your experience staying here will be a 100% authentic southampton stay, the best of all it has to offer. Elizabeth Main does everything right. Casual luxuries abound. To spend an afternoon lounging by the beautiful pool and checking out the lush gardens is a little piece of heaven. The house it self is amazing, every detail done beautifully in classis hamptons/country style. breakfast is fantastic, it's not really continental, it's a nice, full spread that you can see she really puts a lot of thought, effort and love into. there are always home-baked treats (do not miss these!) I live in NYC and have been going to the Mainstay for almost 5 years in the summers and there is NO WHERE else I would stay ot east. Elizabeth is an wonderful innkeeping who makes every effort to heighten your entire southhampton experience. can't wait to get there next month and live the good life for a little while : )

A perfect weekend retreat. Elizabeth, the owner always greets us graciously and is very helpful and informative with all our needs. Our room was clean, cozy and looked out over the gardens. We especially loved the breakfast. The best waffles in town! We have been visiting there for many years. We love the beautiful, quaint decor, the pool and all the gardens. I highly recommend this B&B.

My wife and I stayed at the Mainstay and it was a great find. We were perfectly located near the ocean for gorgeous walks. Elizabeth was a charming hostess who directed us to restaurants in the area that were quite good. She was very friendly and made wine glasses and cold beverages available to us. The place was very clean and the beds were soooo comfortable. We stayed in a room with a queen size bed and a private bath. There was plenty of hot water even with a full house. Breakfast was included and there was plenty of choices. She has a waffle batter that is delicious! You can cook it to your own liking on the waffle iron. We look forward to staying there again this summer when we can take full advantage of the pool and gardens.

I admit I was wiped out when I checked in, but I never expected to havesuch a glorious, restful weekend as this past one. I was able to snare the garden room at The Mainstay which is a beautifully furnished, traditional big shingled house in Southampton and a short walk away to the ocean. I stayed here once before and loved it, but this time I was in heaven. The little private quarters opening onto the garden, the warm welcome (I can't believe the owner remembered me after 2 years!) the great breakfast and the general graciousness of the house itself made for not just R & R, but a special time. I felt like I was dropped into the English country side. I enjoyed it so much that I am now lobbying to get my college roomates l0th year reunion held there. I am of two minds about writing this review: one it is deserved; the other I don't want anyone else to know about that precious room!

The Mainstay is a find! The charming hostess Elizabeth, was a pleasure to chat with. She told us about the town and was able to steer us to great places to eat within our price range. We stayed in the largest room with a king size bed and fireplace. The bed was absolutely scrumptious! Lots of pillows and 100% cotton bedding. We peeked into a couple of other rooms and each one was charmingly decorated. We loved the breakfast, which included home made waffles and delicious coffee. It is perfectly located to the beach and town. We will definitely return for a stay over the summer when we can enjoy the pool and beautiful gardens.

We recently spent a weekend at The Mainstay in Southampton. Our room was beautifully decorated, king bed, fireplace cozy love seat and included a delicious breakfast with banana waffles. We had been there before in the summer season and throughly enjoyed our visit and especially that the owner let us use the pool in the evening. Looking forward to doing it again J Front, NYC

Very disappointing stay at the Mainstay. Reservation was made and confirmed months in advance only to be called close to our trip to say our room was not available. It was obvious a large party wanted the whole house for a wedding so we were bumped. The inn keeper only offered another suggestion of where to stay in the area when asked, let's say begged. When we arrived at the inn, we noticed our bathroom did not have a shower in addition to the tub which we knew it had. We asked if we could move to another room as the whole house was empty at this point. The innkeeper told my husband "Take a bath. You'll enjoy it". She was very scarce our entire visit and does not seem to thoroughly enjoy owing a B & B. Maybe we shouldn't have been surprised. Our experience fits in with the uppity atmosphere of the Hamptons, in general. In any case, it was a real downer for our visit to the area.

We stayed in the Garden Room. A converted sun porch. Well the conversion was inadequate - the windows don't open and the musty smell, dampness and water loving insects made for an extremely unpleasant stay. Bathroom was not visually private and allowed for all to smell. When we complained of the moldy smell we were told to leave the airconditioner on. The bedding was damp and the entire room could not be dried during our stay. We spent only 6 necessary hours in the room each night. We would have done better to sleep outdoors.
We are very sorry for the inconvenience for the guests stay during a very hot and humid week. We have since then replaced all the windows and feel that the room is now much more comfortable.
