A friendly family run Bed & Breakfast. We have recently undergone a refurbishment & we have been upgraded to English Tourist Council 4 Star. All of our rooms are En-suite, 2 of which are Superior. Free Wi-Fi. Full English, Vegetarian or Coeliac breakfast included. Quiet location, close to York City Centre. Freeview Digi channels in each room. No restriction free street car parking. From the A64 take the 1079 turning into York, aim for York Centre, after going past the B&Q warehouse you go straight on at the roundabout. In approx 1 mile you come to a set of Traffic lights (shell petrol station) turn right into Melrosegate. Next lights turn left into East Parade. The Guesthouse is situated just through the lights on the left. - Nearest major airport: Leeds/Bradford, United Kingdom 25 miles

- Minimum stay required (No single night Saturday bookings taken. Bank Holidays are 3 night minimum.)
- Smoking is allowed outside only (No Smoking Throughout The Building)
- We cannot accommodate guest pets

- No childcare is provided
- Consumption of alcohol is permitted
- Deposit amount required (Credit/Debit Card details so the 1st nights Tariff can be authorized.)
- Check in time is 10.30am and Check out time is 10.00am
- Cancellations:
Deposit required is the first nights tariff which can be be made by cheque or cash.
Alternately an authorization against a credit/debit card can be made to cover the first nights tariff.
Monies are not taken off the card at the time of booking (authorized only), they are only taken off the card if cancellations are
made, which are not within the terms of our cancellation policy.
14 days notice of cancellation required for a return or non taking of deposit from the credit/debit card.
If a 2 night or more booking is made on a weekend & either 0 or 1 night is taken by the guest they will be liable
to pay for 2 nights if re-letting of their room/s is not made.
If a 3 night booking is made on a bank holiday weekend & only 1 or 2 night/s is taken by the guest
they will be liable to pay for the night/s not taken if re-letting of their room is not made.
There is a 3% surcharge for payment by credit/debit card - Accepted by the following agencies:
