Sleep in heavenly comfort in one of our two guest rooms. The Seneca room offers a queen size bed, cozy sitting area,which can be converted to additional sleeping space for a third person, and private bath. The Cayuga room offers a queen size bed, day bed, and private bath. Both rooms are air conditioned. Another full bath is available for guests. Awaken to a homemade two-course country breakfast with such delights as fresh fruit, home-baked muffins, belgian waffles, and other palate pleasers . We are conveniently located to local attractions such as shopping outlets, antique shops, Finger Lakes beaches and marinas, Montezuma Wildlife Refuge, Finger Lakes wine trails, and the Women's Rights Hall of Fame. Waterloo is the home of Memorial Day and offers many events during the Memorial Day weekend.

      Take NYS Thruway (I-90) to exit 41, Waterloo. Proceed south on Rt 414 about 5 miles to Waterloo. At first traffic light, turn right onto North Road. Proceed about 1.5 miles to the junction of Rt 96. Turn left. The B&B is located 0.4 miles on left side. Watch your speed!

      From airport, take Rt. 390 South to I-90 NYS Thruway. Take I-90 East to exit 42, Geneva. Turn right on to Rt 14 South, then 1/4 mile on to Rt 96 South. Continue on Rt 96 to Waterloo which will bring you into the village. B&B will be on Rt. 96 (Virginia St) on the left side.

    A very enjoyable 2 night stay. We were made to feel welcome as soon as we stepped foot in the door. Breakfast was amazing!! Joan, Mike (and Harley) are fantastic hosts. We will be back I am sure.

    We stayed 3 nights and had an amazing time. Breakfast was beyond wonderful! Mike and Joan really know how to cook. We would definatly come back again and recommend to all of our friends!! Thank you for helping make our vacation wonderful!!

    If you a clean, comfortable B&B with outstanding food and 2 extraordinary hosts, the Grapevine is the place to go and stay. The Finger Lakes Wine Trail is nearby and fun. Joan and Mike go to any lengths to make sure that their guests are comfortable and will cater to special dietary needs. Love the outdoor hottub and the music. 3-4 cours breakfasts.

    Through the Grapevine is incredible! The rooms, the breakfasts, and the hosts are top of the line. Friendly, they make you feel like family. 3-4 course breakfasts are WOW! Harley (Heir Little Scotty) is the best friend you could have.

    This was our first Bed & Breakfast experience and I have to say that Mike & Joan have set the bar for Bed & Breakfasts everywhere. It was like staying with family. The room was clean and comfortable and, if you want a breakfast that will see you through all your sightseeing until dinner, this is the place to stay. Their dog Harley is adorable and greeted us at the door whenever we returned.
