This historic home is located on the town green in the small town of Newport, NH just minutes from Sunapee. It offers up to 4 bedrooms, 3 with private baths, and sleeps up to 8. One room includes a sitting room, dining area and small kitchen. Country porch overlooking the green. Great yard for relaxing in the Adirondack chairs. The house is furnished with antique and country pieces. The town green offers ice skating in the winter, a farmers' market from June through October and a Sunday night concert during the summer. You are just a short walk to town from 49 Park St. A 10-minute drive to Lake Sunapee and Mount Sunapee.

We stayed at 49 Park Street with Melissa for a fall foliage weekend. We could not have been more pleased. Melissa was warm, welcoming, helpful, and flexible. Her home is charming - clearly decorated with love and creativity. We felt the stress of the city melt away and the coziness of the country envelop us. Her breakfast was out of this world. My son is still talking about it! Everything was spotless and each detail was accounted for. We will most certainly be back and will recommend 49 Park to friends and family without hesitation.

Want to rate this experience "Outstanding" but this site won't accept the input. Right from my first contact with Melissa inquiring about a stay was like dealing with a friend. Her greeting and introduction to her home was comforting and assuring that I made the right choice. My room was nicely decorated, very clean and well appointed with anything I could need. I slept well and my breakfast was delicious as well as more than I could eat, but I tried. I will definitely look to go back when my wife and I are traveling in the area. Thank you for a wonderful stay.

We stayed at 49 Park Street, Bed and Breakfast, run by Melissa this past weekend. We had to find a place to stay while we attended a family function. It was, without a doubt, the best place I ever slept over, anywhere! First of all, the house is very big, and old, but so well maintained and beautiful. It felt like I had gone back in time and that I was in my grandmother's house when I was a little girl. Our room was HUGE!! We had a king-sized bed, a small living room, and a kitchen. There was enough room to have all our grandchildren sleep over with us. Everywhere I looked was a feast for my eyes; small rocking chairs, beautiful blue glassware, everything cozy and soothing. I felt like royalty sleeping in the bed. The next morning, Melissa made us breakfast. Fresh squeezed orange juice, homemade muffins (three kinds!), homemade applesauce, and two kinds of quiche. There was another woman at the table who stayed there as well and we sat and talked for almost an hour as we our meal. I only wish that I could have eaten more. Melissa is the perfect hostess. I want to go back and just chat with her again. She is truly a lovely person. Ten stars out of ten!!!!!!!!!!!!!!

Stopped in newport for one night, travelling on bikes. Great B&b, clean, great room, great breakfast, very generous owner. Had problems with one bike and Melissa the owner drove me to claremont to a bike shop just before closing on a saturday (would have been closed on sunday), a good hour drive back and forth. She saved the day. Thanks again Melissa. Please note that had she not driven me to that bike shop, I would have made this review anyway.

I loved my stay here. Melissa is such a gracious, warm hostess and shares her home with open arms. My room was beautiful, cosy and spacious. I really didn't want to leave.

This is a return visit for us. Coming here after a year and a half was like coming home! Our wonderful host, Melissa, greeted us like family and it felt we had just been here. The first morning, we were treated to a mushroom, onion, spinach, omelet prepared just right with fresh orange juice, homemade blueberry muffins, yogurt, peaches and coffee I could smell from my room. The second morning, Melissa prepared a quiche -- and gave us a choice of bacon quiche or spinach -- or both!!! She had also made applesauce which she served warm -- just perfect for a chilly morning!.......Breakfast was delightful, the conversation was interesting and we could have spent all day in her cozy kitchen. We stayed in the same room as we did the first time and just loved it. If you are up in that part of New Hampshire - please do not overlook this attractive and comfy inn!

We came to Newport to attend a party celebrating the marriage in the family of a very close friend. We had a wonderful stay in Newport at 49 Park. I recomend this BB to anyone who is in the area and values personal service and sincere warmth.

The hostess was delightful and gave us our privacy when appropriate and was charming and welcoming as well as an amazingly good cook. She is dedicated to running an efficient clean spacious interesting house. It is clear to see she loves her work and the people who come to visit. I can't wait to go back for another peace filled fun weekend.

We were met by our extremely friendly host and shown to a very lovely, spacious and nicely decorated room. The bed was very comfortable . The breakfast was delicious. The quiche was the best we have ever eaten. Talking to our host, Melissa, was a delight. We had to leave very early the second morning. Melissa left us a gift bag of food and drink for the road---how generous and thoughtful! All and all we enjoyed every facet of our stay and look forward to a return trip in the future. My husband, Peter and I were coming to Newport, NH and needed to find a place to stay. Luckily, I ventured onto the BedandBreakfast.com website and found 49 Park!!! What a gem! Melissa Jackman, the innkeeper, went above and beyond with her hospitality! The room was spacious, very clean with a private bath. To my husband's delight, there was a plate of cookies on the table next to the bed. Breakfast was delightful as we chatted with our lovely host. We are looking forward to our next visit to 49 Park!
