This beautiful B&B is absolute lake edge and all rooms have stunning views over the lake and Mokoia Island. Built in the 1920’s the house enjoys extensive northern lake views to take full advantage of all day sunshine. Warm, friendly hosts are happy to help with recommendations and advice on what to see and do in and around Rotorua. We are a short 8km drive out of the city centre, close to the airport, far enough away to be both tranquil and sulphur free and yet still within easy access to the host of attractions that Rotorua has to offer.

Had a fabulous stay. Close to everything without the sulfur odour. Location is beautiful with gardens lovingly tended by Carol. Both was wonderfully helpful suggesting places to visit, making enqueries, booking side trips etc. Ken even made sure we knew how to get everywhere even our next hotel which was a disappointment after staying with them. lt as if we were staying with old friends. Three days was not enough time to do all we wanted and enjoy the hot tub and Carol and Ken's hospitality. Thanks for making us feel so welcome. Charley

To get here from Rotorua follow the signs to Whakatane and Tauranga (SH30 or 30A). From Fenton Street intersection (McDonalds, Pak'n'Save) travel 7km and turn left into Robinson Avenue. Drive 1km and turn right into Cooper Avenue. The Lake House is 200m along on the left, opposite the Keswick Centre.
