different ways) and it was an excellent introduction to Canada. The B&B seems to attract an unexpectedly diverse international clientele and breakfasts were lively as well as good food experiences. It is easy to access public transport from this B&B and there are places to eat locally, even if you'll find better downtown. One recommendation for improvement: the refrigerator in our ensuite bedroom could have been downsized because it took up undue and rather valuable space.
