A Butler's Manor takes its name from Christopher's profession. A proper British butler with over 20 years experience, Chris has run estates in both Europe and America.     Directions from Manhattan and points west: Take the 495 (a.k.a. Long Island Expressway or LIE) to Exit 70. Turn right at Capt. Daniel Roe Highway. (Mobil Station on the corner). Continue for 4.6 miles. The road dead-ends and you turn left onto the Sunrise Highway service road. This becomes the Sunrise highway. When you get on the Sunrise (27) drive for 17.5 miles. (You will cross over the Shinnecock Canal and the road will eventually change to a single lane in each direction) When you pass the traffic light with the 7-11 store on the right hand side, North Main Street will be the next traffic light. Turn right onto North Main Street and we are less than a ¼ of a mile down on the left hand side. Look for a silhouette of a butler holding the mail box.   • Directions from airport:
    Directions from JFK Airport: Follow signs out of the airport onto the JFK Expressway for approx. 2.5 miles. Follow ramp to Belt Parkway and take it for about 3.5 miles, watching for “Eastern Long Island” directions. It will merge into the Southern State Parkway. Take Southern State for approx. 25 miles. Watch out for a confusing bit at exit 41N – stay to the right, away from a left exit to Sagtikos Parkway, and continue approx. 3 miles until you come to the exit for Sunrise Highway (Rte 27), on which you continue east (Montauk) for about 45 miles. The four lane highway will narrow into a two lane road as you enter the outskirts of Southampton town. Continue on this road for approximately 4 miles. Look for an intersection with a 7-11 on the SE corner, a Mobil gas station on the NW corner. Go through that intersection. One half mile further on, the next intersection (stoplight) is North Main Street. Turn right. A Butler's Manor is located 2/10 mile on the left, a large yellow Colonial with green shutters and a white picket fence, and our little butler holds the mailbox/sign. There is plenty of off-street parking.

      Due to our small size, cancellations affect us significantly. A last minute cancellation gives us little chance of re-booking the room. For this reason, we uphold a strict policy: Kindly give us 14 days' notice of cancellation, and we will refund your deposit less a 10% cancellation fee. Within 14 days of your arrival, you are responsible for the full amount of the reservation. Cancellations for any reason within this period will be refunded (less cancellation fee) ONLY if we are able to rebook the entire reservation. No-shows, late check-ins & early checkouts are responsible for payment of the entire reservation. Gift certificates: Once a reservation is made using a gift certificate, no cancellations or date changes will be permitted. NO EXCEPTIONS. Gift certificates are not transferrable.

    Come and enjoy our famous "Best Breakfast in Southampton" A full, hot breakfast served in our English country garden on the patio. Fresh squeezed juice, home-made muffins and breads and a gourmet entree start every day at A Butler's Manor B&B. Dietary restrictions are accommodated whenever possible.   Take a relaxing dip in our private and quiet pool, surrounded by mature trees. Float on a "Noodle" or sip an ice cold beverage, read a book or just soak up the sun. We even provide the towels and sunscreen!
    Our FRONT PARLOR: Tinkle the ivories of our antique player piano, challenge your opponent to a game of chess or other games, or just chat over a glass of wine in front of the fire, in this warm, bright common room on the first floor."Eton Court" A mixture of the formality of an English manor house and a cottage in the countryside, Eton Court features a King-sized bed, an antique desk and bureau, paneled wainscotting and a bookshelf stocked with British crime novels.  Enjoy a bubble bath in the large, bright bathroom overlooking the garden and pool. Can be configured as two Twin beds with advance notice.
    VILLEFRANCHE, our junior suite, is as sunny and welcoming as the Cote d'Azur town for which it is named. Snuggle in the raised four-poster rice bed or curl up on the sofa with a good book or a glass of sherry. The bathroom is large and bright and features a skylight over the tub/shower combination. The perfect choice for honeymoon or anniversary!GOOSE CREEK's exposed original ceilings personify the most charming details of our 1860 house. Soothing eucalyptus-green walls, a cherry sleigh bed and writing desk and 1880 "knock-down" wardrobe make this room a special retreat. The en suite bathroom features tumbled marble flooring and a tile neo-angle shower with delicious shower gels to sample.
    OAK KNOLL features a soaring cathedral ceiling, antique burlwood wardrobe, and queen-sized pewter bed. Your private bathroom with shower is stocked with sensuous shower gels and many other treats you will love to sample.During the cooler months, breakfast is served in the dining room (in summer, it is served in the garden).
