Nestled on the outskirts of the lovely and peaceful village of Warwick in the southern region of the Hudson River Valley, you will discover a warm welcome at MeadowLark Farm. Located just 55 miles from New York City, we are close enough for convenience and yet far enough away for a quiet country stay. Built in the late 1800's, the low beamed ceilings in the living room and dining room add to the charm of this English style Farm House. There are three charming guest rooms. Two of the rooms have queen beds and share a full hall bath. The master suite has a king bed and private bath. All rooms have cable TV, air conditioning, and telephones. Farm house hospitality awaits you at MeadowLark Farm, so our full country breakfast utilizes fresh seasonal produce from our vegetable garden. Breakfast can be served either in the dining room, in your room or on the terrace. The combination of friendly atmosphere and excellent service will enhance your visit whether you are in the Hudson Valley on business or pleasure. As well as being dog friendly we are hiker friendly. We offer a shuttle service to the Appalachian trail and have discount rates for hikers. Also we offer tent camping for AT hikers on our property.

This beautiful B&B is a "must stay at." Dorthy is a delight, a good cook, and provides her guest with a relaxing, homey, atmosphere! The king room with on suite bath was wonderful with it's lovely cross air breeze. Her four legged kids, Quin and Oz are friendly and polite. If ever I return to Warwick, Meadowlark Fam Bed&breakfast is my only choice to stay!!

My friend and I stayed with Dorothy while hiking the Appalachian Trail. She provides a great place to relax that is stylish without being pretentious. Our room was lovely and comfortable, the breakfast and conversation provided the perfect start to our day. She is knowledgeable about not only her own town, but the region as well. I expect to return soon and am looking forward to it.

Within 15 minutes Dorothy made us feel as if we were visiting family and not staying in a stranger's house. Meadowlark Farm is beautiful, the rooms are comfortable, Dorothy's breakfasts are culinary delights, and Dorothy herself a wonderful, warm person. We can't wait to go back. Thank you!

From New York City: George Washington Bridge to Palisades Parkway North. Go to NY State Thruway North to exit 15A to Route 17 North. Go approximately 8 miles to Route 17A and proceed through Greenwood Lake to Warwick, NY. Left onto Route 94. South for 1/4 mile. Right onto Route 1A toward Pine Island. Go to third light and make a right. Stay straight to four-way intersection (Spanktown Road). Make right onto Spanktown Road, then right into our driveway

When leaving the airport make a right on Rt 207E. Stay on Rt 207 into the village of Goshen and at the 4 way light make a left onto Rt.17A. Proceed on Rt 17A into the village of Florida and make a right at the second light onto Bridge St. Follow the signs for OC 41 and stay straight to 4 way intersection of Spanktown Rd. Make a left on Spanktown and the first driveway on the right is MeadowLark Farm.
