In our 14th year, our guests tell us our B&B is their favorite home-away-from home; that's why so many of them return over and over again. Our comfortable Victorian home is 1 mile from the mineral spas, state park, race tracks and downtown. Nearby Skidmore College hosts just one of more than 13 Saratoga museums and art galleries. Large guest rooms, a spacious front porch and private backyard inground pool help you relax and rejuvenate. Enjoy a full breakfast on weekends and generous home baked continental breakfast during the week. The restless guest will never lack for a new adventure whether it is testing the "waters" of the mineral springs or visiting the waters of the Adirondack mountains just 1/2 hour away.

Follow signs for I87 North. Exit at 13N towards Saratoga Springs. You will be on Route 9 heading north. Continue for about 3 miles. Route 9 becomes a divided roadway as you enter Saratoga. Pass the Museum of Dance on your left, take the next left at the light onto West Fenlon Street. At the next light take a right onto Ballson Avenue. At the next side street take a right onto Livingston street and into our parking lot.
